Maintenance requests are answered quickly. Lights are replaced the same day. Esme fixed my dryer vent 3 hours after my request.

So no hot water! No problem! (Zack) came out to light the pilot on the water heater in less than 15 minutes after I sent the maintenance request! Unfortunately later that day it went out again lol. Not to worry.... I called emergency maintenance after hours and bang, zoom, Zack returns again & diagnosed the problem right away! He replaced the worn out part and just like that, I was back in business! Great work! Much appreciated! read more

Definitely would not recommend this apartment to anybody, yeah 2300 isn't that bad, but what comes with that is not what you would expect. I can go on for a long time about issues that I'm annoyed with living with all the time. But first the parking spots are extremely small, you have to let all your passengers out the car before you pull into your spot, and then you have to struggle after you park the car to get out the driver seat, i'm pretty slim so I don't have to open the door that far so I know the spacing is tight. I probably have the worst parking spot in the whole complex that I pay $50 a month, before I leave I have to go close the trashcan door every single day multiple times just so I could pull out. Then secondly I can understand pet deposit $500 is common for most places are rented but an additional fee every single month for your pets that's a little absurd. Third almost every tree is sick, and they are over producing sap which is a natural defense mechanism. Which is great probably for protecting the trees and keeping the leaves sticking up there. But I could really put a strain on your vehicle, driving a $35,000 Lexus I don't wanna have to wash my windows off every single day at the gas station just so I can see out my windshield. Three days and you have no visibility through your windows. Bye-bye to $12,000 baked on factory paint. There's a fairly decent amount you might see something sit there for three days but it will get picked up. I have seen a large amount of deadly spiders which is kind of a concern for me because I have a 3 1/2 year-old, I pick him up sometimes in the evening and when we park and walk towards the unit you will see new webs being made by giant huge spiders under the parking structures, The other night it was hot and I had slide sandals on caring my three year old And a black widow ran right by my feet as I'm walking towards the stairs of my unit They don't quite deserve zero stars, i've seen worse apartments like my grandmothers but I've also been in nicer places as well for cheaper. They can humbly value of this one gold star for the hard work of the aesthetic appeal to the remodeled units. I would recommend them and just let you try it out yourself read more

My AC went out. The sun shines into every window in this 3rd story apartment during the afternoon. On a 63° day outside, it can rise to almost 80° in the apartment while everything is closed and locked up. I woke up Saturday morning thinking, no problem, 80° is doable until mid week when maintenance can fix it. Little did I Know....Zachary C. Would call me A FEW HOURS LATER to fix the issue. I was very disappointed with the staff and the maintenance of the apartments. Not only is this place very over priced you can get the same quality from a cheap apartment on the south side of Sacramento. The office staff is always unhelpful and never answers the phone or gives you a call back. You have to go in person and even then they are all incompetent and lazy! Maintenance ladies do not know how to fix anything and made several minor issues worse than before and would not follow up to come fix them. They don't care about the well being of the tenants either. They let the areas get so dirty with huge spider webs and trash. With no concerns of cleaning and protecting their tenants or property. They do not clean your carpets before you move in. I had tons of dog hair when I moved in and I had the carpet washed myself and they still had the audacity to say my carpets were dirty when I moved out. Easy to say that I didn't want to stay another year with them. So instead of living there for another year I moved as soon as my lease ended and couldn't wait to get out of there faster! They are a scam and lie about the services they do after you move out. They completely stole my money and have not been answering any of my calls since I moved out to get my deposit that is well deserved back! They will be hearing from me and the better business bureau soon! Do not rent here! You will just be disappointed and out thousands of dollars for a trashy horrible constructed apartment! read more

Brand new renters -- we are really impressed with the helpful management and front-office team. They have been absolutely terrific in addressing all my questions and concerns in a timely manner. We have lived here for a little over two years. We definitely have had a rocky road with several things. No place you live is going to be perfect and I think here is mostly because of a less then smooth ownership change and covid happening. That being said though I think we have enjoyed living here and I really wanted to give a shout out to the new maintenance team. Maintenance in the past year has significantly improved and you can tell these people work hard. Zach just fixed a broken light for us within 48 hours of it going out. Esme has helped us several times and most recently fixed our dishwasher when it broke. Jose has also helped us and once put my air filter in for me when he came to fix something else because I was having trouble with the ceiling filter door. Great people :) read more

We decided to move in here because of what seemed like a good place for a family. Our upstairs neighbors are so loud always stopping and drilling wholes at night and the office does nothing about it. The parking spaces are so small too if you have kids or babies you have to back up to have enough room to open the door. We are told if we want to move out we have to do a 60 day notice? Never heard of that. Our balcony has never been used because of the bugs and spiders. Its really bad. I would move back to Villagio, it was a peaceful apartment complex. Please proceed with caution when apply to these apartments. From the start of my application process they have been difficult to work with and provided VERY incorrect information from the start. I was first helped by a gentleman named Andre then found out a week later that he was "let go from the company". My file was then handled by Christian (only person that was helpful) after completing all required pre screening on June 26th I was told my background check was that last piece. After waiting weeks for a response they decided to deny my file a week before my current lease is up which left me WITH NO WHERE TO LIVE. Sharoy (supervisor) DOES NOT call or respond to emails but has her employee give me the denial. THIS IS THE ABSOLUTE WORST EXPERIENCE I'VE HAD AND NOW HAVE LESS THAN A WEEK TO FIND A PLACE TO LIVE BECAUSE OF THEIR LACK OF CUSTOMER SERVICE AND RESPONSE. read more

If I could I'd probably leave zero stars. The design and interior of the complex if great! Very modern. However, I've been here almost a year and it's been nothing but problems. First, the heater went out during winter. Second, one of the bathrooms had a leak and leaked through out the second bedroom closet causing mold. Third, multiple occasions the water heater went out until the fourth time they finally replaced it. Lastly, during a heat wave - 113' weather the AC is broken. This is day 2 and not one person has called back. I have a two year old son. How sad it is that we are resulting to stay else where because we are given zero feedback and it has yet to be resolved and the thermostat says the apartment is at 80'. Review is for only Rolanda, as she said "only one RR". I hate writing bad reviews especially for the place that I live in but I don't want anybody else to get the same experience like I did today. I am always nice to everybody and I like all their crew, but it was my first time to meet this lady in the office. First things first, don't expect to be greeted by her, you literally have to say hello few times to be noticed. I came in to give the check she said she will take it, I approached and gave it to her, she asked if I need a receipt I saw her busy with another people so I said "no, it's ok". My mistake I guess. I also was needed to enter the pool area which I mentioned to her before but she left so fast. Then maybe 2-3 hours later my husband texted me that our rent was still showed as not paid so I went to the office again. Again not greeted or felt welcomed there. I understand that it's the end of the work day and everybody wants to go home but there is no need to treat your guests like this. I asked her if she turned our check for rent she said yes, but I asked to give a receipt if she can of course. She started saying to me that it doesn't show as paid right away. She seemed to be pisst that I asked her to do something for me. She came back and said that she will give me a copy I said that's ok with me. She started saying to me again that it doesn't show "paid" right away so I have to wait for it. I just wanted my receipt/copy and leave asap because I didn't want to stay there any minute longer. She signed a copy and I asked her what is her first and last name, she gave an attitude, said I'm only one RR here. I asked her the same question she said it's on the paper, but it's only her initials on the paper. I asked her again and then she quickly said her name is Rolanda and turn her back to me. So I have a quick story. I was looking for an apartment to move into within 24hrs. They took a 200$ dholding fee which was fine. They told me move in would be Friday and that they messed up and and told me the apartment I payed 200 for was taken already and they would give me another unit. Great! Eventually I had a uhaul and people ready to help me move on Friday and he told me it will have to be Monday for sure. Eventually it kept moving and moving and I had another apartment that I was waiting for. They kept asking for pdf files of everything. I took the screenshots and made them as pdf files and that was alright. It was the same thing. They got everything and they kept asking for more instead of letting me know if I qualified or not. They were given everything on day one but it wasn't in the form them needed. I also asked for a copy of where I signed for the non refundable deposit. I don't care about that but everything else was fowl and I feel like this is a stunt they pull on everyone and will continue to pull. The manager didn't talk to me once and made her workers come talk to me and this took longer than two days. Either way you'll lose your money. read more

We were promised so many great things when we signed our lease but pretty much none of it was delivered. We never received a gate clicker or a card to the package room (which you have to pay for if you want your packages to be secure). The back gate was constantly broken and stayed open to allow anyone to walk in. The mailboxes were broken into and not fixed until ~4 months later, and in the mean time we could only pick up our mail from the main post office that was incredibly inconvenient to get to. We ended up getting a PO box after the post office wouldn't hold our mail anymore because the management company took too long to fix the boxes. We were never compensated for this. We were told we could get a garage spot but when it came time we were told a price that was significantly higher than what we were quoted. If you have more than one vehicle it is incredibly inconvenient to find parking outside of your one assigned spot. My spouse and I would have to plan our work days so that one of us could get home before 5pm to get a free parking spot. If you come home after 6pm, good luck. The water heater and the apartment heater are on the same system so if one goes out, they both go out, which happened to us in the winter. The AC vent leaked water onto our carpet and after 4 "fixes" from maintenance it was never truly resolved. This was not the staff's fault, they were held hostage by the management company being cheap. The washer and dryer are in-unit but they are the oldest and cheapest machines. Our washer broke in the middle of a cycle and we had to finish our laundry in the bath tub. Trash and recycling are always overflowing and never seem to get picked up on a regular basis. The front office staff did everything they could to help but their hands are tied by bad management. At least 3 people quit in the year we were there. The manager is completely absent. When it came time for us to move out we were told we could get paint to do our own touch ups but no one was ever available. We were never able to do a final walk-through because they decided not to do them due to covid. We understand the circumstances but no one reached out to us to let us know after we had already scheduled it with them. We were also never given any final move out paperwork. We reached out to the regional manager to air our concerns but never heard back. FYI, if you want to give notice at the end of your lease term you MUST give 60 days, not 30. The only silver lining was they were flexible with us regarding our notice given that we were buying a house. However this was after repeated requests through email (which the manager initially ignored). Rent at your own risk. read more

I've been living here for 4 years and I can see how the change in management companies has made a negative impact on everything. My car has been broken into 4 times and management has done nothing about bringing security to the facilities. The only person that actually still being a superstar at the office is Jennifer P. Always available and willing to go the extra mile to exceed expectations. I went to look a unit there never signed a lease I gave them a $4500.00 holding deposit they called me 2days before my move stating my unit wouldn't be ready for another 3 weeks. I had already paid movers to move me so I ended up loosing $$1000.00 for moving expensive. On top of that they refused to return my check which left me with no place to go and all my furniture in storage. So I've been living here for 6 months now and i love it. The property is always clean and the one time I had a maintenance issue I talked to Shay and she made sure it was handled right away. The management is super nice and professional. With us being in a pandemic I told Shay I was concerned with safety but I was pleased how they made sure to wear mask and see that my family was safe once coming in my home. The mailbox got broken into over 3 months ago. The staff REFUSE to fix it. So many tenants have complained and a few peopLe have said they have missed bills and were forced to pay late fees. Ever since the apt complEx was bought by a new owner everything has been horrible. No maintenance requests are fixed, staff will enter your apartment without consent and without notice, the staff are rude, unhelpful, won't answer the phone, and are disrespectful (I witnessed one of the staff girls curse out an old lady.. so sad). Additionally, since the new owners took over they are charging ridiculously highh utility bills. I have a one bedroom apt and they charge me on average $96.00 per month for water, sewage, trash, and service fee. Oh man the service fees... don't get me started. They will randomly charge you a $5.00 service feee multiple times a month here and there. I only got them too stop charging me (these kinds of service fees) because I'm an attorney and I threatened to sue them over the issue. I can't imagine how many moRe people the new management is scamming. Point is thhis place used to be run by good people, now they are awful.. rent here at your own risk read more

I've lived here starting 3 years in December. Every year my rent has been raised and that's ok BUT, I've had a washer that stopped working for a week and all I hear is the part is on back order and it could be weeks! I asked for reimbursement of laundry mat since I'm paying for an apartment that comes with a washer and dryer and her reply is No, that's an amenity. It is in the contract that it comes with a washer! I asked for corporates number and her reply, we don't have a number for corporate but I do have an email for my manager but I doubt if that will help! WTH???? Is this good for business?? Not to me!!! I have no faith in this maintenance people here or the office people ! Please think twice before considering this place ! You have to get clearance from the White House to get things done. I am so disappointed in being here and this will be my last year and I'm willing to pay higher rent to go to a competent apartment complex. I also had my car hit in my own parking space !!!
