I could not be more satisfied with the company's services. What makes Welcome Home an exceptional property management company--and Erika a superlative broker--cannot be stated in a few words, so please bear with me. For starters, I've never known anyone to spend as much time keeping herself apprised of trends and laws that pertain to property management and the real estate market as Erika. She is forever surprising me with her knowledge of the legal rights of tenants, landlords and homeowners associations, which has saved me many headaches and a great deal of money. Likewise, Erika's bottomless knowledge of Reno's best painters, locksmiths, handymen, landscapers, electricians, plumbers, roofers, and other specialists has ensured that work performed on my properties was done right the first time, which has kept my costs down. Erika's certifications, lofty positions, and awards, which can be found on the "About Us" page, impressive as they are don't do her justice. They don't tell you, for example, that Erika is brilliant when it comes to telling you which tiles, paints, LVP flooring, light fixtures, carpeting, backsplashes, sinks, etc., should go into a new or remodeled home to meet the tastes and expectations of tenants as well as buyers. Based on her advice in these areas I was able to obtain a record-setting sales price for a condo I sold in a huge complex near Midtown (more on her strengths as a broker later). Because of that experience and others, I'm eager to get her design advice on a 4-bedroom house that will be my first rental property in Verdi when construction of it is completed in several months. I could write a short book on all of the ways Erika has helped me with my rental properties--and how she'd likely help you if you chose Welcome Home to manage your rentals. But I'll move on because Welcome Home is more than Erika. The company consists of an excellent staff that calls upon excellent independent contractors as the need arises. For instance, the importance of an expertly crafted lease cannot be overstated, and I'm thrilled to report that Welcome Home works with one of Reno's top lawyers to keep its leases in line with current laws and to protect its clients from new laws that favor tenants. Put another way, Welcome Home has got your back on legal matters. A great lease, as some of you no doubt know, can protect a landlord in 1,001 ways, so to speak, and Welcome Home's lease is decisively the best I've ever seen. I have inspected the work of every member of the Welcome Home team, including its contractors, and have been impressed by all of them. Whether it's the team member who scrutinizes lease applicants and puts excellent tenants in my properties, or the team member who inspects and videotapes the condition of my properties before and after a tenancy to ensure that I'm not charged for tenant-caused damage, or the team member who smartly responds to a tenant request for a repair, or the photographer and the Photoshop masters who make my properties look gorgeous online (and generate above-market rents), there isn't a single person at Welcome Home or among its contractors that I don't hold in high regard. On a personal note, Welcome Home gives me peace of mind that when I pass on, my wife won't be burdened with all of the work and hard decisions that our rental properties require. Welcome Home will continue to manage them, even to the extent of providing my wife with annual tax statements she will only need to mail to our accountant. Preparing such statements is something Welcome Home does for us now. It's included in their host of property management services. How wonderful is that! Welcome Home is not the first property management company that I've hired in Reno, but it will certainly be the last. I cannot imagine how a property manager could improve upon the services offered by Welcome Home, and I'm a ridiculously finicky person. Back to Erika Lamb as a real estate broker. I've been very fortunate. I've owned real estate in Panama, Costa Rica, Pasadena, Altadena, South Pasadena, San Francisco and Reno. In Reno, I've owned no fewer than a dozen houses, townhomes and condos. Before listing a property in each of the above-mentioned markets I spent many hours identifying some of their best real estate agents and/or brokers and I'd give none of them a grade below B+ in hindsight. That said, Erika stands head and shoulders above the rest as representative for the buyer or the seller. I'd love to include the many examples of why I think so highly of Erika as a broker--and I had written the examples--but to my dismay I just now discovered that Yelp limits the length of reviews posted here and I exceeded the limit by about 900 words.     Avoid This Property Management Company - Dishonest and Aggressive…read moreI would strongly advise against renting from this property management company. Our experience was incredibly frustrating and ultimately felt like we were being taken advantage of. We were charged $250 for a pipe repair without ever being contacted, consulted, or quoted for the work. When we tried to schedule a meeting to discuss the charge, they refused to meet, ignored our calls, and eventually threatened us with eviction unless we paid. We were forced to pay for something we had no opportunity to approve or dispute. When we moved out, we gave more than 30 days' notice, professionally cleaned the carpets and the home, and even touched up the walls. Despite this, they withheld $2,100 of our security deposit. Their breakdown included: * $300 for drywall repair (not previously mentioned or shown to us) * $1,100 for painting the entire house (even though we left it in great condition) * A charge to replace a lightbulb they falsely claimed was out * $260 for cleaning (even though we had the home professionally cleaned) Throughout the process, this company was unresponsive, evasive, and became aggressive when we questioned the charges. It was clear they had no intention of communicating fairly or ethically. They do not treat tenants with respect and seem to rely on intimidation and avoidance to force compliance. This company took advantage of us and treated us dishonestly. Renters, beware--they will take your money and ignore your concerns.

This year, a sewer line in the lake broke meaning no running water. After several calls, Brandon had no alternative place for our family to stay. We ended up in a hotel with bags and boxes all around us. We paid for that experience on top of the house rental. He only returned our money for the house after several more phone calls and several more days. The agreed upon morning we left Tahoe and returned to the house to pick up the last of our belongings in the garage, he had his cleaning lady there on the phone to him telling us we had to leave. We told her she could start cleaning and that we would be out of there ASAP. But Brandon called my husband to tell him to hurry and get out. We were easily going to be out before the 11:00 deadline. Why be so unkind if the house had no running water and was unable to be used? RUN, do not walk away from Brandon. He is disreputable. As an update: Brandon messaged my husband to call me a liar about this review. (There were 5 adults on our trip who experienced this.) His unprofessionalism in texting us after what we went through because his feelings were hurt by reading an honest review, just makes my point even stronger. Second update: 8 days after getting home, Brandon is still calling me a liar. Please do read other recent reviews. One on Birdeye just 3 months ago, describes Brandon's response to renters in a situation they had no control of and his follow up contact after reading their reviews which was described as "aggressive and disrespectful." Brandon gets very few details right of this bigger picture he creates below 1. We were not met at the front door when we returned from our day around the lake. There was a team of Douglas county workers out back. They DID NOT say that the damage was solely due to lake levels and DID NOT say that it hadn't been repaired because of lake levels. They were concerned with fixing the line at all (although other properties were able to be fixed that DO NOT share this same wall) because the sea wall at this property was not built properly nor being repaired in the proper way, According to the professionals, the cost of doing it correctly was a point of contention. Douglas county couldn't cough up the ten grand and the owner wasn't either. The line would continue to break each time the waves got rough. One worker commented, "I can't believe they rented this place out." 2. We did not store ALL of our belongings in the garage. We spent 2 days cleaning out the house of 2/3 of our belongings which we crammed into 2 hotel rooms for 5 people. Only the things we couldn't fit stayed in the garage because we couldn't afford another room and Brandon was not interested in covering any of the costs of our move. As no one could use the property, this wasn't an inconvenience to anyone While my husband and I moved belongings and threw away the food and meals we had bought and prepared, my son used the wi-fi to take his online college course. The hotel only had an unsecure connection. We only left some supplements and medicine in the fridge until our departure day. We did not use the fridge other than storage. We had wanted to use the Marla Bay beach to at least be able to swim in the lake, but the codes were changed. My husband *had* asked to sit on the back porch, but everything was a negotiation (nothing was done with kindness) and the house was just a reminder of how awful the trip had turned out. We didn't do that either. 3. We DID NOT stay there for 5 uninterrupted nights before the line broke. It was 4 (details should be accurate) and included , as it has every year, cleaning bathrooms, dishes, utensils, and glasses. To think that including the cleaning deposit in the refund we waited 8 days for was some act of benevolence is laughable. 4. He did print my husband a check. I guess he can celebrate that truth. It was the day before we left and he had tried to postpone the meeting twice because he's busy. He threw an unfeeling "sorry" over his shoulder as my husband left. We cashed the check that day because of our experience. We have never been treated with the indifference that Brandon showed us. We have been staying in Tahoe for 20 years. Sixteen of those years were with other agencies. We know Tahoe is wonderful. We know what other agencies are capable of just as we now see what Brandon is capable of. I'm sure he'll send my husband another text. If Brandon had spent the time and energy to take care of his renters that he has spent responding to bad reviews, he may not get bad reviews. BTW. The helpful score below is from my friends who know me to tell the truth.

We rented a beautiful home in Somersett through SIGUA Property Management, and one of the best parts of the entire experience was working with Joey Vincent Pontillas. We also appreciated that our dogs were welcomed. They're part of our family, and it meant so much to be able to rent such a wonderful home without feeling like we had to apologize for having them. Any time something needed attention in the home, Joey was incredibly responsive. Whether it was a repair or a maintenance issue, he made sure someone was there as quickly as possible--often the same day or the very next day. We never felt ignored or like our concerns were put on the back burner. That level of responsiveness is rare, and it made us feel respected as renters. Toward the end of our lease, there was one disagreement that needed to be worked through. Joey handled it with professionalism, clear communication, and a level head. He kept everyone informed, treated both us and the homeowners with respect, and helped bring everything to a resolution that felt fair for everyone involved. What impressed us most is that he makes an incredibly demanding job look easy. We know that's not the case behind the scenes, but Joey's calm, responsive, and professional approach never wavered. He genuinely cares about doing the job well, and it shows. If you're looking for a rental or property management company in the Reno-Tahoe area--especially in Somersett--we highly recommend SIGUA Property Management. What sets them apart is how proactive they are. I never find myself chasing them down or asking what's going on with my property. They surface issues, opportunities, and recommendations to me before I even know to ask, and once I give the green light, they handle everything end to end. It's a genuinely holistic service, they think about the property the way an owner would, not just as a checklist of tasks to complete. Their experience shows in every interaction. This is clearly a team that has been in the property management business for a long time and has seen it all. Whether it's vendor coordination, maintenance decisions, guest issues, or longer-term planning, they bring a level of judgment and capability that's hard to come by. And I have to call out their cleaning crew as well, they are simply the best in the business. The attention to detail, the consistency, the speed of turnovers, it's a different tier.
