    This is a review of their Lusk Blvd property. It is an older building, and the building owners have…read morea very limited budget for maintenance and upkeep. They'll fix something right away if it's a safety issue (ie: uneven sidewalk), but for everything else, don't hold your breath. It took them two years to replace the badly deteriorating laminate bathroom countertops, and over a year after multiple burglaries before installing security lights. They also used to have a groundskeeper that looks after the building, but he's gone, and you have to report any issues yourself now. Be prepared to be the occasional property manager. Our air conditioning unit has had intermittent issues where it doesn't work on the hottest days every summer (which the landlord has confirmed), and it has gone unresolved. The landlord said to call them if it happens again, but it's pointless, because their HVAC contractor already looked at it, and diagnosed it as an overcurrent shutoff protection associated with older units that draw too much power on hot days. So basically the AC will keep on shutting off on the hottest days until a new unit gets installed. Also, the past several years, the overages in operating expenses passed onto the tenants have been substantial. Your rent will have two components, the base rent and the operating cost. To get the best deal, try to negotiate the lowest possible base rent so that it won't hurt as much when they stick you with unexpected maintenance costs at the end of each year. Better yet, do not lease this old building because it does not have an adequate maintenance budget.

We had some issues with our AC unit a while back and they had the entire unit replaced. We are a triple net customer so we anticipate the additional costs and the PS Business Parks team has always been very helpful in recommending the best vendors to service our suites. They have also been quick and responsive to any building issues. We love the central location of the office park, easy for all of our employees to reach. The area is bustling and there are a lot of great lunch time options within close proximity. Our employees also enjoy the complex grounds and are often seen taking short walks through the complex or eating at one of the outdoor tables to enjoy some sunshine.
