The maintenance staff is very professional and prompt. We have had a few concerns but they were all addressed to our satisfaction. The neighbors are very nice and friendly as stated above. I'm hoping we won't have a bad experience upon moving out as stated in previous reviews. I am a pretty tidy person and feel we have respected the property in a satisfactory manner. Hopefully all will go well upon moving out.

The increase this yr was up to $100 a month and this is a senior place and seniors are on fixed incomes. They charged me $300 for a carpet stain my furniture made on the carpet there and then replaced the carpet after i left anyway. It had not been replaced for 7 yrs or more since i lived here anyway which MI law carpet is suppose to be replace every 5 yrs. This owner and management has no idea how to treat seniors either. Sometimes i felt like we lived in prison too here kinda looks like it too IMO. I am so glad i moved away the frustration of everything was almost too much for me i will miss my friends i have met there but it was not worth the anger this management and owner was causing me and others too. One of the top reasons that we were considering downsizing from a…read more1700 sqft. house to apartment living is there is absolutely no additional maintenance and upkeep costs, no worries about cutting the lawn or snow removal. All the maintenance responsibilities and appliances cost is provided by Shelby Manor. When we moved in there was already new carpeting and new ceramic flooring in the large bathroom. Over time we had the kitchen floor replaced and a new dishwasher replaced. Our unit has a stackable clothes washer and dryer and even a microwave oven and of course we have an oven, stove refrigerator and garbage disposal not to mention our own hot water heater, furnace and air conditioner. These are all provided and more importantly maintained by Shelby Manor, nothing worst is having a furnace go out in the middle of winter with no one to call for help. The best part is the maintenance and repairs of the units are handled by the full time staff. We had a small water leak in our ceiling from an upstairs air conditioner. Mike came over first thing in the morning, stopped the leak upstairs brought in a fan to dry up the damp carpet checked for mildew and found none. The ceiling needed plaster repairs, which means let the ceiling dry out, mud the repair, sand and mud and let dry again, and 3 coats of paint to match the ceiling. This of course took Mike several return trips to do a professional job, he keep us informed when of the scheduled trips and explained what and how he was preforming the work. Each trip was super quick lasting not more that 15 minutes, so it didn't interrupt our day. We really enjoy living here there is a good community of friendly people. Thanks Shelby Manor, Don & Irene

Timberlea Village Apartments have some pretty good things going for them. First of which they are…read morelocated in a great location. Resting just behind Rochester High School's football field there is not too much traffic except on schooldays at 7:30AM and 2:30PM. Also, there are many conveniences in the immediate vicinity. Within less than a 5 minute drive you have pizza, sushi, Chinese/Italian/American dining, Blockbuster, Rite Aid, Walgreens, CVS. 10 minutes will get you to Target, Meijer, Best Buy, Oakland University, downtown Rochester, and a couple of gyms. Not to mention you are so close to the Detroit concert/sports venues...I have had so many people crash at my pad after such an event. Another great thing is the service. The management has always been almost painfully nice to my fiancee and myself in our time there so far. They allowed us to carry over our security deposit to our new apartment (when we upgraded to a double) and have looked the other way on some of the would-be damages that we were expecting to see deducted from our deposit. For those concerned with aestetics, they keep the grounds and public areas of the buildings tidy and clean. Also, I have made only one maintenance call in 1.5 years but it was made at 5PM one night, and the issue was fixed the next day before 9AM. Pretty damn good turnaround time, I don't care what industry you are in. The apartments are air conditioned and spacious. Square footage and layout varies based on your budget, but they usually have a good selection of rooms to pick from. They allow you to do whatever you want to your apartment so long as you either put them back to the way they were, or pay them to do so (like if you replace the carpet orput a hole in the wall or something like that). Also, if you live there for a year or more they will repaint your walls for free (since they pretty much have to do that anyway). As for utilities, they are pretty standard. You get water price included in your rent. You pay for electricity and gas which given the relative size to a house is not that much. Insulation seems to be good so you won't really be losing much money through the windows. There is Comcast cable TV/Internet available, though you can also get ATT DSL/Telephone service as well. One of the things that is not-so-great is the price. They have pretty attractive 1-year promo contracts but after that. the market price can be a bit painful. Keep in mind that Rochester Hills is not a cheap place to live though and the prices reflect this. Naturally, utility costs will add to this as well. Also, the apartments all have a single washing machine and dryer to serve 8 apartment rooms (singles and doubles). This can have you fighting for the right to wash your clothes sometimes. They are also coin-op so expect to spend more money there too. Finally, this place is really quiet for the most part. There are a good deal of seniors here so if you play any instruments or are looking for a more college-dorm type of experience you might not get that here. Naturally your mileage may vary depending on who your immediate tennants are. As you can see based on my rating, the good far outweighs the bad. As a recent college grad just starting a carreer in the area, I couldn't be happier with my living situation.

My loved one has been eating the same oatmeal and a half a bagel for years. There is a charge for eggs or pancakes. You also receive only 2 free dinners a month offered Monday through Thursday only. Kitchen help and food is from a Kosher Catering off sight service. My loved one has experienced abusive treatment by one of their servers twice. It was reported and this server remains employed. Food is very expensive and hit or miss. For what they charge you can do much much better elsewhere.

I later found out there were 2 one bedroom apartments available. I am now glad she forced me out, I bought a beautiful condo. I will detour anyone from moving into that complex.

She told me to not even bother asking the manager, because they wouldn't budge on a time that would accommodate my work schedule. Mind you I get off at 4:45, hardly late. We called Monday and the manager told us he would work with us. Unfortunately after she suggested I take time off of work, we were pretty turned off. So we chose a different complex.

What's Really Happening at The Preserves?…read more I've lived here for years, and I've reached my breaking point--not just because of what's happened to me personally, but because of what so many other tenants have quietly shared with me. Tenants are leaving. Not just because of minor issues--but because of Cathy, the property manager, who many are now calling "Daddy's Girl Cathy." Why? Because she's the owner's daughter and seemingly protected no matter what. Multiple neighbors have said she's the reason they're packing up and moving out. I've seen eviction notices taped to front doors in what feels more like public humiliation than management. If it's something important, why not put it at the garage keypad like they do with other notices or mail it to them as they do everything else? Meanwhile, grills are still out today that have been out for months with no consequences. Garage screens and front door screens are still up--again, no consequences. But when I bring things up or try to protect my family, I'm the problem? Cars have sat parked illegally for months without green tags, yet a vehicle left out for a single day gets a violation, even the same people park on the street daily. Make it make sense. There are so many empty units now--and tenants are STILL moving out. One neighbor dealt with a disgusting millipede infestation that never got resolved. Others are just fed up. I've got photos. I've got documentation. And I'm not afraid to speak up and I will continue to do this until I move out the end of the month. We deserve better than this. Fairness. Respect. Accountability. That's not what's happening here--and I'm not the only one who sees it.

Scott is always on top of maintenance (usually within a day) which is very uncommon for most apartments. The staff is very well organized and on top of things. The apartments themselves are great units, never had any issues with living inside. The only drawback I have is the trash dumpsters that can get overfilled. Other than that I don't have any negative feedback. The unit is very well insulated, sometimes you can hear other neighbors but it is rare. The pool area is great and provides a chill atmosphere.

They offer locker services for packages as of July 2019, although I keep getting errors when I try to set up my account. The apartments look amazing inside and have updated features for the most part. There's an outdoor pool area and small gym in the inside. Cons: 1. (January 2019) The lease signing process is a pure headache. The first apartment I came to see had cosmetic damage to the appliances and a counter door off the hinges, on the day I was supposed to sign my lease. When I asked about the options for appliances to be swapped out I was told the appliances would not be swapped for cosmetic damage because it's considered normal ware and tear. Due to the floor plan being an open floor plan that was unacceptable, but of course there were more expensive options available, but the Property Management team made no effort to honor the price for the original apartment I applied to. 2. (Updated July 2019) During the winter there was a few weeks where the trash situation got completely out of control - not only was it very dangerous to attempt to take out the trash because the ice in the walkway wasn't melted, but there was trash overflowing in the dumpsters for several days. 3. (Updated July 2019) These are outside apts so no elevator to get to the top level floors (3rd floor) and there's exactly 20 steps to get to each level, (so 40 steps to get to the 3rd floor) it's a pain carrying groceries for sure.

Never had any serious maintenance issues in the entire time we lived there. Love that we had assigned parking in the covered parking (1) saved me many snow days. Water, and trash included was also nice. Rent was easy to pay online. Nicole is the manager and has always extended her hospitality to make everyone feel at home. The guys in maintenance are beyond outstanding people and workers. I regretted having to leave my favorite place, great neighbors, great view. But, had family issues that prevented me from keeping my little piece of joy I had living at Stoney Creek Village. The area is close to Stoney creek, and trials, tons of shopping, and dining close by. Great area.
