Im going to be level with you all. Live here at your own risk. I would not recommend living in this apartment if you have more than two cars in one unit, expect maintenance to reasonably address issues, expect it to be crime free, or expect mail/packages to be delivered to your door and/or mailbox. It's the management's responsibility to ensure the best quality of living, but over these past few years I see no improvement. To break it down: 1. For years, this complex has a parking issue. There is not adequate parking in the gated community. You park in front of your garage for a quick bathroom stop? Boom, you get towed. Alternative is to park on the side street, but beware! You might get your car vandalized or burglarized. I was lucky enough to get all three on three separate occasions. See pictures. 2. The mailboxes are filled to the brim with mail misplaced and mislabeled by residents. Residents put 1 Lyons St. and not their apartment address. This has been going on for years and you can see the issue growing by the number of mail stacking. This all could be addressed by management. 3. This apartment is not crime free. I have seen over the years two swat teams breaking into apartment units, an undercover police unit taking down a meth/fentanyl lab in one of the units, and ring videos of packages/food deliveries stolen from the door. See pic. All in all my experience here has been rough and even given through all of these management changes, they all have been consistently failing. Probably one of the worst places I've ever lived in my life. charges that don't make sense automatic charge for pest control that I did not request for very unorganized, corporate office is unresponsive, maintenance guys spilling paint all over our front door completely ruining front door mat. All amenities are always broken, pool was literally open for three months out of the entire year, barbecue area disgusting they never clean it year round, gym equipment always broken never worked once since we were there. If you care about your car or your safety and well-being at all do not move here... seriously. I have pictures for proof of what you are in for if you decide to move here. If it was possible to give no stars that would be the accurate rating. This place does NOT care for its residents or guests at all. It's despicable to me how they treat people. If you aren't able to park in the 2 spaces in the garage or find one inside the gate, good luck to you. This is a fact and you better be ready to pay for car damages. My car has been damaged not once... not twice... but three times while staying here. Whoever designed this complex must be sick in the head because they enjoy seeing the people that live here suffer. First of all, with the amount of people staying here and the amount of townhomes they built, there is simply not enough parking! They KNOW that but not only do they not care, they made the situation WORSE. We were there from the beginning. At first there was a row of street parking close to the gate. At that time there was still some parking but it was still hard to secure one. Months later, they paint a red fire lane on the street that took away more than half of the open parking spaces. Maybe the city mandated it, but they should have found another solution to an ongoing issue. Meridian only cares about money it's horrible. You can't park behind your garage or on the sidewalk parking spaces within the gate. If you do, you WILL get towed. They care more about making money because the owner is paid a portion of your towing and release fee. With the time they spend counting the dollars, maybe they could find a solution to ensure their guests' security. Below I have attached pictures for proof that my car was damaged while being inside and outside the property. The white car in the picture was a rental car. The car was broken into and my personal things were stolen. Keep in mind, the only reason I had to get a rental car was because my car was damaged by another resident IN THE COMPLEX. A month later, my own car was damaged by a stranger that I will never know or be able to solve. In the picture, you can see that a part from the bottom of my car was cut. The person was trying to steal my car parts but luckily they weren't able to detach it because that would have cost me even more. My car was not drivable and I had to get it towed to the auto shop to be fixed. This costed me hundreds. Hundreds to fix my car, hundreds to fix the glass, rental car fees, insurance... The owners of Meridian at Phillips Ranch are incompetent and lack any empathy whatsoever. They do not listen to requests. After these major problems, I have suggested installing security cameras somewhere in front that would face the street parking. It's literally the only option for parking unless you have no life or need to leave the house. The least they could do would be to install cameras so there is proof and evidence to show law enforcement. This has not only happened to me but multiple cars. The neighbors had their car broken into as well. Other times I would walk down the sidewalk to my car seeing glass and multiple cars in a line with their windows broken. You should NOT have to live in fear! Paying $3000+ to be nervous walking to your car to cross your fingers hoping that your car wasn't broken into. It's disgusting. The people running this are despicable. They will reply to your review saying " if you have any questions or concerns email or call us" yeah. whatever. As if they will answer your call, text, or email. And when they do, they don't even have a real solution. Oh. You thought I was done? No. There are other problems you will face. The building materials used are cheap. Without a lot of use, things would break. Cabinets, light fixtures, sinks, paint, etc. You can call maintenance but why have to call them when they should have been built well in the first place??? Pretty much everyday we would have cigarette smoke and marijuana waft strongly into our home. Our windows are kept open to bring in fresh air and oxygen yet we are met by this poisonous air. Are there no one in this place qualified to implement the rules? You shouldn't be able to smoke outside or inside the house. There is a pool/patio area where you can smoke if you really want to. Someone needs to be there to enforce the rules or there is no point to write them at all. So, if you want to pay hundreds or thousands of dollars to fix your car, live here. If you want to stress every single day/night looking for parking that is not there, live here. If you want to fear for your life walking down the sidewalk at night, live here. If you want to walk a half mile or more back to your home, live here. If you want things in your home that you paid for to break, live here. If you want to try and communicate with the manager, owner, etc. about any issues such as money and other problems, live here. If you want to deal with insects, live here. Great community. I've been here just under two years. The community and inside the townhomes are beautiful and spacious. The amenities are nice and this has everything that you would need. 4 bedrooms (two masters) three full bathrooms. Two car garage. Rick, the manager is very helpful with anything that you need. Do you like being harassed by management and having things added to your rent 3 months into a lease illegally? Then this is the place for you. Harassment started the day before we moved in, when the manager Rick or Patrick (name changes depending on paperwork or day I guess) told my husband he would meet him to let him take some measurements of the unit. My husband drove a hour to meet him and Rick was a no show. When he called, Rick stated he had no plans on coming, started fighting with my husband telling him he will no longer go forward with the lease and hung up on him blocking him (very professional). I called from my phone where he gave me the run around but eventually gave me the code to get in seeing as he was in the wrong for making an appointment he didn't show up to. Moving forward Rick then decided to add pet rent 3 months into the lease for pets that were on the lease that he signed. Nowhere on our 53 page lease does it state that a monthly pet rent would apply. We addressed that this is not legal according to our attorney and he decided to give us a 3 day or quit for the pet rent he illegally added but also for a camera he claimed was facing the rental office. As he was serving the notice he was caught on said camera, which actually faced our door, trying to unlock our personal lockbox we had on our door for our children that had a house key inside. Not knowing what he would have done if he got the key out we made sure to have the alarm set if we were home or not for our safety. When we moved in there were several things that were not ready such as plugs for all the sinks, the master shower head broken, stained carpet smelling of mold, etc. When Rick sent out guys to "clean" the carpet the appointment was set for 1:30. My husband seen the guys sitting outside the unit at 10:30 am and told them if they would like to start then he was home and could. I then got a threatening text from Rick stating my husband was outside demanding these guys go in right then. Before I could respond Rick called me while at work screaming at me so loud my employees could hear every word he said. Moving forward Rick sent another 3 day or quit notice as a scare tactic ( this time under Patrick) to try and make us pay. We received emails of 3 day or quit for Xmas decorations (people still have them out now and it is not in the lease you can't have decorations out) and a bbq on our porch while everyone has bbq's on their porch (this is actually in the lease on page 51 the only 3 day or quit he could actually give a reference to). The list goes on and on. The building is poorly built with cheap materials and not worth the amount they are charging. The amenities they offer, half the stuff doesn't work ( bbq's, gym equipment, etc) I would definitely not recomm end this property or any properties REMM group manages seeing as they allow their management team to harass tenants often. UPDATE: after going in person and speaking with Rick Neely and countless promises of getting the the fees illegally added by Rick removed we are now getting calls from collection agencies. He is now messing with our credit. I have all the text and emails of his empty promises to prove that Rick and The REMM group are crooks and liars. read more

I call this a house .crazy square footage throughout, this definitely does not have the apt living feel. It feels like a house. The manager Leanna was extremely knowledgeable , nice, down to earth and upfront about what to expect as far as the living experience, and it will most definitely be a great one with great vibes. Parking won't be an issue at all because every unit features a garage. Parking is a big pet peeve of mine. Some flaws about this place is: °Not a lot of parking inside the complex. (Which soon you'll have to pay to rent those spaces now.) °Cars are being egged at random. (Mine included.) °New management is not great, they talked about needing a permit just to park outside the complex. (They said maybe it'll be a requirement.) °Can't be parked outside of the complex on every first and third Monday between 8am-12pm. Or you will be fined 50$. So you'll have to be out somewhere for that time. They don't allow you to park in front of your garage. (They didn't charge since covid, but out of the blue, started to fine everyone without any notice.) °If parked outside thencomplex, if your car has been broken into or egged, that will be on you since your outside the complex. °Neighbors will park in the way of your garage giving you a hard time to park in your own unit. °Trash gets overfilled really quick. °Neighbors can be loud. °New management decisions. The good things about this place: °It looks nice, spacey homes. °If you decide to pay the rent for parking spaces then your car will be safe. (Might get egged still.) °Has a pool, jacuzzi, and a mini gym. °Edwin is really good on helping you fix problems in your home. Honestly, I would look somewhere else that you know you'll be able to park close by and not worry about your car being messed with. I am writing this review after having lived here for a year. For starters; I think it's best to point out the "Good" in this community... What I liked about the community is (and in no particular order); - The actual townhome itself is nice and comfortable - The manager Leanna when I first started living there - The manager Sabrina when I was ending my lease That's pretty much it... both managers are super professional and I could tell they REALLY try to make the tenants as comfortable as they can... but on that same note.. I could tell they were frustrated with their lack of ability to do things due to the ownership. It always felt like the ownership ties up the managers from doing the things they need to at the end of the day to assist residents. Now the things I did NOT like about living here; - Parking situation is a nightmare as every review has already pointed out the details as to why. In addition though, at least other communities with parking issues actually TRY to alleviate the frustrations... this place is pretty much a battle royale... ownership couldn't care less.. - Parking rules are irrelevant; there are signs that clearly say "no parking overnight" but people are smart and they just swap their cars out in order to save spots. Some cars are left there for weeks on end.. I even saw one truck with spider webs on the tires.. yes.. no exaggeration. It's probably still there... the brown suburban at the far end of the complex... lol - Moving out is a nightmare... prepare to get charged for all kinds of ridiculousness... if you're a current resident, just leave the place trashed, they're gonna do everything they can to charge you the full amount of your deposit to give you nothing back... prove me wrong please. - Noise levels at night... sounds travels and echos around the community... so if there is a group of college kids hanging out outside their front door or patio, you can hear it... if you like quiet nights, this is NOT the place for you... trust. - Dog Poop.... there are so many residents that really dgaf about picking up after their dog.. sure there are some, but a majority do not care... it shows with all the poop everywhere... so that's nice. - Stolen packages or incorrect deliveries... being a newer community, when any courier, weather it's a package or food delivery... the actual addresses are hyper confusing and the delivery people couldn't care less.. so they just leave it on random houses, take a picture saying it's delivered... and then bounce. It'd be nice if residents looked at the address and dropped it off at the correct place OR just take it to the leasing office... but more times than not, it's like they just keep it... fabulous. I only give this place 2 stars and not 1 because Sabrina, the manager, was super helpful despite having her hands tied with a lot of the charges for moving out. For the cost of living here... I expected way better service than what I received... I will not only discourage people from living here, I'd like to erase it from memory. Good day! If I could possibly give this place a 0 star I would. If you ever want your deposit money back or live in a place that isn't crumbling despite being it newly built, this is definitely not the place for you. Firstly, the only nice thing about this place -It's a gated area -Okay aesthetics wise. Now, onto the bad things, when I first moved into the complex -Front door did not align properly so we had to call someone in to fix it, - It was half painted with splotches EVERYWHERE, -Brand new unit wasn't even cleaned properly before accepting us in (nails on floor and sticking out from walls) - Door to the second master bedroom literally came off Kitchen sink leaked for unknown reasons and they never found a way to fix it -Master bedroom shower was spraying outside and soaked the entire floor and sink Toilet paper holders would dislocate out of its socket on multiple occasions -Bathroom next to the kitchen would leak because the seal wasn't properly latched Absolutely no door in the Master Bedroom's bathroom and the room was facing the big street where everyone could see you in all your glory. -There was supposedly a function where the bathroom had vanity lights but it was a lie, -Most of the light switches in the house serve no purpose and I quote,"We don't have that function anymore. Please buy it yourself and we can install it for you for an additional charge" Reminder I moved in when they first opened and why in the world would I pay for something and when I move out, you get to keep it? -The parking situation is not needed to state because I believe every tenant can tell you the same exact thing; it's utter garbage. Now that I moved out, they had the audacity to take approximately 87% of my deposit into fixing their already awful complex stating that it was OUR fault. Leann had originally told us that we did not need to pay water and sewage and for some odd reason this new girl who started working started charging us for it. Not only this, the new manager whose name shall stay anonymous, specifically told one of my housemates that cleaning fees would be $70 per room to clean if there were any evident damages. Save your money. Save the trouble. Don't even waste your time at this place because it's definitely not worth it. If the manager was even the least bit helpful, I wouldn't have been so upset. Advise to those moving out soon, just leave all your trash inside don't even bother wasting your energy to clean the house like I did. It doesn't even matter because they'll be taking about 80-100% of your deposit stating that YOU caused damages to their complex and it needs a 100% full restoration even though it does not. read more

The rent here is 2900-3200 and definitely not worth it. We were shown a gorgeous townhome that had a two door refrigerator and a pull out fridge (we didn't get that). We were shown gorgeous bathrooms with light up mirrors. However once we moved in, we notice that those lights don't work. We requested maintenance to fix it and was told "mirror lights are no longer a feature that we provide". Our tubs are scratched up and our towel racks are crooked. If you have more than two cars or have guests then be prepared to fight for street parking. Setting up wifi took days and resulted in a hole in the wall because of poor construction. Doors creak, closets scream, and sliding doors feel like they are going to fall off when opened. These little things really add up. read more

Leanna, the manager has been marvelous to us, so nice and patient, answering our many many questions and showing us the property thoroughly. She responded to emails and phone calls giving us every imaginable detail. About the townhomes: Why advertise online a beautiful townhome model and have a nice showroom floor unit when real units , the ones residents will actually get, don't display the same features? As other Yelp reviewers stated , we wished the townhomes had the same features, appliances, materials and finishing as the model shows, meaning bigger fridge, light ivory countertops and nice yellow natural wood looking floors, (dull gray/brown countertops throughout kitchen and bathrooms and dull gray/brown floors made the units feel darker and less illuminated). Microwave and Nest thermostat and USB outlets would have been a nice addition more so for a multiple stories home, lack of microwave is a huge minus. The absence of any door whatsoever in the master bathroom is an oddity, for physiological needs humans tend to want privacy...so why no door in the WC? One can only wonder what means then, I quote, "unparalleled luxury living experience" without a bathroom door, and, I quote again, "state of the art fully furnished kitchens" without a microwave and a double door with ice and water dispenser refrigerator with pull out freezer, or gated front yards, as advertised on their website and showroom floor and master plan. Gated front yards, as the master plan sign shows at entrance of property, would have been a good thing, very convenient when living in a townhome to have a yard, some privacy and safety when kids and pets are getting fresh air by the door, more so when all townhomes in the market have at least a private yard or patio on ground floor. These lacking features make one think of a shortage on budget or downgrade, what happens when they start cutting corners, changing materials for less expensive ones and not adding features such as fences, appliances etc (property is at its last construction phase). As customers we want to get what the model shows, we want to get what we are paying for, not less nor different from what is advertised. If the above mentioned features were added to this townhomes then they would be top-notch. read more

Horrible! Feel like i am being terrorized living here everyday and here's why: 1. The noise levels are so high, this is by far the loudest complex I have ever lived in. My neighbors are incredibly rude and in considerate they play super loud music in the morning and at night 2. Perhaps the most disturbing part: the way the townhouses are constructed allows neighbors to hear into each other's bedrooms. When my neighbors moved in i began hearing banging and screaming up against my bedroom wall and I realized it was my neighbors. I can literally hear conversations, crying, screaming etc. 3. Parking. There are basically no spots inside the complex, I believe like 6 parking spaces which are always taken. Residents & their guests are forced to park on the street out side and there's are car broken into everyday. I am a broke college student and I pray everyday while walking to my car that it wasn't broken into Basically don't move here rent is about $3500 a month, you can live practically anywhere. Although they look nice every thing is incredibly cheap, the walls are super thin and not worth your money. read more

We have lived here for over two years. We love the area and our townhome is beautiful and spacious. Our kids are able to play out in the courtyard and enjoy themselves. We have recently been introduced to the new manager of Meridian and he has been awesome! Rick Neely has been very helpful with anything that we have needed. This place looks nice on the outside and inside but management really sucks. There isn't any parking so neighbors park on the inside and block other cars in their garages. If u park on the street, ur car is more than likely going to get egged or u will get a ticket because there isn't any PARKING on the inside!! Management was aware that tickets were not being given because of Covid but have not informed us that tickets are now being issued. Now I am stuck with a fine. The property manager just up and left and has been gone for weeks and no one notified residents of this. Spoke with someone today for the first time in weeks and she informed me that they are considering CHARGING for parking spaces when the rent here is already 3.2k plus!! It is best to rent a house if u can afford the rent here so u will not have to deal with management and the parking issue that no one wants to fix. Zero stars from me!! read more

My fixtures have already started to fall apart and the building is only one year old. First off, I want to say that Leanna the property manager is amazing! It's the main reason I will review this place a 2-star vs a 1-star. She's always been fast to respond to any maintenance issue and communicates to me very professionally. Now the reason why I rate this place less than 3-stars. I want to say that I completely understand that the parking situation in ANY community like this is going to have some issues and I'm sure that a lot of time and energy goes into trying to make things better only to make things to barely acceptable.... However, with this place, it's as if the ownership couldn't care less about how the parking situation effects the residents. Why do I say this? for starters, they issue these parking permits that supposedly should allow you to park inside the gated community, but it turns out that they're nothing but an ornament in your car. I've repeatedly seen more cars with permits parked outside the gate than in. When I brought up this issue to the management I was told that it was due to the fact that the construction staff needed parking spaces and that the rules of the community that they set in place wouldn't be active until construction was complete. Construction was officially complete by November 1st, I was told this by the temp manager, and it's the 23rd of the month and still no implementation of parking rules have been enforced. In fact, people that neither have a parking permit OR have a handicap placard park in the handicap space. So yes, I understand that parking is a nightmare in any apartment/condo style living community... all we (the residents) ask is that SOMETHING be done about this... sadly feels like our voices are merely falling on deaf ears. As of now, I will definitely not be renewing my lease and I urge people with more than 2 cars in their household do NOT rent here. Thanks for reading! read more

I've wanted to make a edit review for this complex, I feel as if my review missed out on mentioning some very important key points. I should have mentioned how the manager Leanne has been exceptionally helpful to me and my family living here, answering all and any question we may have and always trying to get us assistance for any other issues we may have. Overall Meridian really is beautiful from both the outside and the inside, especially at night when all the lights come on showing just how gorgeous the houses are. So If you are looking to move in here in the future I definitely would recommend coming in and giving the place a look. read more

I lived at Meridian Phillips Ranch for two years, I was the first tenant to live in the townhome and was there when they first opened. When Leanna was the manager, I had a great experience with management and she was very transparent about how your living situation was going to be. I absolutely loved my townhome, there was plenty of space, the master bedroom/bathroom was huge, kitchen and living room finishes were beautiful. I never had any problems with my neighbors being too loud, however, there were some children that would wreak havoc and jump onto the trunks of cars as they were driving in (it never happened to me but I have witnessed them do it and they did it to my roommate). I don't think those kids do it anymore because I have not seeing them playing outside as often. Edwin, who comes in for any repairs, is extremely responsive and very good at his job. I would give him 5 stars alone. HOWEVER, beware of parking!!!!! If you have more than 2 cars, parking inside and out of the complex is extremely tough. I have no idea why they only have about 12 parking spots in the ENTIRE COMPLEX when there are SO MANY townhomes. They definitely need to do something about that. After Leanna left as the manager, I have not had a pleasant experience at all with management. The new management that are there currently (after Sabrina) seem OKAY so far. I do not live there anymore but based on my short experience they seem a little bit disorganized and its hard to get a fast response from them. It may just be because they are transitioning as the new management. Overall, good experience at Meridian but hopefully the management and parking gets fixed. read more

This place is completely LYING in what they're trying to sell you. We were told the gym would be open in a week or two when we moved in and it is still not available 5 months into living here, the hot tub works half the time, there is absolutely no parking. Which these are all things on the lease that we are paying for and we were told would be done when we moved in, in JUNE. They will tow your car if you park in front of your garages because they decided it was inconvenient and so their excuse to poor planning was to send out a letter saying that in front of your garages are "fire lanes". There are 56 homes in the complex and 13 parking spots including 2 handicap. On the ad for the housing there are linen closets (we have none in our home) a two door fridge with an ice maker (do not have that). The gate won't let you in with your remote when you try to come in after office hours. When we moved in we were only given 2 garage and gate openers when we have four separate cars. The home itself is built so poorly that our toilet paper holder came out of the wall when I was replacing a roll. Please do not waste your 3000$ a month, buy a house or just go anywhere else. read more
