    My experience with Spot On Management Services has been extremely disappointing, especially due to…read morethe unprofessional behavior I encountered while trying to resolve a simple visitor parking permit issue. After losing my permit during the aftermath of a car accident, I requested a waiver that is clearly allowed under the HOA's governing documents. I was initially told that "no waivers exist," which was incorrect. Only after I pointed out the written policy did management acknowledge the waiver option--then denied my request anyway and raised the fee from $50 to $100 without any written justification. I was also asked multiple times to resend the same insurance documentation, even after confirming they had already received it. When I asked for clarification about the requirement that paperwork be submitted "immediately," the Board offered nothing more than a dictionary definition. There is no defined standard in the governing documents, yet this ambiguous term was used to deny the waiver. In addition to this incident, I've experienced dismissive and unprofessional interactions that made the entire process more difficult than necessary. Homeowners deserve consistency, transparency, and respect--none of which I received here. I cannot recommend Spot On Management Services based on my experience.

I found that. The application process was seamless. I was approved quickly and the transition was smooth. I had my keys and access to the unit quickly. The last few years have been amazing. Whenever anything was broken and we submitted a maintenance request, it was addressed quickly. Nothing remained broken for long. John even came over and replaced the batteries on the smoke detector when I couldn't figure out which one was low and the beeping wouldn't stop. Our microwave broke and I messaged John and it was replaced within a few days. In my experience Scout Properties is a great property management company. They are reliable, responsive, nice human beings. It was a pleasure to have our home manager by this company. John's the best!

    When we first started with Scout Properties, things were great. Our first manager, Nick, was…read moreprofessional and easy to reach. But after Victor took over, everything went downhill fast. I'm not sure Victor ever really knew who we were and I can't be sure he ever visited the apartment before things really went to crap. He completely missed a major toilet leak--even after the tenant moved out--which left us with a cumulative $5,773.14 water bill. Then Scout didn't handle the tenant's voucher renewal properly, with no warning to us, which made the tenant move out early and cost us rental income. Even worse, we've now been stuck for several months without a tenant and have had to cover all the turnover costs ourselves. Despite that, Scout still charged their full management fees while barely responding to us. All of a sudden, Scout dropped us as clients (including our neighbors who were clients also), kept the fees, and stopped returning calls. Our next‑door neighbors had the same experience -- and told us their tenant was even offered an apartment at another property managed by Scout. Everything started fine but turned into one expensive, stressful mess. Don't hire Scout Properties unless you want poor communication, big bills, and months of lost rent.

I am a…read moreHuntington Neighborhood resident and I frequently walk my dog in the neighborhood and around the St. Charles lake. One of the trails that connects Huntington circle to the lake is littered with 5 broken bicycles and a vacuum cleaner. I pay dues and when you see the trails with trash and junk along them it makes you feel as if your dues are not being used properly. I will reserve a higher star rating until I see how quickly the junk is removed. I wanted to follow up on my recent review from December 20th. My issue with the broken bicycles that were littering the trail in Huntington Circle has been resolved. I want to thank Shelley B. for contacting the landscaping crew and getting the job done!

Instead, I ended up contacting the police, only to learn that the vehicles were legally parked. Had that information been communicated to me earlier, it could have prevented unnecessary stress and conflict. What was most concerning was that after the police were involved, my neighbor came to my home and confronted me, leaving me feeling uncomfortable and unsupported. I also found it frustrating to learn that the HOA has very limited authority over parking issues in the community despite the significant annual HOA dues. My recommendation is that the HOA provide clearer communication about what falls within its authority and respond proactively to residents' concerns so they can make informed decisions before situations escalate. I'm unsure of what my $886 HOA fee actually covers.

    We rented a unit in Parkfairfax managed by this property management company and their "property…read moremanagement" was a disaster. I experienced constant flooding and sewage leaking from the kitchen sinks (yep, 2 sinks), giant sized insects invading our space, decaying floor boards from water damage, 3 years of uninterrupted mold and mildew, the need for a dehumidifier requiring 4 buckets of water to be dumped daily, and the last stray was a bathroom ceiling leaks flooding the unit requiring a 1 month stay in the hotel paid for by my insurance and I still had to pay the rent for my unit. During those 3 years, I suffered terribly from respiratory problems for the first time in my life. No empathy shown by the leasing agent or landlord for the major and myriad inconveniences. Upon returning to the unit in addition to the floor repairs they used substandard contractors to paint the walls. During my stay at the hotel (on my insurance's dime, mind you despite paying the full month's rent DURING it's renovation) I was not notified that the walls would be painted until AFTER the work was done, nor was my artwork removed from the walls prior to painting. The substandard painters merely painted around my artwork. Essentially their substandard painting contractors sealed the damage free adhesive to the walls with the paint making the artwork impossible to remove without damaging the wall. Moreover, the substandard contractors also painted over the back door sealing it shut. Upon move-out, the property management company wanted to penalize me for the damage caused by their own substandard painters shoddy work, since there're still holding on to my security deposit. Avoid renting through this "property management" company at all costs

I only have one or two emails exchange with them during annual renewal. I love it that way.

The man who showed me the apartment I was…read moreinterested in was very nice, but didn't know much about the property or me (he was waiting in a different unit than the one I wanted to see because he got mixed up). That would have been fine. But what really annoyed me was the application process. The management is not familiar with more modern ways to verify employment and income (such as third party service) and insisted on unredacted pay stubs - which is much less secure. The interaction as we went back and forth was rude and reminded me of scammers trying to get one to divulge information urgently (because so many people are interested in the apartment!) at the cost of better judgement. In trying to get more information from me they cited their "policies" but being unable to articulate why their policy insists on having the information I didn't want to share (like my pre-tax deductions) This conversation was not with some mid-level employee but what seemed to be the owner. I should hope he could articulate the reasoning behind his own policy! To me, this company clearly orients themselves to customer service of property owners, not renters. Which fair enough, but it doesn't mean I have to like it. To the reader/renter: Don't let these people bully you!

Prompt responses to emails, quick answers to phone calls, transparent updates throughout the process, and even reassurances to call you back if they are tied up at the moment (and they actually call back as soon as they can!) Since my roommates and I are all out of town at the moment, and unable to tour the property in person prior to signing the lease agreement, Hanna assured me that her assistant Johnny would send me a video tour the following day. And sure enough, the next day - Johnny had a detailed video tour of the home in my inbox. Any question I had about the property, Johnny was able to answer. We so look forward to working with Hanna and her team during the duration of our lease agreement. If the last week is any indication of how our experiences will be as Rent the District tenants, I very much look forward to staying at this property. Hanna and Johnny were both very friendly, and professional. I will recommend Rent the District to any of my friends who look to rent or have property management services in DC. Thank you again!
