My experience with Pyramid Properties LLC at their West Valley townhome location was a complete nightmare from start to finish. 26 Days Without A/C in 100°+ Heat: We moved in on June 14, 2026, and the A/C went out immediately. Despite countless phone calls, emails, and texts to Rebeca, Zach, and Eddie, we were met with nothing but false hopes and lies. It wasn't until July 9--26 days later--that a new unit was finally installed. Even after that, the system never worked right and only cooled half the house, which management deemed "satisfactory." Empty Promises & Missing Amenities: Upon move-in, we were promised pool and fitness center keys that never materialized. We sent Eddie (the director) a detailed list of other necessary repairs on July 7, along with another request for the pool keys. He responded that they would "get right on it." None of the maintenance items were ever fixed or attempted, and you guessed it--we never got the pool keys. Outrageous & Illegal Charges: We finally moved out on July 31, but the nightmare didn't end there. They slapped an illegal balance due of over $23,000 on my account. The entire place is run like a joke by a bunch of amateurs. Save yourself the stress and look elsewhere. If you are looking for a reliable, professional property management team that actually follows through on what they say, PMI is the way to go. Dusty Lambert

Another tenant's dog (a husky) bite her puncturing the skin In two places. My daughter sent pictures of the puncture wounds and complained to the owner of the management company (Tiffany Wright) and she has done NOTHING!! We are filing a police report. Both roommates of the dog owner have had to move out of the home because they feel unsafe. I have asked Tiffany for copies of their rental criteria repeatedly so that we can try to recoup some of the remaining 9 months rent that is owned, but she will not respond to my requests. Frankly, I also feel VERY uncomfortable renting the room to anyone knowing that Wasatch Front Property Management is protective a very viscous dog which would likely bite the new tenants. Front Range Property Management decisions about the dog and lack of response on their rental criteria make the rooms unrentable and now both my daughter and the other young lady that were forced to move out are stuck paying double rent for 3/4's of a 12 month lease. Tiffany Wright and Wasatch Front Property Management should be ashamed of themselves. To put tenants in a known unsafe environment is unconscionable and they should be held liable. The keep saying the lease allows what they are doing but that is not accurate. There is what is called a constructive eviction to fix the problem instantly. This company and Tiffany need to DO THEIR JOB and protect their tenants!!!

The only problem I saw was that this property was not move in ready, specifically in terms of cleanliness and maintenance. Should I go into the cleanliness issue in detail? No. The bottom line was I spent 8 hours or so doing my own cleaning, which I did get a rent reduction for. The maintenance issues were numerous, and some a little dangerous. Here's a few just to give you a flavor: *Carpet pulling off the basement stairs - Long nails sticking through towards back of stairs *Shower curtain rod support breaks off at first curtain hanging *House not Internet ready, as described *Crumbling hole in closet wall *Windows blinds fall off the wall at first use The reason I'm happy with them overall is that their only gap is in physically prepping the rental before move-in day. This could be avoided with just a really good look at the property a week before move-in; they will stand accountable for getting things taken care of.

Nestwell ultimately charged us $585 for tenant responsibility, including: Removing an porch bench (there when we move in) - $15 Replacing a "broken" (not broken?) doorbell and removing hooks - $85 Swapping an incorrect privacy lock - $65 Removing carpet remnants (this carpet was apart of the unit?) and tacks from the stairs - $50 Replacing broken bedroom blinds (Also not broken??) $105 Repairing a damaged window screen - $60 Removing adhesive hooks and tape - $30 Disposing of trash/debris (there was no trash??) $40 Blowing debris from the garage (?... we swept when we left) - $40 Vacuuming HVAC duct (Also cleaned when we left) - $60 Replacing burned-out light bulbs - $35 My disappointment is with the move-out inspection process itself. It felt like our disputes were dismissed without supporting photos or documentation explaining why certain items were determined to be tenant responsibility. A more transparent process, with detailed move-in and move-out photos and evidence supporting disputed charges would go a long way toward building trust with tenants. I hope Nestwell continues to improve the transparency and fairness of its move-out inspections.

So, my wish to you all is that your prior auth's for healthcare take forever, you don't receive the care you need, and you can feel how we feel for a while! I don't wish harm against anyone, but rather would like you to "sit in my shoes for 7 weeks. We are on 7 weeks without AC!!!! DO NOT RENT FEOM THIS Management COMPANY! THEY ARE ALL SOCIOPATHS WHO DO KOT CARE ABOUT ANYONE BUT THEMSELVES AND THE VENTURE CAPITALISTS THEY ARE TEYING TO PLEASE!!!!** Upon speaking/working/communicating with regional manager, Kayla Ballard, I have learned that she picks & chooses whom she will speak to/with in regards to their crAPartment (yes, CRAPARTMENTS is what they should be known as....). She does the same with questions when asked. She states she has zero obligation to answer any questions she does not feel like. Such as the hard questions, asking for a concrete answer. She states she is not obligated to tell the truth when asked. She is allowed to deflect. The employees of AMC operate on a pedestal. One of extreme privilege. The epitome of "privilege"... There is a clear pyramid of delineation and you are treated as less than equal to the employees. Our building has been without AC for 5 weeks without an end in sight. When inquiring about repairs with Daniela, then Emily, who directed me to district manager, Kayla. She stated "if you want answers, you have to get an attorney to find out, because without legal counsel, you are not owed any explanation". I haven't ever dealt with anyone that states they don't have to be accountable for what they tell their tenants... Do not expect truths to be told. Do not expect answers. Please beware of ANY complex owned and operated by these vulture venture capitalists. In the dead of summer with perimenopause and an autoimmune disease where my body can't regulate heat in the same capacity puts me at extreme risk of passing out, hypotension, and hyperthermia. Knowing that our AC unit is not from this century, I know the part needed is not made anymore. When utilizing critical thinking skills-- it doesn't take a genius to connect the dots. When trying to assess if the jury-rigged (as in the 18th century term) part will last, I asked what guarantees are in place that it has to work. Kayla said there are no guarantees and you are not owed an answer in any capacity. Please stay away from any CRAPARTMENT from these conglomerate monsters. Only God can judge the AMC family!
