Pros: - Located 1 mile from downtown, many restaurants, bars, grocery stores, and Allen parkway. - Great view of downtown if you are facing east. - Common pool built above parking garage, nice view of downtown, open year round. Cons: - Wooden structure, my upstairs neighbor has woken me up a dozen times when he is up at 3 am. So if you move here, get the top floor. - Parking garage has one floor sub street level, whenever there is a very heavy rainfall, the garage is flooded. - Elevator has stopped working several days every month since Feb 14. - Building homeowner association did an inspection on unit I am renting while I was at work and gave me NO notice they were coming in. - Entrance & exit of parking garage is very narrow & low clearance going in/out to street. - Dec 21-31 2014 we saw one morning scaffolding being assembled on Willard st building side, workers were hammering and fixing something on and off for 10 days. Residents revived no notice from HOA and no notice was posted anywhere in the building. -Roads in this area are horrible. My lease is up in Feb and I won't be renewing, that's for sure, good luck folks!

    Our leasing experience with this management company was frustrating due to poor communication and…read morelack of follow-through. The process took about a full month. During that time we were told three separate times that the property had been cleaned and was move-in ready. Each walkthrough showed otherwise -- no professional cleaning had been completed. We later learned there had been a water leak, which may have caused delays, but this was not clearly communicated upfront. When we first viewed the home, there were spider webs throughout and both dead and live roaches present. We raised these concerns and were repeatedly assured everything would be addressed before move-in. By the final walkthrough, the condition still had not been resolved, and an additional issue had come up. During that final walkthrough (yesterday), we were told that if we did not immediately pay the deposit, the owner wanted to move on to the "next applicants," even though the property issues had not been fixed. We were also told the owner had already "bent" by approving us, so it was essentially now or never. Once we confirmed we would not move forward under those conditions, we were then offered money off and the option to inspect the property after completion. At that point, it felt less like a proactive solution and more like pressure followed by a last-minute change in approach. There were also inconsistencies during the application process. When I initially called to ask about our application status, I was told there were other applicants ahead of us and we would be processed if they fell through. After I provided the address, the associate confirmed we were actually the only applicant. That kind of misinformation made the process feel disorganized. I understand that maintenance issues can happen and that properties owned by LLCs can sometimes add extra layers to communication. However, clear, accurate updates and accountability are essential when people are planning a move on a tight timeline. I hope this feedback helps improve the experience for future tenants considering this property in Richmond, TX.

    We found Evan - just doing our search for realtors in Texas. We talked to a few - the others just…read moreseemed uninterested and made us feel that selling our property would require a mountain of repairs etc. and it did! My husband spoke to Evan first and then me. We had a difficult start with the repairs we needed to do. As remote investors - we had to rely on the realtor we would choose. Evan was a miracle worker!!! Right off the bat - we knew he was topnotch! He was ahead of his game. He introduced us to his contractors and everything worked out. We also went through staging through his company and it worked out for the better as buyers came in. The housing market is tough right now but we reached the finish line today! Hands down I will NOT recommend anyone else. He is a life saver! Best of all, it didn't feel like it was Just a business transaction. He was compassionate and kind throughout the process. He was quick to answer - not a day passed by without a response from him. Evan Compean is your guy!! He leads his company with a good heart and kindness and professionalism.     Avoid ICON Management entirely…read more This company has caused me an unbelievable amount of stress and frustration as a property owner. Hiring them was a massive mistake, and I genuinely regret trusting them with my property. The communication has been terrible from start to finish. I constantly had to chase them down for answers regarding MY own property, MY own money, maintenance issues, accounting, inspections, and tenant matters. Instead of transparency and professionalism, I received vague responses, incomplete explanations, delays, and constant confusion. The biggest issue is the complete lack of accountability and documentation. They cannot properly explain where the tenant security deposit/reserve funds went. I was told the money was supposedly used for maintenance items, yet when I requested receipts, invoices, work orders, or supporting documentation, they could not provide it. As a property owner, that is completely unacceptable. How do you spend an owner's money yet fail to provide basic proof of where it went? That alone destroyed my trust in this company. I repeatedly requested maintenance records, inspection reports, photos, invoices, and accounting documentation and was continually left in the dark. Simple requests became exhausting battles just to get basic information that should have been automatically provided from the beginning. The entire operation felt disorganized, unprofessional, and honestly very shady. I never felt confident that my property or finances were being properly managed. A property management company is supposed to reduce stress for owners. ICON Management did the exact opposite. They created more stress, more confusion, and more frustration than if I had simply managed the property myself. And don't even bother trying to get them on the phone -- they never answer. Terrible communication, terrible experience, and honestly unprofessional people to work with. I cannot recommend strongly enough that property owners avoid doing business with this company. If you value professionalism, transparency, communication, accurate accounting, and accountability, stay far away from ICON Management.
