I am pleased to have them as the apartment manager and assistant manager of Kendall Brook apartments. The unit I'm in came with stainless steel appliances which made the unit appearance better. I also like that there's a laundry room on site with upgraded washer and dryers. I haven't had any issues with neighbors everyone usually keeps to themselves. If I have one complaint is that the outside hallways appear to be dirty but could be easily fixed with a pressure wash. Overall experience is good.

I wouldn't recommend renting here. The landlord and manager both could care less for their tenants…read more Countless times has the parking gate been open for weeks. Homeless people have been seen in our trash cans multiple times. Including one naked right outside the office. My car was broken into while our gate was open, the landlord/manager showed no care or concern on our matter. Safety is an issue here but also the lack of concern they display is enough to drive anyone out. We've had crickets in our light fixtures and they didn't come get the crickets out til there was one carcass left. Same with the other reviews this place also has a big roach problem. We're on the third floor and we still see the occasional roach and we're clean tenants.

My husband and I lived at Aspire Rialto (formerly Rialto Breeze) for over seven years…read more Let me start with the good - the neighborhood is relatively calm and within walking distance of a few grocery stores. This was super convenient! Just a short drive away is the renaissance shopping area which is also really nice. I think most people keep to themselves but I would say everyone is generally pretty friendly. I liked the pet stations that were around the property. Unfortunately, we were forced to look for another place to live due to an unprovoked homophobic attack by our downstairs neighbor. Police were called and she was arrested, but what followed was almost worse than the incident itself. The property management refused to do anything! We sent over the arrest record, video of the arrest, photos where she egged our apartment and nothing was done. The conduct of the tenant in the apartment below us was clearly in violation of the lease (unless Aspire is okay with homophobia?) but nothing was done. They didn't even have the decency to clean the egg off the side of our building as requested. I sent several emails and phone calls asking to escalate the situation to someone higher than the property manager as it seemed she was unwilling to do anything but after that, it was just silence. I realize the above scenario is incredibly specific, but if something like that went unaddressed, I wonder how many other complaints are falling on deaf ears. If not for the above, I think we might have stayed longer despite the high cost of living there. Not just in rent, but the absurd cost to do laundry and hope the dryer you put money into decides to work that day. The cost of utilities exploded in recent years without any explanation. The grounds used to be clean and well maintained, but in recent months was looking pretty bad with kids' toys and bikes strewn across the property. Hopefully they have gotten that under control but it seems unlikely. The worst part in our last months of living there was the lack of communication. Years ago if any major work or inspection was happening, we would get notified way in advance. Before we moved, we were getting notifications on our door less than 24 hours before the noted time. Good luck trying to talk to anyone! The office has posted hours but more likely than not, you'll see a closed sign. I think the neighborhood is great, but there are a lot of other options in the area and I recommend looking around before settling on Aspire. I really loved living here before the property management switch. I'm not sure I would recommend it now.

Also, the package pickup system is annoying. No notification when you receive a package at the office and they'll just return them after a week if they're not picked up. Not having pickup boxes for package deliveries has resulted in stolen packages and the inability to pick them up if your unable to get to the office before they close. These would be easy additions that would make living here much more enjoyable and convenient.

Summer, Claudia, and Corina were quick to answer calls from their residents (they have caller ID and didn't just answer potential resident calls), they quickly answered emails, they were in the office during office hours (they took turns with lunch breaks), they addressed noise complaints quickly, etc. A year, we get new management. They slowly let everyone go and brought in their own people. As nice as Vivian (the manger) is in person, I asked for a courtesy call if there was going to be remodeling done around my apartment as I work nights and sleep during the day. She assured me she would let me know so I could make other arrangements for when I worked. Remodeling (banging and drilling) happened every month for 1-2 weeks at a time. Noise was outrageous and she never kept true to her word so it affected me at work. The office was closed more often either because they were now short staffed (by choice it seemed) or they took their lunches at the same time. This was inconvenient for residents who have busy schedules. They were never there not to mention they NEVER answer the phones. It's almost like they see their caller ID and let it go to voice mail. I felt I had to email over and over and over again before a response. It wasn't until I moved out the last week, and they had to bill me for move out, that they emailed and were super quick to respond. Just a heads up! Even though your contract says normal Wear and tear upon move out is ok, they still charge you a cleaning fee of $160. I even scrubbed everything myself so I wasn't charged for stains. They tag on the carpet cleaning fee (which I totally understand that one) of $65. Plus you are charged another $110 approximately for the next 62 days of trash, sewage, water. They explained this is because you don't pay the first one when you move in. Ok fine, I get that one too. And if your lease happens to end on the 1st of a month, be expected to pay another $125.44. Honestly most of those charges I understand, but when I asked them, to inform me of charges and things I need to know prior to moving out (when I gave my months notice) they should tell you what to expect. Instead they ignore you. I'm so glad I moved out of there. It's sad because it was so nice when I first moved it. I was drawn in by the girls downstairs and management. How nice the community was. New management downgraded the luxury aspect. The community has dog poop everywhere, louder neighbors, trash in the hallways, etc. It actually sucks to have to write this review but it needs to be honest for people who actually are looking for certain things. The manager did my property inspection and said I was probably going to get most of my deposit back and she could tell I really took care of it. They ended up taking my full deposit, most was for "painting." Attached are the photos of my apartment at move out. Look at the quality of it and decide if you are willing to turn yours in, in pretty much pristine condition, and still get a $1000 bill. I was so disappointed by what felt like a betrayal from the team who I trusted and really vibed with. All the reviews mentioned this happens and I even told the manager (Bri) I was anxious about it and she assured me it wouldn't happen to me. Also their parent company was sued for something similar and lost :)

Such a shame that a beautiful apartment complex in a prime location can be ruined by incompetent…read moreproperty management (Bre) and the move out manager (Raul). After living there for more than two and a half years and never missing a rent payment, we were met with an apartment complex that over charges in move out fees to make up for the many vacancies the apartment complex has and for a reason. Please take this and the many horrible reviews into consideration Victoria Arbors has before moving in. Do not make the mistake I made. When it came to move out time they had us pay $1,187 after they took already took our $1,300 deposit which is insane. We had our move out inspection on July 1st, and were told they are behind on move out inspections so we wouldn't hear back from them too quickly. We finally heard back from them on July 16th via email, with an ultimatum to agree to the charges and a payment plan by July 21st or they would send us to collections even after going back and forth for some of the outrages chargers they pinned us down for. One of the most outrages costs was paying a total of $920 for full paint and an addition $235 for paint materials even after living there for 2.5 years, wear and tear was not taken into consideration. We only mounted two televisions on 3 walls and they still took it upon themselves to charge me for every wall in the apartment. They also charged us cleaning fees of $190 and full carpet replacement of $914 due to "pet damage" although my Labrador was trained and never had an accident inside the apartment. However, we had no pictures of the underneath part of the carpet(what they check) before moving in so we could not dispute it. In addition they reglaze the bathtub after every tenet move in, two months after moving in the tub started to peel and crack we were still charged $275 as a reglaze fee because of this. Lastly, Raul told us they put a claim to our insurance for the carpet and would let us know if it would get approved or not. After following up with the insurance their was no claim placed until we asked Raul for a claim number which he didn't get back to us until the following day to which the claim was placed the following morning after proof was asked(via our insurance let us know no claim was placed until the following day when we received an email from Raul). Very distasteful, I wish I read the reviews before moving in, THERE IS A REASON THEY HAVE SO MANY VACANCIES.
