It has been several months since my last review and unfortunately only the AC has been fixed. The maintenance man said it was only being checked out because of recent inspections to the building meaning that it was only done to make the incompetent people running this shit hole look better. The garbage disposal, dishwasher, dryer, and several fixtures still have not been fixed. Don't let the positive reviews fool you this place is a poorly run, completely unprofessional business. POTENTIAL RENTERS BEWARE!!!! It has now been 28 days since my central unit stopped working. Management at this place is NONEXISTENT!! Management will not speak to you on the phone and is NEVER available in office. After asking management via email( because they refuse to speak to anyone in office or by phone) they tell me my central unit will be replaced. I am provided zero details about when. I sent another email requesting a date that it will be repaired/replaced(Friday 10/24). It is now Monday night 10/27, and management still has not given me an answer or contacted me by telephone, despite requesting them to do so every day last week. It is pretty clear to me that although they receive your monthly rent, management couldn't care less if anything breaks or if you have been uncomfortable in your own home for 28 days and counting.... read more

My experience so far with Miramonte and Trovas apartments has been horrible. When I moved in I filled out the initial move in inspection and found something's that needed to be fixed. I was told (by someone in the front office) it would be fixed in a few days. I then discovered the dryer does not work, the AC is not working, and I can't not use the garbage or the dishwasher the sink leaks really badly. I emailed the apartment complex and went in to pay rent in person and talked to them. I was told it would addressed by the end of the weekend. Nothing has been fixed. I have sent emails and left several voicemails and no one is getting back to me. It has been over a month and a half since I moved in. read more

Since moving into our apartment here we have had small fixes that we needed done. With that being said i do have to give a huge shout out to the maintenance workers onsite. Especially Esme and Lupe because every time they show up for our small fixes we are greeted with the best customer service i have seen in a long time. I moved to Natomas because I wanted something in between West Sacramento and Fair Oaks. I didn't have my paperwork organized. So make sure you follow the directions with SMUD and the checklist. Just like the State you need to follow directions exactly or you may not get situated with your apartment. There is definately low come blue collard workers in Miramonte and Trovas, plus a decent amount of police/ambulance visits when it comes to break ins or evicting tennants. I came from Silicon Valley so this was an experience. But once my disrespectful neighboors moved out, it became a nice place to live. Dog Park was good, they need signs so people pick up after their dog. Had a few inccidents and was happy that Security came. Miramonte and Trovas taught me how to stand up for myself, communicate with other cultures, and also to sometimes mind my own business. Either way! I recently moved here 2 weeks ago and was so looking forward to a new start here and so far had to make a ton of work order requests. This past week, my bikes were stolen from my patio. I contacted their security to report it and they told me that its normal around this complex. For a gated apartment, this has made me feel violated and anxious. I've had a few events already where it seems like the staff is not in sync with what they should know about the property. Around the complex, there are broken pedestrian gates, missing grill parts, some mice running around, cockroaches, spider webs at all staircases and homeless people rummaging through the garbage bins for recyclables. Some water leaked inside my unit and they sent Miguel to take a look and seemed to fix the clogged drain for now. Esmi did a good job of checking my fridge ice maker. Garyn has been helpful in addressing some of my requests mentioned here and more within a day or two. read more

The worst customer service. Management ignores concerns. I put in a work order for a leaking toilet and broken dishwasher on December 17, 2023 it is not January 2, 2024 and nothing has been fixed. I informed management that I would be moving in November 2023 and Moved out on 12/17/2023 yet they refused to cancel my contract a month early. I have paid my rent on time for four plus years and they would not accommodate releasing me a month ahead of schedule. Greed driven industry. No wonder we have so many homeless when corporations enforce one-sidedness in their favor. They can easily turn over the unit to get their money. Front office has major issues. I have been living in this complex for few years, and I can say for certain, that 1 in 10 times someone would answer my phone call. I had to physically walk to the office to speak to someone. They don't return your calls. This month and for the past 14 days, I called them over a dozen times, and I spoke (in person) to staff 3 times to ask about if they received my monthly payment. Today they told me my check was bounced since the beginning of May and I have to pay penalty of late payment and I have to get them a cashier check since it passed the 3rd of the month. Should they told me earlier while I was trying to contact them, I won't have to go this now. With all the assurances the person responding to these reviews nothing has changed with M&T. read more

Unfortunately, there are a lot of pest issues here but they do their best to get pest control out to take care of the issues. Hello, I'd like to make an appointment to come in and discuss my concerns with our unit. 1.) patio unusable due to pet urine and feces being sprayed by upstairs neighbors with water to ours below. 2.) air conditioning vent draining into tub causing staining and what appears to be a health hazard. An orange substance is leaking from the drain over the tub. 3.) roaches and black widow spiders in and around unit My fiancé and I would like to be moved to another unit on the other side of the complex for our renewal term or to renegotiate terms to decrease our overall rental payment until the living conditions are improved for our unit. It appears that all of the people of color have been out at the back side of the complex with the poorest conditions. In late July our AC started leaking water and we had maintenance come out to tackle it. They said the water would not leak into the walls or ceiling so we had to deal with it because they were missing some equipment they needed to perform a full fix. On August 8th, we put in this request for emergency maintenance because it turns out it was definitely going into the ceiling and causing issues (as our paint on the ceiling now had bubbles). We had to turn off the AC unit and blow fans into the ceiling to dry the surrounding area to prevent damage to the unit on top of not using the AC unit at all for several days. The temperature these days was 92, 94, 100, 100, 94 before it was finally fixed. Horrendously uncomfortable. The following week on the 12th a temporary fix was applied and the same reason was given: some missing equipment (nitrogen) to properly drain the AC line. This lasted for a few weeks and we've heard absolutely nothing. On August 31st the same issue has emerged and we're once again stuck without AC. I filed the request early in the AM and asked that they fix it before the air quality goes south again as we cannot use it without a filter. Using the AC without a filter would damage the AC unit, and allowing it to leak while using it will introduce more water damage to property than already occurred due to incorrect assessments form maintenance about the severity of the leak. It's now September 2nd, well over a month after this original issue started. - I sent pictures of the damage: no response, no follow up, no confirmation, nothing. - I have sent emails to the leasing office asking for them to administer a fix or find a local vendor who can, asking that the property manager call me back: no response. - I sent another email asking for records of the maintenance requests I have filed: no response. - I try to go to the office to physically speak about it: out on tour. I've never had such an experience with any of the other complexes I've been at in Sacramento. Really at a loss for words here. The maintenance staff is really nice. This isn't a reflection on their ability to do their job or as individuals. And i think there is a lot of opportunity hidden in this disaster for improvement. read more

Just moved in and had a great experience! I've heard they changed property managers and everyone who helped me with the lease was excellent (shout out to Xavier!) Apartment was clean and move in was so easy. There were some maintenance requests I put in for and within a few days Zack came out and fixed everything I requested. They also have parcel which is great for package deliveries into a 24/7 locker which was $20 flat rate to use and in my opinion totally worth the price. Plenty of guest parking and I love that it's a gated community. Very close to a center with shops and restaurants, and multiple freeways. read more

Hot water heater continually goes and maintenance staff can never seem to figure out the issue. I've woken up to get ready for work and it has been 40 degrees inside the apartment and for some reason this apartment complex's heating system runs off of the hot water heater... So no hot water and NO WAY TO HEAT YOUR APARTMENT UP. I've been charged for renters insurance even though I have my personal insurance through a 3rd party. Every time there is an issue it takes hours or even days to get a response from the maintenance / leasing staff. I've contacted the property manager and stated my concerns with the gates to this property NEVER being closed. I've even seen homeless people shooting up drugs by the garbage areas and THE STAFF DOES NOTHING ABOUT THIS!!!! There is so much more that is wrong with this place, but If I can tell anyone 1 thing about this place is DO NOT LEASE AN APARTMENT HERE. you will regret it... don't make the same mistake I did and sign a contract with AMC. They are absolutely HORRIBLE and do not care about their residents once you sign that contract. read more

Andre showed us around twice and answered all my random questions throughtout the showings of the different apartments we viewed. Glad i got approved to move in super happy about it clean and peaceful safe community. Zack was friendly kind and extremely helpful i just moved in and he will willing to help me move in a couch when he entered our apartment he put on a mask and i let him know about the work orders i placed and let me know it would get taking care of. Hands down the most unprofessional "customer service" I've ever experienced in my life. I wish I was exaggerating! I'm honestly worried I might have gotten scammed at this point. I applied for a unit (put $200 down to hold) and was told the paperwork would get taken care of, this was on 7/12/2021. Today is 8/10/21, almost a month later, less than two weeks away from my "move-in" date and NOTHING. I have called many times, and left several voice-mails, to the point of losing count. I'm a nurse who just started a new hospital job in the middle of a pandemic, and I am forced to live out of boxes in an air bnb because of these people (Christian is the individual who "helped" me specifically). Last voicemail I left I stated it is "CRUCIAL" I get an answer today and still nothing. I want my $200 back at this point, and want nothing to do with this place. Update: So now I truly feel like I'm being scammed. Someone responded to this negative review immediately with a phone number (same number I've been calling) to reach a "manager", and AGAIN, I called, left a voicemail message... NOTHING. If I could give negative stars I would. Most unprofessional company ever. Office staff is constantly changing and aren't trained. Christian the leasing manager can't stay calm let alone handle anything without ending the conversation. I have witnessed drug deals, there was a shooting next store, homeless are in our dumpsters daily, gates are broken half the time, paperwork is constantly lost, and so much more. On top of it there is a smell coming from my neighbors apartment and nothing has been done to resolve it but told I should move to another apartment at the complex. I will be calling the housing department and health and safety because this needs to stop. They just take your money and don't do anything in return. I only like the maintenance people read more

Miramonte and Trovas is a NIGHTMARE. You start off with the worst management team ever. I believe while I lived there for a year it went through two different teams. The buildings are infested with spiders, mice, roaches and so many other disgusting bugs. We had so many issues here, we didn't get a walk through when we first moved in because it was "too dark" and the iPad wouldn't take good pictures and after I consistently asked for them to come and do so, they denied my request. The carpet was NOT NEW, someone previously had the same carpet as I and upon my move in date, the carpet was SOAKED. The keys that were given to me wouldn't open my door, I had to go and get a new one and they came up with a stupid excuse. I had mice living under the dishwasher and in the entry closet (disgusting), there was always mice poop under the sink and it smelled like shit and we always had our apartment clean. The walls were cracking and they came and patched it up after I requested a profession come and look at the structure then they blamed it on a earthquake LOL. My AC filters not once were changed, we opened them and they were filthy as heck. The shower tub created mold after a while which I'm sure they will just come in and paint over it to match the tub AGAIN like always! My deposit was $750 and I just now received the deposit disposition and they are giving me back $217.38 so they want to charge $100 for carpet cleaning when that is clearly going to be REPLACED. They want to charge $180 for a cleaning fee when I clearly left the apartment looking great. I literally bleached the fuck out of that place and nothing was DAMAGED outside of regular wear and tear. DONT MOVE HERE, you will regret signing a 13 month lease. It's a fucking nightmare and management never listens to you. I would give them no stars but Yelp makes me atleast put one and it's so undeserving. These agents won't tell you that you'll be living with mice and rodents and spiders. They're going to do their best to rent you a unit because they get commissions and don't give a fuck about how you live. It took them almost a week to come out and have someone put traps to catch the mice. For the amount of rent, it's not worth the headache. Sure the pool might be nice but the place where you will lay your head at along with your children is so unsanitary. They also don't wear masks! I am a current resident and last weekend I was headed out of town for the week on a business trip and my dryer stopped working in the evening. I was stressed/bummed as I was looking for a coin laundry near me, something I have not done in my entire 50 year life. I contacted the office the next morning and Kyle was at my apartment within the hour and he fixed the sensor and removed the clogged trap which got me up and going. So thankful. Came in a few days ago to inquire about a two bedroom apartment and I was honored to be assisted by Christian. He seemed very knowledgeable about the complex and was very eager to show me around. Considering I'm a bit younger, I had lots of questions regarding the process and procedures needed. Although I fell in love with the presentation of this property, unfortunately they did not have anything available within my time frame. Christian was above and beyond and was able to refer me to somewhere close by that was similar to my needs, and took down my contact information/ assured me if anything became available he would be sure to call me to inform. 10/10 for Christian's excellent customer service and fingers crossed there will be an opening!! read more

There have been NUMEROUS car break ins and thefts within the GATED complex. Which they can't/don't do anything about, even after MULTIPLE neighbors have claimed to have their cars vandalized or stolen, including my own. All within 7 months of being there, I heard of about a dozen other break ins. They claim to have 24 hour security which none have seen any of these break ins take place. The cameras on the building don't work so they are no help. Whether it's an inside job or the easy accessibility for loiterers from the levy next to the complex, or simply the lack of security, this is not a safe place to park your vehicle, ever. TWO vehicles from my residence had been stolen or attempted to be. I definitely didn't feel safe ever parking my car within the gates and would never live there again. read more

Background: I am relocating from San Francisco to Sacramento. I was looking for an apartment in a safe area that is close to a nice big park since I have a dog. After looking at different areas and reading several forums about Sacramento areas, I settled on the North Natomas neighborhood. It looked really well kept, close to groceries, and has lots of nice parks in the area that also had dog parks in it as well. All the apartment complexes around North Natomas area looked nice and luxurious. But I really liked Miramonte&Trovas amenities such as 2 pools that looked like resort pools, 2 gyms, and it even had a little dog park of its own. It was also super close (as in across the street) to the big North Natoma park where people run and exercise. Our leasing agent Monique was helpful, prompt, and responsive to any questions and helped us thoroughly with getting our apartment. I haven't moved in yet but hopefully everything works out and there are no problems. Fingers crossed. read more

The worst apartment complex. I thankfully only signed a 6 month lease and there was no chance I was renewing. It was just me and my dog and I felt unsafe, especially at night. I was on the second floor and could constantly hear the top and bottom neighbors. There was a huge bug problem, and my AC leaked yellow/orange rusty water and stained my whole tub. Management did nothing about it but maintenance was super nice and helpful always. The gardeners were so creepy! I talked to them one time to ask if they could cut a couple branches off of a huge tree that was blocking all my sunlight and after that they always came to the grass area in front of my place and looked into my windows and would try to wave to get my attention. As well, they would whistle at me when I would walk my dog around the complex. The management was horrible here. I got nothing out of my deposit and I was on my hands and knees scrubbing everything. There is no sense of urgency here and would not recommend living here! Especially as a single female, creepy neighbors and I never felt safe taking my dog out at night to go to the bathroom.
