Great for first-time home buyers! First, I did a lot of research on whether or not to purchase an inspection on my own for new construction and found that 99% of people recommend that you absolutely should. I am so glad we did! The peace of mind in and of itself is worth the price. We had an excellent experience with Bill Corbett as an inspector for our first home. We are moving from another state and are learning about the home-buying process, so I read many reviews on several inspectors in the Birmingham area. I also asked locals in the area and several suggested Magic City Inspectors. I am very glad we worked with Bill! His inspection was incredibly thorough: started at the top and worked down; turned on all water faucets at once and "stressed" the home's plumbing and HVAC systems to ensure they work; watched the water meter for signs of leakage within the home; tested all electrical outlets; used a thermometer to test temperatures of the oven, water, and air temp differential from intake vent to output vent; just to name a few that stood out! He had a very keen eye for spotting cosmetic defects on the walls due to shrinkage and explained what we could expect from the home as it "settles." He met with us after the inspection and thoroughly explained all that he found, including good things about the home. He pointed out things that he recommended fixing and explained the benefits of fixing it and/or why it was an important component of the home. We received a detailed report including photos and explanations of how and why to fix certain things. Just to help new home-buyers out with deciding on whether to get an inspector, here are examples of small (but important!!) things he identified: 1) absent fire-retardant caulk around wire entry points in the ceiling of the garage compromising the flame-resistant barrier of the space, 2) absent silicone seal around top of outdoor light fixture posing a risk for electrical shock and entry of water into the external walls, 3) absent back-flow prevention device on outside water spicket that prevents dirty garden hose water from backing up into the home's potable water system (i.e. gross mold water for drinking). These are just a few things that can make huge impacts that we would have never known to look for! Again, we are very glad we decided to go with hiring our own inspector. Our first inspector (who was "highly" recommended) clearly didn't know what he was doing, so we called Bill... and let me tell you, Bill knows what he is doing. There is no doubt. I will only use Bill Corbett's team personally and they're the only ones I recommend to my clients when it's time for a home inspection. His reports are exceptionally detailed with pictures and recommendations for what to do about the issues found rather than just marking the items as good condition, poor condition, or marginal as I have recently seen from another inspector who unsuccessfully tried to convert me.
