I lived at 1111 Belle Pre for two years and only left because I decided to move to the District. Overall, it's a great place to live. The apartments are modern and have good appliances. I had only one major complaint: my unit often reeked of weed, probably because it was next to the main stairwell. It was unpleasant to come home and suddenly get hit with the stench. To Belle Pre's credit, they called me and told me they want to fix it, but that'll only happen if they install better vents. The building itself is solid. The rooftop is beautiful, the pool is fun, and the gym has everything you need for a basic workout. And the front desk, leasing office, and maintenance staff are fantastic. They're friendly, helpful, and almost always available. They made me happy to live here. The location is unbeatable. You'll live above some restaurants and a nail salon, and I could walk to Old Town, grocery stores, the post office, and the Metro. I felt very safe walking around, morning or night. If you're looking for a place to live in Alexandria, you can't go wrong with Belle Pre. If I return to Alexandria without buying a home, I'll try to live here again. read more

Let's start with the good - the front desk and maintenance staff are excellent. They're incredibly kind, responsive, and helpful. They know your name and make you feel welcome. On to the rest of the complex This building has an unbelievable and flagrant disregard for resident safety. Even simple measures that could dramatically reduce issues go completely unaddressed. Why? Marginal costs. So far there have been multiple attempted murders just outside the building, including a drive by shooting where bullets impacted 10 feet from me while eating dinner. Another incident saw rounds coming in through the leasing office. What was Belle Pre's response? "Well it's fine, no one was in the front office." Not, "hey we're going to put cameras up so that a shooting at 5 in the afternoon might be addressed." No. They just wash their hands of things. When a car was literally stolen out of the supposedly "secure" garage, or our own car was broken in to with multiple items stolen, the response? "Oh well they found the car later so it's ok!" Belle Pre does not care about your safety. And they won't do anything to make sure you feel that way. After our storage unit had the lock cut off and items stolen, the building manager told us that despite a nearly identical break in occurring the week earlier, they were refusing to send an email to residents because they "didn't want to pester the residents." They sent an email the following day about a staying hydrated in the sun. I have never in my life been somewhere that prioritized profit over safety the way this building does. It's an embarrassment, and you should not live here. Find somewhere else. We came home tonight to another shooting outside, and we knew it was pointless to raise the question of security cameras with the police or with Belle Pre. Because they don't have any. And they don't care. Equity, which manages the property, employs pit Bull junior lawyers to attack residents who raise questions about being repaid for lost items (we've had over $1500 of items stolen from supposedly locked areas). What was the reply? They bought a glorified roomba to vacuum the floors. This place is a farce. Avoid it at all costs, and all equity properties. read more

The staff, maintenance and those wonderful people who keep the building so fresh and clean are outstanding. My kids are so happy I am Happy. Having a daughter who lives close by is wonderful during COVID. A bit of NY followed me here, the Starbucks two blocks away. I walk a lot and there are so many great directions to go. TL;DR 5+ yr old apartments, and the age of the building is a bit visible in several areas of apartment finishes, hallways, & design. Metro is close, convenient drive or bike to DC. Management staff here is *amazing*. Nice neighbors, scary-ish neighborhood. I'd live here again. Staff: I wanted to renew my lease based on the leasing team here alone. They're that good. The leasing staff are top notch here. Truly, I chose this community over a brand new community due to the competent staff here. When you move into a new place, you hope you won't have problems, but if you do, you want to know you'll be heard. They're friendly, responsive, available, and communicative here. For example, if there's construction anywhere in the neighborhood, we'll receive a detailed email well in advance of the work. When I moved in my apartment was cleaned and anything I pointed out during my initial walkthrough was taken care of by the time I walked in. The maintenance staff are experienced and professional, & the concierge staff are great. Apartment: My desire for newer appliances (better fridge, washer/dryer, dish washer) was a small part of why I didn't renew my lease. Old fashion keys are required for the individual apartments (boo). Fobs control access to common spaces. I love that the utilities are billed per unit here. If I'm traveling for a month, I won't pay for anything I didn't use. I really detest apartments that split the bill amongst the whole building. Inside the apartments, the carpets are plush in the bedrooms, the windows are large, the shades are good, far better than blinds IMO, even though they're not black out shades. The washer/dryer are kind of annoyingly small in my apartment, but they got the job done. The water pressure in the shower wasn't great but I never ran out of hot water. Outlets were plentiful in my apartment (no dedicated USB outlets though). Neighborhood: The neighborhood's safety record is the one of the main reasons I didn't renew my lease. Having Lost Dog Cafe, Mason Social, a coffee & donut shop, & smoothie shop all within the block are amazing. There's a [solidcore], fitness studio, and nail salon also within the same block! Starbucks is two blocks away, just past the convenient USPS post office. There's a vet too! In the mornings you'll regularly see people pushing strollers (there is a preschool right across the street from the South building), and walking their dogs. Metro close by, running/biking paths a short .7 miles away, and my drive to/from DC was very easy. Overall I like the community. HOWEVER, I didn't feel safe on pre-dawn runs or walking to a restaurant at night. My insurance rates confirmed that I'm in a high crime area. Both my renters & vehicle insurance shot up as soon as I updated my address. Unfortunately, I've heard gun shots when I was in my apartment before, police activity in the surrounding blocks is a regular occurrence. Building: I had an apartment on the top floor (7th) of the North building, which puts you above the rooftop pool. I had no sound issues with neighbors. I faced the interior courtyard, I never heard traffic other than police sirens, and I never heard any noise from the courtyard. There's no handicap doors here for some reason. You can't push a button and have the doors open for you at the lobby entrance. The lobby doors aren't locked during business hours consistently, and I wish they were. More than that, there's no controlled access to residential floors. I had someone come to my door late at night (after 8 PM). He looked like a delivery man. Fortunately, the staff here are always available. I called the front desk and told him about the man. The concierge came up to get the man and escort him to wherever he was supposed to go. I don't think it's fair to ask the concierge to be security, but unless access to the lobby is controlled 24/7, and fobs are required to get up to residential floors, we'll be relying on the concierge to spot intruders. Garage: It's a controlled access garage. The garage is really convenient when you have guests since they can park in paid public parking section, and first 1.5 hours is free. The residential garage is kind of dirty. If you care about a shiny clean car like me, you'll probably notice too. Somehow my car is covered in dusty-like stuff after a couple days. I did notice some efforts being made to clean up the garage areas towards the end of my lease. There's no handicap doors here anywhere in the garage. Fire alarms - I thought another reviewer was mistaken, but lo and behold as soon as summer rolled around fire alarms were blaring at all hours of the day. (No fires as far as I know) I'd definitely live here again assuming that the leasing staff continues to work here. I'd think the neighborhood will continue to improve & they may even eventually upgrade some appliances! read more

I have been here less than a month. I have ran into a huge issue with the lifeguard. I am pretty much aware the lifeguard is hired by a third party vendor. So I am under the assumption the lifeguard receives no form of training from the leasing office. But if someone can confirm that I will be better able to solve this situation. On Saturday, July 25th, 2015 the lifeguard was extremely rude to myself and my guests. She was highly and I mean highly unprofessional. As a result my guests and I felt threatened by the whole situation. I am going to be going to the leasing office sometime this week to file an official complaint, I will keep the yelp community updated in regards to the outcome. But the leasing office has been very professional thus far, I don't have any doubt that they will come up with a solution to this matter. read more

What a shame. It's a great building: the location is convenient, the pool is welcoming, and the front staff is friendly. I lived here for over a year and thought "wow, I finally found a management company that doesn't take advantage of tenants for a quick buck." But: 1 month before my lease was up, they cancelled my auto-debit payment system, did not inform me, and then proceeded to tack on a $400+ late fee to my final month's bill, after my (quietly cancelled) auto-debit payment system failed to process. It's a shady way to squeeze some money from outgoing tenants, and were it not for that, I would be open to moving into another Equity building in the future. read more

The concierge team always had a smile for me and they were so on top of all the packages coming in, plus everything else going on in the building. Kwame and the service team are knowledgeable, courteous, and always ready to help to promptly address service requests (though I did not have many at all). Abby and the rest of leasing team work hard to help ensure residents have the info they need, and Marcia is everywhere making sure the community is clean, safe, and enjoyable for all. The belle pre apartments are clean, safe, and modern. The neighborhood is great and the building hosts excellent tenant community events. What really sets Belle Pre apart and in a league of it's own are the manager and her team. So many places treat residents with a business attitude or act like strict monitors running a dorm. Rosie and her team treat us like this is our home and its their job to do all they can to keep us all feeling like we're at home. Even when the building hosts a tenant appreciation barbeque, they are personally grilling and serving us! Everyone on staff seems to take pride in their building and work. And it all translates into a stress-free environment for tenants. I've been living here for over 1 year, and appreciate all of their hand-holding. From a seamless move-in, several service requests that were taken care of quickly (including reimbursing me for lost groceries when my fridge had a problem), supporting me when my dog passed away, to guiding me through a transfer to a larger apartment in way that saved me significant expenses. Another reviewer mentioned that they quietly cancelled his auto-debut for rent, but they sent me a reminder email that the auto-debit doesn't process during the final month, so you should definitely check your email and stop by the office as your approach a move-out or transfer, they'll walk you thru it all. The management team and staff here has made all the difference in making this place feel like a home. read more

Although we just moved in yesterday, throughout the whole experience I was nothing but impressed. I was moving from out of town and this was my first time seeing the apartment and complex in person. Everything I saw looked new, from the variety of different entertainment areas they have downstairs near the leasing office and upstairs on the deck, by the pool. The main complaint is with the fire alarms!!! Someone else has mentioned this too. They have gone off twice in the middle of the night in one week, and go off randomly throughout the day (today being one of them). You get a half apology email from them that was written by someone else, as they forgot to delete "Once again apologize for any inconvenience it may have caused and thank them for their patience." You can't even write your own apology email? The apologies get old when nothing is done about the disruptions. No rent discount, not even a muffin. The trash/recycling rooms are always overflowing. I lived here from August of 2015 through July of 2017 on a two-year fixed rate lease. I'm writing the review now as the building was brand new when I first moved in, and I was (temporarily) considering moving back (prior to reading some of the recent reviews). I want to share my two-year experience to provide some contrast to the recent experiences from others. The building itself was nice, great community spaces and a really nice rooftop pool with a view overlooking the city. The gym is nice as well, plenty of room to move around without being in someone else's way. The entire building has controlled access at the front door at certain times, the side entrances all the time, and the pool area. 24/7 for all areas would've been better. The concierge was decent, with some staff being better than others. It's nice that packages were held behind the desk in a secure area, and you received a (albeit delayed) message when you had a package. The location of the community can't be beat, it's maybe a 5 minute walk to the Braddock Rd metro, and several shops and restaurants are within walking distance as well (e.g. Starbucks, Sugar Shack). As previously mentioned, government housing is directly in front of the apartments, which brings a significant amount of...concern. I was told when I moved in that the city was looking to relocate the tenants....that was 4 years ago. As a whole, they are not bothersome but several events come to mind (i.e. the man that was shot and killed right in front of Belle Pre). The pet situation was aggravating. There seemed to be no limit on the quantity/type of dogs. Frequently I would be walking to the elevator in the morning headed to work and an unleashed dog would bound up to me, rarely with an owner in site. Once, one small dog just rode the elevator down to the parking garage with me - I kid you not, I was able to coax it back into the elevator and sent the elevator and the dog back to the floor I came from. FREQUENTLY, there would be door urine somewhere in the lobby, and dog feces in a hallway. I realize Alexandria is pet friendly, but this location could've easily doubled as dog boarding. If you are not a fan of animals, stay away. Fire alarms...now, how was this a problem in 2015 and there are STILL reviews being posted in 2019 about it. It was a regular occurrence, so much so that it would be difficult to fall asleep as you are waiting for the strobe lights and deafening noise to hit. I had a puppy while here, and the first few times he was a bit scared....the next half dozen times he didn't even get out of his bed. Towards the end of our stay, he would just trot through the halls excited to see all the other dogs and their owners. One night in particular, the alarm went off 3 times. Most folks didn't even leave their apartments. The concierge told everyone that the building had been built with faulty wiring, which was causing the frequent alarms. The apartment itself was nice, but don't believe the story the leasing office tells about noise, or lack thereof. You can absolutely hear people in the hallways, and people in apartments above and neighboring. The appliances got the job done, but were nothing special. I was regularly submitting maintenance tickets for that fiasco of a washing machine, supposedly energy efficient which meant it would hardly do a spin cycle and operated with a cup of water. There was a *significant* bump in rent when it came time to renew, and I didn't feel the pros were outweighing the cons. Seeing as how everything that bugged me appears to still be an issue, I wouldn't come back. read more

The place was always super clean and the staff is really friendly (especially Gideon and Marcia). I had to end my lease early, but they made that process very straightforward as well. We've lived here for over 3 years and our biggest issues is the abhorrent lack of safety. There have been multiple shootings around the area- twice the building has been shot into with windows being broken due to bullets. Our storage unit was broken into with our items stolen. Our car was broken into, our bikes were stolen through cut locks in the parking garage. All of this without the apartment complex doing anything. All residents have ever asked for are security cameras to watch our parking garage and the exterior due to consistent criminal activity and they claim it's "too expensive." It's incredibly dangerous to live here (look up the area online and see the news reports of shootings) and despite the very high price tag for rent they don't care about resident safety. They've not done a single thing, even after multiple drive-by's led to the building and leasing office being shot into. They've always claimed they don't have the funding to pay for increased security measures but we just got a robotic vacuum to clean the hallways so clearly their priorities are right. In case anyone sees the comments they left about doing their best for safety and to talk to the leasing office. Most residents have and they've done absolutely nothing to improve security at the building. Many residents have given them suggestions to improve security including cameras and having someone at the building 24/7 but they've ignored them all. I should also mention the garage doors to parking are broken every other week so there is no security protecting the parking garage and that's another thing they've failed to fix despite multiple comments. Oh and one last thing- get ready for fire alarms to go off at 1 am for no reason. I'd say it's a nice quarterly event that happens, and then the building claims it's not their fault. I lived here for two years and loved it. The location of Belle Pre is awesome. It's not deep into Old Town but in a prime location. The office and maintenance staff are first rate! Concierge personnel are awesome!!! Rooftop pool, you can't beat it! The cons: as much as I love the ladies in the office, don't believe that noise/built to be condos song and dance. They are apartments and you hear your neighbors. I didn't hear it he ones to the left or right but below me ... ah yeah!! Con: your neighbors have no concept of holding the handle of the door so it doesn't slam. The office sends out emails reminding folks to be courteous but it goes on deaf ears. Slam, slam, slam is what you will hear. Pro and con: doggie friendly but some of your neighbors are pigs and don't clean up after big ass dogs. If you get a big dog, there will be big shit! Clean it up!!! Other than that, great place to live! Oh yeah, go the the Equity sponsored events. They are great!!! read more

Moved in to Belle Pre right after it opened and have loved living here. I have a lot to say but here goes.. The location is great and getting even greater (three restaurants opening soon on the block). Just about a 5-7 minute walk to Trader Joe's and a brand new Harris Teeter, and just shy of a mile to King Street and a Whole Foods. We sold one of our cars when we moved in and only drive our remaining car about twice a week. We walk to everything else. The staff is friendly an always quick to solve any little issue that might come up (very few since the building is brand new). I travel frequently and as silly as it sounds, it always makes me feel good that the concierge either asks me where I'm going or have just been when I come or go. It's the little things like this that count. Plus, the valet dry cleaning and ability to leave keys at the desk for dog walker/housecleaner make this perfect for the traveling professional. AND you're one metro stop or a 10-minute cab ride from DCA. The finish levels within the units are wonderful. Hardwood floors, granite counters, stainless steel appliances etc. Common ares are great including a huge fitness area, buisness room, a courtyard, and a rooftop deck with grills, seating and a wonderful pool. This is great for someone like me who works from home and often craves a change of scenery. Also, the amount of common area has greatly increased our desire/ability to have company over. We've hosted friends far more frequently here than any other place we've lived. To address one of the other negative reviews: 1) Are there a lot of young people? Absolutely, that comes with the territory of renting (especially in a developing neighborhood in a big city) BUT there are also tons of retirees, professional couples, military/government employees (this is why you see so many out of state plates on cars in the garage), and even a few young families with kids. Do I sometime see people carrying a cocktail up to the roof deck? Yep, and thats one of the things its great for! 2) I have to call BS on the claim that the walls are "pretty thin". Probably the best kept secret of this building is that the project was originally planned as condos and was switched to apartments midway through construction. Most of the new buildings popping up in the area are all wood framed. Belle Pre is poured concrete. I have never heard any noise from above or below our unit. The guy next to us loves to sing in the shower and we occasionally hear it a bit, but bathrooms are echo chambers. This is the quietest building I've ever lived in. 3) There are lots of dogs, but they're all very well behaved and the building and grounds are kept very clean. There are two gated dog parks within walking distance, both of which have been recently expanded. The buidling also features a pet wash station with a deep wash sink and drying table. I've been here a year and half, I'll write this review to help people decide if this building works for them. Pros: Nice kitchen with high end appliances, front loading washer/dryer, stainless steel, all Whirlpool. Deep cabinets, somehow I have filled them all, but I cook A LOT. I hate electric, and would move just to get cooking gas, but I still manage to churn out all the food I want to make. Sound proof, in my previous homes my neighbors have complained about us, but I have yet to receive a nasty note. The building is made of concrete, a rarity. Yes you will occasionally hear someone outside your door talking, or if you live next door to a neighbor that is having a party you will hear them. The people that complain about this in my building really ought to move to a house. This is an apartment building. The staff here is good, everyone seems to be doing what they are suppose to be doing, if I need service, they fix it within 24hrs. I rent to not have to deal with fixing things, so this is a huge plus for me. The building is made up primarily of 30-40 somethings. Because it's near the Pentagon a lot of them are military. Everyone is pretty respectful and nice. The only problem I've had is watching someone puke on the elevator. I still glare at him whenever I see him. There isn't a bad view, but I would suggest facing the street if you prefer privacy. I face N. Fayette and love my view, though it gets scorching hot from the sun in the afternoons. N. Henry gets terrible traffic in the afternoons for evening rush. If you are thinking about the larger North building, try to get an apt near the front 2 elevator banks, because the service elevator in the rear of the building is often out during the daytime. 5 minute walk to the metro, there are city bikes and several nearby parks that are always empty. 10 min walk to the grocery store. There are new restaurants that opened up in the complex, but IMO I wouldn't eat at them unless I was disabled. The amenities are nice, rooftop pool in the summer, underground garage, you can pick up your packages whenever you want. The gym is good enough, no one uses the club rooms, but they look nice in the picture. My trash/water bill runs about $40 a month for 2 people. My electric is $75 averaged monthly. Parking is $75 for one car. Cons: Across the street is segregated housing, there is a discreet homeless shelter next door. The older residents probably look at us and think stupid white people have moved in driving up the rents. Even the nice new $1 million dollar town homes are really low income housing. Wish I could score that deal. But I have never had a problem even when I walk around at 2am by myself. Yes, 2 people were recently murdered so I'm sure that will help in driving the rents down. The lack of commercial here is annoying. For what is advertised as 'old town' Alexandria, I have to walk pretty far to go to an ATM. They have a generous dog policy, no weight limits up to 2 dogs. So you will see very large dogs in the building, pitbulls, great danes, huskys, german shepards that would probably be banned from most buildings. Often the area around the building smells like a dog sewer. There is so much competition here, this building is in the middle of the pack. read more

First the good: Great location. Walking distance to Old Town and the Braddock Road Metro. One stop away from National Airport. Apartments are clean--in the unit. Gym is nice, outdoor courtyard and grills are a great place to grill and hang out. Rooftop sitting area is nice with good views. Concierge is nice and friendly--always. Now the bad: The pool is under construction and doesn't look like it's going to be open this season which is a big bummer. Residents do not walk their pets in the designated areas and management doesn't make them. When you complain to management nothing is done. The maintenance team while responsive, doesn't really care about your belongings, only the properties. Marcia the manager is very rude and direct. She only cares about the bottom line and not the tenant experience. The garbage room stinks and nothing is done about it. It's getting worse now that it's heating up outside. The carpets need to be cleaned in the South building. We will not renew once our lease is up. read more

I've lived at Belle Pre for over a month now and I can truly say they've blown me away with how great they've been! Everyone at the desk, leasing office, and even cleaning staff are very friendly, as well as the other tenants. I moved from across the country and they were constantly checking in on me in case I needed help with anything. They'd even bring my packages to my apartment for me. Everything is always immaculate and the amenities truly set this place apart from other complexes. Parking is the cheapest of the other buildings in the area which is a major plus. And when you move in the apartment will actually be clean! Everything about living here has been great. A special thanks to Kyle in the leasing office for helping to make everything so easy for us. My husband and I are in the process of moving out of state into the DMV area. We had a very short time to choose a place, and I did as much research as I could online, email, phone, etc. before setting up appointments and visiting to find our new home. I visited approximately eight different properties and was left completely hopeless as nothing was as advertised. I understand you're going to show it a little nicer on their website, but nothing was as advertised. On our way out of the state to go back home, I had convinced my husband to stop at three more places that were on the higher end of our budget, but I felt if he saw them, and they were as advertised, we could make it work. Our first stop was Belle Pre. It was always on the top of my list based on the photos, but we were trying to go a bit lower in rent. As I said, our first stop was Belle Pre, and it was the only stop we had to make. I called ahead to see if we were able to "walk-in" for a tour and their pet policy. They told me it could be a considerable wait if the leasing agents were busy and gave me a great run down on the pet policy. Super friendly on the phone and we were excited to visit. Once we got there, we only had to wait a few minutes, and Tyna came out to talk about our need. She and I had emailed back and forth the week before, and she remembered me; we immediately went up for a tour of the building. The amenities shown on the website do not do this property justice. All the amenities are amazing and go so far and above what we were expecting and did help us in determining the cost benefit. We toured three different apartment types based on our needs, and each was beautiful. It was super quite in the building as well as around the property. Tyna truly was amazing, and her friendliness also helped in making our decision. We decided on the spot this was the place we wanted to live and they had a great special that we were able to take advantage of which severely reduced the move in costs. It took us about 15 minutes to complete the application process, and we received the notice of approval later that day. I hope that once we move in that, we can still say this is a fantastic 5-star place, and I don't see how it couldn't be. The area is beautiful, very walkable and has great transit into DC. We cannot wait until we move and get to experience life at 111 Belle Pre. If you're looking for a tour, I highly recommend Tyna. read more

I lived in these apartments for ~3 months before moving out. I didn't move out because the apartment was bad, but because it was too expensive for me. They offer a 30 day risk free trial, where if you want to move out within the first 30 days, you can without any penalties, etc. Other than that, you have to pay a fee which is equal to 1.5 times your current month's rent, or pay until you or the apartment finds someone to take your old unit. I liked that there were two options, and I went with the 1.5x rate. It's better than the usual double rent payment, plus 60 day notice. The apartments themselves are gorgeous. Hardwood floors (though I suspect they're laminate because I was told not to mop/leave water on the floor, else it will start peeling), marbled counter tops, new stainless steel appliances, lots of floor plans to choose from. I swear, everyone who lives here has a dog. (I overheard a young girl from the neighborhood tell her friend "To live there, you need to own a dog.") It's like a three block walk to the metro. Otherwise, it's a half-hour or so walk to King Street. It has plenty of underground parking, though the card reader is a little testy sometimes. Everyone who works at these apartments are super nice and really helpful. I was always greeted with a hello and a smile. The rent payment system is really easy and it's all online. For me, personally, though, I felt like the apartments were turning into university dorms. There were a lot of young people who lived here and they were loud in the hallways and rode the elevators with red Solo cups of alcohol. It just wasn't the experience I was hoping for for the amount paid. The walls were also pretty thin, so you could hear neighbors talking if your apartment was quiet. Overall, though, I had a good experience at 1111 Belle Pre Apartments. It just wasn't the right fit for me and I found a two bedroom that was double the size of my current place in Del Ray for 3/4 the price of these apartments. Plus I don't have to pay for water, trash disposal, or parking ($75/month) like I had to here. I noticed that they have a lot of out of state people living here, so if you're looking for an apartment and you're not from the area, I'd consider looking around and considering your other options before settling down here. It's a great place to live! The rooftop pool and deck is amazing and a great place to hang out when the weather is nice. The building is super close to Braddock metro and only a few blocks from bars and restaurants but if you're not up for a walk there's a donut shop, speakeasy, and Lost Dog all right in the building. My apartment is brand new and super modern. I love the wood floors and huge windows with a great view and lots of light. I haven't had many service issues, but when I do the maintenance team has it fixed within a day or two. I definitely recommend this place to anyone looking to move to Alexandria. read more

1111 Belle Pre will always feel like home. 1.5 years post-move and we remark almost weekly how much we miss our year living there-- the building is perfectly maintained and the location is wonderful. However, what truly makes this place top notch is the staff. I can't think of a warmer, more helpful group of people. The Belle Team went above and beyond to ensure that we felt at home and were satisfied with every aspect of living there. Should we ever find ourselves in the DMV area again, we will definitely return to Belle Pre. read more

I had a terrible experience here with an apartment that had issues with high humidity and mold year round. I have maintenance record spanning two years of issues with mold. The apt humidity was 75% year round and i kept thermostat at 69 degrees. I had mold on furniture and clothes. Management at this complex did little to address the issue nor did they care about damage to my personal property. i finally had to move to avoid health issues and more property damage. Their solution to problems was to stick a dehumidifier in the apt which filled up every 6 hours. My apt was immediately advertised before i moved out for the problem to become a new tenants issue. Mgmt continually placed blame on me... entered apartment without my permission as well. Be aware if you look at these apts, there are serious issues which i believe tie to HVAC and roof leaks. The sad part is a new tenant will just think the apartment is stuffy while its actually 75% constant humidity. The one good thing mgmt did was allow me to break my lease. Hence one star. read more

Look, it's beautiful building and close to the metro. But I am ENRAGED that Equity is jacking up my rent by 15 PERCENT -- that's over $300 a month -- and is giving me 10 days to decide whether to stay or to leave in 60 days. There is absolutely no reason for that level of increase in one year other than greed. If I do renew, it will be my last year in the building and I will warn EVERYONE to expect that they will get gouged their second year. read more

The facilities are fine. They are comparable to anywhere else of the same class of "luxury" apartments. But I can't recommend that place and want to get OUT. Complaints to management are not taken seriously. The management team does not seem honest or very good at their jobs--this was not always the case. Marcia, the current manager is not as good as the last manager by FAR. Before Marcia, management DID things. Front desk personnel (concierge) are exceptional though--they are thoroughly decent and friendly and honest. Likewise, the building engineers are professional, respectful and good at what they do. So, there's that. Issues I have had: * Your rent will be raised between 6-12% every year and you'll have to negotiate it down--good luck with that. * There is a fault with the alarm system and it WILL wake you up in the middle of the night a couple of times a year -- you MUST leave your apartment or suffer hearing damage from the alarm system--it is seriously loud--which is as it should be, of course, if there were an actual emergency instead of just a fault in the system. * They will enter your apartment for maintenance a couple of times a year and you don't have any say about when - they announce it a week or two before. * They will say how important you are to them "management" but actually that's a disingenuous sentiment. This is very apparent when you make credible complaints and are sort of politely told there is nothing that can be done or that they've done everything they can. * They will give you a very short (a week) time period to accept or reject the new terms of your renewed rental agreement - all of this 3 months before your lease is about to renew, so you are stuck in a cycle of not having a place to move to 3 months before your lease is up if you don't want to deal with their greedy (and well above cost-of-living-allowance) rent hikes. For example, when I get my lease renewal, I cannot find another apartment to live in because it's way too early for other apartments to know if they will have vacancies. So, if I say, NO, I don't want to live here anymore, I really have no where else yet I can go do - so it's risk to say no to their new lease which, as I've mentioned, will be considerably higher than your current lease amount they you MUST pay or you can try to negotiate it down. * My bathroom was flooded by the apartment above me and my bedroom was unlivable for at least 2 weeks - the patch-up job they did (they had to hire outside contractors - some of whom were kind of shady, in my opinion, and others were okay) was really very badly done-- for example, if you were paying for it yourself - you would not accept the job because of it being very obviously shoddy and unfinished. The bathroom cabinet has never been fixed despite considerable water damage - the veneer at the base is peeled off and buckling. Paint was left on the fixtures and not smooth in numerous spots, and the rug padding wasn't laid correctly and is bunched up in places (a tripping hazard). Also, I can hear water in pipes above the bed now and couldn't before I couldn't so they probably didn't replace the insulation (or something). There was a clear lack of inspection during the reconstruction. Management just really seemed over their heads on that one. I understand that it wasn't management's fault that another tenant screwed up my (and MANY OTHERS') apartment but even a "thanks for your patience" or "sorry this is inconvenient" would have been nice or ANY acknowledgment of the incident/extreme inconvenience - they wouldn't even tell me what happened. Why did water flood into my bedroom and bathroom for hours? It happened late at night and the front desk tried to get maintenance on the scene, but it took hours before anyone did anything. Their response felt more like, "well, this wasn't our fault, so we don't have any responsibility for making your life any less pleasant while construction is going on in your bedroom for 2 weeks." They are fond of leaving you a card on your door when it's your birthday or if you renew renting with them - why couldn't they at least have done that? mean, I had no ceiling in my bedroom for 2 weeks (among other things). * They have rules about smoking and pets and waste management but don't enforce them. So - be aware of that. I have no pet and like the fact that the building is full of dogs, so I don't care about that. But if you someone's dog poos in front of your door every day don't expect management to enforce any rules about that. Just hope your neighbors are more decent than management (the likelihood is that they are). Equity management is probably no better or worse than any other corporate housing, but if you are going to live here, don't expect them to be fair, interested, or even honest when dealing with any issues you have with neighbors, even if you are quiet, obey the rules and just expect others to do the same. What can I say? You take the good with the bad. If you have a reason to live in North Old Town, this wouldn't be my first choice. The Good: 1. The amenities are excellent. The pool, courtyard, rooftop patio, and gym are all kept in excellent condition. They are never too crowded and I've never had to wait to use them. 2. The maintenance and concierge staff are excellent. You can submit maintenance requests online and they are usually repaired within 24 hours. The front desk staff members collect packages and monitor the entrances. They know my name and are very friendly! 3. The building is mostly quiet. Beside the typical revelers in the courtyard (what an acoustic nightmare that thing is), we haven't had any issues. The Bad: 1. Equity has no shame about reminding their residents that they are a business, first and foremost. We are currently paying approximately $500 more than the current rate for our apartment. One rent increase when we renewed our lease, and another when we went month-to-month before we put in our notice. When we asked them to reconsider, they told us we could move to another unit in the building. Nope. Parking is $75.00/month, even though there are enough spaces in the garage for each unit to have two spaces. Granted, paying for parking is not unusual in this area. 2. Speaking of money, I've found several errors on my online portal account. Check your statement! The management office is somewhat disorganized, so you have to be responsible for yourself. 3. The fire alarm. Don't listen to the management response saying it only went off once. It has gone off several times in the past month, once at 3:30 AM on Friday morning. It is over 100+ dB and is literally painful to listen to. 4. The area. Besides the few recent businesses, you'll have to walk 3-4 blocks to the nearest convenience store and Old Town is approximately 15 minutes away. You wouldn't think this would be a problem except that there have been three shootings since I moved in. A man was murdered right in front of the leasing office. Stray bullets hit nearby vehicles. Management tried to call it "an incident." Unfortunately, the surrounding affordable housing communities are wrought with crime. read more

I'm renewing my lease here because i like the complex, the amenities, area and close access to the metro but i agree with the other review the fire alarms are crazy! In the last 5 months I've been through 4. Two in the middle of the night and 2 during the day all false alarms no actual fire. The ones at night kill you especially when you have to be at work the next day and with me having 7am shifts' no bueno!! I also work on the weekends so each time it occurred i was jolted out of my sleep from the extremely loud noise not to mention i also had to struggle with grabbing my scared and frightened cat on each occasion. One time it occurred when i had family in town not fun for guests either :(. I hope they figure out a solution. read more

The security in this building is awful and management is unresponsive. I have been locked out 5 TIMES because there key fob system stopped working. Instead of making it a priority to fix they just prop open up the doors and leave the garage open - even over night. I complained a dozen times and was supposed to get a call back from a regional person to discuss my security concerns but they were "busy" with meetings for 2 DAYS then on a company retreat. I heard about these apartments thru a friend so I decided to go check them out after taking my dog to obedience school but didn't get the friendly welcome like the other reviews. The leasing consultant that was there when we got there was already assisting a couple and had advised us that someone would be with us shortly. She left moments later to go show the couple the apartment about 3 minutes after the other consultant came and showed so sense of urgency when he saw us sitting there and continued his conversation with the front desk person than greeted us after he was done. Now if they were talking about work related stuff that's fine but they weren't. He did ask us if we had been assisted and when we replied no he acted as if he didn't know what to do next so he responded back with a uh....let me see what my schedule look like. He checked it and advised us he had a 3 o clock open which didn't work for us because we were just stopping thru. The disappointment with this visit was that even if Donvan had a appt coming and the 3 pm appointment didn't work for us he could have given us a alternative since he didn't have the time to assist us than. Also, if on weekends they go solely by appointments put that on the site for people to see and know. Don't have your potential lease holders waiting for consultants to come and not leave with any type of directives . I would not get a apartment here due to the poor customer service provided by Donovan. If a appointment is needed to be seen say that after the greeting so I'll know what to anticipate. After he offered the 3 o clock appointment that was it. No goodbye or anything. After I left out I went back in to get his name from the front desk so I could write a letter to corporate about the experience I had at there property so this doesn't happen to any other potential residents. read more

I've lived in Belle Pre Way since February 2014 and it has been quite an enjoyable experience. I have not witness the party scene or frat guy mentality that others have described. However, I have made friends with many of the neighbors in the building. Amanda, Tiffani, Donovan , and Jake are an amazing crew. They're always on the go but if you just want to stop in and say hello they're always willing to give you time. I wanted to change my apartment before my 30 day guarantee was up (change floors and apartments size) and Amanda was there to help me all the way through the process, just a simple request and signing a new lease and it was done! The grounds are kept clean and that includes a rooftop pool area, a gym, TV room, underground control accessed parking, and a business center. I've never seen those areas not clean or being cleaned. The staff has organized several social gatherings and there's a new pizzeria coming soon!
