I later hired a professional deep cleaner who confirmed that the paint was everywhere and said she could not get it off. When I asked the painter to return and clean up what his crew had left behind, he refused, blamed the problem on the condo being dirty before they arrived, and handed me a razor blade so I could scrape it off myself and quickly left--not even an apology. The crew initially had my permission to use the air conditioner. However, once my HOA notified me that it was leaking into my downstairs neighbor's unit, she asked the crew to turn it off. They reportedly refused to listen to her and would not help her contact me, potentially allowing further water damage to occur. Mistakes can happen, but the lack of cleanup and accountability afterward was unacceptable. I was left with the distinct impression that because my condo was only 830 square feet--and therefore not one of their larger, more profitable jobs--my concerns were not worth their time once they had been paid. After spending $5,300, I should not have been left hiring another professional to clean up their paint or scraping my own floors and countertops with a razor blade. I would not hire this company again.

I initially contacted BuiltPro to see about painting my rusted wrought iron guard on the balcony. I spoke with Tim for 10 minutes or so, and he spoke in detail to me about the rust and what to expect in refinishing a rusty wrought iron guardrail. He told me to make sure of certain things if I was to contract with another painter, but never tried to pressure me to use him or contract with his company. Ultimately, I decided to get the entire exterior of my home painted (including the guard rail) and I started getting quotes. I contacted 4 or 5 companies including Tim and Builtpro. Long story short, Tim just asked me to take pictures of the house all around and was able to provide a super DETAILED and professional quote online detailing what would be done in each picture I sent, versus the other painting contractors telling me that they need to meet and see the house in person which is always an inconvenience and takes a lot of time (I had 2 others actually come out). Tim's quote was literally 25% cheaper than the other 2 or 3 quotes I got, and due to his professionalism and the detailed quote, I decided to go with BuiltPro Painting. The workers came ON TIME (even early) on Monday and every day, and were very clean, polite and professional. Edgar, who was the lead, spoke very good English and it was easy to communicate with him. He addressed all the issues I raised, they fixed all the stucco holes and cracks (not just patch over it - they broke the stucco open and fixed the inside instead of just applying a 'bandaid'), they cleaned and re-caulked all my patio doors, and overall did an excellent job. Edgar and the three other workers Alexis, Adrian, and Louis were all very detailed and hard working and I am very pleased with the final result. They were clean and moved back all the sheds, and took down a satellite dish on the wall that we no longer use. They finished the entire job in 3 days. Unfortunately, our experience was the complete opposite. He came out to assess the job and told us we'd have a quote that night. That didn't happen. After multiple follow-ups over the next few days, we were left completely in the dark while trying to coordinate other time-sensitive work. Our flooring contractors specifically requested that painting be completed first, which he agreed to, so the delay mattered. When the quote finally arrived three days later, as we discussed it he requested for a 30% upfront deposit. For context, California contractor law limits upfront deposits to $1,000 or 10% of the total project cost, whichever is less. Under normal circumstances, I might have been willing to work through that. However, after the lack of communication and missed timeline, it understandably raised concerns. When I asked about both the delay and the deposit terms, his response was defensive and dismissive: "I've been doing this for 30 years and haven't screwed anybody." "You should probably go with someone else." "I'm going to refuse the job." And just like that, after delaying us during a critical window, he walked away. To be clear: price was never the issue. We were willing to pay whatever the price based on a family member's review. We were fully prepared to move forward. What we needed was simple: communication, reliability, and professionalism. Instead, we got delays, attitude, and zero accountability. If you're on a flexible timeline, you may have a different experience. But if timing, communication, and trust matter, especially when upfront deposits are involved, this was a major disappointment.
