This review has been written 6 months after our deposit was partially returned--still waiting. 1) Mrs Huseman will charm you in the beginning and then drop off the planet to leave her son, Mr Huseman to handle all aspects of the business but is usually in landlord court. You will be stuck with their secretary. 2) All communication will be done via email. Good luck with a phone call. Keep all emails, they might be useful. Almost all maintenance requests will be denied. 3) We were charged in excess of $300 to have repairs done to paint throughout the house we rented. We submitted a cd with pictures of the house, a letter specially regarding the condition of the house and that we would not pay for paint damage and our move in checklist. All were disregarded in terms of the paint. 4) We were not afforded a final walkthrough, which is 100% illegal according to the Maryland Code and they forfeit any and all portions of our deposit even if we trashed the place. They claimed that because we moved out of state there couldn't be one. They still have to offer. We can't go to small claims because we are in another state. Gotcha! 5) Request, rather demand a copy of the lease ahead of time. It's shady. Unless you absolutely need a place, look for another property management company. 6) Filed a Better Business Bureau complaint and they refused to answer claiming they just got the notice. I've had to call and notify them to pick up certified letters because they sat in their PO Box for several days. 7) These people are crooks and operate at their own discretion. I used Huseman as a property owner for the better part of 13 years and can't say enough great things about them. As an owner, they are full service and take care of all the maintenance issues. When we finally decided to sell, they were experts, helping with some of the major upgrades needed and helping sell the property quickly. It was a pleasure doing business with Huseman. Haven't really had many issues with our rental that I couldn't take care of my own. I like to fix stuff on my own if I can, so I don't call for every nit picky thing. The couple of times I've needed Huseman to address anything they were responsive. I disagree with the previous review which says that Huseman does nothing to the property in-between tenants. Our house was in immaculate condition when we moved in. It was not very clean when we first viewed the property while the previous tenants were still living there, so I was surprised at how clean it was on our arrival. The cleaners were actually just finishing up on the house when we arrived to start moving our stuff in, and it was cleaned from top to bottom, including inside the refrigerator, oven and microwave. If I could give zero stars I would. My husband and I contacted them multiple times about multiple properties and they never contacted us back. When we finally got someone to answer the phone she told us that if we weren't patient enough to wait for someone to contact us about the properties then we can just speak to another realtor. At that point it had been 2 weeks and no one had contacted us back. It has now been a month. If I was an owner I would be so mad. read more

I have rented from Huseman Property Management since 2013. When I moved in, there was no walk through. All I received was a form to fill out and return by 5pm the following day. They seem to be pretty good for about a year. Afterwards when big ticket items such as the AC Unit, there was no water board in the bathroom, which caused mildew then that's when the issues came about. If I did not pay my rent by the 5th, a notice was put on my door on several occasions, but when something needed to be fixed, I received the runarounds. To add insult to injury, I received a notice that the property was being sold and I had to move by the end of June 2020. Since I have been residing there for almost 8 years, I inquired about purchasing the home, which I did not receive a response. Furthermore, I asked to be there when a walk-out was performed. I was told they had many properties to walk through and they would get back to me, which that did not happen. Subsequently, two months later, I received which I thought was my full security deposit, it was not. I immediately contacted the office about my concerns and eventually had to take them to court. Everytime a court date was provided, Scott came up with an excuse as to why he could not make that court date. It has almost been a year and I am still fighting for my deposit. I have pictures, videos, and emails to back up my case. To this date, he is still trying to make excuses not to attend court. The funny this is, since they owe me money, all I get is excuses, but if I owed them money, my credit would be jeporadized and I will be taken to court by them. I appreciate how they look after my property, give me heads up when expenses may be headed my way, protect my interest by getting good Tenants - and managing risks when they may not be. Hiring Huseman to manage my rental property is the best decision I ever made. I tried to do it myself and failed miserably ($). For the last several years, Huseman has kept my property rented and maintained. Before hiring Huseman, I compared their rates to other property management companies and Huseman did not charge me the miscellaneous fees that I saw charged by the competitors. I like them so much I referred them to my neighbor who have been using Huseman services for the last five years. When this company recommends that I make any home improvements, I do so because we want satisfied renters. read more

**RENTERS BEWARE!!!** Probably one of the rudest realtors I have ever had to deal with!! Being a military family and being use to moving and with very little notice, you have to be able to deal with a lot of different people. Moving is difficult and stressful enough on it's own, add rude and unpleasant people to the mix and that just makes it even worse! I left a message with this company with interest in 5 properties they had listed on their website. I will at least give them the points for calling me back within 24 hours, however, the attitude within 1 minute of the conversation with a woman who claimed to be the owner Mrs. Huseman was just my boiling point. When I told her I had questions on the properties she cut me off and asked me if I was looking in the right time frame of my move. I told her I just wanted to know a little more about the houses and if they were still available. What she didn't give me time to explain was that if my husband and I find a house before we move we are willing to lease the house out now in order to insure we have a house to move into as soon as we arrive in Waldorf, MD and we are looking to buy in the next year. Needless to say this woman ruined her chances for the commission she would have made off of our rental lease and home purchase in the future!! She laughed at me as if she had better things to do and when I asked to speak to someone else she began yelling at me. I just ended up yelling "thank you have a great day" and hanging up on her. I was disgusted and if she truly is the owner of this company, as she was claiming, I am completely boggled as to how this company has managed to stay in business since 1983 (which is what they claim on their website) with that type of customer service!! read more

DON'T RENT FROM THEM!!! Awful to work with. They expect you to agree to accept the property "as-is" on the APPLICATION even though the property is still in the previous tenant's possession. Oh and by the way, Huseman Property Managemnt does nothing to the property in between tenants so you better hope the previous tenant leaves the house in good condition for you since you've already agreed to accept it "as-is." You'd have to be crazy to sign a lease with them as the management company. read more

The above post Brandi E is pretty spot on. I am also a military member and can relate to her. We have leased thru Huseman's for over a year now and i have mixed feelings. We have had issues with repair in our house over the last year, and for the most part they have been helpful, but their biggest down fall is attitude and customer service. Simply, they don't have it. Anytime i call for anything i get the impression of "what do u want now...?" Husemans is a family owned and operated biz and Scott seems to be the only one with a decent attitude. The women are hard to deal with. We have had landscaper's show up to our house and dump a pile of rocks on our back patio with no notification. I get a call from my wife and she says "there's people in the backyard...." Would have appreciated a heads up. Further, they didn't spread them on the pathway, they just left. Huseman PM told me there wasn't enough money to finish the job, i in turn spread the gravel myself after it sat for over a month. In the process of moving from the house they schedule Realtors to come show my house without notifying me first. In more than one occasion i had people just show up "ready to see the house," forcing my wife and I to quickly clean up. When going thru the process to get a pet we asked the question, and it took 4 days to get a reply. (I'm pretty sure it's a quick phone call to the homeowner....?) And when i email them, a response to know that they at least got it would be much appreciated, but is not probable with them. I feel like they have potential to be a better company if they could change their attitude, customer service, but i feel like for a small biz they have bit off more than they can handle. When i called in a broken washing machine, i was told "well i have 5 other properties that have broken washers too." OK...WELL My washer is still broke. I don't care how many others have broken washers. If you don't have enough people to handle 5 work orders at a time, then maybe you have bit off more than you can handle. This review has been kind of all over i know, but to finish is all honesty. If you have found THEE house but it's thru Huseman's, i would go ahead and rent it, but just be prepared to deal with grumpy people and poor customer service. They aren't so bad that i would never rent from them again should i find the perfect place. If you have zero tolerance for rude, poor CS, just do yourself a favor and don't rent from them. read more

This is very unprofessional, rude and lazy property management company. Rented in 2014 and Huseman failed to do a physical walk through; emailed me forms to complete and sign. Appliances were old and greasy. House had absolutley no ugrades to speak of. Huseman Refused to provide monthly rent receipts despite my many requests. Property was located in a decent area but property manager and/or owner did nothing to upkeep and/or upgrade. Basement flooded 7 months into 1 year lease. Owner took 3 months to repair basement mold and degradation, and property manager had the nerve to blame me for their failed sump pump. Paid my rent on time for entire duration of lease. Property manager became nasty and irate when it was time to move out. Threatened to sue 3 days after rent was due. Left home in decent move out condition, including carpet cleaning and hired housekeeping service, with no damage or disrepair. Husmean still retained my entire security deposit. Words do not express how awful these people are. Frankly, I think they are racist as well. Renter be ware. These people are as about as terrible as they can come. Avoid renting with any landlord that has hired these people to manage their property. All they do is collect rent, and do not lift a finger to do anything else. Absolutely horrific. read more

The worst ever property management....what a joke and just stealing the owners money. I was under time pressure to find a place to live is the only reason I ended up renting from this company. I really feel sorry for the homewoners who are not aware of how these folks are running their business. There was no walk thru, the place was disgusting when I moved in where I still have over 100 pictures and I was offered a 300 credit for all the cleaning I had to do myself. I will be forwarding this and all DOD military housing to be aware of this company and just how shady they are. I have since moved out with having done everything on the checklist and they said they kept 400 of my security deposit for a cleaning, if this is the case why is there a cleaning checklist in the lease which I completed and lucky for me have pictures to prove so I am giving them an opportunity to give me my money or I will be escalating this higher, I am done being nice. I have dealt with far too much already with their laziness from no walk thru to having to request for paint, not reading their e-mails to respond, no call backs, I am almost certain they did not correspond with owner on my requests just to re-charge owner for a new tenant. They need to be forced to be closed. As stated by others and I can't agree and relate to just how much they just are horrible. I would post all the pics on here but theres no where to do so...
