Griffis did right by us - in a big way, and going far, far beyond what they had any obligation to do. Very long story short, my fiancee and I signed a lease for an apartment at Griffis. Being 2020, things happened, and we had to cancel the move last-minute because of a health issue in our immediate family. Though we wanted to, we just wouldn't have been able to move in the necessary time frame once that happened. The folks in the leasing office couldn't have been more sympathetic or understanding - they were totally amazing. They showed a lot of grace (that they didn't have to) with how they helped us cancel the lease. Griffis is at the top of our list next time we move. We are still stunned and grateful at what they did for us - if you're reading, thank you again!! read more

I have never written a review of an apartment tour, so this must be a special place. I reached out to the Griffis because I noticed an apartment I was interested in viewing. I also noticed that had specials on this apartment. I text with a leasing agent about the apartment. The special they have online was not the special they offered. I felt a little dismayed by this so I ended the text and looked at other apartments. The next day I get a text so I thought I will give them a second chance. I set up an appointment with the leasing staff. I looked on their website and found an apartment I was interested in viewing. It also said right on the apartment "Special Offer". I showed up for the appointment and viewed the unit. After viewing we went back to the leasing desk area and the leasing agent said that apartment had no specials. I can still pull up on their website that is says for that apartment "Special Offer". It appeared to be a bait and switch...gave them a second chance, wont give them a third. If you are going to advertise "Special Offer" and then when the person shows up and you tell them there are no specials...false advertising and trying to get people in the door. No ownership taken for serious security violations and lack of promises delivered for My car was broken into 2X due to a garage door that was not functional for over 12 months, costing my wife and I hundreds in insurance deductibles/repairs, and yet no credit was given for the garage space during those instances or throughout the time when the garage door wasn't operating correctly. I know that dozens of tenants experienced the same thing, and the when I brought both instances to the staff the message I got back was very curt/dismissive, with no effort being spent to offset this experience in any way. There was also a construction period of 12+ months where amenities like the gym or the common room in the eco terrace were not accessible - all factors into why we chose this space - and yet again no rent credit or effort of any kind to offset these kind of experiences that cost real money/contradict the brand promise of the space we rented. Despite all this, I was a tenant who always paid on time and never caused any issues, and yet a month after my move out, when I was told to my face in their leasing office that my account balance was 100% settled, I get a surprise invoice for a few hundred dollars for move out fees that I was never aware of, with the threat of being sent to collections if I didn't pay them despite paying this residence over 100k in my time living there. This illustrates a pattern of low empathy, lack of ownership of mistakes, and a transaction mentality vs. a relationship mentality that you'll see in other reviews of this property. A staff that prioritizes nickel and diming for every dollar they can extract from a guest vs. guest experience, and won't make mistakes right with anything material that costs them money even when it costs their guests mony. Very frustrated that my husband and I were sent to collections over $434 - after we were told our account was resolved - after paying over 100k to Griffis over 3 years, who always paid rent on time and never made any issues for the staff or other guests. Our cars were broken into 2X due to the door being left wide open - and I know dozens of other guests experienced the same thing; none of us were ever offered anything in return and we kept paying full price for our garage spots despite this costing us hundreds in damages per incident. read more

My wife and I moved in around the middle of February in 2020. We LOVE our apartment here!!! From our very first Tour of the complex through move-in and our first several weeks here, the management team and the entire staff have made us feel perfectly at home. Having not lived in an apartment in several decades I was not sure what to expect. I guess I thought I would be hearing my neighbors through the walls, waiting for 20 minutes in order to get an elevator, and dealing with inconsiderate neighbors. I cannot express how wrong those initial concerns were. We have not once heard our neighbors through the walls. The elevators are incredibly fast. The property is very well-maintained. The facilities crew is top notch and responds to any issues within a matter of hours. Moving day was also stress-free. The staff made sure we had complete access to the freight entrance and lock down one of the elevators solely for our use. That made the moving process so much easier. They also followed up the very next day to ensure that everything went as expected. Moving here was one of the best decisions we have made. read more

Griffis South Waterfront is a excellent place to live. The staff is great and always helpful. The street car that stops right outside the building makes quick trips downtown super easy. The community here is welcoming and made getting settled that much easier. The 5th floor community area is amazing. I can't wait to relax in the hot tub and maybe shoot a game of pool. One of the easiest jobs is being a leasing agent for an apartment, but apparently, the staff at Griffis South Waterfront is not even competent enough for this simple task. I've lived here since March of 2021, and can't say too many nice things about living here other than the view I had. I'll start with the cons (it's all cons), and end with the pros of living at the Griffis South Waterfront. THE CONS: - The ELEVATORS. Be prepared to constantly have elevators go down. While I know this is something that happens with all buildings, it's the duration and how often it happens that's of annoyance. It's as if management is skipping out on maintenance with Otis (the largest elevator manufacturer in the world). The day I moved in, I had an elevator fail, and drop down a floor. It was quite a scare, and honestly, I'm surprised I stayed, and still use the elevators. Most recently, there was a puddle in the elevator, and what did management do? They placed a "wet floor" sign instead of shutting down the elevator because it's leaking from the ceiling of the elevator. The elevator is now down for a month for repairs because of the water damage (no common sense on management). - AC UNIT. This thing is down often. Thankfully it was working during the hottest days of the year during the summer, but living on the 22nd floor causes an issue even during the winter because there's no air circulation with how the windows open. So there's just static warm air all year long without the AC working. When I open the window, the neighbors downstairs think it's "cool" to smoke cigarettes or weed from their balcony. That smell travels through the windows and literally lingers for hours. It's never addressed other than a couple of emails advising residents not to smoke within the property (that does nothing). - MAINTENANCE ISSUES. There are quite a few maintenance issues that arise frequently, but the maintenance crew is really quick at addressing them (this is a con and a pro). The unit was renovated before I moved in, but they used the lowest bidder with the lowest quality materials that never last. Which in the long run must cost them money having to repair often. This is more of an annoyance. - PARKING GARAGE. Make sure you lock your vehicle and don't leave any valuables because I have had one break-in. I guess it should have been common sense on my part since this is Portland. - STAFF. The maintenance team is nice, but that's where it ends. From the leasing agent to Megan (property manager). Everyone is pretty incompetent at doing their very easy, stress-free job. PROS: - VIEW. I lived on the top floor overlooking the city, and that was really nice. My suggestion is to avoid this building, it's run down and the remodeling is not helping the Griffis South Waterfront. read more

It's always fun we you have to sue your landlord. Have been a resident here for well over 3 years and have witnessed the property change over to a new company. Have been the MOST patient resident here, ignoring little things left and right based on the fact that company is new, still trying to get their wings. But today was the last straw. They began issuing and mandating a third party shipping service to handle the distribution of our packages that nobody requested. This third party service 'fetch' has a whooping a 3.5 star review on yelp, which consists of nightmare horror story after nightmare horror story. Packages lost, delayed by multiple days and sometimes delivered to the WRONG address as they hire and fire new employees constantly. So when I brought these issues up to the complex's attention and how I worked from home, and relied about the current logistics set up to pay my rent, they could care less. I called their corporate office and spoke with a representative Linda about the matter where I was also blown off also. After a 30 minute phone call she was more upset at the time I had spent with her on the phone than the potential issue of one of her tenants losing work and or money that would help to pay their rent. Further more, her answer to why they were using Fetch was that they wanted to give small companies support and business....I'm a small company....I'm small business....why won't you support me too? Why should I have to suffer? People do your research, Fetch Delivery is one of the worst companies in the US and to be FORCED to use them when it will CRIPPLE my business was the last straw. I try to ignore the fact that my dog was almost mauled to death by a GIANT pitbull in the hallway and when I asked for them to step in they did nothing. Dog is still across the hallway waiting to attack an innocent tenant or their pet. So I guess I shouldn't be surprised when I asked them to help protect my line of work and they refused. This company is as mismanaged as they get and I hope and pray they realize the ball of fire they are playing with. read more

Part of being a good landlord is keeping your tenants happy and providing excellent customer service--you want them to stick around for years to come--it's basic economics. It wouldn't make sense to make your tenants uncomfortable and have them move out year after year--you'd end up losing money that way when nobody is occupying your apartments. I really love this building and I wouldn't mind spending the extra amount to live in a "luxurious" building, but frankly, with the way I've been treated by the management team here, I'm definitely not going to stick around once my lease is up. (However, the custodian and the repair team here have been AMAZING, they're the only people who have remained after the management teams switched). I think that speaks volumes---if your tenant wants to move out just because your landlord doesn't care about you--you've got to rethink some things. A lot of the times when I have issues, the management team here gives me a warm "Oops! Sorry for the inconvenience!" without really trying to solve the issue. I'm not sure whether it's because they're just being lazy, don't want to invest $ to fix the issue, or just don't seem to care. I'm sure the management team here probably doesn't see the errors in their way, because they're not doing anything wrong per se, but they're definitely not trying at all. For paying such premium prices in an area where new buildings are popping up everyday, I do expect the team to put in a little effort. I'm sure in the upcoming year or two when they realize their attrition rates for tenants are dropping, they'll soon realize the errors in their way. read more

DO NOT rent from Griffis S Waterfront. First our apartment was not clean when we moved in and the oven was CAKED in cleaner so when I turned it on it released chemical fumes making it unusable. There was and still is paint splattered all over places like the trim, the appliances. We were given the wrong amount when we moved in and they called to say we needed to pay it within a very specific time frame. The GARAGE DOOR HAS BEEN OPEN FOR ALMOST A YEAR! We pay $190 per parking space for SECURED parking. Vehicles have been stolen, broken into, people driving the wrong way in the parking lot, my gas tank was drilled and when I reported it to the leasing agent she said "wow happy Friday" and when I got upset she said "I'm not even in my office yet..". There has been dog feces in one of the stair wells for weeks now. To top it off my new property management company has been trying to reach them for rental verification and they will not answer the phone and refuse to answer his voicemails. I called today to give them his number and had to call three times to get an answer, only to be told it has to be done by email and they will get to it when they get to it even tho there's a 48 hour window to gather the information. I am paying a higher deposit in my new place because the leasing agents refuse to do their job. Do not let the renovations fool you, this is the worst place I've ever lived. *update* I had to call their corporate office to get the help I needed with a rental verification. read more

I had a good tour with Andrea. It was a really nice part meant with a great view, and lots of space.

The actual units are great - no complaints and I can say this is the best apartment I've lived in. However, there are a few things to look out for. If you live on the west side of the building you'll be berated by freeway noise all hours of the day. Oh, that and the new construction across the street that begins at 7 AM on a good day. If you're unfortunate enough to live below the 8th floor, well you're gonna hear the 1st floor doggie day care all day. New management took over in the last year following the sale of the property. Employees are nice but they're beginning to jack rents and nickel and dime where possible. Parking is a rip off (190?!?) Oh- also you cannot use your apt. address for shipping. Apparently this complex's employees can not handle packages (pathetic). read more

We've lived here about 3 years having moved from Pearl. The move got us perhaps the town's best southerly view of the river plus an extra bedroom for the same rent as Pearl but lost us our easy stroll to so-hip-you-can-gargle-with-it shops and pubs. Seriously, we liked Pearl a lot but this is a much better life for our tastes. And it just got acres better. Griffis recently took over from "Greystar". I suspect whatever condition turns a star grey [great name selection, branding crew!] had also infected some of the Greystar management folks at our building. An encounter with them rarely made one want to be a better person. *Crucially, I do not include the maintenance and cleaning gang who were wonderful.* But the Greystar gang would not have had to have been dreary for the new gang to shine. With apologies to non-sports-fans, the Griffis team is like the 27 Yankees bred with the '85 Bears ..er..you know, spiritually, in that every player is a star. Consider my wife and my personal slate of extraordinary encounters... - we were renewing when Alison? [the very sharp blonde woman who sits near the window] noticed that our rent increase put us quite near the rate for the PH in our stack. We jumped and the place is absolute peaches. Never would we have known without Alison's alert play. - there were about a dozen excusable ways Griffis could have nickeled and dimed us, indeed Ullyses and Benjied us, with partial rents and transfer fees and the kind of crap that the Greystars of the world bonus their people for dreaming up. But zupa nitz! Not a farthing. All credit to Dacia, on-site manager. - there were actually two people who behaved like unleavened butz throughout the process. Namely, my wife and me. We were late on everything, borrowed stuff and forgot to return it...so, I'm not enjoying this part so much. Let's leave this bit for the screenplay. The important point to make is that Lacey stayed on top of us with guidance and assistance for two full days and showed not a hint of fracture to her patience. -there's more. Much more. But I'll close with the fact that we returned our move-in checklist a half-day late [we're not enterprisingly evil, the move was unplanned and scrambled our calendar] and used it to point out stuff we'd like changed as opposed to it's intended purpose. Tatiana, who looks like unflustered Spanish royalty even as she totes large packages around the office, graciously accepted the list. I returned to the apartment about 3 hours later to find a new lighting fixture in the kitchen, new toilet seat in the guest commode, assorted spackling etc. [ complements of Nate, Armani and Reyes]. OK. I don't remember when, if ever, I last wrote a yelp blurb for someone[s]. But these folks have joined together and done something that I believe will make my life better for a year or more. That's pretty stinkin' big. I think I can say that about perhaps one other person and I married her. read more

The location is great. The units are spaces and nice. The new management are not up to par. For the new renters, please be aware the facility charges are one of the bills you will not be aware and entitled to pay. These charges are Common Area Electricity, Sewer, Water, and Trash. The management divides the charges based on the sqft of each unit and the number of occupancy. This is not something other lease are structured. Since we have moved in, there are many vacant units and folks moving out. 5 stars to the staff who work here. They are great and very responsive. But they can only do so much. read more

(I wanted to give 4 1/2 stars, but apparently Yelp doesn't allow half-stars.) I spent most of my life moving around because of my work, living in high-rise rentals and sublet condos all around the US and in other countries. This building is one of the best I've been in. It's well-build (which translates to decently quiet between apartment walls and easy to heat), has good views, is well-kept, and has a large variety of different floor plans. Like any LEED-certified building, it has trade-offs: low water pressure in the bathrooms, well-insulated apartments but hard to cool off at night in the winter, because the a/c is turned off, and windows that open only a few inches. However, it finally has really good management! Griffis bought the building in Sept. 2019, and the improvement in management was immediately obvious. They are professionals who know what they are doing, and very pleasant to deal with. There are lots of improvements going on; I understand they will be upgrading the leisure center and small gym, for example, and I hope they will improve the lighting in the garage. Yes yes....let's contact you so you can single out who exactly is leaving you reviews and punish them by threatening to evict them. Y'all don't get it. Your the leasing office. Not the policing office. Keep to yourself, do not engage with people who live here unless they speak to you. Follow the instructions you're given. Do not speak bad about people when you think no one's listening. You're there to rent spots, do maintenance, and collect our mail. Not be disrespectful and question us like you are parents when we come home. We pay for convenience and quality. The quality is severely lacking and the convenience is not worth the hassle. I cannot explain enough how no one here wants you talking to us. Go about your work. If people have to call down to tell you to do your job, 2-3 times a week, that's not convenience. Clear the garbage chutes. Every. Day. Before. You. Leave. Get a full time security guard/full camera coverage. Renovate this mess. Go complain, if you must, at people letting their dogs piss on the main entrance planters. It smells like urine. This isn't Hobo corner's. My front entrance shouldn't smell like piss. Update your gym so people want to actually use it. Its pathetic. The last thing on your list should be talking rudely to a renter. I'm not the only person to complain about this. The last people in the office felt they could act the same way. They got many bad reviews and hid them. Don't follow in there footsteps. Cause y'all already have landed on the wrong foot with a ton of people living here. A coffee machine and a fake smile isn't gunna make it better. read more

I rent one of the more expensive units, pay hundreds of dollars a month for secured parking. When I moved in I could not get any sort of assistance, and now just a few months later I am dealing with a huge safety concern that they're having our garage door wide open for 'repairs' and still charging us too dollar. If we did not want secured parking we would be parking on the street. I'm not getting what I'm paying for. people pay for secured parking for a sense of security, They post and send out massages to make it seem like a security guard is guarding the door But there's never one there just an empty van. When I called to voice my concerns, as I've had a stalker and part of the reason for moving to an apartment is the sense of security that comes with it, The employees disregard the fact that they "say "a security guard is there when there isn't one. I have every reason to be scared with what I've dealt with, and for them to not even do what they say they're doing when we're all paying hundreds of dollars a month in parking, I know they can budget at least for a security guard as the garage is taking longer than expected to be fixed. Don't move here unless you wanna deal with people who have no regard for your safety. I suggest renting from places where you get your moneys worth. I lived in much cheaper apartments in my younger years and had wonderful experiences with the customer service at these more affordable places, as well as a regard for safety. read more

We've lived here a little over 2 years. We love the convenience of getting to/from work via the arial tram. The building isn't the newest one in the neighborhood, but it sure is solid and sturdy! I don't think we've ever heard our neighbors. People are nice, polite, and offer to help each other when riding the elevators. This is an extremely dog-friendly building. So if you are afraid of dogs, this isn't the building for you. The new office staff are doing their best to get to know us and are extremely helpful when collecting packages for us. The maintenance people are always friendly and responsive. The only thing that is preventing me from rating this a 5-star experience is that there seems to have been a string of bad rentals. Several eviction notices, people leaving trash around, and occasionally the smell of marijuana in the halls. Although I feel extremely safe here, on-site security at night to take care of concerns immediately and better tenant screening would help bump this up to a 5-star rating. The hair salon/barber downstairs is amazing. Lots of other great food options in the first floor! If you are a busy professional or retiree, you'll love this place! read more
