Would give 0 stars if I could. My roommates and I lived in a 2br 2ba on the top floor of this building for over a year. Water pipes had cockroaches crawling into our apartment through the dishwasher and sinks - this was not handled for MONTHS. The air vents were covered with mold and dust the entire duration we lived there and we constantly had various allergic reactions to these unclean conditions. Dish washer was constantly broken and air conditioning would break every 2-3 months. Common area Washer/Dryers always break and/or leave holes in your clothes. The patio area is unkept and the images on this website do not depict how disgusting it is. Elevators were also broken for 1/3 of our duration living in this building (we live on the 13th floor lol). The ONE good aspect of this building is a single doorman by the name of Omar. He is wonderful and deserves to work in a better environment. Management is rude, slow to respond, and only does things to benefit their bottom line. We were told if we cleaned up after moving out, the cleaning fee would be waived. We spent hours cleaning the apartment yet still charged us a $350 cleaning fee and another $500 for "damaged floors". We've kept the apartment pristine and this is just their final way of squeezing extra dollars out of their tenants. I can go on and on but I'll save you a year of misery; don't live here. Literally would be better off living at penn station. Fuck you Equity Residential and good riddance. read more

These large corporations don't care about their tenants. Be careful renting from large national rental companies. Concierge and maintenance were great otherwise. I have been a resident at West 54th St. since 2010. The concierge staff, especially Omar and Joe, are so professional and supportive! I know I'm safe because they know how to handle any security issue. They know all the residents and carefully monitor who enters the building. They communicate any service requests that may come up and log in endless packages and notifications. They have been with W54th for many years and I know I can rely on them for anything that comes up. There is also a new building manager, Dean, who is very invested in bringing improvements to the building. He has been very helpful. His assistant manager, Jihaad, was very proactive in dealing, repeatedly, with a noise issue with new neighbors last spring which was resolved! Finally, we have a new chief engineer/ maintenance manager, Andres, who is fantastic! He worked very hard to resolve issues left unattended before he joined W54th and now has a full team of two additional porters to support him. THE WORST MANAGEMENT EVER - Even though the staff is friendly, they are NOT HELPFUL AT ALL when it comes to helping out the residents to easily move in/ repair/maintain. And they are the WORST when it comes to Money. During Covid, I asked for a relief and they said NO - then after my lease, the immediately provide 60% lease decrease which is just so STUPID as before they claimed they couldn't afford to give me the relief. We moved out for 6 month or so and suddenly received the CREDIT COLLECTION FROM THEM FOR NO REASON. All the management staff are pretty dull and irresponsive, it takes them forever to respond, the super is also unfriendly and unhelpful. Another IMPORTANT thing is the apartment is FULL OF ROACHES - like A LOT. This review is regarding my interaction and tour of this apartment as a prospective tenant. Location: 54th at 9th Avenue. Not too far to the 57th Street Subways or 51st/8th Avenue. Note, 9th Avenue begins to have an incline/ go uphill from around 50-57 streets heading north if you are walking or biking. Big Plus: A D'Agostinos is in the base of the building. Appointment: I made an appointment online at their parent company Equity Apartments the day before. I was emailed a confirmation that same day. At the day of the tour, I arrived 15 minutes early and the rude older front desk guy said that my agent was running late do to something that came up in the morning and that I would have to wait. He pointed out at the people sitting in the lobby and said they are waiting on him too. I asked if they had an appointment? He said, no, they are walk-ins and everyone is waiting. So, let me get this right. I took the time to schedule an appointment and I have to wait for walk-ins who came last minute? Not right. I had several appointments at other apartments and this was gonna throw that schedule up in the air. Finally, the agent arrived. He was flustered and annoyed. Oh, and before he came to me he chatted up with the front desk agent, as if he had all this free time and not that he was running late or to point me out that I was the frustrated guy. He was not eager or enthusiastic in any way. He showed me one of the spaces and told me, "The other ones available are exactly the same set-up as this one". Right, so after I wait on you, you cannot take the time to show me all of the apartments that fit my budget? I even asked him, "So, how are you doing?" He went on about being busy and never once asked about me. Come on! The spaces were average sized for the price point. The ceilings could have been higher. The views are less than desirable. Facing north, you face another luxury building. Facing west, you face a NYC lower-income project. The courtyard was less impressive than apartments in the area...ex the Mercedes House or Avalon Clinton. It was small and had a very limited sunlight being enclosed by the building. The gym was average, but does cost $50/per person, in addition to rent. He told me that he could waive that if I signed a lease asap. Believe me, it is not worth the $50. Spend $20/month and go to the Planet Fitness near by and 5X the size. Overall, the bad customer service ruined this building for me. They had a attitude that they were being put out to do their jobs. If I am going to sign a lease for $3,000/month, then act like you give a damn. read more

I wanted to put this review out so that potential tenants of this building are fully informed of possible issues before making a decision on an apartment here. My partner and I moved into the building after an extensive search for apartments in March of 2021. Pandemic deals were out there, but we didn't want to get in a situation where we had to move a year later when these deals were brought up to a much higher market value. We were glad to find that Equity had a rent stabilized unit advertised with good building amenities. We were told at the time by there sales agent that due to this qualification rent would not be increased after year one and by a maximum of 2% in year two. What She neglected to explain was a provision in the contract that allowed the company to charge up to a 20% increase in monthly rental based on prior years because the building had completed its tax abatement period the following year. Fast forward one year and we received notice that our rent was increasing $600 per month with the company having no interest in negotiating nor acknowledgement that it was a bait and switch. Many of our neighbors confirmed they got similar notices some who had been there for years. This was something they were fully aware of when they made agreements. We were able to get into another great place, but it was frustrating to pay for an unexpected move. Outside of questionable sales strategy, be aware the lease is very slanted toward Equity. The contract states that the apartment must be returned to rentable condition. We take good care of our apartment, but still decided to pay the $169 clean up fee to make sure we were covered with the deposit. The final walk through with went well, again told should not be a problem getting the full deposit back. Surprise, surprise the report came back with a mirror issue in the bathroom of which we reported when we moved in and a charge to paint the apartment because where we patched small holes where we hung art, the putty was not the same color (white vs slight off white), The first was removed because of our email back up. I argued that I was surprised we were responsible for painting being we never changed the color, but again was not able to get anywhere. In the end, it wasn't worth the argument as we wanted to settle and move on. Know this company does not keep good records, so keep your back up on messages and is going to nickel and dime you for charges. A couple more notes about the building, it is advertised as a luxury building, but understand that is not what you are getting. The doorman are helpful, but there's no tracking system on packages, just an email that you have something and sometimes quite a bit of searching to find it or figure out if something was picked up. You might not have noticed that there's no service elevator so each afternoon, often around prime time one elevator will be shut down for trash pick up so that causes delays as there is one elevator for the whole building as people arrive home. Same thing when someone is moving in or out, just a pain. Both elevators have been out /broken at the same time for at least 10 days during the year we were there. Luckily we were on the 5th floor so walking up/down from apartment wasn't too bad but I did feel bad for those on the higher floors. The one downside of lower floor on 54th street is street noise during the day if you work from home and at night for garbage pick up from the grocery store every night around midnight if you sleep light. Gym is ok, but limited, there's a planet fitness around the corner or Mercedes House if you want something nicer. The neighborhood is still a bit fringy, we have dogs so I was out on the street a bit, rarely felt unsafe, but you will deal with mentally unstable and addicts. Facilities addresses service calls to apartments pretty quickly, but repairs in shared spaces like broken washers or dryers seem to take much longer. Overall, I feel like this building had its hayday in the early 2000s and would think about other options before committing to it. This review is based on the building and not the surrounding community!! Management: 3 stars They always seem a bit aloof and seem to be exasperated when you ask them for information. With that said, the main man (Brian maybe?) is very nice and incredibly helpful. Door Staff/Repair Staff: 5 stars Top notch employees all around. Polite, funny, friendly, and they seem to honestly care about your welfare. I wish I had more money to tip them at the holidays! The Amenities: 4 stars The gym is a steal at $50 a month, the washers and driers are clean and well maintained ($1.75 a wash, $1.75 a dry). I just wish they had a few more units for the north building. The Apartment: 4 stars Great floors, decent fixtures, and incredible sound-proofing make for a great apartment life. We pay a shockingly low amount for a 700 square foot one bedroom apartment that can hold a KING-SIZED bed and bedroom set. In addition, a REAL walk-in closet is wonderful. Decent cabinet space in the kitchen and new appliances make this an actual place you can cook in. Other random bits of info: (+) Close to the Hudson River for biking/running/walking (-) Next to two Housing Authority Buildings (-) VERY dirty neighborhood (think copious amounts of dog shite and floating pieces of trash) (+) Close to the Clinton Park which has a BRAND NEW DOG PARK in it. I lived in this building for 4 years. There are definitely pros and cons. Pros The spaces are pretty big for New York standards. You really don't hear much from your upstairs or next door neighbors. Good construction. The Concierges are great, especially Omar and Joe. Cons The neighborhood is very noisy. Ambulances always racing up 10th Avenue so it's hard to keep your windows open. The building needs a makeover. They've been saying they are going to update the lobby the 4 years I've lived there, nothing ever happened. The appliances are old. They need to update to charge what they are charging. They didn't clean the windows the whole time I was there. This is a good apartment for a year or so. They increase your rent significantly every year. My rental increase meant paying almost $3,700, but all the 1 bedrooms for rent at the same time were $3,100. When I asked management why my rent is so much higher when I paid my rent every month on time, I got the most bogus non-answer. Greedy. read more

DO NOT get an apartment above the inner courtyard. I've lived here 21/2 years and last year they put in bbq's but without anyone monitoring it. People throw parties almost every weekend and there's not enough staff to maintain order or clean up the garbage. People are there most nights and the building does nothing to control the noise levels which impacts quality, of life. The windows aren't sound proof and you feel like you're living on top of a bar, paying thousands of dollars for rent. Also, they do nothing about the owners who allow their dogs to pee in the courtyard. It's the same distance to the front door as the back but most people here trash the place. Oh, and the high rent increases are unjustified as the apartments, facilities are really old. read more

The doormen are really nice but the management is just awful. When we looked to re-sign our lease after our first year at W54th, they raised the rent to a higher price than the other apartments of the same size listed on the website which were renovated while ours weren't. We resigned under the condition that the kitchen be renovated that April. It didn't get renovated until the last week of November, and was left absolutely filthy by the contractors. We even had to call maintenance twice following th renovation because the sink didn't work and boxes of materials were left in the apartment. We decided to leave, had another argument about extending the lease until the end of the month (we had been pressured to start one week prior at the lease inception because "rates would go up" if we waited a week). Our lease was extended by those few days only once I said I was planning to look in another equity residential building. Not sure why he rules would have suddenly changed. Money was deducted from our security deposit for "cleaning and painting" which is required by law when leasing to a new tenant. We had the apartment professionally cleaned before we left and had speckled the walls. They sent us pictures of "proof" which substantiated my claim. I leave with a very bad taste in my mouth about Equity Residential, and especially about the manager of W54th, Felicia Neely. I think they're a bunch of frauds and I am happy to have severed ties with the company. My advice, run the other way. There are plenty of managed buildings in NYC where you won't have to deal with these crooks. read more

Things here have gone from bad to worse. I was woken up at 3AM by blasting TV from noisy neighbor - I shouldn't know that but management can't keep their mouths shut. This was the second complaint - when I asked what had been done about the first one the manager refused to tell me - I suspect nothing. The day after I was awoken at 3AM I reported the person again for talking so loud that the noise came through my walls from several apartments away during the daytime. I reported it to the manager and she said to call the police. I asked why she didn't - no answer. I told her that the doorman said the police won't even go up there anymore and the smug woman said, 'well... that's a problem with the police'. Management acts like it's a contest to see how aggravating they can be and how dismissive they can be about quality of life complaints. This bldg would be a decent place to live if it wasnt run by Archstone. Tthey don't want anyone here longer than a year.....and they jack up the rent by a ridiculous amount at renewal. An amount that a mediocre building with mediocre fixtures, NO views and a low quality gym IS NOT worth. Archstone needs a reality check. Prices need to be based on the NYC market, not what's happening in Boston or DC, or what their shoddy financial model tells them. There are 17 vacancies in this bldg as of this writing, yet they still dont negotiate the rent. Mgmt thinks having one of the worst occupancy rates in NYC is good business i guess. The management & leasing staff routinely exercise poor communication on the status of repairs and other events impacting the bldg. The consierge staff is what holds up the star rating, they are friendly and helpful. Most of the maintaince guys are good too, friendly and respond quick to requests for repairs. Also i hope you like weed smoke and techo music if you are thinking about living here. The hallways are filled with ganja smoke clouds and bass. read more

I am in NYC for the summer and when I was looking for a sublet I had just a few requirements...I wanted to be on the West side, preferably lower or midtown, I needed a gym in the building, and I wanted female housemates. I found a sublet in this building and I am really happy with it. The building manager isn't that nice but whatever, I don't really have to interact with him. I love that to get into the lounge and/or the gym you scan your hand. Oh technology. Also, the laundry is on the same floor as the gym and lounge so you can hang out or work out while your clothes are washing/drying. The lounge has comfy chairs and some tables to eat at if you want. Also there is a flat screen tv with basic cable, a kitchen area (no stove), and a bathroom. The gym has a fair amount of machines in it including a few treadmills and two ellipticals. Everything is new/modern and it definitely gets the job done. The machines all have tvs on them and there are wipes to clean off the machines, etc. It feels like a gym you would pay to belong to so I am happy with that. Also on the third floor is access to the outside patio. There are lounge chairs for getting some sun and tables if you want to eat outside. The courtyard area is really pretty but I haven't yet wandered down the stairs to see where the little alley through the trees leads. I am living with two girls who are law students. They converted a penthouse from a one-bedroom with a huge livingroom into three bedrooms. Surprisingly all of the bedrooms are fairly large and I am in the one that was meant to be a bedroom so it has an AC, huge window, and massive closet. The livingroom area is small because of the conversion but if I want to have friends over we can just hang out in the lounge. The location is a bit out of the way from the subway but it is a 10 minute walk to a million (or three) different lines so I like that. I can get anywhere in the city in about 30 minutes from door to door so I am certainly not complaining. I think it would be worse in the winter but I don't mind the heat. 10th Avenue is a bit out of the way generally but there are so many restaurants on 9th that you don't feel secluded or anything. Also, a lot of Broadway shows are nearby so if that is what you are doing for the evening, the location couldn't be better. read more

I lived here for one year. It is a generally very nice apartment building, and I had good service from the staff and the community management. Pros: good construction; friendly staff; great location; community kept in good condition. Cons: The bathrooms and the kitchens are getting pretty old. They need to be updated to still call themselves "Luxury". Until they do this, these places should rent at a discount to other newer HK apartments. Also, the gym is not a gym. It's an apartment that was coverted to a gym but has a dearth of equipment, although it's only 50 a month. Overall, not bad. But the rents are a bit too high for what this building offers. It's more "low end luxury". I would still recommend if you cang et a deal. Oh and one more: SO MANY DOGS! So annoying to get in the elevator and have 5 giant mutts enter on the way down. The management changed last year, and the service and building improved significantly. James, the manager was really great and helpful. I lived in West 54th Apartments for 3.5 years. The two stars are exclusively for Omar and Irving (great doormen). The rest of the experience was the worst rental experience I've had in 15 years of renting in the city. Where to start? Let me start by explaining why I abruptly and recently left mid-lease. I had been a great low maintenance always paid my rent on time tenant for 3.5 years, as the pandemic took a toll on the city rents started plummeting and incentives were plentiful. As a retail professional my income was drastically cut and I inquired to see if I could renegotiate my just renewed lease (as the same unit on a higher floor was being offered for hundreds of dollars less than what I was paying) or at least have some kind of incentive that I saw the building was offering to new prospective tenants off the street to help during the uncertainty. I was told NO every step of the way and finally decided to move to a much nicer building in a more central location and save $600+ a month! I paid two months rent (almost $7K) to break my lease and move on. Fast forward 3 weeks when I received my security deposit back. I was charged $175 for cleaning! I am the neatest person, left the apartment in amazing condition and NEVER once in all my years of renting not received my full deposit back. I've had former landlords even comment on how clean the apt was when I left. To be charged $175 for cleaning after paying much too high rents for 3+ years and an exorbitant fee to leave the apartment in the middle of a pandemic was absolutely infuriating. On top of that once I reviewed the move out cost statement I realized the wrong apartment number was noted so I called thinking this was all a misunderstanding and I'd get that ridiculous cleaning charge removed and refunded. Well, it's been a week and a half and NO one has called me back even though I have called almost daily to follow up and was told on 3 separate occasions that the interim property manager would call me back later in the day, that has yet to happen. The apartments are nothing special and although renovated still dated (popcorn ceilings, parquet floors) and mine which faced 10th Avenue was extremely loud. I would NEVER recommend this property or even any Equity property after this experience even though when I went into this lease I thought Equity was one of the better ones. Local Management (Sherman was good and attentive to his community's needs but he's since moved on) has no power to make decisions regarding the well being and happiness of their tenants, they are non-responsive and even when they promise to call you back you will never get your calls returned and issues resolved, Mirsad (the super) will only help you if he's guaranteed a 5-star rating and if you don't provide a 5-star rating good luck ever getting anything taken care of in the future, and renewals are a nightmare (maybe that will now change with the new NYC rent laws). read more

I usually don't give ratings. However, property management is horrible! Do not move in at 505 W 54th Street. After your lease ends, they will increase the rates by close to 10%. Additionally, if you want to break your lease, property management will not work with you. They would rather forgo higher rent from new tenants due to increase in market rates, just to follow internal bureacracy! It's outrageous! Don't expect customer service. I lived in West 54th Apartments for 2 years between 2015 and 2017 and my stay was AMAZING. Loved the people (all the doormen - shout out to Shekeira, Omar, Joe and Irving!) and maintenance people (shout out to Jazim!). The building felt like a home thanks to the warm, kind people working there. My apartment was lovely - spacious, extremely clean, well-lit with large windows in each room including the bathroom & kitchen. I loved having an integrated heating/air conditioning unit. Every appliance worked perfectly and the rare maintenance problems (clogged bathtub) were resolved in less than 24 hours. Best of all - my roommate and I were allowed to install a pressurized wall so we could convert our 1 bedroom into a 2 bedroom (where both of us had large well-lit rooms). The location of the building is also fantastic - perfect distance from Hudson River, Central Park and midtown Manhattan to join the bustle when you want to - and relax away from it when you don't. Some other positives: Though I didn't use the lounge, patio or gym much - they were very nice to have and I loved the view of the patio from the laundry room. The building is pet-friendly! (Did not realise how rare that is in New York until I started searching for other buildings) When I first moved here, I had no credit history in the United States, but they were very understanding and approved my application based on a letter from my company and my roommate's credit history. Several other landlords were asking for more than two months deposit as if I'd run away without paying two months rent. When everything was so perfect - why did my roommate and I decide to leave? Here is the one and only disadvantage of living here: It's owned by a property management company called Equity Residential that arbitrarily determines rents every year. There is no logic or common sense in the proposed rent increases (more than $300 in 2017!) and no matter what statistics you present regarding prevailing rents - they will not understand. What is most irrational is that they'd rather entice "new" occupants with attractive offers such as no deposit or a few months free than keep existing tenants happy with reasonable rent increases. Even the PROCESS of negotiating our rent was unnecessarily frustrating as the managers at the leasing office couldn't promise anything without "approval" by some off-site "corporate headquarters". It took us weeks to get ridiculously high counter-offers, which we obviously refused. I could clearly tell that Felicia and Vince (at the on-site leasing office) were doing their best to retain me and my roommate but their hands were tied. ADVICE TO MANAGEMENT: Please be realistic about rents you charge existing tenants if you don't want to turn this lovely building into a hotel or Airbnb. You're ruining all the good work of your excellent staff. ADVICE TO PROSPECTIVE RENTERS: This is an excellent place to spend your first year or two in New York. The apartment application process is also very smooth. You will LOVE living here. I hope the company sorts out its lease renewal process so you don't have to leave in a couple of years like we did. Very roomy 1 bed apartment. Mike keeps the lobby very clean and there is a nice gym, courtyard, and elevators.

There are two buildings: make sure you live in the one on 54th St, not 55th. The 55th St side is next to two NYCHA properties and is dimly lit and dirty immediately before and after the Archstone entrance. They're not really bad ones, but don't expect to smile at your neighbors when you come out in the morning. Also, that building doesn't have a concierge it has a hand scanner. But the hand scanner has literally been malfunctioning the entire year we lived there despite multiple attempts to repair (and in all fairness they do have repair people constantly but the technology is frankly just outdated and needs complete replacement which we were told was happening the week we moved in by the management company who has now been bought out and replaced by a bigger company). So instead of controlling your own entrance you have to press the call button and wait for the concierge from the other building to buzz you in. It won't bother you on the first day, maybe not the second. But eventually it gets really annoying. There is a nice little backyard area, but you have to walk up two flights of stairs to get from the small area with no tables (55th st) to the nice patio area (54th st), and they don't put the lights on at night. The patio area is connected to the gym, laundry, and community room. If you come in early or late, you have to walk around 10th Ave because there is no hand scanner out there. They also do very minimal tree trimming and don't cut back the ivy that is overgrowing on the adjacent building. The grass area where the chairs are kept is worn away and its just dirt now. Someone needs to be taking initiative back there, not just keeping up with day-to-day. The laundry room is nice and clean. The cleaning, maintenance, and concierge staff is incredible. The place is kept immaculate, the staff practically jump at the chance to help you with anything. You also get a lot of square footage and you're really close to the west side bike / jogging path, the Intrepid (Friday night movies are awesome there), Central Park, Rock Ctr, Lincoln Ctr, movie theater, Best Buy, etc. You can even walk to a cruise ship. Norwegian Gem departs from 54th and 12th. So if you care more about square footage and proximity to those things then this is a good bet. If they weren't trying to raise me the maximum 4% then I probably would have stayed. read more

I've lived at west 54th for four years. We just moved and will miss everyone who worked there especially the front desk associates-Omar, Irving, and Shaquira were always so amazing 24/7. Felicia from the office was always there for us when we needed anything. The staff were on time with our requests and happy to help us. The neighborhood has improved..Nice parks and schools too. D'agostino downstairs was a huge help especially having kids. read more

My girlfriend and I moved in 3 months ago and we absolutely love it. I have dealt with many brokers, buildings, and leasing agents in my time in NYC and the staff here are by far the best. When we were looking at places for out current lease, they were extremely responsive and informative. The move in process could not have gone any better. The elevator was ready, there were no restrictions for pieces of furniture, and the door men and women were very helpful in terms of where to park our car and leave our stuff. The door men and women are some of the best. They are very attentive and know everyone by name. I am a greeted every morning when I walk through the lobby and when I return from work. We put in 2 maintenance requests in the past 3 months. Both times they were taken care of within 2 hours. The gym is small but never crowded. I don't think I have ever been in the gym with more than 4 people. It may be small but has the majority of equipment that you would find in a typical gym. The courtyard is also very nice if you want to relax and have a few drinks outside with friends. Our apartment is great for a couple living in NY. Perfect size, great lighting, and nice appliances. We have never had any hot water or water pressure issues. Overall, I am extremely satisfied with my experience so far and don't want to move anywhere else soon. read more
