Bait and switch scam! Complete scam, good thing I recorded the conversation over the phone. The agent scheduling the appointment lied through her teeth, I made it very clear that I was not willing to sign any type of paperwork, allowing them to either be a buyers or a sellers agent. When the agent came here, it was clear they are nothing more than a wholesaler and they are just looking for a listing and they want to tie up your property and then turn around and find an investor to give you a lowball offer. We recently sold our home through Mark Spain Realty, and it was the worst experience I have ever had in selling a home. I have owned 4 homes over the years, and up until this interaction, they had gone well. Our agent, Anieska Arias Laguna was the problem. Very unprofessional, childish, and rude. It started after we were fully committed to the sale of our home. She stopped making any effort to keep us informed of the status of the sale. The only time we heard from her was if it was something she needed or if I made repeated attempts to contact her. One day I got so frustrated with her that I just said I don't have time for this, and her response was, well I don't have time for this either! This was only one of several interactions we had with her that showed how childish and unprofessional she could be. We asked her several times to assign us another agent, but those requests got ignored, and since we were under contract we really didn't have a choice to stay with her. The so-called cash offers that they are constantly boasting about in their advertising were a complete joke! Every one of them was at least $100,000.00 UNDER what our home was worth. I initially used mark Spain to get an all cash offer. They provided offers mainly from large companies that can be approached directly. I am not sure why they are needed. The offers were low so I was convinced to list my house with them. The first agent was slow to at getting paper work to sign when it came to changing my list price. So I got another agent. The next agent was awful and tried to push me in a deal where I kept my mortgage and the buyer would make payments to the mortgage company. I would be on the hook if the buyer failed to pay the mortgage which had 25 years left on it. She just wanted that commission and don't care about my risk. After spending lots of money and effort to make my house marketable based on showing feedback, the agent ask me to delist the house and claimed I am taking time from her with taking care of her other clients. I agreed just to make her happy. It took her 4 days to send the delisting paperwork to sign. I got the vibe that this company is about making money and don't care about the customers. If I could give this ZERO STARS; WOULD NOT RECOMMEND, I would. This was a complete scam. I was told I would get 83% of the market value less fees. This would come out to around $180,000. I owned my home outright with no mortgage. We closed on May 16, 2025. I haven't even received half of $180,000. Then another company bought the home and I've had to pay almost $50,000 in repairs. My contract says the only repairs I've agreed to has to do with the septic tank. The agent that was working on my home is no longer the agent. I've emailed Mark Spain multiple times with no response. I've already looped in my real estate attorney and will fight to recoup the $50,000 in fees. DO NOT USE THIS COMPANY. My hard work to pay off my home has gone down the drain. It's embarrassing and I don't understand how any person can sleep at night knowing this is what they believe is ethical. DO NOT USE THIS COMPANY even if it's your last resort. Harrison Pratt/Mark Spain Realty pulled the "Bait and Switch" of the Guaranteed Offer - an actual cash offer was never provided, leading to high pressure to list on the open market. Incorrect information listed for our home! Took way too long to correct the wrong number of bathrooms, never did have the disputed sq footage his "professional photographer" reported redone, I have blueprints, appraisals and tax documentation showing true square footage, at first he stated he would have them redo the measurements, yet never followed through then when questioned about it, he told us they were correct and all the proof we have is wrong but we could pay to have someone else redo them!!! Requested we lower our listing price by $50,000 after only 14 days of it being listed on the open market!! Yet during the initial appointment stated the asking price was on point. I asked him to add our 40 foot workshop on our property listing, because there was never any mention of it in the listing, it was never done! Asked him to include our washer & dryer to the appliances included with our home, he never listed them! Completely Incompetent immediately following us signing our agreement!!! When he was called out for his mistakes, lack of knowledge, lack of "huge" social media influence, lack of experience and lack of following through, he became very condescending and became impossible to work with! Snarky, very unprofessional and down right rude and over talked my husband during our initial call to terminate our agreement! My husband then called him back to explain we didn't want to cancel the agreement with Mark Spain only with Harrison Pratt as our realtor he immediately interrupted my husband stating he had already spoken to his broken and he was terminating the agreement regardless!!! It's hard to be nice to someone that has been utterly incompetent since my very first phone interaction with him after his initial meeting with my husband! He brags about his "hundreds of investors" and the day after you sign your agreement he will call you and tell you none of the investors are interested "based on location and the amount of land" His "professional photographer" claimed he was threatened during his 10 minutes or less at our property after he almost fell and my husband jokingly told him not to fall he didn't want to have to carry him out!!!! He is Beyond a joke and brags about his amount of reviews, yet we could only find 8! He loves to boast his importance by stating "he'll have his team" send you things you request! When it's just him emailing.... Took him 6 hours to send me the termination agreement yet it took 24 hours for him to send it to my husband. We bought a house placed by a couple using Mark Spain and the experience from the buyer side was atrocious. Our local agent was amazing and very patient with the "agent" for Mark Spain. The property wasn't even close to ready on closing day and so we all had to shift our schedules on short notice. The agent never checked with the sellers (they said they felt like they were selling by-owner) throughout the process. Our agent texted the morning of the rescheduled closing to ensure the house was ready and the reply from the agent was "I don't know." She "earned" thousands in commissions and did nothing. Lock box and sign were tossed two weeks after closing since no one came to retrieve. Beware of Mark Spain - it's always better to go with a local agent who knows the community. read more

Don't believe the hype of the amazing promises on the amazing commercials. A total waste of my time and proved what I suspected all along. I was pressured by the agent to sign a long term listing but told her that I was only interested in a good quick deal like all of the commercials state. I got 1 extremely extremely lowball offer that after the offer(17k under my bottom dollar 37k under what the agent said she would list it for), the repair concessions (btw no actual repairs listed but 21K needed to do them) and the fees (14k) I would have walked away with $52,000 below my bottom dollar amount that I provided to the agent. I would have gotten back 2/3rds of what I Paid for the property 2 years ago. The agent then again pressured me to sign a long term listing assuring me of a quick sell and a profit but she assured me of the same thing with the quick sell process. I refused to agree to the long term listing but offered her 2 more weeks to try and get me a better offer and I never heard from her again. A total waste of a month of my time. They brag about all of the 5star reviews but look at all of the 1star reviews which they never mention. Don't waste your time with this company on the amazing quick sell option. read more

We contacted Mark Spain about their cash offer and found out that it is too good to be true. They make you an offer of x amount and you think wow that's pretty great then they hit you with about $20000 to $30000 in fees then bust out the final price. We refused the offer and refused other offers that came from other investors they showed to. Somehow we ended up in a contract with an incompetent Agent who had no clue what she was doing. She literally had us do all the work for her on top of having to go through miscomunication constantly because she would not call us on the phone. She would either email or text. We had strict times that we could show our house due to strict work schedules and our animals. The days we gave her she never scheduled. She always scheduled them on the days we had already told her no on. And yes she had a copy of the schedule!! She even cost us a sale because she could not figure out how to get us the correct paperwork to sign in a time frame the buyers were requesting!! The improvements we made to the house were not included in the write up that went live so it had to be taken down and redone which cost another couple days of being seen by potential buyers. It has just been a nightmare process and we have just decided to not accept any more offers until after our contract expires at weeks end with Mark Spain after this latest disaster that had a contract on our home fall through as a result of failed communication from not only our Realtor but the buyers Realtor who was with Redfin!!!! Stick with the traditional Realtors if you are selling or buying a home. These people are a nightmare and should lose every licecens they have that allows them to operate. read more
