Aram and Jaime were both grossly unprofessional and rude when I called to complain about our furnace not working (it's currently 30° outside and 36° inside our home) and to complain about them raising our rent RETROACTIVELY (for two months) and Aram told me they will proceed with eviction proceedings, claiming we were late on paying rent. We've lived here for over a year and have NEVER been late paying rent and the past few months have been no exception to this. I contacted the OWNER of the property and he assured me that we will NOT be evicted and he agreed that Aram and Jaime were very unprofessional. If you want threats of eviction for making a complaint, these might be the folks for you. If not, you might want to look elsewhere. We are absolutely going to be filing suit against this slumlord management company. Their ONE STAR rating on Yelp speaks for itself. When was the last time you saw a ONE STAR review for ANY business?! I don't think I've ever seen that until now.

There were some fixes needed during our stay. The management and maintenance team responded to our requests in a very timely manner. For example, There were two ceiling fans that makes weird squeaking noises in the house. After we reported the issue they immediately contacted the property owner and brought two brand new fans for installation. No hassle, no extra charge, no back and forth arguments. We are very glad that we chose this company instead of renting from a private landlord. I think they are very professional and have a high quality of customer service.

The house was advertised to be noise-proof but I can hear the neighbor's conversations. Not to mention the sounds of their dog walking around the house. It's not the neighbor's fault-- they are just living their lives. But wow, I have lived under at least 5 different housing management teams before and it has never been this bad. Maintenance requests do not get done until couple months later, and even if they come over to fix the said problem, I can't tell that it was properly fixed. I honestly can not WAIT until I can move out of this house. EDIT: Bijan (the landlord) and I had a conversation. We came to the consensus that there was quite a bit of miscommunication on both sides of the party. Bijan definitely cares about the tenants' well-being. Once a distinct & straight-forward maintenance system is placed, I have no problems with this management company.

In the most recent example, I was forced to schedule and be home for a city water meter update on the building because my unit is closest to the meter, even though the work being done applied to the entire building. Myers says it's my responsibility as the homeowner even though I do not own the area where the update occurred. It's the property's. They are the property management. If they are not actually managing the property, what are we paying them for? This review says "service requested" but they will not respond as they say that it's not their fault the city needs to update. Since I said they were obtuse in thinking my problem is with the city water, they said I am name-calling and they will not reply further. I only owed the rent for that current month, and I attempted to pay it, but my payment was refused. Instead of working with me to resolve the situation, they chose to move forward in a way that felt unnecessary and unfair. EVICTION. I am a disabled veteran raising my grandchildren who were in the Foster Care system until I gained custody, and I was doing everything I could to meet my responsibilities. I wasn't asking for a free pass--I was trying to pay my rent. The lack of empathy, professionalism, and respect I experienced was extremely disappointing. I understand that apartment complexes have policies, but there is a difference between enforcing a policy and treating people without compassion. In today's economy, many hardworking people face temporary hardships. Management should remember that residents are human beings, not just rent payments. A little kindness and understanding can make all the difference.

I had to update my review because my experience was worse than previously described…read more I moved into a unit in Hilliard, Ohio in late August, 2015. Fact: There was a small black spot in our closet when we moved in that had become increasingly larger over time. Result: It was a slow leak from the bathroom. Maintenance opened the ceiling to reveal black mold. He "cut it off" and sprayed bleach on it. Peep the photo on yelp. Fact: Our upstairs toilet is (and has been) faulty. Result: Maintenance used a bread twisty tie to make a repair for one of the many service orders. We had to flush it 3-4 times each time we used it and It was eventually replaced 6 months later. Fact: We had bees (in addition to all the other bugs) and Panzera's maintenance used home defense spray. I questioned their methods, but they insisted the spray would work. Result: After our family friend (a PROFESSIONAL maintenance tech) took a look at the dozens of bees that were dying, he confirmed it was a live bee hive. I wrote "I still have bees" on next months rent check and they reluctantly sent a professional. Fact: Our furnace was unusually loud and rattled a lot. Heat wasn't thorough. We had to turn it WAY up to get moderate warmth. Result: It needed to be replaced, it was 30 years old. It took 12 hours for the repair and we weren't offered that timeframe upfront. I have a small child and had to unexpectedly remove her from the home due to the below freezing temperatures that day. AND...the HVAC rep stayed it died out because we had the heat too high. Fact: We had mushrooms, growing out of the carpet in April of 2016. Yes, mushrooms. Result: Maintenance "plucked them" and sprayed bleach on the spot. Maintenance touched the drywall around them and it was mushy. He confirmed there was a leak/moisture and adjusted the dirt outside in hopes that the water wouldn't come in so much! (Yes, smh...) Note: MUSHROOMS HAVE GROWN BACK IN THE SAME EXACT SPOT FEBRUARY 2017. Understandably, I was frustrated and contacted Panzera. They nonchalantly created work orders! I advised David Panzera about how unreal my experience has been and expressed a perceived lack of ownership because of reoccurring issues, poor maintenance decisions and no empathy, compassion or compensation. I don't think they care, at all. His reply was everything I expected. He said if I disagree, move out...with notice of course. Why not put a lock on the lobby door instead? * The roof of our building was leaking in four different places outside our condo door. We were getting rained on inside our residence. I had to complain regularly for two months before they finally fixed it. Well, mostly - it is still leaking but at least it isn't as bad. * The gates to our parking lot consistently don't close. This leads to car break-ins, which are a very regular occurrence here. Additionally, we recently had someone park in our parking spot and despite multiple calls to the "after hours" number, we had to eventually pay to park somewhere else because no one would respond to us and we don't know the number to have illegally parked cars towed. This property management company is not very good at managing property. I highly encourage you to consider living somewhere else.

Had my car stolen from the parking lot, was given attitude from an employee when I asked for a new parking pass because my car literally got taken from the lot and everything was tossed or taken from my vehicle. The WB courtyard is full of dog piss and poop. They lied to me saying they would have it power washed and they dodge emails out the a$$ if you have a concern. My package amongst others were stolen at this property and Lykens did nothing to help alleviate that issue with me personally. (They placed Amazon boxes inside the building now but just left me in the dust with my issue when another WB tenant stole my package - I would think it would be dumb for me to go knocking door to door to see who stole it when they had the camera footage and never looked into it when I asked them to). Talked to a neighbor who was moving out the same time I was and they had respiratory issues due to mold they never took care of. My unit had rust above the shower, half of my brick wall was styrofoam with paint over it. My girlfriend and I were gaslit by the Lykens office when a bird flew into our unit then out (because they took 45 min to 2 hours (can't remember exactly) to come get the wild animal out) and tried saying maintenance didn't see a hole when maintenance had no ladder to see at the top of our 17+ ft ceilings where the animal came out of. They were supposed to come back that day with a ladder to address the issue and never did until I pestered them about it and they sprayed more styrofoam into the cracks of the ceiling. Winter bill was $900+. Airbnbs surrounded my unit and that in itself is annoying and not worth risking peace and quiet. The gate would be unlocked and opened all weekend. So people would wander in and out and would just leave us paranoid that something could happen in the comfort of our home since there was a lack of care for security. Overall terrible experience because even when most tenants signed a piece of paper stating how we wanted the 25+ car break ins addressed, they told us to boot it basically. They don't care about you after you sign the lease.
