Tess, one of the office managers, always goes out of her way to ensure the highest quality customer service is delivered. I currently don't have a printer, and Tess kindly let me use the office printer and scanned several documents for me without hesitation. The amenities in the building are immaculate, from the quite work pods downstairs to the very spacious indoor sky lounge on the roof with a wrap-around deck (almost 360 degree views of downtown, the West Hills, and the river) with endless outdoor seating accompanied by barbecues, tables, speakers and a modern fireplace. The apartments are clean, brand new, and includes everything you need. The Rodney also includes a free 24 Hour Fitness membership, which is located just a few blocks away! One of the best things about living at The Rodney is having all of the conveniences of living in the heart of The Pearl District and steps away from Nob Hill. Whole Foods and Fred Meyers are located just a few blocks away, and you are within just a few blocks of many bars, restaurants, gyms, boutique shops, parks and other apartments for opportunites to build community. I thought about patching and repainting the area myself multiple times but knew it would take me way longer than someone with experience. I reached out to the maintenance team and in a matter of TWO DAYS my issue was fixed. Alex even went above and beyond and painted the WHOLE wall instead of just the areas he had patched. Violations continue and still waiting for corporate to take action to deliver the amenities I agreed to when signing the mutual lease agreement. If you have pride and care about your living surroundings like me this building is not for you. There are many like buildings in the area to consider that aren't NOT FACADES. If not, you'll fit right in. In response to management's response, they know I have reached out many times including sending photos and having several conversations in regards to the blatant IGNORED violations that continue to be allowed. I'm happy to provide documentation to corporate or anyone one else. Revised with frustration growing daily. I moved into the Carson about 2 months ago and wanted to hold off to review my experience. As a premium building demanding upper market rental rates unfortuantely the living experience is drindling daily. Housekeeping keeps everything very clean, maintenance is top notch and nice amenities. Gave 1 star for the following reasons. 1) Office staff are friendly with the exception of Betty that seemed inconvenienced to help me. She was very rude with her breathing sighs and put off by my one minimal request for help as I have a temporary disability from an accident. Everyone else has been very helpful. One bad apple! I think the crossover of having leasing/showing agents crossing over to actual Property Mgmt is problematic. 2) Residents and adjacent building tenants continue to abuse the Carson non-metered GUEST Savier street parking ignoring the signs parking for several hours if not days (even in the FIRE and 5 minute zone). NO monitoring or towing based on sign threats exist! I've never experienced this abuse being allowed in any other complex. It's beyond frustrating when other residents pay $250 for garage parking and don't have guest parking or for deliveries for a limited time. It's one reason I moved here during my recovery. May as well remove the signs as my guests adhere to in fear of towing and usually have to pay meters. I doubt this was the purpose with this rare city-community benefit. It should be available to all paying residents not to be taken advantage of and allowed by management. 3) A huge problem with dogs entering the 9th floor community outdoor deck ignoring door sign as a "PET FREE" zone. I have repeatedly witnessed several pets using it for a dog park and YES relief area. DISGUSTING! After several complaints and photos sent to management the violations continue. Guess I can utilize the outdoor space rather than staying in my unit when they visit. There are also many pet accidents that occur around the building even immediately out the front door almost stepping in it. Keep your eyes open! 4) Cigarette smoking on community terrace. NS building! Again photos sent to management. 5) Anthony and his maintenance team are top notch handling the flawed W&D. Dryer that only works with the timed cycle. Otherwise, clothes take 3 hrs to dry. Forget the delicate cycle. 6) Heavy walking/thumping coming from upper unit continues after politely asking them to be considerate especially early am and late night. Base noise that is hard to identify from what unit. My experience living in many condos/apartments in the area for over 20 yrs is if rules are broken fines and towing usually remedy the problem making a positive living experience for all. Not here!

This is an idyllic apartment complex…read more PRICE: This is my first time living in Portland, and The Carson stood out compared to all the complexes around the city going for around the same price point ($1,500 - $2,000 for a studio). Block 17, NV, and Q21 were also contenders, but the newness of the Carson put it head and shoulders above the rest of the pack. QUALITY: My apartment has never been lived in before. The appliances are brand new. The floors (laminate wood?) are scratch free and unworn. The gym has never been used (and is empty most of the time -- I never have to wait for the Peloton, unlike in New York). There's also a cool latch system app that makes the entire building keyless. I only need my phone to get on everywhere. VIBE: The vibe of the building is also so nice. The wood paneling all over make you feel like you're walking into a rustic cabin on the side of a lake. True Pacific Northwest vibes -- you can only get this here. NEIGHBORHOOD: Originally, I was so close to not moving here because I thought it was in the middle of nowhere (compared to the Pearl District), but now I think Slabtown is great. You are two blocks away from 23rd street, which feels like a Larchmont Village in LA -- just 10 leafy, quiet blocks lined with local restaurants and coffee shops. Six blocks away from a Salt and Straw. Also a 15 minute bike ride to the International Rose Garden and Downtown. New Seasons grocery store steps away outside. PEOPLE: Jolyn, Jesse, and Ryan are great. Ryan was our tour guide and he skipped lunch to give a 45 minute comprehensive tour of the building. Jolyn is all smiles and opens doors when you have groceries in hand. Jesse greets you like you're family. The only complaint I have is that maintenance isn't easy to reach. They have Active Building set up to process requests but it's impossible to talk to a real person -- they usually come in when you're at work, so if the problem isn't fixed, it'll take another 24-48 hour cycle. Would be much better if there was more communication channels open. :)

She went over and beyond in helping me find my new apartment, talking time to send pictures (Marcus was recruited, your a serious photo pro!) and answer all my questions. The level of service that I was provided made me pick this community over any other one, my mind was practically set after the first telephone call with Jolyn. The service is truly exceptional and it's obvious Jolyn and Marcus are true professionals, it's in the small details that count and that are noticed. They really are unicorns. It's really cool that they know every resident by name, the little things=big things. Is obvious that it's a beautiful property however it's the people who make the building come to life. Well done. Applause Jolyn and Marcus. The property is immaculate. Very high tech. The latch door system is highly functional and useful, easy to allow guests in and to navigate securely around the property. Thermostats and electric blinds, all controllable via Stratus app. Community spaces are showpieces yet inviting and warm. The observatory deck is nicely arranged and you can even connect your phone via Bluetooth to the premium speakers so you can rock out to Bad Bunny (ha) while you eat dinner on the roof-small luxury that's honestly great. Units are elegant and modern as stated by another Yelper, and yes a gas range. Good luck finding that in any apartment on the West coast- you won't. Location is awesome. Excellent walk score. Neighbors where observed walking dogs together. The apartment complex has a number of well known issues in the community, none of which will be communicated to you when you're shown around. Any apartment facing Raleigh Street will have daily weekday (yes daily) industrial trash pick up from 3:30 AM to 5:30 AM. If you are on the second floor specifically, the noise is truly unbearable. I spoke to a number of neighbors who discussed they all are woken up by it. I was personally in apartment 228, which is directly above the spot where management decide to place their industrial sized garbage containers 10-20 meters from bedroom window. Management chooses to have these pick up times and are in complete control of the trash given in Portland the city does not require them to use a specific company. They will not care and will ignore your messages. Do NOT move into 228. You will not sleep. I wish someone told me this before hand. White noise, ear muffs are NOT enough to bury noise. Be careful! Second, there is a well known white van that wanders around the area with two sex offenders that live out of it, who in the winter, run a very loud generator all night and frequently park around the building, specifically on raleigh street. Again, management will act like they are doing something about it, but it is just performative. Had to take this matter into my own hands to get temporarily removed. Called the cops multiple nights. Again, immediately unable to sleep at the start of my lease. The building is very well aware of it, but will keep it a secret until you're locked in with lease. Finally, the senior manager, Charles Rough, is the most useless, unethical, and unprofessional leasing managers I've dealt with in my life. Changed my initial offer to move out without penalty to requiring a 30 day notice, offered me options that made no sense, and basically wasted three months of my time as he allegedly "worked out a fair solution." At times, he would take 10 days in between emails and ignored communications. An apartment is mainly for sleeping. If you cannot do the most basic thing the apartment is supposed to be used for due to conditions caused by the building, you'd hope Charles would be a little more responsive. I simply do not understand how this man has a job. He is constantly on automatic OOO replies, and has zero sense of urgency in a issue that is seriously affecting a tenant. Apt complex is owned by investor group in California, who probably has no idea how bad this guy is at his very simple job. Do NOT move here. I lasted 3 months only because Charles wasted my time, my peace, and my money. For context, I gave my first notice of the issues 11 days into my lease! False promises of apartment availabilities of same size opening up and the belief they would respect my lease kept me engaged and putting up with something I should of legally left a long time ago.

I greatly appreciated the beautiful view, how soundproof the walls were (we never heard anyone walking above us and any noise from other apartments was very faint) and how helpful the management was overall. When we first moved there they were a bit disorganized (didn't always complete service requests on time), but they improved some in this regard as time went on. It's also a very pet friendly building and it was fun to "meet" so many different dogs on the elevator :-) The only real downside was the location imo. The nearby parks, and neighborhood in general, are overrun by homeless people and drug addicts, the smell of human urine was on pretty much every street corner in that neighborhood, drug needles could be found lying around on the streets/sidewalks and if you like fresh air in the summertime be prepared for random yelling and screaming at night, sirens blaring day and night and road work first thing in the morning. So, yeah, not the best neighborhood but the apartment itself was very nice and quiet as long as you keep your windows shut :-P

The maintenance team were great responsive and very respectfully especially the maintenance guy Garry who is very diligent in solving tenant's maintenance problems from electrical down to plumbing issues name it Garry can fix it. He is very accommodating to all tenants and puts his shoes on our shoes that why he have good rapport to all of us residing in this apartment. It's hard to find people like Garry who gives important to each and everyone of us regardless of what gender ,race or status in life you are,he just gives us good result and very happy. This. Apartment building is like a residence hotel with a gym, sauna and jacuzzi. They have also a bbq place on the second floor and a recreation room for bonding time with friends. The common spaces and amenities are clean, and very well kept (no weird smells). All the tenants I've run into have been young professionals who are kind and respectful. It truly felt great and safe walking around in this complex 2. The staff goes above and beyond. Autumn specifically was super attentive and would make herself available even when she was super busy. I think the staff can make or break your living situation and Autumn's genuine customer service was a huge plus when weighing out our options The price is comparable to other "luxury" complexes in the area but I think the cleanliness, and the attentive staff set this complex apart. Living at Modera Belmont was an unsafe and stressful experience. Despite repeated requests for…read moredisability accommodations, management failed to provide meaningful support. Our unit and common areas were impacted by flooding, pests, biohazards, and security failures. We endured harassment, including hate speech, which we reported but management did not adequately address. Several incidents rose to the level of police reports, and our service animals and health were directly affected. Providers confirmed the need for accommodations, but management's response was minimal and inadequate. Ultimately, conditions became so unsafe that we had no choice but to seek alternative housing at our own expense. Tenants with disabilities deserve safe housing and fair treatment, and unfortunately, that was not our experience here. Updating to add: Before signing a lease with Mill Creek Residential (or any of its properties), I strongly recommend reviewing their track record on the Better Business Bureau (BBB). You can search for complaints submitted by tenants across multiple properties, including unresolved issues involving safety concerns, ignored maintenance, and failure to respond to disability accommodation requests. Make sure you see the full picture before signing anything.

The gals were so sweet and kind and extremely helpful with everything that I needed. Not only are they there for all of your needs. They also threw special community get togethers every month that helped us meet our neighbors and connect more with each other. It was really a nice experience. They do a stellar job and the company is lucky to have such amazing women running this building.
