Literally the worst. I don't even rent from them. I had a showing. Another man showed up. We had both called someone named Taylor. We were stood up. The tenant said she contacted Taylor about the showing. He never contacted her back. He never contacted me back. The absolute most unprofessional and respectful human. It was a waste of my time. Caution must be employed when dealing with Maple Leaf Property Management. They have an absolute tendency to verbalize one thing, and then write something entirely different in their contracts. DO NOT ACCEPT ANYTHING THEY SAY VERBALLY. Insist that all is written in the contract or you will ABSOLOUTLEY LOSE most of your DEPOSIT. They are very unethical!! read more

Worst property management EVER!!! My roommate and I were both relocating back to SLC and found what we thought was a great apartment for a bargain. Worst decision ever. Things started with the neighbor upstairs who had no job and sat around blaring music and video games all day every day. (We are both pretty chill and totally wouldn't mind weekend parties, but every day is a little much). Then came the clincher; our water got SHUT OFF!!! Apparently the landlord wasn't paying the water bill and the city shut it off. We also got a few notices on the door stating the building was in foreclosure. Getting a hold of anyone in the office was always a complete joke. I recommend if you're looking at a place and Maple Leaf manages it, RUN!!! read more

Rented a 2br house from them and honestly after 3 months I found problems with the house that should have been fixed years before. Mold constantly grew in the bathrooms, water never worked properly. Windows would cause huge drafts of cold air in the winter...the list could go on. The worst part about their "management" of the property was that when there were problems and I would file a work order, it would either be ignored, or if I sent out repeat work orders I would relieve rude responses back and even more delayed fixing of the problems. Never got my security deposit back for reasons unknown to me and when I tried reaching them months after moving out, they would continue to ignore me. This is the biggest joke I have ever had to deal with when it comes to property management. You would think that if you were trying to keep their tenants around, they would actually be around when they are needed. To start, they mentioned our apartment was clean and ready to move in. So, I got movers scheduled for the big day, and when I showed up, the maintenance team was running around trying to get the carpets clean, and clean up after their projects. So my movers were pilling everything in the kitchen to wait for the carpets to dry. A few months later, we got our water SHUT OFF (a utility that the Management company takes care of). But to top off everything, the neighbors are the worst with noise issues (Pounding techno music, video games, a loud macaw!) and finally after 7 ATTEMPTS they finally "allegidelly" made contact with the tenant to shut the hell up! STILL to this day, nothing has been done. Then there are the pets. In our lease it states that no pets are welcome. And my roommate is very allergic. There were 2 new tenants that moved it. Along with their 3 dogs, 2 cats and a rat. And when brought to the prop managers attention, they told us that some things in the lease are able to be questioned. Taylor is the most unprofessional and deceitful person I have ever met. From the start of moving in, we consistently had no heat through most of the winter, water would be shut off without our notice, hot water would go out for days, and maintenance requests would be left unresponded to for months. The maintenance of the building is deplorable. The maintenance lied directly to the inspection officer promising to clean the vents, which never happened. I scooped a full mixing bowl of filth out of the vents in the apartment that had no doubt built for decades. After noticing homeless people entering the building due to a lack of security, Taylor believed that boarding the backdoor with a piece of plywood and locking it from the outside at night was sufficient. This is an extreme fire hazard as it only allows one front entrance and one stairway for escape at night. The lock system she installed never worked and required us to lock it behind us, rather than autolock. It was far from sufficient. When I finally moved out, Taylor claimed that I had stolen blinds and charged me for 5 sets at $82 a piece, when there had only ever been 3 sets in the apartment ever. We finally received the first check of $195 far beyond the 30 day requirement, and only when we threatened with Small Claims Court and our attorney did she finally send us an additional check of $304. Taylor is a liar. She claimed once in an email that she mailed the additional check on Oct 28th, then again claimed she mailed it on Friday the 13th. However, from the time stamp on the mail we know she did not mail it until Wednesday the 18th, 2 hours AFTER she had texted us asking if we had "received" it yet. Taylor was completely unresponsive to her registered agents in Cedar City, and is consistently not being held liable for her unprofessional and neglectful actions to tenants. She will ignore your calls, texts, and emails purposefully while replying to other tenants. She picks and chooses what she wants to deal with, and if you are inconvenience to her time or budget, you will be ignored and left behind. If you don't believe me, keep reading google reviews, yelp reviews, and look at BBB. Everyone has the same experience. All of this reflects Taylor's mismanagement and incompetency. read more

This was the worst experience I have had as a renter in 9 years. To be clear and fair, I want to state that I am writing about an experience 2 years ago. I didn't know about yelp at the time, but I had such a bad experience I think it's worth mentioning still. I found what seemed to be a good deal on a small apartment. When I went to see it, it was a mess. We can ignore the numerous flaws that you can come to expect when renting a cheap apartment, such as awful cabinets that were falling apart, crooked fixtures, an oven/stove so old it had push buttons instead of dials and looked like a toy. I can agree that you get what you pay for. But besides those things, the apartment was filthy. One wall was painted (unevenly) dark red. There was dirt and garbage everywhere, and some of the electrical outlets were missing covers. The woman who was showing the apartment told me that it would all be cleaned by the date I told her I needed to move. Okay. No big deal. I went to the apartment one or two days before moving, when she gave me the keys, to check it out and plan for moving. It had not been touched. I called her, and she said she would send the woman out "again." When moving day came around, it still had not been touched. The place was still exactly as filthy as it had been when I saw it. I ended up cleaning it myself. There was a crunchy old corn husk between the oven and cabinet... dirt and food in the cabinets, grease on everything, and a disgusting, grey, used q-tip in the mirror in the bathroom. I'm sorry, your cleaning lady came twice and missed all of those things? Right. So after cleaning the apartment myself, removing at least 20 nails from the walls, and painting it using my own money (I was informed after signing the lease that they do not paint the walls) to cover the horrible, uneven red paint, I finally was able to relax. Right? Wrong. I found black mold under the sink, and the maintenance guys came out and painted over it with white paint. Nice fix. The electrical outlets still didn't have covers after I moved in, so they brought me those and just let me put them on myself. Thanks. Then this woman moved in next door to me with THREE medium/large size dogs (these are tiny one bedroom apartments). My apartment was on the bottom floor, in the corner. The woman steadily amassed a collection of garbage (including a dog-crap covered kitchen spatula which she would leave on top of the improvised wall), and used it to blockade the walkway on the other side of her door, "so her dogs wouldn't escape." Fire hazard? No one cared until I was moving out and the woman was bringing someone else to look at the apartment. Aside from this woman's dogs, many other tenants had dogs. Dogs which they would take out and let them pee and crap anywhere they wanted and not clean it up. So walking in the parking lot was like a little doggie mine field. If you didn't watch it, you would step in a steaming heap. In the winter months, they didn't shovel. The hill leading into the parking lot got taken care of, but only because the business in front of the apartment building took care of it. When my lease was up, at 6 of the longest months ever, of course I was moving out. The same woman I had been dealing with this whole time decided that it was time to show my apartment before I moved out. While this has never happened to me in any other apartment, I do understand that it is technically in the lease that the landlords are allowed to do it. It helps them not have apartments vacant. I get that. However, this woman gave me just a couple days notice, and when I told her I had prior plans and couldn't be there to let her in, she told me that she was legally allowed to come in whether or not I was there and that the appointment would not be changed. I would not wish this kind of experience on anyone. I strongly recommend that you find a different place to live and do not sign yourself into a contract forcing yourself to deal with these people for any amount of time. read more

I would be really careful before renting anything from this management company. A really scary tenant attacked my son in his apartment while living in one of the units they managed. And despite the manager saying to another reviewer, "I wish you would have told us sooner," they seem quite unresponsive to tenant repair requests. My son was without hot water for over a month. read more

This is the worst place I've ever rented from, if I could give them less than one star I would. I wouldn't recommend renting from maple leaf property management at all. The apartment fell apart after 3 months the construction that went on for the whole year I lived there was shaking the building there were bugs in my apartment, they were not helpful with anything.. they were rude, I had people come in my apartment unannounced, and there's a lot more I can write a book me an about 10 other tentants wanted to break our lease early and they wouldn't allow it. read more

Taylor is the worst property manager I have ever dealt with in my life. She is rude and unresponsive. Getting a resolution on anything while we were living there was nearly impossible. They never answer the phone. We first moved in with the entire property covered in glass that they all but reused to remove until I threatened withholding rent as per Utah law, I do not have to pay rent if the house is uninhabitable. Where did all of this glass come from to begin with? I assume yet another tenant they angered. Now it has been more than 30 days since moving out without receiving our deposit back and no response to our inquiries about this. They immediately responded and mailed a check once I complained to the Better Business Bureau. Now we have to dispute the double charging of water bills. Avoid this company at all costs!!! read more

I don't usually write reviews but I am so impressed with Maple Leaf. Their property manager, Taylor has gone over and beyond to make sure my family is taken care of. No matter what time I text or call her, she responds in an extremely timely manner. If there is an issue with my apartment and it is not able to be fixed immediately, Taylor makes sure that my family is comfortable and all of our needs are met until the maintenance issue is resolved. She is knowledge and sharp. read more

I would probably rate these guys 4/5 but I'm giving them a full five to balance out the two other reviews from unhappy tenants from what appears to be the same apartment. These guys aren't the perfect landlords but they are a small company that does the best they can. Their office manager position does seem to have a high turnover rate so building a good relationship with the office can be tricky. Luckily one of the owners ( Karl or Carl) is pretty hands on and routinely around their properties. I rented a very small one bedroom from them and when I needed to move to a larger property they allowed me out of my lease one month early AND just transferred my previous pet and regular deposits to my new lease which was awesome. They reply to maintenance requests in a timely manner and emergencies ASAP. They try to keep their properties kept up. As far as noise etc in my opinion that's just part of apartment life. Noise etc is relative and it is something pretty hard for a rental agency to adequately enforce. To Mapleleafs credit they do have a set policy plainly laid out on the tenant portion of their website so at least expectations are set even if they are hard to enforce. But MLM has hired a new office manager with years of service, a genuine concern for tenants and an incredibly competent nature! If I could rate them lower than 1 star I absolutely would. Hands down the WORST renting experience I have ever had. From day one it was a joke. The agent showed up late wearing a tank top, shorts, and flip flops. We rushed into signing the lease and soon found out from the neighbors that the previous tenants complained about mold. After speaking with the property manager about this she said we were responsible for paying for the inspection (which we did) and sure enough there was black mold in the house! Throughout our tenure at the house we had problem after problem with the property and it could take up to two weeks for them to send someone out to even look at the issue. I took care of the yard and left it looking 100 times better than it did when we moved in. We we decided to move out we cleaned the place top to bottom and STILL we told a cleaning company would have to come through. And the cherry on top of this whole atrocity that is Maple Leaf Management: we are still waiting for our security deposit back. Utah code states the landlord has 30 days to return a security deposit once the tenants have moved out. It's now been 43 days and we cannot even get in contact with the company. STAY AWAY FROM THESE CROOKS AT ALL COSTS! read more

This is the worst experience I have had as a renter in 15 years. I did a 1 year lease and moved out 3 months ago. When I moved in the house was disgusting. Cleaners had to come out 3 separate times and still did a horrible job. I had to clean the entire house. There was tons of trash in the house on move in day (lawn mower, shovels, piles of garbage and dirt) broken shelving, cabinets falling off in 2 days, and the entire backyard was covered in trash, broken glass, and appliances. The yard was covered in snow for the first 2 months so it wasn't seen until month 3. There was NOTHING done about it. The doors were broken so anyone could have broken in. Their 'maintenance' people have no idea what they are doing. They barely speak English and did not understand requests. They 'repaired' things with random objects and poor fitting parts resulting in flooding, electrical problems, sewage coming out of faucets, and damage due to leaks. No heat in the winter, no a/c when it was 100 degrees, and no power for days. They tried to fix the swamp cooler with a metal for sale sign!! I ended up fixing most of the issues myself. The poor excuse for a manager Taylor is the worst. You can never get a hold of her and she has the worst attitude. She lies and doesn't follow through. After hiring a professional cleaning service upon move out I never heard back about my refundable deposit. They also somehow got the gas company to extend my termination for 2 weeks, so I paid for services I didn't even use. DO NOT rent from them. You would be better off hitting your head against a brick wall. read more
