I was speaking with a gentleman named Max via email about seeing an apartment I found on an apartment search app. We had a scheduled time we were going to meet, I show up and he never does. Whatever, I shake it off. Then we make a new appt for the next week, he tells me his associate is going to meet me to show me the place. Once again, I show up and NO ONE DOES. I call the office the next day, they tell me the apartments been rented!!! Ridiculous, like my time isn't valuable. I'm half convinced it was a fake listing honestly. AVOID renting from Mo2... They bought the building we were living in (which had, up until that point, been well maintained) and terminated our leases, which I suppose is their right. But... what's worse: they almost completely neglected to maintain the building during the time left on our leases. They didn't trim the weeds outside the building once, they didn't empty the trash in the vestibule, and they didn't vacuum the stairwell (despite several written requests). I've never encountered a landlord who cared less about maintaining the basic cleanliness of the building while happily collecting rent. I can only imagine that these 5 star reviews are padded by their friends and relatives. read more

Finally got a hold of Someone and he promised to look into a security camera...A MONTH AGO. No one since from MO2 has answered my emails. They don't want to 'waste' the money or time with us, even though they're still technically managing the building. Highly recommend Mo2's apartment complex at 944 W. Grace St. The apartment is updated with modern finishes and is very spacious for a 1 bedroom 1 bath. Other positives include the option to have parking on site, pet friendly and a very responsive management team. We were renting from the landlord who reside in DC and she couldn't really deal with issues every time in Chicago so she switched to MO2 property to manage the building that we rent from. We are visiting family in Atlanta and there's no one HOME except our two cats, and the maintenance staffs for some reason ALWAYS close the freaking laundry room door where there's cat litter and cat tower whenever they stop by. We specifically told them NOT to CLOSE the damn door since there was HVAC inspection, since we are not home for maintenance. The guy emailed us told us to put a post it note. What? Didn't we tell you that we are NOT home?? Guess what? They CLOSED the DAMN DOOR!! Poor cats peed and pooped in our bathroom. They NEVER pee and poop outside their litter box! Thankfully our cat sitter stopped by today and let us know. This is absurd. Like how incompetent do you have to be to NOT close the damn door. read more

I regretfully lived in an Mo2 building, 647 W Deming, for 1.5 years. My prior review, which was up for a long while, was removed by the Yelp staff, but I am still sufficiently enraged by Mo2 that I feel inclined to re-post. Mo2 are terrible. Getting anything fixed or getting any attention from the staff is impossible. I had to complain all the way up the food-chain, only to find that Mike and Ken Motew were as inept and uncaring as their staff. They sold the building I lived in, and did not provide a proper record of accounting and rent credits to the buyer. I had to threaten legal action to earn back monies owed by Mo2 from the new owner. read more

Do not rent from these people! They are liars and con-artists. They took over my building and don't respond to maintenance calls. I've called and emailed several times about mold in my bathroom and a leaky sink and each time they've said someone would come fix it, but it's been over two weeks! Especially don't trust Stephanie, definitely the biggest liar of them all. I think she even wrote a positive review on here pretending to be a 'satisfied' tenant. My boyfriend is currently renting from Mo2 and it has honestly been the absolute worst experience I've seen with a rental property. Anytime there's been an issue with something not working properly or something needing repair they take forever to have it fixed or they just don't fix it at all. We've been having an issue in the winter where the back end of the unit gets extremely cold and it seems like there is absolutely no insulation. The wall in the kitchen is brick and is shared with the outside there is a hole in it where you can see directly outside and there's air just seeping into the house, he sent them a request last winter to have it repaired and their "solution" was to take some paper towel we had on the counter and press it into the wall to stop the air flow and to this day it is still this way. Out front they laid wood-chips upon us moving in and when it rains they produce massive amounts of mushrooms we have two dogs and have asked them on three occasions to come spray something to have fungal removed they say they're going to send someone and they never do. Also there are barely any wood chips left as it's now been two years and they haven't sent someone in the spring to add more to make the property look nice, the porch and stairs as I see someone else has stated the same thing was added and it's just wooden slabs laid down it looks undone and tacky. Last week a new tenant moved in and mo2's labor company took the trash and material they used and dumped it into the back near the dumpsters it was completely taking up half the alley the neighbors were complaining asking why it was like that they called and made complaints to the building management and the city even put a notice stating they wouldn't be picking up the trash because of how it was placed out there and what was placed out there. A few months back the city inspectors came to our property and met with a representative from Mo2 we had overheard the city inspector advising Mo2 that they were against electrical codes and regulations and that the city wanted to do further inspections but Mo2 said they were just going to pay the fines. On the lower level of the building there are sliced wires lying all over the ground along with scrap metal and screws. I constantly am finding screws lying around everywhere like I stated above I have two dogs who could easily eat the debris, there are children living within the building that could easily do the same or injure themselves. Within the past six months we have seen both tenants in the couch house behind us move out and the tenants on the two floors above have come and go within months. Unless they have a special contract made out with Mo2 I'm not sure why tenants are constantly coming and going unless they're just as fed up as we are. The tenant in the coach house who just recently moved in a month or two back told us how he has no heating or cooling in his unit even though he's suppose to and that he's contacted them numerous times for them to address the issue and they have yet to do it he also stated that he too believes there is no insulation in his home and that he's just taking matters into his own hands because they have ignored his requests. He said he feels that he's just going to need to report them as do we because that seems that's the only way anything is going to be resolved. It's very upsetting when you choose somewhere to be your home and it's anything but that. To go to work and to have to come home to a place you don't even want to be at because there are issues beyond your control is ridiculous. The tenants living here chose to do so thinking that this would be a good place for themselves along with their families and then to be misled and basically trapped because of a binding contract and to be taken advantage of as so many people on here seem to be is very sad. And I don't need nor do I want a response from Mo2 in regards to this all I have to say is to do your part in being a property management company and address your tenants issues and concerns. read more

Mo2 has gone above and beyond to resolve any issues, they also put in all new lights and changed our AC filter without us even asking. I feel very safe in the building, it is well maintained and they never fail to respond to a call. Max and Nick are great, easy to reach, and very friendly. They don't care about their properties or renters. They don't alert you ahead of time with maintenance. They kept wanting to up our rent even after we experienced damage that was their fault. They are extremely hard to get a hold of too. You are basically on your own. Worst management company I have ever had the displeasure of working with! One of their properties has a hoarder living in it, but because this tenant has been with them for some years they refuse to do anything about it - apparently they would rather make a quick buck on a garden unit then have good long-term relationships with people who pay more money. This hoarder tenant used the shared backyard as her personal dump, constantly throwing rotten food and broken furniture all over the backyard. It would be one thing if this meant we just lost the ability to host people for bbqs and whatnot, it was a whole other thing when all the local stray animals (raccoons, rats, cats, dogs, whatever) started to live in our backyard. We had an ongoing conversation (3 months) with Sheila, who refused to do anything about the problem, but had no problem making constant empty promises to us. This conflict hit a breaking point when Sheila told my wife that "life isn't fair" and that we should just deal with it. What an absolute joke. My advice would be to stay away from this company at all costs. read more

Update: I have been living in one of their units and I keep getting estimated bills from ComEd that do not reflect accurate numbers of my electricity usage. I have finally realized that the room where the meters are located is always locked and inaccessible for a reading and engineers are not present to unlock the door, unless I call MO2 ahead and make an appointment to ask for the engineer to leave keys in a lock box. It's been such a hassle, and though I hope that the problem resolves somehow in the coming months, I strongly encourage anyone considering renting from MO2 to check how MO2 deals with utility matters of the apartment. I do appreciate the fact that Sheila has been trying her best to respond to my questions via email. Her responses have been fairly prompt. read more

It has now come to the point when even during an emergency at 1am the fire department can get to the building and yet no one can get ahold of the management company. Renting from MO2 properties has been a dream compared to my former rentals in Chicago. My apartment is condo quality and anytime I need something maintained, they are quick to come by (within a few hours) and take care of my every need. Honestly, the response to service calls is exceptional which I appreciate because my schedule can be very busy! All of my appliances are up to date and very good quality. I could kiss them for putting a washer/dryer inside of every unit! When I first moved in some of my blinds were a bit beat up and I asked them if a few could be replaced -- they came by and replaced ALL of my blinds (way above and beyond what I asked, so I thank them for that!). I don't know about their other buildings, but mine is in a fantastic location and they pick out great tenants. All of my neighbors are great, respectable, and look out for each other. Rent payments can be done online (thank god, I hate checkbooks). I only have a few constructive criticism complaints... the common areas are not maintained consistently by MO2. The hallway of my building gets pretty dirty and I'm often the one picking up trash and sweeping a bit. Also, in the winter it would be nice if they could come by and salt our stairway (!!!). Luckily it's only 3 steps... but it's still dangerous when it's iced over! The one other thing that is a bit irritating is that rain gets into the mailbox on the building and sometimes I end up with soggy mail :-/ Other than those few things, my living space has been lovely and renting with MO2 has been a very pleasant experience. I would say this review is more of a "3.5" than "3". This management company has been a dream compared to previous companies I've dealt with. Every issue I've had was handled with prompt communication, and the maintenance requests are resolved in a timely fashion. I have to give a shout-out to Mike, who showed my roommates and I the unit we currently live in. He was awesome to work with, and whenever any problems arise, he goes above and beyond to help us out. The only reason that I have to give their rating a 3.5 is because I think Mo2 could improve on our building's up-keep. We live in a very nice area of Lincoln Park and our walk-up definitely needs some updating. The entry staircase is made out of untreated wood, there's paint chipping everywhere, and a good pressure wash is needed. On the inside, the carpets are rarely cleaned/vacuumed, and it's very dusty. These are all eye-sores and inconvenient, but it's something I can live with. Overall, their customer service is wonderful, they seem to really care about their tenants, they just need to maintain their buildings. read more

I put a ticket in the online system for a very non-urgent maintenance request and when I came home, the tasks were taken care of and a note was left on our door. I am currently renting an Mo2 property and have been for 45 days. The apartment is a brand new remodel and was finished days before we moved in. The place is beautiful and the remodel is of high quality. I wish I could say the same about the management company. In 45 days I have not been able to receive mail - the address wasn't registered with the post office and now they don't have access to our mailboxes. The front door does not work properly for visitors of any kind. The gas and electric meters are not set up (beneficial for me but still indicative of a larger problem). I wasn't able to set up internet due to some of these issues until 2 weeks in and I'm not sure the other tenants have yet. All of that can be understood within reason if they were actively working on it; however, the property managers have no interest in communicating or responding to tenants. I honestly don't know if they even see my questions and they generally seem annoyed when I call. I wish these problems would be resolved because I love the place I have, but I'm starting to think I'm not the highest priority of the management company. read more

Great Experience with Mo2!!! I just moved to Boston from Chicago (Wrigleyville), and I could not have had a better experience with my Apartment. The maintenance team and Management staff were all extremely helpful during the difficult moving process. They helped me above the call of duty, during my tenure there, as well as allowed me to break my lease a month early without penalty. The building took a complete 180 upon the Mo2 team taking over. Great response rate to all our maintenance inquiries. Helped us find a parking space in the area when the rest were rented, which is something they did NOT have to do. I have had nothing but the best experiences with Mo2 properties. They are a great company to get an apartment through. Stephanie and Taylor (their leasing agents) made my apartment search very effortless. They were very patient and upfront with me, and you could just tell they were really good people. The apartment was brand new rehab and everything in the apartment was very high end and high quality. If there are every any issues, they send someone out immediately to take care of it and fix the problem. Through my experience in other places I have lived this just doesn't happen, the Mo2 customer service makes me very grateful I signed a lease with them! They are definitely doing something right at Mo2 properties and I think that reflects the owners. When I when to their office the two owners Michael and Kenny and Mike introduced themselves and went out of their way to ask me about myself and how my day was going. This made my experience very personal and showed how much pride Michael and Kenny take in their business, you can tell they are just good guys. I also noticed they have a great construction crew, Chris who is head construction came out multiple times to our building when we were getting a new deck installed. He checked the contractors work making sure everything was complete to spec and to the highest quality. He also told me about his back ground and how he studied contraction management at Ball State while also playing football as the running back. I'm very impressed with Mo2 properties and their great staff. I had a horrible experience with Roxanne from Mo2 Properties. I had extreme interest in a property and wanted to sign. I reached out to her to set up showings, and there was absolutely no flexibility on her end. The first time I tried to set up a showing she only gave me one time on one day that week. I asked if I could go a little earlier that day (not even a specific time - just earlier), but she flat out said no. Because I was unable to make that time, I asked her to reach out to me if it was still available the following week. I didn't hear anything, so I reached out to her again and set up another showing. My showing was for 5:45 PM and due to an accident there was traffic that made me late. I told her I was going to be late, and she said she was only available until 6:00. 15 minutes allotted for a showing? Even if it might not have taken much longer, I have never had a realtor put a limit on my showing. And although it may have been my fault that I was late, a showing should not have been scheduled if she was only available for 15 minutes. I traveled an hour both ways to end up not seeing an apartment that I was extremely interested in. I understand that there is high demand for apartments in Chicago and so even though I was unhappy with your service, someone will come through tomorrow and give you business. But I was very unhappy with this service and I will be taking my business elsewhere. read more

I must be in the twilight zone reading some of these reviews. My experience is that Roxanne, Sheila and Molly have all gone out of their way to help, and come up with some creative ways to ensure I'm taken care of. (And I'll admit, I'm pretty high maintenance.) I fell in love with my place on first walk-through and knew I needed to live there. My credit could use some help, but instead of making me feel like a heathen; MO2 worked with me. We came to a reasonable solution that we all felt comfortable with. This unit is a great find, in an awesome neighborhood; so they could have easily shown it a few more times and found another tenant...one that didn't require as much effort. Then I did the yelp search because I was spoiled by my previous landlord and didn't want to get into a bad situation. Boy did these reviews make me nervous. So I asked the MO2 folks what the heck was up with all this feedback. The common thread seems to be making sure to overly communicate; and make it easy for them to keep track of things by doing maintenance requests via the portal, and emailing the office if you have a non-maintenance issue. (It can be difficult to get through via phone sometimes, but I have yet to wait long for an email to be returned.) I think Stephanie is gone, it sounds like she might have been a common thread in some of the communication issues. Here's a great example of how the team has jumped in...I grabbed my keys as soon as they were available and ran over to my new place. It's got a garage. (No more scraping snow!!!) The previous tenant was using it as storage so I couldn't "test" my car in the spot at the original viewing. I checked that it was wide enough that first visit, but wouldn't you know when I move in...my car's an inch too long. Here I am day 1 of a 2 year lease, moved from my other place primarily to get a garage, and THIS is happening. I really thought they would tell me there wasn't much they could do, especially since I was already locked in at this point. NOPE! MO2 was trying to change the entry door to open out of the garage instead of into it to make more room, asking others with shorter cars if we could switch, and really helping me try to figure out a way to make it work. Mind you, I got a response back within 8 minutes on one of their busiest days of the year. I have a few of these odd ball stories, but in every case I received return emails within an hour or two. And so far, they have all included a resolution suggestion. And never have they made me feel as high maintenance as I actually am. I'm going to update my review a year into my lease for consistency purposes and really believe I'll be taking it to 5 stars. For the record, I don't know anyone at MO2 personally. I am really a tenant. One that has received great treatment and want yelpers to know that if changes have been made at MO2; they are positive and you should at least talk to them before making a decision based on some of these reviews. We just moved into a MO2 properties building and so far they have been great. They move in process is easy and their maintenance is very fast and thorough.
