Please Read before making a decision, please know that my over all review is pretty hard to give, here's why: In Jan of 2018 when we had a pipe burst that was due to a broken spigot knuckle ( that was not our fault, this was stated by the plumbing company. Long story short, the plumbing company i had to call on a "fly literally" The owner and his partner showed up, which was a blessing for our family, they then noted that we would need a Remediation company who the owner of the plumbing company called right then for me. Midwest came out, and looked around gave us a quote, the men who came out were OUT STANDING in every possible way, so good that one their mannerism and they way they worked I would highly recommend them!! SO here is why I can ONLY give 3 stars, which if it wasn't for the Amazing workers that showed up, I would not have been able to give the company even 3 stars... Reasons are when it came to paying, we desperately tried to work with this company, we had asked to be put on a payment plan, due to deciding not to turn it in to our insurance because the cost was just barely enough that the insurance would even cover it, plus it happened so early in the year, that we were not willing to risk turning it in. So the finance manager had verbally promised my husband that he would email us the promissory note ( which unfortunately never came ) If that wasn't bad enough the ladies running the office seemed to be very UN-organized, and sneaky... What I mean is they don't return calls well, and when they did, one of the ladies who was older tried to get me to verbally authorize a payment right there over the phone. First off I knew better, and I told her, that my husband had all ready talked to the finance manager, a payment plan had all ready been decided on, and that we were still waiting on the promissory note to be emailed, she would need to talk further with my husband about the payment. That's she quickly stopped and changed course, and let me know she knew about the promissory note, and even went as far to say "I was a very smart woman" Due to taking Dave Ramsey (FPU class) in Feb through April, deep down inside I knew because "yes" we owed the money for the work that was done to this company. Even though they did not keep their end of what they said they would do, every month from Feb on, my husband and I put the verbally agreed monthly payment amount away, so that regardless of whether or not we heard from them, we were going to save up the rest of the money and pay off the debt we owed them. ( We now know there is a much better way!!) Some months had passed and they even tried to email me survey about how they did, I laughed because they never did what they said they were going to do, then a month or so later they sent us a bill for the remaining amount, they didn't ask for the monthly payment that had been decided on, that was to be paid in payments according to the note we never got. So my husband called them and asked to speak the the finance manager, who was said to be out, again about the note, from what I know my husband didn't hear back from him. Well this past month we did pay them completely. I don't know what is going on with them as a company. I know that they have some Awesome God fearing men who work for them, and due Amazing work, and for that alone I do give them 5 perfect starts!!! I do know that January was a crazy cold month, and from what I heard a lot of people experienced even worse than what we did. I forgive them as a company for the mistakes that they made, I even hesitated to even give a review, because of how mixed mine is..... I don't like for any one to try to trick me into saying or doing something, which is in fact what I felt the older lady whom I spoke to over the phone that day tried to do to me, " then when she realized it wasn't going to happen" then said I was a "smart woman" "Ladies it's just simple talk with your spouse, be on the same page" Also before I do go further, I know how it is to be over whelmed, I get that.... It just bothered me, that they never reached out to us, and said "hey look, things are crazy we have been crazy backed up, when is a good time to send this promissory note to you, so we can get this money taken care of" Rather than just sending us a bill, and not calling us back. Again I forgive them, do I recommend them as a company, I would like too, because the work that was done was Amazing, the guys knew what they were doing. However I am not sure on office personnel, or financial department. In my humble opinion, because of the potential that they really do have to be a Great Company, if they had more help, and a better organized way of dealing with and handling business, both in the front office for taking and returning calls, as well as the finance department. They would really rock!! Right now I say: if you are a God fearing person and you have peace on hiring them. Then do so, if not then don't. read more

Shame on Midwest Remediation. I initially thought I was one of the few with a grievance, but after seeing so many similar complaints, I am shocked they are still in business. Following a flood in my basement, I requested a quote on December 18, 2025. Seth repeatedly led me to believe the estimate was almost ready, causing me to delay hiring a different company--a decision I deeply regret. They didn't actually start the work until January 2026. Furthermore, they were completely dishonest about the costs. I was told the total would be $21,000, but that a $5,000 credit would be issued via a change order because they used cheaper materials. I have the text messages to confirm this agreement, yet they are now claiming no such promise was ever made. Their lack of integrity is appalling. Avoid this company at all costs. read more

Don't use them. They quoted me twelve hundred dollars to remove duck work under my bedroom and bathroom. They only removed three feet of duck work under my bathroom but they are still trying to charge me for all of it. And now , the salesman that came out to give me an estimate is telling his boss that price that he gave me of twelve hundred was only for the bathroom , not the bedroom that is a lie. The salesman's name that came out to my house is Drew Smith. I still have a septic smell that blows into a house when the furnace comes on. Midwest was hired to clean out a home after a fire. They were to throw away all contents inside the home, but leave the appliances. They "forgot" to clean out the refrigerator. I pointed out to them that 4 months had passed without electrical services to the home and simply cleaning the fridge was not an option. It was filled with old moldy food. Mold spores and mold filled liquid so bad, it was leaking out the bottom of the refrigerator. Midwest refused to replace the refrigerator, and stated that it was now clean. I wouldn't feed a stray cat out of this refrigerator let alone my family, I don't care how much remediation was done to it. This is what we keep food in that goes into our body. DO BETTER MIDWEST. Not to mention that Midwest also took the microwave and wine fridge- that was supposed to remain in the home. They first said they didn't, and then recanted and said it must've been accidentally thrown away. Big shocker - they are refusing to replace those as well. Midwest Remediation charged us $1,400 to put up a barrier in the basement for plumbing work to be done. The plumber had to do another section in the room and Midwest was going to charge us extra money to move some of the barrier to another small spot in the basement. -- Midwest takes advantage of you and grabs more money to do a little more work--like moving the plastic barrier to another small spot. I will never use them again!! When I called Midwest to discuss this situation with someone, they said "that person was not available at this time". read more

Do not call these people! Even in your critical time of need! They are scam artists who take advantage of you during emergencies at vulnerable times and will send you exorbitant bills for work you did not have done, require that you sign a complete estimate for estimate work you don't need before they will do the work that you do request, tell you one thing verbally, and then refused to put it in writing, and then be sure to tell you that there was no way they ever said that... and in the end, when you review the invoice and push back, they then harass you when you fight it. I paid these crooks over $1,300 for mold remediation and they basically didn't do anything but cover the issue back up! Turns out there is still mold in the very spot they covered back up, they left the molded wood they said they were taking out. So disgusted that they would endanger another human being by telling them falsely that they were safe when they knew they had not done their job. My cousin has slept in this room for the last two months. They were supposed to come back out today and didn't show. Probably because they knew they had conned us! Shame on them. Well they arrived late 40 minutes or so could have been more. They're charging my insurance over $3000 and the reviews are horrible. They come out and appear to be professional, it's just a small section, not even 100 ft.² of area that was affected by the two-way cleanout pipe in the yard that broke. The young man that came to get the equipment had an attitude why I don't know it's not his money. A team full of youngster doing estimates and sending out the grunt workers to do the stripping of the floor. Well you know there's one in the bunch that doesn't speak any English and just stares at you like you're nuts. They didn't even mention to me that they had done some damage that I had to pay to have repaired. Now that I see what it consist of if it ever happens again, I can have somebody rip up the floor cut out the drywall and spray some solution down to make sure there's no mold growth and place some fans which I didn't even need the equipment was in place less than 24 hours if that. I don't want them back in my house the grunt workers were very unprofessional from beginning to end. Do it yourself and save yourself some frustration and money. read more

They were sure quick to take my money and dry the house. Work quality is horrible and the staff is as bad as they work. Very unprofessional project manager wanted me to sign off before I got home new carpet installed had a hole in it, they left my house unlocked. When asked by project manager if I was satisfied with work I said no and his response was WTF. They contacted my insurance company to see how much they had paid me. Had wall redone 3 times and still looks horrible and base boards done and they left them half done. Under cabinet kick board had never been reattached. They are very rude and un professional and take advantage. Not to mention they caused a second flood because they hit my hot water line. Job took almost 2 years, was also told by an employee who was working my my house "sorry I was busy with my real job". They have very poor worn ethic. Not to mention they took my area rug to have cleaned and lost it then turned around and charged my insurance for storage remind you all my contents was stored in my garage. A few days ago I woke up to a wet carpet near the utility room where our 50 gallon water heater had sprung a slow leak during the night. Approximately fifteen square feet of carpet was affected. Though no standing water, to speak of, the carpet was very wet. I shut off the water to the tank and drained it, then sucked about a quart and a half of water out of the carpet with a shop-vac. Finally, I positioned several fans to help dry the carpet, and let them blow for a couple days until we got the new water heater installed. Being concerned that there might still be some moisture in the carpet pad which could lead to mold or sub-floor damage, I figured it prudent to contact someone that knows about those kind of things. Soooo . . . I gave Midwest Remediation a call. The next day (today) Darrell, a very nice and personable young man, showed up with his equipment, and within minutes was able to determine that there was no longer a moisture problem beneath the carpet. He did notice that the lower six inches or so of the drywall (behind where the old heater had stood) was still slightly damp. I have to admit, I had not even suspected there might be moisture there. Darrell recommended I position my box fan to hit that area for a couple days and that would take care of it. He then said goodbye, went on his way -- and charged me nothing. Granted, my fifteen square feet of soaked carpet was probably small potatoes compared to the big jobs Midwest Remediation must usually tackle, but thanks to Darrell's honest assessment of my situation -- even pointing out things I'd missed and how I could easily take steps to correct them -- If our home ever has any kind of major water damage I will call Midwest Remediation first thing. Why? Because I know they can be trusted, and if Darrell is an example of the kind of people that work there, then I know they have the kind of helpful heart that really cares about their customers. I had a leak somewhere on the second floor. The plumbing company asked if they could share my contact info with Midwest since there was resulting drywall damage. Here's the bottom line: they sell you on a great plan, but once they are in and set up you're at their mercy, and that's when they leave you hanging. They take forever so they can rack up unnecessary charges and they don't return calls. Look somewhere else for your needs. The sales person came out quickly and sold us a line that sounded great. They had folks out Monday to begin. When they came to install the drying equipment I explained that there was moving parts and needed them to work on things that weren't effected by the water but were part of the job. They said no problem. Then radio silence for days. Oh, and no one would tell me how much the work would cost. I was told that "it's complicated" but that my "insurance would handle it." Huh... Everyone who came (three different groups) diagnosed the problem differently. Throughout the process, explaining why things had to stay longer. They use lots of equipment and gadgets and pretend those things define the problem, so it seems technical and informed. If that's so then why does the diagnosis keep changing? After a manager finally told me (through a customer service person) all the stuff that they wouldn't do (like put the washing machine back in place) I told them to take their equipment my and leave. read more

Had a water heater hose leak inside the unit and it needed to be replaced. MWR was recommended by plumber. MWR comes to house and tells me that they offer both remediation and restoration and it's easier to go through them for both when dealing with insurance so I did only to be lied to.(mistake not getting that in writing) When the restoration job only came out to 770.00 they pawned me off on a contractor that I knew nothing about and couldn't complete the whole job. I then had complications getting a hold of the new recomended contractor that did mediocre work at best upon completion. My insurance agent had a discrepancy with a remediation job costing 4800.00 and restoration price of 770.00 as well. Heater, fans and a dehumidifier for 4800.00? Please find a company that prides themselves on trust, integrity and customer service and read the reviews because I didn't. read more

If I could give this company zero stars, I would. Midwest remediation was recommended to me by my plumber after my water heater died and flooded almost the entirety of my ranch home. I had an initial estimate with Jason from MWR to discuss the drying out and removal process for the water damage. This process happened very quickly. The team that came out to remove the damaged flooring, baseboards and drywall was knowledgeable and kept me informed of the drying out process. When the drying out process was complete, a contractor, Frank Hammans, came to my home to do an estimate for the repairs of my home. He provided his estimate to my insurance adjuster. My adjuster came to my home and issued an estimate. There were significant discrepancies between my insurance's estimate and Frank's. Frank was advised by my adjuster to submit a supplemental claim, which he did but did not provide additional documentation, clarification, or justification as to why certain repairs were necessary. I then received an email from him that he/MWR was refusing to complete the repairs on my home before my supplemental claim review was complete. I attempted to contact him via email, cell and through his office phone and never received a response. After insurance review the claim, I received a supplemental claim approval for the total for which Frank requested but was still unable to get in contact with him. After several failed attempts to connect with Frank, I tried to speak to a manager at MWR to see if they were able to complete the repairs with the supplemental claim submitted by Frank. Similarly to Frank, I have not be able to get ahold of a manager and they have not returned my messages. This is an extremely frustrating situation as my house has been displaced for nearly two months with no resolution. If you need a remediation/home repair company, I encourage you to seek out other vendors and research referred companies before beginning any work! read more

Many years ago, the company I worked for used Midwest after a pipe burst. They did an excellent job & I always thought that if I ever had to have something like this done, I would use them. Sadly, I did. I called on a Thursday & the first available appointment was the following Tuesday. I was told I would be added to the immediate care list but no promises. In the meantime I set an appointment with 2 other companies. I was in one of those appointments on Friday when a man showed up at my door. I told him I was meeting with another company right then & said that my appt. with him was for Tuesday. He said he would wait & I thought he meant give me a few minutes to finish my appointment I was in. He left. I called & was told no one available the rest of the day & they had tried to call (I received NO messages at all & no missed calls). On Monday, I called to confirm my Tuesday appointment & was told that because I said I was meeting with other companies, they 'assumed' they should cancel my appointment. Midwest Remediation came to our home on or around January 18, 2022; the rep recommended mat drying our hardwood floors for a period of 10-days, the installed the mats/blowers the next day. After several days (nearly 1-week), Midwest tested our floors for moisture and determined the moisture level was still at 100%. After consulting with my insurance company, I instructed Midwest Remediation to remove their equipment, this was January 24th. Midwest Remediation also inspected for the cause of the water damage, and could not determine the cause. On February 2, 2022, I received a phone call from Midwest Remediation for payment of the bill, which was $3922.39, I advised Midwest this was a claim we filed with our insurance company, I provided the name of the claims agent, contact number, and claim number. We were under the impression the insurance company was paying the claim, however, we learned in mid-March the insurance would not pay the claim until it could;d be determined what caused the flooding. My wife and were taken aback, however, we earmarked the invoice for payment the last Saturday of March, the day we pay all bills. On friday, March 25th, we received notice that Midwest filed a lien on our home, no notice, no warning. We immediately paid the invoice. I would never deal with this company again! We have had claims previously with our insurance company, and vendors are always very accommodating in cooperating with the idiosyncrasies of dealing with insurance companies. I had a water leak January 2022. As of June 1, work is only half done. Work has been sporadic (1-2 weeks between work) after paying the contracted amounts, work completely stopped. It's been one month since any work has been done. Calling the office resulted in random excuses, until they figured out I knew better. Midwest remediation came as a recommendation from our plumbing team. We had a sewage pipe break in the front yard which in turn backed up and flooded our entire house, including crashing the ceiling into the basement. Multiple rooms in our house were a total loss and had to be rebuilt from scratch. Our contractor Matt came in immediately, took care of business, and the teams that followed were amazing. Professional, polite, quick and definitely great workers. Each of his subcontractors in turn, were amazing people who did great work. Always called before they came, always very friendly and professional. I never hesitated to have any of these folks in our home when we weren't there. Three months later, and our home is better than it was when we started. Matt kept in touch with us the entire time, I think I spoke to him at least once a week over the time frame that we were out of our home. He knew we were anxious to come back, as we had been without our pets for three months, and the hotel we were staying at was getting pretty tight with a toddler in to teenagers. He and his team work extra hard, sometimes even until 2 in the morning to get the house ready for our return. I cannot say enough good things about this company. read more

I have a very mixed review of my experience with Midwest Remediation. Great communication and service for the damage repair. Terrible communication and follow up with the home office regarding payment. They came quickly and helped us dry out an under the kitchen sink water leak that damaged our cabinets on the main floor and the basement ceiling and walls below it. I liked the guy who came out and managed that process. The subcontractor they sent after everything was dry was very slow in getting us a bid and didn't sound like he was going to begin anytime soon. Two weeks later (now 3 weeks from the damage) I was still without a kitchen sink or dishwasher. Luckily I found a local guy to do the repairs immediately. When he started, he discovered that a panel for the sink cabinet was missing. We texted our original guy to say we'd like to be reimbursed for the cost to create a new one. No answer. About a month later I received a call saying we were overdue paying our Midwest bill. When I said I hadn't received a bill, the woman said it had come via email. While still speaking with her I searched my email and discovered I had received the bill- TWO HOURS BEFORE HER CALL!! I told her so. She said to send her a bill for the panel replacements. I did. I also told her we weren't filing an insurance claim and had been approved to extend our home equity loan to cover the cost. We were just waiting for blank checks to arrive and would pay them. The next week she replied saying they would reimburse me for the panels after I paid my bill. Two weeks later I received two calls in one day saying a lien would be issued against my house if I didn't pay IMMEDIATELY since I was so over due. I tried to call and calmly explain the situation. I said I felt they had a mixup at the office. I had only had my bill for two weeks and I felt they were being too aggressive. I sent my check that day. I received an email saying that they had "corrected their internal issue." But no apology, no explanation. I did also later get a check reimbursing me for the sink panels. Their aggressive calls were offensive to me and really turned me off. I would probably not turn to them in the future. read more

Great company to start off with. After a house fire we found it very easy to talk to and get ahold of members of Midwest. But it seemed after we signed the contract for structure work they disappeared. Very rarely were able to get ahold of anyone and took days to return calls. Our house sat vacant for a month. Then to top it all off, they pulled out of the contract the day before demo was supposed to start because the remodel would take too long and they wouldn't make enough money. I HIGHLY WARN you to never use Midwest Remediation for anything. This company is not organized and after you attempt to establish communication and understand how this company operates and the expectations of how they will be conducting the work, they still do not offer clear communication and understanding. They pretend to operate at a level of a renovation department, although, they use the word "rebuild". I can confidently say that they don't even deserve to be labeled as that - "rebuild department". They do not know how to coordinate workers. They are not skilled whatsoever in any type of rebuild. I highly doubt that any of its actual contractors are licensed or bonded, let alone of any of the workers they hire to complete segments of your job. I have never seen a group of individuals more irresponsible and aloof and working on a standard that the client should ever believe this level of work and service is "normal" and acceptable. This company contracts poorly rated and inexperienced workers for your rebuild. The in-house "contractor" does not, I repeat, does not review work performed on your site. The individuals that they contract I HIGHLY suggest that you find someone else all together to do remediation and most definitely do your rebuild. If you are expecting them to at least organize themselves in order to properly schedule workers to complete the relative segments of your rebuild, they will not. They fly by the seat of their pants, they are not organize, they waste your time, and also do not ever provide you with a projected completion date. These people waste your time and do not care in doing a job well done. If you proceed in hiring Midwest Remediation be very prepared to take lots and lots of pictures and documentation and also communicate with them in writing. You may also need an attorney. They are so slow in getting anything done. I actually had work done on a utility closet that was less than 20 square feet and a bathroom adjacent that was 35 square feet of work and still could not given me a projected completion date. I had no electrical, plumbing or structure issues. I was not doing any kind of remodeling, I was purchasing the materials and they were putting everything back and it seemed so difficult for them to even do this task. You WILL waste a lot of time with these people and money. Once my utility closet dry wall was completed, they told me to that I can have my plumber put my water heater and washer/dryer back and they hadn't done the floor board that was there previous to the remediation. They had the dry waller (again, not someone in-house) covered the dryer vent and when I had my plumber install the water heater their (plumber - also not in-house) had the valves one and it sprayed and flooded the work area still pending to be completed. I am very confident that the contractor is not a contractor whatsoever. They didn't start on the work on the upstairs bathroom and painted the bathroom FIRST. Who paints the bathroom before they do any work when that should be the last thing they should do once all the work is completed? I am still in the thick of it and if they do not fix the areas of their negligence, I may have to take them to small claims court. They are a highly gross and negligent company and unorganized and will waste your time and if your are not diligent will waste your money. You have been warned!! read more

My crawl space was flooded last week from all of the rain&due to my old sump pump going out. I called Midwest because I work near there and see there building all of the time. I checked for reviews on Yelp and they were not rated very high but I'm also a person who believes in giving people the benefit of the doubt. Also the other company's with higher ratings that I phoned could not make it out until a week or so away&I was worried about further damage being done with more rain coming our way, possible rafter problems or even possible mold issues! Anyways when I called& Carmen answered,she was very nice&seemed eager to help. They sent out Mark who came out later that day,he was pleasant enough&went down to check out the crawl space. When he came back to tell me that to get all of the water pumped out for a plumber to even put a new sump pump(which they do not have working at their company so they referred me to Hope plumbing)it would cost me $850!$$$ Needless to say I was floored at ther price and quickly turned his service down! Then before I closed my front door he turned around(old salesman trick of the trade!!) and said that he really wanted to help me out&felt bad about leaving all that water down down there&then asked me if I could afford $650,which was still a high quote I thought but the fear of the damage all that standing water was probably causing I just thought I'd probably better do it asap or be looking at mega bucks for damages caused by the standing water down the road&I honestly had no other quoteto close it to... So they did get the water out that day which I was happy about but I couldn't get a plumber from Hope to come out till 2 days later and it rained again that night and the crawl space flooded again! Thankfully they did come out a second time for no extra charge&pumped it all out again for me so that the plumber could do his job of installing a new sump pump. I was happy it was all over honestly but I still have a drainage problem around the perimeter of my house&figured I should address that as well since all this waterproofing stuff effects the other. And it wasn't until my appointments today with the other waterproofing company I had an appointment with(not Remediation!)were able to come out&give my their quotes on my situation that when I told them that I paid $650 for just the pumping out of the water by Midwest they couldn't believe it&said they would have charged that for the pump out&included the sump pump on top of that for that same amount,huh(?) Ugh!! May I say I was a bit furious because these people are vultures&have committed highway robbery compared to what I could have gotten done just as well by a more honest company!! So all in all I paid these people $650 to pump out my crawl space&another $507 for a sump pump install from Hope plumbing&am now looking for more money to come out of my pocket for the still existing drainage problems, mold in my crawl,exc...but at least these people from 'Americrawl' will be more honest&fare to me&my ever shrinking wallet and I'm so thankful for that!!!! 12/6/2019 service for sewage pipe leak under home in crawlspace. We repaired pipe and cleaned up liquid ourselves. This was for solid waste removal and antimicrobial application. Estimate received prior to job performed - given price range. Work completed at below average skill and told cost would be less than estimate given Received invoice for twice the estimate. Difficulty contacting company and other than customer service representative who had no knowledge of job Asked for mitigation manager to contact us- never did although his name is on all invoices sent. Talked to Jenny and told would look into it and get back with us and never did. Threatening to send bill to collections Won't explain charges after reductions applied that still costs more than estimate. Original invoice repeatedly sent with lowered cost but no changes occur on invoice to show what's actually being charged. Nobody will return calls or explain these fraudulent charges Will NEVER recommend or use again They were contracted out by ACME plumbing, beware ! read more

I would never recommend this company. Our items were boxed up and returned untouched. They were suppose to be cleaned for smoke. Again most boxed items were NEVER CLEANED.We had a hand written list of our items that was just hand written and very hard to read. Some items never came back. There are plenty of good companies that are honest and reliable that I have used in the past for a previous house flood. These guys are just scamming the insurance company.
