Our warranty experience with the builder was disappointing. We submitted a warranty list based on a…read morelicensed home inspection. Some items were denied, including visible cracks in the fascia, with the explanation that the cracks did not go all the way through the board and the fascia was considered sound. Electrical panel items were initially discussed but later denied after a solar battery installation. We were informed that because work was being done on the electrical panel, the builder would not perform electrical warranty repairs and that this voided the electrical warranty. The warranty list was submitted on 11/17 and again on 11/19, and the denial was issued on 11/21, the same day the installation was observed by the builder's representative. Overall, the process did not meet our expectations, and we were disappointed with how warranty concerns were handled. UPDATE TO REPLY FROM OWNER: Thank you for your response. Our electrical panel is normally kept locked, so we are unclear when your representative accessed it to confirm that it was secure after solar company completed their work. The original list sent to Midland identified multiple concerns with the panel. Our licensed inspector documented that the panel does not appear properly secured, the dead front cover does not fit correctly, the lower left screw is not fully secured, the left breaker openings appear to contact the breakers, and the upper cover slots are bent. We request that these documented items be reviewed and corrected.

It's a moderate size one story place with 1,910 square feet and lots of windows, but that dark hallway remains in plain sight. Several neighbors in our development - Trilogy in Nipomo - had similar problems and installed a version of a skylight called "Solitube". Essentially, it's a mostly clear tube which directs the sun's rays and other outside light through the roof and attic to the ceiling of choice. We visited a nearby house to see how it improved their situation and decided to contact their provider, The Construction Company based in San Luis Obispo. A few days later, Nate examined our house, explained the process, gave us an estimate ($1,858) and scheduled the installation. When that day arrived, Nate was stuck with fixing his truck so his assistant, Isaac, came out to handle the job. Isaac reviewed everything, set up shop and methodically installed the Solatube. It took a little longer than advertised - 5 1/2 hours versus 4 hours - but Isaac explained exactly what needed to be done. Besides being friendly, reasonable guys, Nate and Isaac: - Were flexible with the calendar - Arrived on time - Explained what needed to be done before doing it - Spread covers on the floor and furniture in work areas - Completed the work with a minimum of fuss and delay - Charged a fair price One part of the Solatube is a nightlight which offers dim light at night. It didn't come on the first night and only for a while the 2nd night, so I called them and learned it's tied into out solar system and needs to "ramp up" before providing the full effect. Sure enough, it was fine the 3rd night. We'd recommend The Construction Company for Solatube installations. Check their website for other types of work they provide.

We set up a date, but when I needed to change it to this year... he was so a-ok with whatever I needed to do. Shaun is kind, knowledgeable, prompt, and flat out knows his stuff! An amazing individual! For the pictures below... I realize these "beach colors" are not for everyone, but I wanted you to see the ragging detail as well as the prepping detail. Just amazing! The last 10 days his crew have been prepping and painting the exterior of our home. When I wasn't happy with one of colors "I" chose... no one bat an eye. They just primed over it and repainted until I was happy. And when I changed from painting to rag painting the walls instead... I was stunned to realized how talented his crew was. They did a better job of ragging than I did some 19 years ago. LOL His crew spent so much time prepping my home for paint. They arrived early and one of them usually left after 6pm when he made sure the cleanup was complete. With the prepping, windows covered in plastic. Nested birdhouses removed a safe distance. Cams safely covered. Etc. They did so much more than even I would have (and I'm pretty picky!) This is just an example of the detailed care Shaun and his amazing crew did for my project: They had taken down one of my cams (and covered 2 others) prior to painting. The main wonderful person had taken photos of literally everything on/around our home, prior to starting my project. Then later yesterday, using those same pictures to guide him in putting things back. And look how he used his picture to aim one of my cams perfectly!! Two other cams got tweaked during covering them. But due to his pictures... he re-adjusted them all perfectly!! And he replaced my porch artwork perfectly! It's these little touches that I didn't realize would be important to me. Yet they touched me so much!! COMPETENT, friendly, helpful, thorough, efficient, TALENTED!!! I LOVE SHAUN AND HIS CREW.

I move to Cayucos 3 years ago and my house was newer than most so I thought I was in great shape when it came to home remodeling or repair... and not needing much of it. HA! Turns out, we needed to replace a few doors and windows because last year's storm tested the limits of waterproofing. Ever since I moved to Cayucos I have always seen General Contract O'Shea's signs up, his great exterior work, and his green truck all around at different home remodel sites, bathroom remodel, kitchen remodel, deck remodel, etc... You get the idea, he does a ton of work around town. So we call Shaun and ask him to take a look at the project. He is a very nice person, took time to explain what the process would look like, and then gave us a few contacts where we should go look at doors and windows. Fast forward 8 weeks after the door and window project was almost done we found wood rot... and a lot of it! Shaun and his team found deck dry rot, railing issues, unsafe areas, and found the reason that a lower window was having issues opening and closing (a lot of wood was rotten). While away at work he sent me videos and picture to explain what was going on. We had calls every couple of days to stay on the same about the deck remodel, door and window replacement, and the stucco work that is now being done. His prices is very fair. His crew are some of the nicest and competent people you will meet. Everyone is very polite and trustworthy. My wife and I are really appreciate his work. - We are not yet done with the project so I will post some finish photos but for now I can post some of the demo...

Definitely do not recommend this business. The Association uses them but has no idea of our…read morecomplains that go unresolved for months. If you insist too much they give you the run around " leave a message". There are complains that go unanswered for decades...causing damages to the inside of houses which they don't take responsibility for it! Pleasant to talk to but extremely inefficient and poor communicators. Our Association meetings are in horrible timeframes because they have people outside the area, in another state, working with us. The houses need painting but have not been painted but one in 10 years... the roofs were done poorly through the years have caused damages to select property owners. They do the bare minimal and ignore it whenever possible. Unfortunately the association meetings are done during very uncomfortable times for people that have a job acomodating only the time frames of Mark IV Property Management. A small sample left over from a leaking roof which took complains for several years to be resolved...
