    Entirely Negative Experience - Caused Significant Loss and Stress…read more We hired this company to manage our property and the experience was almost entirely negative. Their initial revenue estimate was wildly optimistic, overshooting reality by nearly 50%. Their operational model is fundamentally flawed; they rely almost entirely on "vetting" guests instead of conducting sufficient post-stay inspections to check for property damage. When our dining room table was badly burned and they did not catch it, they stated that was to be expected with a short-term rental property. One notable low point was a two-week booking where the guest encountered frozen pipes and left the property. She was entirely refunded for her stay. We were never notified. We only discovered the serious problem a month later when the company did not pay us for that booking. They lost us two weeks of revenue and left our property at risk without our knowledge. We ended up resuming the management of the property ourselves at first opportunity and found it far simpler and more effective despite us living ten time zones away. Revenues went up, peace of mind went up, time spent managing the property hardly changed. If you have a cleaner and a handyman you trust, just go that route. In short, do not use this company. If you must, demand: More realistic revenue estimates, and some sort of penalty on their fees if you do not meet 90% of their revenue estimates. A real post-stay inspection process, likely requiring the same trusted cleaner at the property after each stay. Far greater quality and professionalism at every single point of their service. One final note on how bad their approach is, and how much more customer-centric they need to be: at the end of each stay, they send a message to the guest requesting a positive review. But they do not want a positive review for your property (which is the life blood of a successful short term rental). No, they request a Google review for Great Dwellings. Incredible, basically cheating the property owners they are managing for on every single stay. It also explains how such a poorly run company has such a ridiculous number of positive Google Reviews.

Through it all, there was never a time that my wife or I could ever imagine a better shepherd to lead us through the difficult and convoluted process of home sales. She is truly a pros pro in every regard - examining the market, pricing the home, staging the home, negotiating a final price, and then the complex and legal process of closing. She is with you all the way guiding you and ensuring you find the right home for your family, negotiate the best price, employ proper risk mitigation steps during the contractual phase in regard to the home inspection and evaluation, and even address the occasional hiccup that occurs post purchase. She takes the stress out of the process by shouldering it for you. On our two home sales as an example, with Betsy guiding us we had multiple strong offers, WELL above asking, before buyers had even had a chance to get in and look at the home in person. It was all through the pre-marketing work she and her team do so well. I can't recommend Betsy strongly enough and wouldn't engage in a real estate transaction with any other agent.

Two full bedrooms, plenty of room to spread out, and it made a big difference not feeling cramped for a whole week. The full kitchen and separate living area came in handy, especially with kids, being able to cook, snack, and just relax without always going out was a plus. The location is hard to beat. You're right at National Harbor, so everything is walkable....restaurants, shops, the waterfront. It made the trip feel easy and low stress. I will say, while the suite is spacious and comfortable. They have made renovations but some areas could use a little updating. Things like the countertops and faucets felt a bit dated compared to everything else. Not a dealbreaker at all, just something you notice. There is a daily parking fee that guests are responsible for, $25 a day. Service was good overall, staff was friendly and check-in/check-out was smooth. All in all, I'd stay here again. Great for families, great location, and the extra space really makes the difference for a longer stay.

Room was well maintained. Property is clean and inviting. Many activities and daily events. They have an indoor and outdoor pool. They have a large hot tub, corn hole, outdoor electric fireplace with TV, lounge chairs with umbrellas. There have an activities center. It has a pool table, ping-pong, table, foosball, Pac-Man arcade, Lego room, theater, board game room, and video game room. Plenty of things to keep the kids busy.

It's sometimes tough to tell where the line is between issues with a property, issues with a landlord, and issues with a management company, but switching from one company to another when the property and the landlord haven't changed has given us an idea. We live in an area that has flooded multiple times in the last 2 years during those mega rains. Last year, when we had 3 feet of water in our basement (just like everyone else on our street), we had an insanely difficult time getting the previous company to send anyone out to even look at the situation, much less do anything to take care of it. TWO WEEKS LATER, the company's own 3 man maintenance crew came by to clean up, by using our own bleach. This year, under Seaport management, we have flooded twice, and both times they responded to us immediately. We had a plumber in within an hour, and REAL servpro professionals drying everything out within a day or two, even though one of those time the flooding was much less severe. We haven't bothered them much with too many maintenance requests, but when we have they've been pretty quick to send someone out and take care of the problem (not our previous experience). That being said, we still have a couple issues that aren't really being addressed, and it's tough to know whose fault those are. I've seen another review complaining about treatment while closing out of a lease, but I believe our neighbors (tenants of the same landlord and Seaport customers), who moved out early over frustration with the flooding issue, seemed to be able to get out of their lease pretty quickly without problems. And in our discussions with the company about how leaving might work they seemed pretty reasonable (fingers crossed). As with any rental, I would recommend thoroughly reading your lease before signing. In our case we're responsible for our own gutter cleaning, yard maintenance, pest control, etc. It's the same deal we had with the previous company, but I could see those items catching someone off guard. Finally, in our experience all communications with staff have been swift, professional, and polite.

Ultimately, they had to give us our deposit after all, because we took legal action and they admitted they had no evidence or right to charge us. What a nightmare.

Was this really the time to experiment with Pinterest while spending thousands of dollars? & I needed the furniture to last long enough that I wouldn't have to think about this again for a very, very long time. I also needed to buy everything during a pandemic, when everything was delayed... So I turned to an option I never had considered before - hiring interior designers. I had heard great things about this team and wanted to explore sourcing this huge project out to them. It's a pretty simple process. You go to their website and fill out an intake form that introduces yourself and the project. Then they'll sell up a virtual call to meet and discuss your style, and budget. Then they came and looked at the space, took measurements. Then they pitched a proposal. From there you have to make some decisions. They are going to present you with options that may be outside of your budget. This is where we gotta grow up a little and recognize that if you want nice things, this is how much that actually cost. I was happy to increase my original proposed budget to get what I needed. But there were some peices that I wanted to spend less on and they quickly came back with lower priced options. They were very adaptable there. With that, they placed the order! Over the course of the next few months, the furniture started arriving. They work with a contractor who you can hire (through them, they handle all the admin work) who can assemble, hang, etc do all that work for you. They even came over to make sure everything was hung in the right spots. There is a science and art to design that they are factoring into every decision for your space, and it's worth their fee to get all your nice new furniture all in the right place. They look for beauty and functionality in every detail of the space. So now I have this gorgeous dining room [photo provided]. Our guests are blown away whenever they walk even towards the space. It's exactly what I wanted when I described the target ambiance to the team. Beautiful, relaxed, warm, stylish. I can't tell you how happy I am with my experience with Splendid & Swanky and the confidence it brought me about my home. Heath Bourne listened to what I was looking for in a refi and within an hour sent me an email with three written estimates from different lenders, each with an interest rate significantly lower than what I'm paying now! I am a person who asks a lot of questions. This can test the patience of and even annoy some people (yes, I'm talking to you, mechanics and doctors!!). I was going to say my wife, but thought otherwise on social media. Anyway, I get it. Time is money. Tough customers take time. We met with Heath at PTM at the suggestion of our realtor. He was incredibly nice, incredibly helpful, and willing to answer any questions we had. We peppered him with questions via email before he had any idea whether we'd use them or not, and he answered every one of them thoroughly and promptly. When we had an offer accepted, one condition was that we close in three weeks. Within 24 hours of the offer being accepted, they had a lender for us, initial mortgage estimate documents, and a list of everything they needed. Heather walked us through everything, and was so responsive and prompt. We literally went from accepted offer to mortgage signed in about a week! (It also helps if you make sure you have all your documents ready to go from your end, and they will give you a list of what you need). Everything we did with PTM was electronic, so we weren't worried about running to the office to sign anything. They were accessible via email and phone, and even when we had what was probably a stupid question, they were happy to answer it. From the start, based on our research, we wanted to work with a broker rather than a bank directly, and if you are wanting to do the same, Potomac Trust Mortgage has got to be your go-to!

When I began my apartment search two years ago, I knew I wanted to live within a 10 min drive to the Pentagon and in a dog-friendly area so I started looking in the Arlington and Alexandria apartment communities. What I found were a lot of concrete high-rise apartments that felt austere and "rushed" in the construction and which all seemingly had a nightclub atmosphere within the building or immediately in the entry way; this was not for me or anything close to what I would want to come home to (even though I know home is wherever your dog is). I looked at about ten apartments before finding Manor House and then I knew right away this was where I wanted to live. Manor House is charming and cared for and elegant in a low-key way. Nestled in what feels like a private park, flowers and greenery abound and there are just three floors per building and only 7 or so apartments per floor. The effect of this is that the grounds and the complex provide a tranquil reprieve from the raucous hustle of standard DC area living. Additionally, the apartment is remarkably well-maintained both inside and out. I mentioned the park-like atmosphere: this is due to meticulous grounds-keepers that lay new sod and maintain beautiful flowers around every aspect of the property. Inside the common areas a daily housekeeping service comprised of some of the kindest people you'll ever meet around D.C. keeps these spaces immaculately clean (including right up to your front door). And then there's inside the apartments: From hardwood floors to ornate crown molding to custom built shelves, Manor House gets all the details right. I'll add to this that, when I walked into my apartment on the first day of my rental period, there was a large welcome basket that greeted me with a card signed by the management team alongside treats for my dog. . . Manor House understands that details make all of the difference. Of course, this quiet and immaculately maintained park-like apartment with hardwood floors and crown molding that gets the finer details and leaves gift baskets for me and my dog doesn't just happen. It's intentional and due to a combination of an extremely pro-active and responsive onsite management team (shout-out to Jeff, George, Latisha and now Loretta who have made living here so easy and comfortable) and attentive ownership who care about the comfort of their tenants and the quality of their property.
