There were also smash and grab years ago at some shops. (It was on the news) Most of the shops here are average At best even the department stores. Tons of Asian based toy stores. A 99 ranch super market. Some Asian based J and K beauty shops. A couple nice restaurants (but not high end). A big but always crowded Japanese book store (even more so crowded than the one in dtla). Typical clothing franchises. And a pretty regular food court. I never really thought this was a nice mall but now it feels like this place is giving more a ghetto vibe. I personally wouldn't come here often to celebrate /or host important events, unless necessary. I would avoid this place on the weekdays or holidays if you don't like crowds. Really, just a sub-standard mall But I think people just need a place to hang. Each to their own I suppose. Good luck people : )

Third building is one floor. It does have a great selection of businesses. I've only been here a few times for Meet Fresh, Summer Rolls, and Shibulaya. I have yet to check out some of the other biz. I would love to return to dine at all the restaurants that start with letter B, Sunmerry Bakery, and all that starts with letter T. Baekjeong (Korean BBQ) Bafang Dumpling Bistro Na Cathay Bank Green Zone Luz Hair Salon Mikiya Wagyu Shabu House Ms Lady Med Spa Planet Fitness Sunmerry Bakery T-Swirl Crepe Tea Station Express The Dive Oyster Bar United Healthcare Plan ahead as above ground parking is limited and somewhat tight. Either come here really early or much later in the day. Weekends are super crowded. They do have underground parking near the alley way. Please read the arrows or markings on the ground so you don't drive the wrong way. Btw, this plaza is known for the famous Floating Teapot Fountain and Public Art "What We Created". Both are quite neat!

I originally came with the intention of just relaxing and window shopping... you know how that goes. Somehow, those are always the shopping trips where you find the best deals. I ended up leaving with way more than I planned, including a bunch of cute clothes and new shoes. Can we also talk about the lululemon outlet? Where have these deals been hiding?! It was such an unexpected gem, and I found so many pieces I loved. Another thing I appreciated was how easy everything felt. Parking was simple, walking around the outlets was stress-free, and the overall atmosphere was much more relaxed than I expected for an LA shopping center. If you're looking for a fun shopping day without melting in the summer heat, I'd definitely recommend making the trip. Just be warned... if you tell yourself you're "only window shopping," you're probably going home with shopping bags.

Parking was great, slightly thought out get a spot just have to be patient. Value for money was really good. There were good prices even it was not a holiday weekend yesterday. Will come again. Prepare for hot weather too: sunglasses and hat.

This is one of the largest if not the largest shopping center in SGV unless I've missed an even much larger one. Tons of free parking. They have underground parking, too. There is a Tesla charging station area. Just be careful when entering on the side where the Tesla stations are located because it gets really crowded and tight over there. There are 4 floors of businesses. First and second floors are where you'll find most of the restaurants and food/drink shops. Fifth floor only has the Five Star restaurant. Non-food businesses are everywhere else. There are elevators to get to the 2nd floor and upward. Oddly enough, I really don't frequently visit this shopping center, but I have been here primarily for Wushiland Boba, sometimes for 99 Ranch, other times for Vege Valley in the past (they have moved to a new location), and a few times for Five Star restaurant. I was here last weekend for Wushiland of course. I saw a COMING SOON sign with the below biz(es). I may be coming here more often with all the new food/drink joints arriving soon LOL. The sign on the front lawn shows TAWA and the old San Gabriel Square sign at the Valley Blvd entrance has already been overshadowed. They just haven't torn it down yet. Every spot used to be occupied with a few restaurants worth waiting in line for. Too sad to see this go and be called something else. There are more businesses coming in.
