If you are looking for an older POS house to rent for a lot more than you can mortgage a new house…read morefor Kellogg is your place ! Terrible managers that will nickel and dime you and gouge you for cleaning when lease is done. I can never recommend leasing from this company. If you want a great house that is yours and not a crappy rental I can not recommend these great folks enough in the next paragraph. We bought a really great home from them and became fast friends with them as new residents of ABQ Jayma and David Reid work together to specialize in serving clients who are looking to buy or sell property in Albuquerque, Rio Rancho and other surrounding communities. They have a comprehensive understanding of the market and are skillful in strategic pricing and marketing. They are enthusiastic about working with their clients towards their best interests. They are committed to providing professional and trustworthy full service. The Reids are available to help their clients with all of their real estate needs. DAVID REID CELL. (505) 463-6602

They are horrible people to deal with for everything, from repairs to move in and move out. Stay away. You are constantly treated like a criminal, I know this because I rented from them for 2 years. I talked my neighbor and a few friends out of dealing with them and they went with a different more reputable rental agency. Saved them a lot of grief. Would give them negative stars if I could.

I searched the local market using many different sites and search engines. Rentbuilder had more realistic options and matches. When mom decided on a place I held my breath and called Rentbuilder. Rite from the start Shannon was patient, accommodating, and above all else professional. When it came to the actual signing of the lease the process was super streamlined and easy. The property was as advertised and was in top condition thanks to Glen. All rental companies are very accommodating and responsive before the lease is signed. Where the real stars show themselves is after all the paperwork is done and you're in the new place. We looked at the property before hand and noticed a grade on the parking lot. Mom has limited mobility but felt like it would not be a problem. After about a week after she moved in it was apparent that the grade was too much for her. I called Shannon on Friday with our concerns and expected an answer in a few weeks. To my surprise on Monday afternoon Shannon had arranged for a safe spot in the parking lot to be striped and signed for handicapped parking. This is a 4 plex with 4 parking spaces. I have rented many an apartment in my day and have never experienced such responsibility and caring by a management company. Thank you Shannon, Glen and Rentbuilder for being such a stand up operation. You all Rock!

But she has gotten progressively worse at communication, and now that she owes me money, she has completely disappeared.

Lease Issues Prior to Move-In…read more I am submitting a formal complaint regarding our tenancy with Blue Door Realty. Prior to lease execution, we were informed that renovations would be completed within one week. The work was not completed until more than one month after we had already taken possession of the property. As a result, we incurred several nights of hotel expenses, which were later reimbursed through a one-month rent credit. Maintenance and Habitability Concerns In August, the property's air conditioning system failed and was not repaired until March. During the initial move-in inspection, we also identified an upstairs window that would not latch or properly seal, creating a security concern. Despite repeated maintenance requests, this issue was not resolved until March. Remediation and Health Impacts When the window was replaced, contractors identified mold in additional windows, leading to a remediation process lasting approximately six weeks. During the final phase of remediation, we were required to stay in a hotel for one week due to strong chemical odors. We informed management that a household member has a documented disability and that the fumes created a health concern; however, reimbursement for this displacement was denied. We were also instructed to place support animals and a pet in the garage during remediation. Following remediation, the shower was removed and remained unusable for approximately one and a half weeks. Throughout the remediation process, start to finish was six weeks, management declined to engage alternative vendors to expedite repairs. Security Deposit Dispute After move-out, our security deposit was returned within New Mexico's required timeframe. However, the refund check could not be processed due to a legal name change following divorce. When this was communicated, management questioned the validity of my identification rather than assisting in resolving the issue. I explained the legal name change and referenced prior email correspondence, which had not received a response. We were informed that a $100 administrative fee would be required to stop payment and reissue the check. We were unable to locate any lease provision authorizing this fee. Management further stated they considered their obligations fulfilled and would not provide further communication unless the fee was paid. General Concerns Throughout the tenancy, communication was inconsistent and maintenance issues frequently required repeated follow-up before resolution. While some issues were ultimately addressed, delays and lack of responsiveness were persistent.

The property was given to us in a filthy condition. The realty company was informed immediately & the issues we encounter with the trash in the yard and the dirt & grime were never fully resolved. Once our lease was up the Pam Harris the owner tried to "intimidate" us to sign another lease by verbal threats of immediately increasing the rent by 10%. We refused to bend to this intimidation and then she immediately became more aggressive by demanding to know when we were leaving. This property is in such a disgusting condition that the neighbors are hoping they will sell. They've also informed us they had a difficult time getting renters. This (IMO) is why they are trying to squeeze every penny out of us they can. On top of this, getting things fixed is never a smooth process. I continually have to send reminders. We gave our 30 day notice & Pquail realty's response was we need to pay rent past a 30 day notice because of the day of the month we sent our 30-day notice. This office has treated us very poorly on top of renting us a home that was previously occupied by a mechanic who worked on cars at the unit (we are informed by the neighbors & all the oil dumped in the yard & not cleaned). There's also car repair debris throughout the yard. We have never been late paying rent & have taken really good care of the unit. I would not use their services as ( in my experience/opinion) they look for every opportunity to do the bare minimum & while wanting more & more. The owner is extremely unprofessional in my interactions with her. She has accused us of removing items from the yard that were gone before we moved. This shows me that she didn't assess the property upon receipt of it. She also lack professionality by preferring to bicker rather than act on resolutions. The cleaning crew she hires does an adequate job & leaves the messes partially cleaned or not at all.

Lease says there's a 3 day grace period for rent but if it's one day late they hit you with fees. Alan violates the lease agreement when he wants to so that it accommodates him. Our water didn't work for 4 days from a repair they failed to complete and they only repaired it because we threatened to sue. From 2018-2023 we had to deal with them giving us the run around when we needed repairs. They would often come into the house without notice and legit took items from us, and when we installed cameras SURPRISE they stopped stealing from us. These people took jewelry, cash and damaged our closet door where the cash was. For well over a year our dishwasher, front door, garage, and disposal was broken and when we requested it to be repaired, we never received any repairs. They'll always say "we'll put in a work order" but I doubt it takes 3 years to fix something, then again, their maintenance person is a complete imbecile who would always make excuses for his lack of knowledge of repairs (we're sure he's like the slower family member they HAD to give a job to). We ended up purchasing a new dishwasher, microwave, and door, then, the idiot maintenance guy who only showed his face when it was something THEY needed had the audacity to threaten us with legal action if we removed OUR purchased items when we move. We took our stuff anyway because for one, the maintenance guy was an idiot, and because I'm sure they would have used our purchases to justify not repairing what they needed to for the next unlucky victims. They're crooks who never keep they're word. These people are going to be sued for sure, if not from us, from someone else who's tired of their lies and dissatisfaction. Their properties are mediocre for what is charged, crooks is putting it lightly. Overall please avoid this company, you'll be slapping yourself if you rent from them. I truly hope they go out of business, get pregnant, go bald, get a UTI, and have an unhappy life. This is coming from the chilliest person who never complains about anything, but these people are on some serious drugs or on a mission from the dark side to make the world a more horrible place than it is. Beware because again, you'll slap yourself for getting involved with these fools. Photo attached is what you'll get if you give this place an ounce of your trust.

And yet, the property manager (Stephanie) keeps replying to reviews pretending to be surprised--asking for names and promising refunds as if this isn't a recurring issue. It feels manipulative, like a way to appear responsive publicly while doing the bare minimum behind the scenes. Not sure if this is a scam or just terrible business, but I honestly don't believe the positive reviews are real. If you're considering applying--don't. Look through the comments and you'll see for yourself: people are paying fees and getting ghosted. Something about this feels very shady.
