Since my last post about Mandalay Homes the issues were remedied on all 30 attached homes. Since then Mandalay Homes Customer Care Manager, James Scott has been very receptive to my requests for help. Not every issue could be addressed under the warranty, they had expired, but James put me in touch with the subcontractors to contact. Customer Care continues to reach out even though we're no longer under warranty. read more

We are not happy with our Mandalay home, our roof leaked had the contractor out 8 times and finally got another contractor to make the repairs at my expense. Also the plumbing from the street to the house had 4 serious leaks, two at my expense. Garage doors are cheep and now 1500 dollars later my one door is repaired. read more

This company will sell you a house with a defective roof and walk away. Stay away from this company! They do not stand behind their houses. I received a letter today from their lawyer basically saying you are out of luck. I'm one of 38 houses in the Mountain Gate neighborhood with a defective roof. DO NOT WASTE YOUR $$ BUYING A HOUSE FROM THEM Wish there was a no star option. Since LESS then 30 days close escrow we have had roof issues. They have sent their sub out numerous times to fix our roof where whole sections were falling off. Their said they thought it was " glue" issue but all fixed. Then again, again and again the roof came off in pieces. Now larger and larger sections.... My house is THREE years old and needs an entire NEW roof. Why? Because mandalay used defective shingles. They were aware of this after put on. But instead of fixing correctly they just string you along. Longer and longer and don't return calls or emails because they know they messed up. Their own contractor they sent out said he would NOT repair, they needs all new shingles because the glue is defective and not even stuck to other shingles. We got another opinion just to have a second one and same, new roof, they are crap defective shingles these roofers never even heard of. My wife and I began the building process with Mandalay in Jasper in Sept. of 2020. The build took 18 months and the whole experience was a nightmare, and it still is! We closed in April of last year and we are still waiting for a bunch of issues to get repaired. The worst has been our kitchen cabinets. They tore them apart in September and they are still that way today, including through the holidays. My wife has set aside more than 80 hrs waiting for trades to make repairs, only most never showed or just did nothing when they did show. This all comes down to extremely poor management and zero follow through. We have asked for relief but ownership just does not seem to give a damn. Save yourself major headaches and DO NOT buy a Mandalay home! read more

I have never had a home built for me before and it's been quite the ride. I picked out tile and when I moved into the house I noticed that some of the tile throughout the house have what looks like ring spots looks like I drop something spelled something and don't know how to clean up the floor. When I asked and brought up that I need my tile fixed I was told that the tile I picked out had the spots on them. There is no way I would have picked out tile with range that look like I dropped something and don't know how to clean. I'm extremely upset and disappointed I have to live with tiled and Des reins drive me up a wall absolutely nothing can get them off it is the way that the tile is laid when they stack them it is not normal for there to be Rings throughout my house yet I am stuck with it. If I want to go resell my house at any point I will probably have to redo all of the tile. The amount I spent on this house is something that is extremely frustrating on top of some of the other things that are not being fixed right away. And also just be aware that your screen doors are as equivalent to apartment cheap screen doors I'm still waiting for that to be fixed. read more

Good luck getting any service. The two-year warrantee is inadequate, and they refuse to do anything after the warrantee period expires, even if it's been noted. Items don't seem to make it "into the system", so you're out of luck. They may verbally, in person, note something and promise to fix it, but later they will refuse and tell you it's out of warrantee, and was not in the system. GET EVERYTHING IN WRITING. Make your own notes of what you have reported, and have them sign it. Or put everything into their system yourself via the web portal. Nothing promised verbally will get done. The fact that they only have a two year warrantee really sucks, and they will make no exceptions. They want to be your best friend during the sale process, but will completely write you off after warrantee. That they value their customer satisfaction so poorly should tell you something. They could not care any less. In two years you will need to repaint your house. Exterior stucco paint is usually a 20-year item. But they used cheap paint or watered it down or used lousy contractors, because the paint will effervesce after a year or so. I've pointed out many items that were noticed and recognized verbally during warrantee, and they refuse to fix any of them. The response time is also very slow. The initial contact could be immediate. Someone will come right over, make promises, or say they'll look into it, and then weeks will go by before they try to make closure (with a "NO"). I swear they stall the process as long as possible, and as often as possible, just to wear you down into submission. You have to be very vigilant with these people to get anything done. They really, really, really do not give a damn. read more

Worst experience ever. Had to open an AZ ROC complaint. Deficient workmanship from many levels that include/drywall and texturing, painting, poor hook-ups for utilities, poor workmanship on tile in kitchen and bath - the list is endless. Definitely not the new home feel we felt like we were getting. They take your EMD, and hold it ransom, and take zero accountability of home after you close. Getting anything accomplished with them - is nearly/almost impossible. I hope the AZ ROC applies some severe penalties/sanctions for them to be able to continue to do business. They have lost sight of the homebuyer, and that the home is a new-build, not a re/sale. Do not and i ask, do not buy a home from them ever - buyer BEWARE. There are countless individuals within 2 communities have have horrible issues - don't take the poor ratings and comments on this builder lightly, explore all your options before making your homebuilder selection. read more

I purchased a Mandalay home in late June of 2020. I decided to go with them because they seemed to really care about building a quality high tech home that was also energy efficient. They also offered a lot of customization options that a lot of tract builders do not offer which I found helpful in creating the home for my next chapter. The home/configuration I designed was the first of its kind and had not been built by Mandalay to that point in time. Unfortunately I discovered the laundry room was too shallow for a standard size washer and dryer to fit in. This issue made the space cramped and difficult to walk through the laundry room from the garage. Mandalay was very helpful in fixing the problem. They stand by a good product and genuinely care about the satisfaction of their customers. read more

I worked with mandalay homes about a year ago and had a wonderful experience. Everyone we work with were extremely professional and personable. They were here on time, had excellent communication with us (the home owners) and the sub-contractions. They use amazing new technologies to make sure your home is energy efficient. I felt like they truly cared about my home, my family and our environment. I highly recommend them and look forward to working with them again. read more

Definitely would not recommend Mandalay Homes to build your new home. They do the minimum requirements and good luck getting anyone to take accountability for their failure to complete any said tasks. Took possession of our home June 24th and was told three times the punch list was complete which was untrue. The only employee who has shown any compassion for Mandalay's lack of quality workmanship is Justin. The others in their corporate world have done nothing but offer a template apology. Let's not forget to mention they could not even get the right mailbox assigned so yet another fix. We gave Mandalay a week post possession to complete all tasks prior to moving any personal items into our new home and then was yelled at by their employee (Allen) for doing so stating, that was my problem not there's. This builder has lost touch with the end user, us the home buyer! My wife and I purchased a new home in tract called Molly Rae, the upfront processes were fine, when we took possession is when the issues started. I work for a company that believes the customer is first priority no matter what, Mandalay has either lost that value or never had it. we spent $10,000. on backyard landscaping, when the summer rains came in the landscaping was destroyed, we called the customer service dept and someone came to assess, they agreed a "Swell" was never cut in to divert drainage away from our home, a service ticket was issued to correct the problem, one week later that person was no longer working for the company and we were basically told to pound sand. We took this issue up the ladder to the V.P of construction and were told " third party sign offs" or inspections were in order and they had no responsibility, my comment back was " third parties " also signed off on things like broken trusses and non existent plumbing vents were ok. This is just one of many issues we have had to deal with and it should not be so painful buying an new home.
