The worst experience I've ever had applying to rent anywhere. For starters The property manager Cynthia said all phone calls are recorded with or without our consent. In CA it's mandatory company's have to state it's being recorded from the beginning or ask for your consent. Which means she lied or they are heavily breaking the law. Next We applied on a Wednesday and it was our responsibility to call within 72 hours for a refund. I just wanted our holding deposit back because several days had gone by without hearing from them. Mind you we didn't hear from them until Friday at 5:52 with a blank voicemail and they close at 6. Their excuse was that their legal deadlines includes weekends since they're open then which doesn't make sense either. So they have 6 business days a week not 5 but again they do not disclose this online when paying the holding deposit nor does it make sense. I call back on Monday although she refuses to give me a refund. So I call back 2 minutes later after changing my mind and just wanting their license number. Never called me back after several hours and come Tuesday I call back not requesting to speak with Cynthia mind you just want their license number. To which Cynthia takes the phone from an employee tells me she knows I asked to speak with her yesterday although "I should learn to be more patient."Lastly she says she doesn't care what the law is or if they took my money they will not give me their license number or cooperate with the authorities to provide me that number. She said they'll issue me a full refund cause they never ran my credit mind you this is after a week already and hangs up on me before another word could be said.This place deserves the low rating it has as the property staff just do not care. The following rental company (Beacon Property Managements) represents this joke of an apartment complex and they do not care about their representatives behavior clearly otherwise they would have made some changes long ago. If I could give 0 I would. Scammy. Rude, dirty. Read all of these reviews. They're all accurate. This place is not in good shape. Bad and scammy management. I lived here a year and didn't renew for so many reasons. The water quality is awful. I left with the start of what looked like psoriasis now 2 months later since moving(same city)thankfully it's cleared. I believe it's because of the 1 giant water tank they use for the whole complex. Another issue with the water is how often you won't have hot water. Next how noisy the gate call box is. You'll be jolted awake multiple times a night from the long and loud ringing it does after someone inputs their code. As for the cleanliness, When we moved in we were told they had a cleaning company clean out the unit but we had to clean it ourselves because there was glitter and hair everywhere. The painters painted the wall while dirty, hair was trapped all in the paint and they painted the tub to make it seem cleaner. And right now they're remodeling and painting the outside, these painters spray painted all of the bushes and ground as well lol As for the scammy management, they tried to do a walk through without us even though we scheduled a month and a week in advance. When it came to the day for it we called and they said no one was in office to do the walk through and that we will have to come back the following week. They then did a walk through without us and sent us an invoice of what they are charging us and why. Almost a $400 charge for "damages" and other small service fees. We called and complained they said when we come back they'll walk us through and explain. When we get there they had the maintenance worker go through it with us rather than the office manager. They guy then told us we were being charge a "routine" damage fee for wall scuffs and repainting fee etc. and that they charge that to everyone. These are all things that are considered by law to be covered under normal wear and tear and should be covered out of the owners pockets. Not only that when we first moved in they told us they just repainted the unit. By law it should be good for the next few years at least. We made no damage to the walls, we never even made holes in it for anything and we cleaned the until ourselves from ceiling to floors to avoid the cleaning fee. We sent them the email and said we will go to small claims court if they do not reconsider. With that they reconsider but still kept the cleaning fee because we didn't clean out the air conditioner vent or moved out the stove from the wall to clean under it. Don't let them charge you the illegal "routine" damages fee if you made no damage and especially the repainting fee. Don't let them trick you with that one read more

Honestly living here for the last 6 months has been a living night mare I can list multiple reasons why. They're absolutely infested with roaches as soon as we moved in it was a issue I also just have to mention how bad the apartments are painted they're probably 3 decades of paint that's been painted over time after time and it probably wouldn't be so noticeable if they used blue tape and not paint on every single cabinet handle but to be continued Almost everything is broken in the kitchen all the hinges on the cabinets are old and the wood is literally splitting half each and everytime they attempt to fix it by screwing in a new piece and then call it fixed as if the whole kitchen didn't need to be properly remodeled The water doesn't stay hot so if you have kids taking them baths is also a living nightmare especially during the winter when it's cold The AC doesn't work nor does the heater opening the windows that literally can probably be from the 80s either stay open to where you can't close it for days lol or it's extremely hard to open at all The balcony they have for tenants living up stairs are on the verge of collapsing and the rails aren't safe at all any kid under 2 can easily fall from the 2 floor off the balcony absolutely insane to even have still considering how much people pay rent here to live in poor conditions They're also electrical issues half of the outlets don't work and having to figure out which one did work and didn't was so much fun Leaving this apartment complex is dangerous so making sure your aware of your surroundings before pulling out because cars parked along the side of the street do make it difficult to see Lastly a few staff here are so rude I'm not sure what's going on here with the way things are being managed here as well as the way management has handled things since the moment we over here but extra training is needed and NECESSARY it would greatly benefit this apartment complex it's in a great area it's so sad to see the lack of attention and work ethic this place needs I will definitely not be staying here once my lease is up I think it's important to voice my concern since NOTHING is being fixed read more

I lived here for about a year and half and I can honestly say it's not the best. There have been multiple issues, some pros and cons but definitely more cons. To break it down for you, Pros - The first tour and getting insight from the office staff was good, they were professional and helpful. - Toward the back side of the complex is very quiet. You hardly hear any noise from street traffic or people. - Work orders for maintenance to repair is fast. (However, if they don't do it right the first time they need to come back.) - Communication with the manager is the best way to go because usually the receptionist can't answer your questions. Cons - The office staff never answer the phone and if they do, it's my 6th time calling. (If I go to the office, it's usually empty and the receptionist is sitting there so they're just not answering. Definitely need to work on that since their job literally consists of customer service. (Jennifer answers on the days she's there.) - Office staff and management don't like taking accountability for their own faulty equipment. (Please ensure you check your AC unit from the inside and the one outside) they didn't check to see if it was working properly before my move in date so my electricity bill was extremely high due to it running constantly and when we brought up to them, they kept pushing back stating that it's not their responsibility since they fixed it in a "timely manner." They also stated that the bill is high due to having another bedroom, more kitchen appliances and an attic which was untrue. They called someone that actually knew what they were doing from a outside party because maintenance was not fixing the issue. - The times the water has ran cold while living here is about 8 times and for 2-3 days straight. Very unfortunate especially when you have children. - When moving in, the shelves inside the cabinets are dirty and broken. So much for being move in ready. - When an issue is brought up, you're met with hostility, and unprofessional comments. They claim that the issue was because "you did something rather than the issue was already there." Ensure you document and report in a timely manner so you can have proof on your end. - There are multiple parking spots inside the complex, however there is no guest parking allowed unless you have a Maple Hill sticker and max two vehicles. Even if you have a reason to have an additional car as an emergency or have a rental car you need to submit multiple documents which is a handful even if it is policy. Make sure to ask questions if you need more clarification, don't get towed. - The paint job inside the unit is horrible, they paint over the dirty walls and don't clean them so there's hair stuck under the paint from previous tenants, and if there's odor then you're stuck with that too, it's disgusting. - The complex is not disability or handicap friendly. There are no ramps to access your unit and even if you live on the first floor, there are stairs. Keep that in mind when touring the apartment complex. Overall, if you don't have any issues and don't have to talk to the front office then you'll live great here but if you do run into issues then expect them to be rude. I definitely think that they need to improve their relationship with the tenants, and be able to provide excellent customer service without showing that they're annoyed of having to explain policies or information because it's their job. Based on the other reviews, it's clear that most have experienced the same issues whether the reviews are 3 months old to 5 years old. Maple hill review Living here has been the most unpleasant experience ever. I don't even know where to start. Management is so horrible here. Jennifer pretends that's she doesn't know what's going on or how to help you with any concerns you're having about your unit or the complex. My neighbors & I went 5 months without properly functioning hot water. We made several complaints to management everyday about this because many of us were getting sick having to take freezing cold showers in the winter. Management poorly handled that issue & kept giving us the run around because they didn't want to have to spend money on a new water broiler. Judy from corporate lied to me & told me I was the only one experiencing this issue so I took matters into my own hands & contacted my neighbors about it who told me they've also been sending in complaints for several months. Don't be afraid to communicate with your neighbors because management will lie to your face. Maintenance left my house key unattended in my door all day while I was at work & I found them in my door unattended when I got home. Management didn't do much about it & claimed to have cameras all over the complex which proved to be false so safety is an issue here. If you enjoy having guest this place will make you feel like a prisoner because you aren't allowed to really have them over. There's plenty of parking in the complex however there's no guest parking. Steve's towing & management have to have a payment agreement going on with how many cars are constantly being towed it the complex, it's absolutely ridiculous. Me along with all of my neighbors experience server mold issues within our units which caused the kids to get sick. This place made me EXTREMELY SICKKKKKK!!! I don't know how families are allowed to live here and why the Better Business Bureau hasn't knocked these buildings down, they are INFESTED WITH TOXIC BLACK MOLD. People here constantly develop pneumonia and other deadly illnesses from living here. I had around 500 visits to the hospital while living here, I was SO DAMN SICK and constantly feeling like my brain was on fire. I developed a black fungal ear infection from the black mold, literally had black mushrooms growing in my ear and this can kill you in a week. I have photos/videos if you want to see them. We moved and had to toss ALL our belongings to not cross contaminate our new place. My horrific daily migraines and ear problems stopped cold turkey as soon as I moved out of here. Not to even mention the mental health effects, I thought I was going crazy because my mental health was so bad and my SO had also had severe depression and mood swings and was also constantly feeling fatigued and just not right like me. That completely stopped when we moved out too. We weren't losing it, we were just slowly and painfully dying here and our brains were so inflammated that it was causing neurological and mental disorders. Whatever you do do NOT move here!!!!!! PLEASE. The government is doing nothing to close this business down but it staying open should be ILLEGAL. LOOK INSIDE THE AIR VENTS AND WHERE THE FILTER IS, it's BLACK. If you put in an air filter for a week it'll turn from white to black, that is the quality of the air inside these buildings!!!!! My roommate and I were so desperate to move out of the situation we were in, so we decided to look at maple hill village. When we did our tour, everything seemed to be nice..the first red flag I noticed was that 1. Maple hill never answers their phone. 2. Whenever I pay rent, I normally have to put it in the mail slot, because no one is EVER there.3. There was mildew in our bathrooms.4. The rent increases every time you resign.5. The water is unbalanced, whenever I'm taking a shower, it randomly gets super hot or super cold. 6. They did a half ass job on " renovating" these apartments. I gave maple hill 1 star, which goes to maintenance because they're the only ones who actually help. I have 5 more months at maple hill, and I am excited to move out. I am a visitor to one of the resendent with a emotional support animal (dog) The tenant was told (I am a unauthorized male and a dog at the residence.) And when the tenant replied that we are visitors. First off how are they claiming "appointments only" on their website when they do not even answer office phone calls in order to confirm said appointments? The Latino gentleman with green eyes who gave me the tour was much more helpful, because that new lady in the office is rude and just such a Karen! Mainly why are they claiming to have zero units available when on their website it says plain as day that there is two 1B1B ready to go and one 2B2B available for rent December 31st? MOLD, MOLD, and more MOLD. My mom and brothers lived at maple hill for two years and throughout that time they had a reoccurring mold issue. At first the maintenance people would clean it with bleach every time it came back but IT KEPT COMING BACK. my baby brothers would get sick on and off again because of the mold. It was on the windowsill, the closet, the carpet the walls. EVERYWHERE. at one point my mom was fed up with it so she wrote a letter instructing them to do something more permanent. Nothing permanent was done except clean it with bleach once more and paint over the wall. So then my mom reported them to the city inspector who came in and was APPALLED at how disgusting the mold was. She even said there was issues with the vents so the inspector went and instructed the leasing office to change our windows. Instead they found some random reason to have my mom evicted. They also told her they would move her to another apartment in the meantime our lease was ending so they could inspect our old apartment. Once we moved out we found more mold on the walls where the beds were placed and on the carpet! When we moved into the other apartment we found mold on the windowsill again and all the manager had to say was "hopefully it's not as bad as your old apartment". Cool???? Not only that but the sinks were leaking severely, there were a huge amount of ants. And the tub was already peeling. We finally moved out a couple of days ago and when we took our things from the main closet we found once again MORE MOLD. on top of that the manager said they found nothing wrong with our apartment and someone has already moved in. I feel sorry for them. *UPDATE* as I mentioned above my brothers (3 and 1 year old) were always coughing and getting sick in those apartments. The coughing was excessive as if they were hacking their lungs out. Now that we've moved to another place, my brothers have not been sick once. This place is a joke management does nothing for you I've had to make complaints about smells from the upstairs apartment because there's more than six people living upstairs with more then four cars in the parking lot that goes to show that this business doesn't stand by the rules! I've called the city of Fontana and they tell me to report it as a welfare.since my pregnant girlfriend is starting to get headaches from the smell all my AC vents are covered I can only turn on the air at night. I truly regret giving this place a second chance I had lived here before for almost 3 years and everything was good I even got my full deposit back. this time around was a nightmare. Horrible place to live. Can't use the master bathroom because there is a pipe coming out of the wall directly above the shower head that drains sludge.... I've never seen this in my life. Infested with mice as well that leave droppings all over countertop. Jacuzzi has never worked and the office does not answer their phones at all. i do not recommend these apartments!!! i live here as we speak and it is just horrible. mold everywhere! they leave the gates open all the time so bums can come in and hang around the complex. they won't do anything about it. there is constant cops coming in and dealing with drug dealer neighbors. they dont fix anything they always just "bandaid" and now if your car dont have their sticker they tow your car right away. so apparently we can never have visitors or else they would get their car towed.....unless they go in the office and fill out paperwork in order to park here.....so stupid. they never answer their phones either....they literally do nothing all day! worst place ive lived in my life. read more

Thoday is June 1st. Im moving out and after trying twice yesterday and three times today to get a final walk through with someone from the office. I ended up just tossing my keys and gate card in the mail drop. I ended up taking pictures of the entire apartment because I cant wait all day hoping to get some one to do the final walk through. Every time I needed to get something fixed or deal with the office personal they were unresponsive or not in the office. I had to do all the repairs myself ie : light switches, cabinets, and garbage disposal. read more

To be honest, if I could give 0 stars I would. We had issues even on move in day (they said they weren't ready for us to move in even though they gave us the date), should have known then. But the biggest issue is the fact that we had scalding hot water for probably about 6 months even though we put in several tickets. I'm shocked I didn't get burned but I was cautious. I couldn't wash my dogs though, because even outside the water was hot and I didn't want to hurt my pets. We also had an ant problem. They were just coming hundreds at a time just crawling aimlessly, not getting into anything. Before we moved out the upstairs neighbors toilet broke or something and flooded our bathroom, while we on our honeymoon, we didn't come back for a week and they weren't done still but when we called they said it was. They weren't communicating well with maintenance it seems. In addition, rather than replacing the carpet which is required by law when it's a toilet issue, they just cleaned and dried it. I wouldn't move in here ever again. It was cheap and I know why. Also, don't expect to be able to call. They never answer the phone. Takes over 10 calls to get an answer. Moving away soon because of my declining health, not sure how the Better Business Bureau has let this place stay open. There's black mold EVERYWHERE known to cause cancer (all in the vents so we've had to stop using the A/C even when it was super hot) because it was making us sick. A year after the water problem started it hasn't been fixed, it's actually gotten worse to the point that all we have left is boiling hot water so we now take showers by leaving a bucket out to collect the boiling water, let it cool and bathe with that. It's embarrassing. Luckily moving soon back with my family because this is just unbearable. DO NOT MOVE HERE. I recently went into Maple Hill apartments and was immediately greeted by a warm inviting smile by Mayra. She followed up that great smile with a welcome to Maple Hill. I mentioned I was looking for a new place and heard some good things and she quickly and happily took me on a tour of the place. Very nice amenities are offered in this place. It's a very clean and secure building. Mayra gave me all the necessary info. Mayra really went above and beyond in my eyes to help me. If I move in it'll be strongly because of Mayra and her professionalism and friendly attitude. I also don't think she treated me so great just cause I'm new here. As I was in the lobby waiting for info a long time tenant walked in and Mayra knew her name, asked how her daughter was doing and the woman seemed very please to interact with Mayra which really made me happy to see cause I've lived in a couple of buildings similar to maple hill and once I moved in the friendliness was all gone, it doesn't look that way with Mayra. Mayra quickly turned to me when the woman came up talking to her and asked for a couple of minutes to clear up the woman's issue and promptly returned back to me with a mountain of sorrys for her two minute distraction which to me was not big deal whatsoever, but I was happy to see she cared so much. It was a pleasure dealing with Mayra and I'm honestly surprised she isn't in a higher position than she's currently in. Way to go Maple Hill, you've hired a winner!! Pools always close and it's really dirty. Office hours are bad. I don't like the service here

DON'T rent here, not unless you like having tons of roaches! We moved here two months ago, previous tenants left them behind, we didn't have any. We have gone to office, so they can take care of problem, NO response from management! Just tell us to leave name on list, but they don't send no one to take care of problem!!!! This will be the longest year, can't wait to get out of here!!! Not to mention other problems, clogged shower, water hose in patio doesn't work, etc etc etc! Told me to go back for a copy of my rent, also two months ago, haven't given me nothing, I've gone to office several times!!! Office not opened, during operating hours. Don't ever move into these apartments. The manager Cynthia is the worst!!! The staff that fixes appliances takes forever to fix one small thing. THE STAFF OVERALL IS HORRIBLE AND SO ARE THE APARTMENTS! save your money! read more
