They are the worst HOA. They unjustly fine homeowners. Their attorneys send bills with explaining the fine or amount due and when you dispute it they continue to assess fees. I have been a homeowner in this community for 4 years, and my experience with the HOA has been extremely disappointing. They never answer the phone or respond to emails, and despite their posted office hours, they are never in the office. I've left multiple voicemails over the years and never received a single call back. In fact, in all the time I've lived here, I have never once spoken to a person from the HOA on the phone. Maredith Management took over our HOA a few months ago. When I went to the portal to make my payment, I saw that instead of owing for the current month, I had a balance for four months. I submitted a ticket and it was denied, despite me having proof from my bank that all past payments have been paid to the previous company. It doesn't help that you can not speak to any one on the phone, you can only leave a message or send an email. This is ridiculous! In my area , trash cans are left on sidewalks for day on in, people throwing their unwanted items on the grounds,and my main concern is the guest parking spaces. There is on family in my area that has four vehicles, two that are allow by the association and two guest spaces. There is also a family with their two spaces and then occupy a guest space area with his working vehicle. Because I have one vehicle and an empty space, other residents company thinks it is okay to use my space. This is so unacceptable. No one is adhering to the rules and regulation set forth by management. I have lived in this area for 20 years and this is the worst I have seem this area since living here. They do not adhere to the rules and regulations they have put into place. They do not maintain all the common areas in the Carrington Townhome Community. They have insisted over the past 16 years that a walkway between homes is not common area and that it is private property and the homeowners aren responsible for the maintenance of the area. The walkway sits between the backyards (between the property lines). The area is constantly blocking us from accessing our yards to move trash bins around. We've cleaned this area a few times so we can gain access to our yards but the trash, brush, and fallen tree limbs block the walkway and it's a hazard. As they continue to go up on the fees but refuse to maintain all the common areas and they are very slow to respond to messages. read more

It's always a hassle to log in to their website because it doesn't work with apple saved passwords so each month it's a complete pain in the ass to make payments. I have requested a large mature tree removal since last year. The tree is three times the height of the townhome and the diameter of the tree base is over taking the sidewalk to rise for an uneven area to walk to the mailbox. The tree limbs and leaves are a constant financial burden to the my budget for cleaning of gutters and downspouts. Parks and Planning has educational information on their site of when to remove mature trees in specific areas. The rule of thumb for a tree is roots are three times the length of tree below ground. This is an accident waiting to happen to the water and sewage that could impact not only my home but the adjoining townhouses if the water and/or sewage line is broken from tree roots. This matter needs to be escalated from elected board members in a community, certified property managers at Meredith to the state of Maryland overseeing HOAs and property management companies since no one is reacting to this issue in Acton Village. read more

This is the worst company to deal with. This HOA company is garbage. I never work with a company worse than this. This company gets control of a community milk them of their HOA fees and the most that they were do is send out a landscaping to keep that community looking good. But as soon as you have a problem they are quick to push it on the owner, the city or town. i had a situation at my property. I had water coming from under my town house near the foundation. I e-mail the HOA company for assistance. I told them I had two plumbing companies come out and they said that there were no leaks coming from my property. I was looking for assistance from the HOA to help find where the water were coming from. They were quick to push the responsibility on the owners and the Town of Indian Head. One of the head guys that work for the town of Indian Head came out the same day that I sent the e-mail out to HOA to see about the problem. This garbage HOA did not do anything. They could at least send out letters to the surrounding houses to check their water. They did nothing. The head guy at the town of Indian Head had to go back and forth with the community manager at this HOA. Obviously this HOA company doesnt know what their doing. Which explains their 1.9 star review on yelp and their D- grade with the Better Business Bureau. read more

After being a resident of Marlborough Towne for 15 years, this HOA has gotten beyond worse. I receive weekly emails from (support@maredithmgmt.ccsend.com) about forthcoming meetings, MOUs, Town Announcements, and lighting. I've sent 2 emails to the above email address asking that the streetlights on our street be replaced. I'm aware that the weekly emails that come out states (The Board is recommending that all homeowners install motion detected flood lighting to illuminate your home and to assist with lighting the street where possible. This will also assist in deterring crime. Please limit crime opportunities by locking your vehicle doors and DO NOT leave valuables out on display). I annually pay these HIGH HOA fees and bothered that no one can replace the streetlights. Talking about not feeling safe. Yes, I do have a porch light that stays on when it's dark, but it would be helpful to have the streetlights relaced to make tenants, or I will say make me feel safer. When you get return emails, the 1st being August 7, 2025, and the 2nd September 2, 2025 that reads (Thank you for contacting Maredith Management. We are in receipt of your request and will respond to you within 2 business days at the very latest) and you hear and see that nothing has been done, I question, why am I paying these fees? I guess because if I don't then I will be fined. To the tenants that may be reading this, all I can say is stay as safe as possible because Maredith Management could care less about the tenants. read more

I submitted a request to remove my deck and replace it with a walkway on Dec 22, 2024. I was told it would take UP to 60 days for approval. I still have not received approval and Maredith Management will not return my phone calls. If anybody knows who is on the HOA board for Huntington or Sentry Woods, please let know. read more

I'm finally done with them!I sold the property that they were the HOA company for. I'm so glad that I never have to deal with such a sloppy messy situation again. After requesting a refund for overpayment, I got a response telling me that they didn't want to get involved in any negotiation between the buyer and seller. I was like WTH!?! That's hilarious. This was not a negotiation between buyer/seller. This is a request for refund of payment made directly to your company. You are unorganized and poorly managed. But this finally concludes a bad experience and relationship with your management company! As a firm who has the responsibility for communicating the collection of HOA funds they don't ensure notices are received. They don't have friendly customer service. Nor any method to ensure the reception of notices sent out. The first notice of debt I received was a collections notice because they used certified mailing by a separate agency. If you get the chance to choose between Maredith and another firm choose the other. This isn't even about the cost of fees. I can afford the fees. There is poor communication of fees. Digital emails of everything but a reminder to pay, but the primary goal is to collect funds. read more

This HOA is the worst because they claim they do their best to take care of the community but they do not. They just collect payments and no one knows what they do with the money. I bought a town home in Bryans Village in Bryans Roads, MD. I have emailed the HOA many times about how dark the community is at night which makes it not safe for everyone that lives in the community. The replied I received was that, it's not their responsibility to put more lights in the community. The county is responsible. They also said they were waiting for the community to be complete so they can elect members in the community as board members. It's so dark at night because there are barely any street lights in the neighborhood. This goes to show how much they do not care about the residents but ask for $900 annually and $75 a month. The only thing they do is cut the grass and that's it. Some people have put their homes on sale because of how bad this HOA company is. If I knew this in the beginning I wouldn't have bought my house in this community. read more

I live in the Dorchester Neighborhood and my HOA submitted my exterior alteration application to build a deck to the PDRB - which is managed by Maredith - over 2 months ago. After not receiving any updates over the course of that 2 months as to the status of my application, I called and left a voicemail, sent an email, AND submitted a message through the Maredith Management webpage to a Cindy to inquire about the status of my application and why it was taking so long to approve. Over a week passed with no response so I searched for reviews about Maredith Management - and came across several similar poor Yelp reviews of non-responses to voicemail, email, etc. Luckily Megan Smith had responded to some of those reviews and left her contact information so I contacted her regarding my issue and within a few days it was resolved. I would have given a 1 star review had it not been for Megan who was actually helpful and responsive. read more

Date of request for extension for hardship: 9/6/23 The original balance was on 9/6/23 was $384 when the request was submitted to Allison Caparotta for extension due to hardship of house catching on fire, moving back in with my kids after losing everything in the home, HIGH risk pregnancy and recently falling down the steps placed on bedrest, and other complications due to pregnancy. I since then told her that I would make small payments as time goes on which the balance went down to $224.50. As of 10/27/23 the balance is now at $159.50. I went through the complete paperwork request given to me from Allison so she could take it back to the HOA board for an extensions due to my hardship. The board approved it on 9/6/23 and have me until 12/15/23 to have it paid by the day without no penalty or late fee. I attached screenshots of them approving it and placing the approval notice on my account. The name of the Association: Carrington Townhouse Homeowner's Assoc. Inc. through Maredith Management HOA. The nature of the dispute: The HOA board without reasoning approved the request on 9/6/23 and then on 10/27 sent an email saying the went back and DENIED it but won't state the reason. It has been 51 days and they allow the account to stay in payment plan status with fee waiver and no contact from attorney. They have avoided all my emails, calls, and messages sent through the portal asking why did they do that after I went through the proper paperwork with Allison Caporatta online. She is the only POC that can submit to the board and get the request and then contact us and attach approval notice to our account which she did. She won't explain why they took it back and I want them to honor the request especially since I have made small payments. The made a commitment and took it away and after speaking with many of neighbors, I'm not the only person this has happened too. It's not right. I need them to honor the extension til 12/15. read more

I have lived in Huntington Circle for three years, and, at first it was fine. Unfortunately, I am sad to say, I have become very disenchanted. The roads and sidewalks are in sad shape, the back trails are overgrown and no longer cared for, and the mosquito situation is horrible. My son has gotten up to 15 mosquito bites within 20 minutes of being outside. The trash in the park area is horrible (shopping carts and lawn chairs in lake, bottle caps at playground). The playground near the pool has been vandalized for a while now. The pool is nice, but the hours to get a pool pass are difficult. I am strongly concerned about where the HOA fees go. read more

On March 23, 2022, I telephoned Maredith Management and was greeted by a pleasant young man named Peter. I explained the dilemma re: a property matter. Initially, he proposed some ideas my husband and I could pursue but did not stop there but offered to follow with a few strategies himself upon his management's approval. On yesterday, Tues. 4/12/22, I am pleased to report that the matter was resolved. It spared us from possibly getting into a dispute with an unfamiliar neighbor. They handled everything perfectly and their voting platform reduced tensions and encouraged participation by more than 80% of the homeowners eligible to vote. The first issue I have is you're directed to call a number, thats just a answering machine. It's very disheartening to clients who need assistance. My association was transferred to this company and the experience has been terrible ever since. They immediately get a lawyers office on you if there is any past balance. Like I mentioned before they dont answer the phone and don't plan on ever answering if you listen to the message. When you call it says email us. I wanted to give a compliment to Shelley B. She was very polite in taking my complaint. I am a Huntington Neighborhood resident and I frequently walk my dog in the neighborhood and around the St. Charles lake. One of the trails that connects Huntington circle to the lake is littered with 5 broken bicycles and a vacuum cleaner. I pay dues and when you see the trails with trash and junk along them it makes you feel as if your dues are not being used properly. I will reserve a higher star rating until I see how quickly the junk is removed. I wanted to follow up on my recent review from December 20th. My issue with the broken bicycles that were littering the trail in Huntington Circle has been resolved. A discussion that involves active listening can uncover the driving force behind a problem, and together, the parties involved can clear up the problem or come to a mutual agreement. Unfortunately, Maredith Management, LLC is not capable of doing that. I have tried to be a part of the solution, not a part of the problem. I have just moved to this property, no parking passes given or even suggested, my Nursing student daughter's car was told during them striping the parking lot, they put a sign as you enter the housing community, but no other notice, and who knows when it was put up. Long story short my daughter's car was towed within 8-9 days of living here, $280. to retrieve her car, and was told I could submit for a refund. We were denied.....reason being "The Board felt that the previous owners should have told us about the parking" why would they, I've never met them, I worked strictly with my agent. Why wouldn't the HOA provide the rules of their HOA? Moving is already stressful, moving here, they also have me a violation, before I moved in. How can an HOA cite you for having a violation, but can't give you the rules first? This place is a nightmare. If I could sell my house to get away from the management company I would. My concern is that I have paid my assessment on time but somehow or another they have misplaced it. However I have bank statements that show when and how much they were paid. I think it is RIDICULOUS that Maredith Management through Mutual of Omaha charges a $14.95 FEE anytime you'd like to make a credit card payment to pay your dues. It is highway robbery! There are other associations to which I belong that manage to allow online payments for FREE! I submitted my HOA payment plan agreement to break out my payments for 2018. Paid them using money orders since they don't take personal checks or cash as outlined on time and everything was good. Mind you I physically brought the payments to them in Laplata. Months later I get a notice taped to my front door saying we didn't pay them in full and that they got a lawyer and want me to pay an additional $400+ to cover feed owed and the legal fees. For what we pay in HOA fees in Fairway Village(We pay two different HOA's because we live in the townhomes), and with all of the notification we had of this snowstorm, you'd think our community would be cleared out better. We've had a plow come through ONCE...it cleared one lane thru, but the rest is still covered in a foot or more of snow. When you call, you're told that the plow has been through. I have a billing issue. I called and left a message with billing followed by an email. The next day I got a call back and missed it BY SECONDS. I immediately called back, no answer. I emailed again, and again over the next several days AND left voice messages. NO RESPONSE EVEN AFTER I emailed letter her know that I am ***UNABLE TO PAY MY HOA FEES UNTIL I GET A RESPONSE*** I do not like doing business by email, but even that hasn't gotten me a response. Please do not respond to me saying to call or email. I have never had a person actually pick up the phone when I call in. This is no way to do business. I have been waiting over a month for refund from a community center rental and no one can seem to help resolve the issue of where my refund is!
