AVOID Michael & Sons (M&S) After more than 20 years as a loyal customer, this has been one of the most mentally and financially stressful experiences. M&S performed defective work, failed county inspection, and did nothing to rectify their faulty, malfunctioning work. In July 2025, a leak in my basement ceiling led their restoration team to open the drywall and discover a drain pipe installed with the slope inverted--meaning water literally had to flow upward to drain. Their own technicians confirmed it was installed incorrectly. When I reviewed my records, I found that Michael & Son installed this plumbing during my prior basement remodel. I also located the Fairfax County inspection report rejecting the work at the time and requiring the drain lines be reworked due to improper slope. (but clearly M&S didn't). Because this defect was never corrected, our basement suffered water damage and mold contamination. Despite providing the contract, inspection report, and documentation, the company has refused to take responsibility. After months of unanswered emails, shifting explanations, and no resolution, I've had to take legal action; a huge expense on top of what I've already paid M&S. I had the HVAC ducts in my property cleaned by Michael & Sons on July 1st and they charged my credit card over $200 more than the agreed to price. I have sent the company multiple e-mails over the course of 11 days in an attempt to have the problem resolved without success. My hope is that the public review encourages them to take action. I had been a loyal customer for many years and used Michael & Sons at both my properties. I understand that errors can occur, but expect companies to correct issues rather than ignoring a customer. read more

Absolutely awful company for HVAC. Tried to sell us a back up for our heat pump when they came to do maintenance on our AC. We don't have a heat pump so obviously they didn't to any maintenance on our system or they would know that. the customer service person was unbelievably rude. They said they'd provide a refund. Although they did great work. They way overcharge me for the service provided. After checking in with the estimate, which would've been somewhere around $200 to $300 to replace the washer in the shower. He took the entire shower components out and cut a hole in the back wall of the shower and replaced the entire shower assembly. Unnecessary and should not have occurred. read more

Hank Skipper did an excellent job troubleshooting my 1952 era wiring. He found the fault in a living room outlet that caused the kitchen lights to stop working. He gave an estimate and charged exactly that amount. While he did his work, I was installing a Ring floodlight. I was having issues with the old junction box. This was Angel Ramos' second time coming to our house to inspect our heating and cooling. He's been great both times! In the winter, he cleaned our furnace and found a book of instructions that had fallen into the unit. We had just bought our house and we were so grateful for that! This time, he returned to inspect our AC and was able to add a surge protector that we requested. When we had multiple lightning strikes within a fifth of a mile earlier this week, followed by 15 hours without power, I was so thankful for that surge protector! I really appreciate his patience. I've used Michael & Son Services for years for both my Property Management Company and my personal home, and have always been impressed with their very fair pricing and the quality of their work, but I don't know what's happened since the last time I used them, Their hourly rate is ridiculous! They charged $325 an hour for a simple fix yesterday. A new shower cartridge which should've been about 230 all-in cost me $538. I will not be calling them again unfortunately. They used to be the only fair Plumber out there and it sounds like they may have been bought out and joined the ranks of the other greedy plumbing companies. Company-centric, not customer-centric customer service. I scheduled a furnace inspection online for my mom's house in Baltimore with this company, whom my mom had used for several years. We were given a service appointment between noon and 6 PM on a particular date. When I noticed that it was a 6 hour service window, I called their customer service WELL before the appointment date and explained very politely to the customer service agent that I had to drive down from Pennsylvania, and asked if there was any way we could set up the technician's run for the day so that we were closer to the 12 PM side of the window. I didn't want to have to make a two hour drive home starting after 6pm if the appointment ran on the late side of the window. I was given the standard unhelpful customer service answer of, "Nothing I can do". We canceled our appointment and took our business to another HVAC company that COULD accommodate our needs. We felt robbed in broad daylight. We told him what the issue was. He quoted us $500+ to change the main valve. He did not replace the shut off valve for the bathroom faucet, instead he cut a 6" copper pipe and slapped it on there and charged us $300+. When we told him why he did not replace the shut off valve, he said that for an additional $120.00 he could do it. My husband TOLD him about the valve and he ignored him. He did not explain that the repairs would be less than a ten minute duration. At the end of this VERY short visit, we were charged $499.00. VERY DISAPPOINTED. This is unconscionable. I called for an emergency service leak around 1030 last night. Bahram came out in about 45 min - which wasn't bad considering - and identified the issue right away. He was able to fix it on the spot and prevent further damage. He was courteous, very knowledgeable, and completed the job in no time. Called Michael & Son because our living room power was out. The breaker tripped and I replaced the breaker itself, but power was still off. we have used M&S before and purchased their "discount" package which offers 15% off. they said they would have to charge a $485 fee to trace the issue. I explained what I thought the issue was. I said I think this outlet is faulty. he popped off the outlet cover and said "I found the problem". he said he would have to replace the outlet and said it would cost $89. it took him 10 minutes in total. they charged us $575 dollars WITHOUT THE DISCOUNT. What was the trace charge for? There was no "trace". He spent the next 10 minutes trying to upsell more repairs. We will not be using them again in the future. read more
