We've had a terrific experience renting from Mo2. Here's why: 1. Maintenance is super responsive, there's a portal to simplify the request process, and they didn't hesitate to make expensive repairs in our unit (hot water heater & furnace). 2. They've been incredibly flexible and understanding as we've extended our lease multiple times (while renovating a home we own). 3. They're very respectful with showings as we come to the end of our lease, always giving us at least 24-hours notice. They vastly exceeded my expectations and we wouldn't hesitate to recommend them. I complained about a broken washer and dryer and a broken front door (mail wasn't delivered for 3+ weeks) and complaints directly to repair person Brendan were routinely ignored. Chicagoans: Do not rent from Mo2 Properties, LLC. They promised to replace our sliders and windows before we signed our lease in April. TEN MONTHS LATER and they still have not been replaced. We're running the electric fireplace around the clock with the HVAC turned way up and we still have to wear coats in our living and dining room because it's so cold inside. My poor little boy, Mac, is bundled in sweaters and blankets trying not to freeze. And now they have the audacity to send the rent renewal notice with a $105 per month increase. For what?!?! DO NOT RENT FROM THEM! We've had so many problems with Mo2 that I don't even know where to begin. They bought our building from another management company and did not inform us that we had to start changing our checks to send to them until several months later. They were doing construction on the building and caused a lot of damage to our apartment from falling sawdust, which also made our pet sick with eye and lung infections. Several maintenance issues occurred in the apartment and it took days to get someone over to check on it and resolve the problem(s). It also took a lot of phone calls, emails, and texts. They shut off the water several times and gave a 24 hour+ notice only once - the other times were all within about 20 hours of the water shutoff time. Oh, and their way of dealing with a leaky, old, molding pipe was to put tape on it. Overall poor company, poor customer service, and cheaply renovated apartments. Avoid them at all costs. read more

In my opinion, these guys are predators. If you own a condo in Chicago, watch out. They systematically take over buildings and effectively force you to sell. If you are a renter, just know the apartment you are in/will be in, is likely a home that was taken from a family (under duress) that was forced to move in a very short amount of time. These guys suck. If you see Mo2 properties owns a building, do yourself an enormous favor and pick...ANYWHERE ELSE. They bought my building this past winter from my previous landlord, and my life has been nightmarish (in terms of apartment related things) and here's why: Right when they took over, they came in and made "improvements" to the place. They told us about one of them- the second came a week later, not announced, and the workers left a substantial amount of sawdust resulting in damage to my printer (the sawdust got in the system through the space around the power puttons). Additionally, they tipped over the litter box and did not clean up. The time they WERE announced they did repairments to our deck- which granted, looked nice- except they left all of their garbage right on our deck (gatorade bottles, NAILS EVERYWHERE) without cleaning, and left all my very heavy patio furniture (i'm a tiny tiny woman, and so are my roommates) in a giant stack in the corner of the deck. Also covered in garbage and nails. Then... They asked if we could extend the lease past January when they bought the building. We said yes, and asked if we could potentially extend it to the end of May since two of us had places we could go june 1, but were in flux before then. They said that would not be a problem UNTIL November 15, when they let us know that we could only stay until June if we paid $300 more in rent. The latest we could stay was March 31 THEN They sent us lease agreement that stated we could stay an additional YEAR at the rent we were currently paying, which we signed and returned to them promptly. A few days later they said they made a mistake, sent us the wrong agreement, and only gave us a week to return the new statement with our lease ending March 31 of 2012. This was impossible for us to return it in the allotted time, being this was sent to us in Late December around the holidays and we all went out of town...but we paid for their mistake in a variety of inconveniences LIKE: They forgot to charge my rent in January(I had it on automatic withdrawl) and didn't alert me until 2 months later. Because I thought it had already been charged (it showed up on my statement as pending, and I assumed it went through), I had not set aside the money (bills, student loans, credit card payments, plus- i'm a temp and a freelancer so money is inconsistent). I said I would pay them when I had, but could not at this (surprise) time, but today when I went to pay the remaining balance, they charged me a late fee! These guys are totally unprofessional idiots and will make your life hell. Stay away. read more

This management is the worst I've ever come across. The agents are not attentive to the tentants needs and the apartments are extretmelu over priced. They basically mocked up the kitchen and tagged on an an extra $600 monthly price tag. If you don't mind a rude and neglectful management company, then this is definitely who you want to rent from. Also, I wouldn't base anything off half the positI've reviews for this company because at four of the reviews are actually agents/managers that work for MO2. If you have any other option for housing in the area, I'd go with that. BOGUS! I cannot believe the audacity of Stephanie atf Mo2 Properties. She completely flaked TWICE on apartment showings--back to back days no less. I waited with my toddler son outside on a bright, sunny and 80 degree day to see a three bed apt. that I had spotted on craigslist. Unfortunately for me, and my son Oliver, we were waiting for NO-SHOW, and NO CALL Stephanie. She did not have the common courtesy to call us to say she was running late, reschedule, or even just plain not coming. Nope, nada, nothing. Both days, when calling her some 20 minutes past our confirmed appointment she has some lame story about being in "UUHH Lakeview" and can be available in "Like an hour UHH" -unfreakinbelieveable this girl. Goes on, "UGHHH--I text-ed you"- yeah right, that is known in the real world as a bold face lie. She is the most unprofessional agent I have ever encountered in almost 10 years of Chicago apartment hunting and gatherings. I can never get back the two plus hours that collectively were wasted this week waiting for Stephanie to show up to scheduled and confirmed apartment showings, but I can help you avoid the same realization by experience. RIDICULOUS waste of time and effort. Have mercy on yourself and DO NOT do any business with her as a tenant or landlord. I would never want to rent her from her as a tenant if she is this bad to begin with!! Mo2 Properties is probably the best company I have ever rented with. The unit I rent is in the same building as their offices which probably helps but they have been great none the less. When we came to view the unit the one we looked at wasn't what we wanted. They had another unit in the building but it was not ready to show because of repairs etc. that needed to be done but we wanted to see it anyway. We ended up taking it and they dropped the rent slightly since we were willing to look at it in that state. They processed our applications in less than 5 min and the apartment was ours. The unit was truly a mess when we looked at it but on moving day it looked brand new! Paying rent is easy as we do it online, they even have the option to pay with a credit card if you need to in an emergency. No worrying about mailing checks or getting cash or money orders. You can also submit maintenance requests online and you deal directly with the maintenance team as opposed to going through the landlord. Anytime we needed things fixed, light bulbs replaced, appliances replaced they were out quickly and worked efficiently. I recently decided to move out of state and needed to sublet my apartment for the remainder of my lease. They were under no obligation to help as I am locked in to a lease until August anyway but they were very helpful in moving the process along and getting people approved to rent. All in all it has been a very positive experience and I know we have all had landlord nightmares at some point in our lives! I would definitely recommend renting with them. P.s. I've rented a Mo2 property for about 7 months and I've had a great experience thus far. They have been very responsive to my questions and needs and have maintenance available around the clock if any issues come up (phone or email). The online rental payment option is also great! They charge a small fee (about $1.5) to do so but it's better than writing a check and sending it through the mail. The application/move in process was very quick and easy and the management team is great about alerting you when they will need access to your unit. The only reason why I didn't give 5 stars is that my unit was not finished when I moved in (dishwasher not mounted, blinds not installed) and comed has not been granted access to read our meters, but besides that it's a great team to rent from. read more

The building I was living in was previously owned by a company that split the ownership into multiple LLCs. This is because some kind of property law made it so owners of a building couldn't get loans for buying/selling property if one entity owned majority of a property. (Ie. the people that owned their condos couldn't get loans if they wanted to move to a new place if one group owned majority of the property). Flash forward to early 2019, MO2 bought the previous owner's units, and didn't split ownership up, disallowing unit owners from buying new property/selling their units, essentially forcing the unit owners to sell to MO2, in some cases at a loss. In my case, I was renting. The building tenants started disappearing and near the end of my lease ~90% of the units were empty. I figured they were either not letting people resign their leases or were raising rent considerably. They came through each property and decided whether or not they wanted to gut the unit when the tenants were out, then the construction began. My unit experienced damage from workers in the units around mine. Given the building is a ghost town, I decided to see if they'd throw me a bone - I asked about getting a parking space (one parking space in a lot of about 75 empty spaces), and they said "sure, it'll be an additional $200 a month." I can't necessarily fault them for this, but come on. They reached out to me before the end of my lease and gave me an option to sign a new one which completely threw me off. However, they were raising my rent by $400. They also gave me the option to sign a lease with the rehabbed units for $600-$700 more than my current rent. I'll be avoiding properties owned by the company in the future and I suggest you do as well. read more

I have lived in Mo2 properties for about 7 months and overall they were a very decent management company. Anytime we had maintenance issues, they would come fix them very promptly. I am moving out this months for unrelated reasons to Mo2 itself and their quick response to all my questions has been very helpful and convenient. The building I lived in was an amazing location. I probably wouldn't live an apartment that small again for three people, but that is just personal preference. The only thing I would suggest to them is an appliance upgrade. The washer and dryer in the apartment is so old and it doesn't work very well. read more

I moved into an MO2 property in July 2012 and have lived at this location for 6 months. I've rated this property management group with 4 stars, as they have fully met my expectation of a landlord. My roommate and I worked with Mike Shenouda through the rental process, which moved along very quickly and smoothly. We have a dog, and MO2 waived our dog fee and has been very accommodating about notifying us before they come to the apartment when we will not be there. We've been very appreciative of this, as we traditionally do not crate our dog unless we are expecting someone she does not know to be in the apartment with her without our supervision. My landlord requests have traditionally been routine maintenance (unclogging drains, changing lights, etc.) MO2 properties has always been at our locations within a week and notified us what day they would be there. We traditionally contact MO2 via e-mail; however, they have been very receptive if we contact them via phone as well. I would certainly rent from MO2 properties again. read more

They did a walkthrough of our apartment for potential buyers of our building. This happened while I was at work, sometime between 10 and 3. I get home at 3:45 and my front door (which opens to the outside alley) was left wide open. Luckily my cat didn't run away, but how irresponsible, unsafe, and completely unprofessional can you be to do this? It was in the 50s in our apartment when I got home so I'm assuming it was left open for hours! Our things could have been stolen, out pet lost, or some man off street could have been in my home when I got home alone. Called to complain and they tried to make up for it by sending a Starbucks gift card. You can keep your coffee! Also, my fiancee emailed the guys who run the company individually and received no acknowledgment or response. You're no longer allowed in our unit without us being there. read more

Any time I've had an issue with my unit, the service request is addressed within a day. If not, I am informed by our management representative why it will take a bit longer, but that it is a priority for them. What a disappointment. Do NOT rent with them. My roommate and I applied for a place and put a deposit down, only for them to tell us that the price has been increased over $500. Absolutely ridiculous and a huge waste of time. We kept waiting to hear about the status of our application. Apparently there was an issue with the owner, but there was zero transparency. We were told we would hear an answer on a Friday only to be told the following Wednesday about the price increase. They also never reached out to us. We had to constantly be contacting them to get any type of information. Thankfully, they gave us our application fee back, but no apology or explanation. AVOID at all costs. This is a bad business with no regard for the people it supposed to serve. Do not give them your hard earned money as rent. Extremely negligent. They bought a building I was renting an apartment in and forced everyone out so they can jack up the rent. Without any notice they sent in construction workers who left the doors open sometimes even overnight. The workers were not introduced to the renters nor did they wear any sort of identification so basically anyone could walk in from the street. They turned water off multiple times without any notice. Accessed my storage unit without notice and perhaps inside my unit too. Their workers wear no protection, create dangerous dust everywhere. Dust and fumes fill my building and no safeguards are in place. Their solution to everything is money rather than fixing the problem. The owner's response to my safety concerns about the doors being left wide open to the street and water being disconnected - "You forget your lease was up we wanted you out you stayed after your lease end knowing about the construction. Why did you stay AFTER your lease expired?" Mind you they had no trouble accepting my rent for the extra month I stayed which makes me a legal resident. Or response of their associate Taylor to me complaining about the water being shut off while my mom was visiting and in the shower - "the water was off for a brief period of about 20 minutes during the work day". Since when is turning off an essential service without notice (for like the 4th time in 3 months) okay? Another excuse - "our plumber doesn't tell us when he turns the water off" read more
