During my last three years at UCSD, I lived at one of the rental properties owned by Rosemary. I will start off by saying, Rosemary is a tough woman. Initially, she was tough to communicate with because she is very particular about what she expects from her tenants. However, after living there for so many years, Rosemary and I were able to understand each other very well. When you tell her about an issue, she will want to know every detail about the occurrence and will send help immediately (she has connections to many repair specialists) to resolve the matter. Furthermore, as long as you keep the place clean and she don't get receive any complaints from the neighbors, Rosemary will not bother you, and you'll be able to live very peacefully. Moreover, the monthly payment must be paid promptly. Overall, she puts a lot of faith and trust in the tenants she chooses to take care of the home. Lastly, Rosemary is a great person. She has a very keen sense of humor, and is a warm, kind person under her hard exterior. Being a young, college student at the time, she was very understanding and gave me a lot of good advice in many areas. I have been Rosemary's tenant at Marbella Properties for one year. Rosemary is a very good person to have on your side, and she is very reasonable if you are nice with her. Rosemary has broken english, but I have never had a problem understanding her english because she speaks clearly. Her emails may not be "professional" in the sense that she, again, has broken english, but I feel it is unfair to judge someone on their accent or writing abilities if they are still able to communicate effectively, especially if they weren't born here. I still live in San Diego and Rosemary has told me she is happy to be my landlord in the future. She even offered to help me find a new place, and I appreciate her kindness. We have had a good business relationship and I look forward to doing business with Rosemary in the future. Rosemary is tough on renters who create drama, so if you are inflammatory and unprofessional when you interact with her, she will not put up with it. However, if you are polite and act appropriately, you will not have any problems with Rosemary. Due to the one-star review previously left by Celeste S, I felt compelled to write a counter review, especially because her review actually states my name, as well as others. I find it very inappropriate and passive-aggressive to air out your dirty laundry for a Yelp review. I hope that while you consider all reviews on Yelp, that you would also consider the source. This is exactly why I think Yelp doesn't work for smaller businesses with owners who dont use Yelp consistently, it can hurt their business with disgruntled people, while the owners are not even aware of it due to a generation gap. read more

Rosemary helped me buy my first condo, and she was absolutely the best! She walked me through the condos and was very upfront about the small details, details that I overlooked constantly as a new homebuyer. She hooked me up with an awesome deal for my mortgage as well. All the time, she kept me laughing because she has a great sense of humor. That helps when you're making one of the biggest decisions of your life (or so everyone makes it seem). When I purchased the condo, she walked me through all the complicated steps with escrow blah blah, and even though I messed up a bunch of times, she was patient with me and everything was fixed ASAP. She also has great referrals, which makes it easy if you're new to town or don't know anyone in the insurance or cleaning business. I just entered into a rental contract in which Rosemary/Michelle Realty is the property manager. My sense (and experience thus far) is that I will be able to rely on Rosemary and she will totally have my back, provided I do my best to keep to my end of the deal as a tenant. Rosemary knows her business, and has a keen eye for detail. She is the first to admit that she may come off as abrasive, but when you get to know her a bit (as I have just started to do), it is actually quite relieving to have someone who is direct about what is going on, what is expected, etc. without doing a lot of beating around the bush. (I believe they call that, "honesty." :) "Transparency" also comes to mind.) I think the feeling of abruptness in manner is due to some culture clash, as far as communication style goes. In any case, it is clear that Rosemary works to balance head and heart in a way that is fair and sound for all parties involved. I have been a tenant in one of Rosemary Tang's apartment units for one year in La Jolla and it has been a negative experience. Rosemary Tang has been conducting business in an unprofessional manner. During my one year tenancy I have a slew of emails that show extreme unprofessionalism before this point that I would be able to present. She has acted inconsistent with our apartment and attacks us in emails when we ask simple questions. 06/09/2016, Rosemary visited the rental where I along with roommates reside. She was there for a walk through with new tenants. During her visit she had an hour long conversation with Matthew Schwegler(My boyfriend and roommate) where she slandered me and disclosed confidential information to Matthew regarding me. She disclosed my credit history to him that she had from when I signed the lease. The entire conversation was outside her bounds and unprofessional. Rosemary Tang was asking Matthew if he gets "along with me" told him to "marry a rich girl" and said "did you know Celeste has bad credit" and disclosed my credit to another individual (Matthew Schwegler). He patiently listened and said he was in disbelief by the entire conversation and was very offended she talk to him or anyone like this. During my entire tenancy she has treated the house poorly via emails and now to another person she has disclosed confidential information. Her behavior is unwarranted. I am a professional who works in commercial real estate at CoStar and a UCSD graduate with no criminal history and I pay my rent two days early every month. I have filed a complaint with the Bureau of Real Estate in regards to this woman, Rosemary Tang. I do not recommend doing any business with her or renting from her. I have paid all my rent but I am moving out before the end of the month. I asked her what the options for getting my deposit are in a polite email. Her emails have been sloppy, with misspellings and unclear wording. There have been many many issues with Rosemary, she said that she only wants to interact with one of us and have one person be the contact person. Which is fine, at the beginning of the lease we chose a random roommate but around May 2016 this roommate decided to leave early and left the house on bad terms and shut off the power because everyone was tired of her boyfriend constantly at the house. We informed Rosemary in May that the new contact would be Bethany and she agreed via email and then a month later she completely forgets she agreed to have a new contact. Its very frustrating. She does not check her records and it has created stress for her tenants and Rosemary continues to lash out. One email chain that shows the way she interacts with tenants is below: "Hi Rosemary, We all talked and Bethany will be the one to schedule the walk through with you during the last week of the lease. She will be the only one in the house left. She will schedule the walk through with you after all the cleaning services are complete. :) Matt and I have a question about the return deposit. We are both moving out on June 16th and going out of the country for the next few months. So we are wondering what our options will be for getting our portions back of the deposit? Would you be able to return the deposits for Matt and I to Bethany and she will transfer our portions to us? OR would you be able to deposit Matt and I's deposits to our bank account if we give you our bank account number for that? please let us know! thank you so much! :)))) Cheers, Celeste Stephens Then Rosemary's Response: "well, dear all: all in and all out was what i said in the beginning of the lease. I did put Virginia in charge before? let's work this final walk thru smoothly.. please.. Jeremy stayed until the very last day and personally did the final walk thru with me (he did not stay till the end, just pay thru the end). He provided the cleaning invoice, I issued him his check on the spot and he was doing the distribution of the money. that is the way should be. You and mat's personal trip has nothing to do with me. Now you know why I was asking all you the question one year ago? can you all live together? I think if you put Beth in charge, that was agreeable to all, then, you should trust her that she will pay you back. It has been a pleasure working with Rosemary. She's blunt, efficient, and has your best interest in mind. My husband and I are very happy with the purchase of our first home. Rosemary was patient during our picky 3 month search and tried her utmost hardest to narrow and understand our interests. We had some bumps in the end due to the unprofessionalism of another agent and she quickly resolved the issue and even apologized on his behalf! Her emails and texts were professional and prompt. For those few review that thinks she's rude... she's just a straight forward person, which in my opinion is great. She doesn't like getting the run around as it is inefficient for everyone and it hinders her from properly doing her job. Rosemary went above and beyond... Rosemary Tang is professional, detail oriented, and good at what she's doing. She has helped my family refinanced our house 3 times since we bought it in the end of 2008. We've gotten better rates each time. She reminds us when it's time to refinance again for a better rate and works with us patiently through all the processes.
