This place is Trash. submitted everything to get out my lease with my military orders cause I'm leaving and was told that the last month would be Pro-rated cause I was able to turn Iin The paperwork before the 30 days. So I've moved my stuff out and expected a pro rated rent til the 12th but was just told that I have to pay The whole month. This place has zero parking ans the stall that are left are being reserved. I asked to buy a parking spot and was told they don't do reserved spots anymore and the elevator is broken several times a month. The construction is consistently going. The roaches in the building are terrible and the water always sounds like it's running through the toilet. The paint is literally peeling off the walls cause it gets soooooo got in the apartment. I have a one bed room "Eddie" and the closet to hang clothes is super small. The pool was renovated buuuuuut it wasn't open at all for summer when we all wanted it. The gym always has this weird smell like it's being used by a Wooly mammoth in the summer time. The Yemenis with dogs do a shit poor job picking up after their pets. Mr. Bond was the tech who unclogged my kitchen sink. It was leaking and needed to be snaked. It was the first time having to call in a ticket since I moved in. He did a good job and was friendly and professional. He cleaned up after himself and made sure everything was working well before telling me to have a great day. The security in this place is such a disgrace. Family members of mine live here and the last time I visited, the female security in the booth was talking to another security employee and said these words..... "eh you faka, no ack." I mean.......at least TRY and PRETEND you know how to act while you're working. The security protocol is non-existent. The check ID's, they don't check ID's. They ask for your license, they don't ask for your license. It really just depends on their mood I suppose. It's a joke. They really should just wave everyone right on in because it's clear, they don't really care about securing anything except for that next cigarette they plan to smoke. Damn shame. read more

To Moanalua Hillside Apts and Mgmt of Douglas Emmett It is ridiculous with parking, most families have two vehicles and finding road parking is horrendous not to mention you are constantly worried if your vehicle will get broken into. I do not feel we should have to pay an additional $25/week for limited parking if available. We are in a 2 bedroom apartment and should have 2 spots as 1 bedroom apartments should have 1 parking space. OR WE NEED ASSIGNED SPOTS. LAUNDRY: For the last 6 months I have complained to WASH about broken and not working machines. Finally new machines were installed and 1/2 of them actually work. This is an inconvenience. Fix the electrical so we can have maximum usage of the laundry room. Not to mention it is always filthy (disguising to walk in). My average monthly cost is $85 in laundry. TRASH: I have called the business office for the last 3 weeks that the furniture is an eyesore and nothing is being done about it. We pay for trash pickup but no one cares because the office doesn't see this, we the residents that live in this area have to deal with it. UTILITIES: My AUM bill started out at $266/month and now we are up to $302. Every month it goes up. The rent is already high and the additional cost keeps going up. Do not get me wrong I do like living in this area, location is great for us but something need to change. We have an office with no assistance at all. It took 5 months to get a gate key and the numeric keypad still doesn't work for guest. I hear the horror stories about not getting the deposit back but just FYI you will see me in court if this happens. read more

Unless you want to live in a unfriendly neighborhood you come to the right place. I've been here for 4 months but end up moving and breaking the lease. Due to the walls being so thin and the neighbors making so much noise. Staying in an one bedroom isn't the best even though everything is new and small on the inside. But I do appreciate it having A/C and washer & Dyer in the unit. The military people aren't very friendly and very rude. Due to the circumstances this is why I left. Also the what's the point of having security on the property if they can't deal with complaints, called many times to complain about my rude neighbors and they didn't do anything and told the property manager nothing happened. read more

It seems the problems have been remedied, Honestly the Complex is clean well run and the office Staff is very polite and accommodating. This Studios are very small for my taste but that has nothing to do with the office staff that's another issue with the higher ups. I was very fearful yes fearful upon reading the reviews but since being here Its quite Pleasant little but nice view and well kept I hope the reviews get better and give them a chance to create a different view of the Moanalua Hillside Apartments. it's a beautiful place, convenient, pool, and gym... But sadly... that's where it end. When you move in, it'll be nice, and then you get your electric bill, and you have no control over how much it is. All they do is divide the total electric used for each building by the amount of people, and everyone pays. So if you were like me and were hardly home, you're paying for the guys who's always running up the electric bill. I'm not going in too much on the ant, and roach infestation. But be aware of it. Be wary of calling security for noise complaints at 2am, they usually make more noise than what you called in for. Now this is the most important thing..... if you decide to move in, getting suckered by convenience, and a gym remember this: 1. Take as much pictures as you can of everything and file it! 2. Be SHREWD!!!! Complain about every little nook, scratch, ANYTHING, dust, whatever. Because you will definitely be charged for it when you move out! 100% of the time! Cover you butt here! They are such slippery dirty bastards, I promise you. Alright... Now that you've moved in, another warning. Never Trust ANYTHING the people at the front desk are telling you. Keep a file of everything that you said, and was said to you. I'm really sorry to have to say this, but with these people you REALLY have to protect yourself. Now, this is the most frustrating part... Moving out: 1. Don't bother cleaning, unless you have a Lawyer. They have this Chubby Filipino Man that comes in and is trained to reject 100% of your cleaning efforts. it's happened countless times! You will be totally shocked. There is a woman named Ruby that works in the office that told me strait, no matter how much you clean, we will charge you for cleaning. That's just how it is. I asked how come it's not in the contract? And she said, that's just how it is! Now.. this totally sucks because unless you can afford a lawyer, they will get away with this type of bullying. But it doesn't stop there! They will find a way to make you pay for painting. It's happened to every neighbor of mine that has moved out! It's really frustrating and actually quite sad....... All in all, a lot of people end up being billed for more than their deposit, even if you kept the place immaculate.! Don't ever let your guard down with them, they don't care about their tenants, they are 100% for money. Now, that's ok to be all about the money, that's what business is about. We have lived here since September 2018. While there have been some very minor things that needed to be fixed by the maintenance crew - the office staff and management have been nothing less than stellar! I am a nurse educator at the VA Medical Center (VA Pacific Islands) and it could not be more convenient! Our dog even loves it here! No complaints and they are very accommodating! I must say that I have never witness a more greedy and unethical company in all my rental days. They have a nice facility and a so so underpaid security team. A pool, and a so so weight room with treadmills constantly broken. The real evil comes when you check out! I know several people as well as myself that had hired professional cleaners and still have to pay $250 for "their" cleaners to do the job right. The nice lady at the office trident to warn me about spending extra trying to clean, they'll never let you go. Then there is a Mandatory floor cleaning for $170! Then they charge you $250 for touch up repainting it there is even a hint of dirt or a tiny scratch on the closet shelf!!! And if you try and retouch it you may end up paying $500!!! I will give you this advice. If your movin out. Have a party dam don't clean. Try and make it worth your money cause they will do anything within their power to screw you! Guaranteed! read more

I am so disgustingly upset with this place. My husband and I were planning on renting from here and prior to signing the lease we decided to rent from another place closer to work. I called and notified them of our change of plans and was told that everything was taken care of since we were not obligated to them yet. Today, a year later I pulled up my annual credit report and saw a collection notice from them. Having no idea what I could possibly owe them for, I called the company directly and was informed that even though we never signed any contract with them for the apartment, we were still billed. We were sent to collections because they mailed the notifications several times with no response TO THE APARTMENT THAT WAS THEIRS THAT WE NEVER GOT!!! So, our credit was affected and we owe several hundred dollars for a place we never rented and they didnt even attempt to notify us. If you're considering living here please do your research and speak to a few residents prior to making your desicion. They could care less about the residents all they care about is how they can squeeze extra money out of us. NOT A SAFE PLACE. Currently live here & our next-door neighbor broke in to our house 4:00 in the morning (thankful for the cops who came & thank goodness 1 of us was awake when it happened). Our neighbor apparently has some kind of mental issues that even the cops noticed but there's nothing the management can do or the cops since he claim insanity. The Rental Mgmt told us they cant move us to another unit away from 'this crazy neighbor' who apparently needs help. ***Actually, in order for us to move to another unit, we would have to put a deposit again as if we were living outside the complex & reapply OR break the lease hence lose our deposit +pay additional monthly rent til they get it rented to someone else. *****our rent is $1800 (includes parking + 1pet) + $80 for second car + $450 utilities (electric water sewer gas), btw utilities is flat rate n divided between the tenants living in 1 building --- doesn't include cable & phone so we pay over $2500.00 a month for our 2br apt at this prestigious community;) I've also heard from a lot of our neighbors that there were many incidents when a stranger would accidentally walk in to the wrong apartment, but that is if u leave your apartment unlock ----that wasn't the case for us when our neighbor did break in. Our door was locked. Our crazy neighbor either had a key or knew how to pick a lock. BE VERY CAREFUL HERE, there are also some sex offenders living in the property & it's walking distance from an elementary school! +++ this is a 1-way-in/1way out street. (sexoffenders.ehawaii.gov - just put your street name and scroll down til u find who's on ur street) And by the way, we changed our lock but was told by the management we have to put the old lock back when we move out, so that means if 'that psychotic neighbor' had a key to our apartment (which is possible because we lost 1 of our keys when we 1st moved in), then that psycho might break in again @this same unit. Be careful specially if u have kids, security is only here at night n they're by the gate most of the time. No cameras at all anywhere in the property. I strongly recommend getting a camera by your door, and a dog who would make noise in case a stranger's by your door. Also, + a chain-door-guard to your door & always keep it lock. Be careful, these strangers will be really friendly & might even buy u cases of beer:) read more

Oh sweet God. The shenanigans that are allowed here! Sewage leaking right in front of you apartment door, unattended children literally SCREAMING all hours of the day and night (and right outside your window I might add), insane neighbors. Some of these guys are downright scary. You cannot even look outside your window without one of them yelling at you because you are standing in your own window. I do not feel safe here at all and I'm a gun owner. Police at these apartments all the time. There's one guy that screams all day long on Sundays. I mean gets drunk in the early Sunday hours and watches some kind of game I'm sure, then screams all. Day. Long. We're leaving at the end of May. Very thankful to go. Whatever you do, don't live in buildings Ginger or Gardenia. Maybe the other buildings are okay, I don't know and am not sticking around to find out. Good luck. read more

Where to begin... Worst place I have ever lived at. I had stuff stolen and they wouldn't even hear about it. The lady was very rude and cold. They tow cars that don't belong which I can understand in fact they towed my brothers car when he wasn't parked where he should not have been. But I have an infant and cars just sit they don't move ever and if you complain once again no one listens. I can't tell you how many times people who were guest had their cars sit for days and when you complain once again NO ONE DOES ANYTHING. So I would have to walk with my infant from 2 or 3 lots away since there was too my guest parking in my lot. Pretty sure they advise their staff to just no give a damn. When were moved out we informed them we wanted to move out on the last day of the month but it fell on a Sunday so they said no must move out in the first which was a Monday. They turned off our electricity on the 29th and then charged us 118 for moving out on the 1st! The noise here is horrible and cops are constantly coming pounding on your doors for tenants who haven't lived there in 10 years. Just don't do it don't move here. read more

I cannot even begin to describe how disgusting this place is! Seriously DO NOT MOVE here!!! It is a shit hole! I've lived in the ghetto parts of San Diego and this place is by far the worst I've ever lived in. Everything smells like mildew, five pairs of my shoes were ruin from mold build up. The people wanted to say that it was because of the humidity out here but I don't seem to have that problem where I live now. The sink and tub would constantly overflow, the roaches were everywhere and I found a SCORPION in my bedroom! They kept my $1700 of deposit and charged me another $170 for cleaning when I only lived there for 6 months. I had orders to leave the island and they still had me be responsible for over 20 days even though they constantly fool people in to moving in there. This place is fucken awful!! So the electricity is out again and no one in maintenance or security is responding to my calls. It should be a priority of their's to keep the tenants informed. This is bringing back horrible thoughts of months ago when the power was out for 56 hrs! The Moanalua Hillside management did nothing to assist or facilitate us then! Come on Douglas Emmit! This place is disgusting. The roaches are everywhere including the cupboards. There is no dishwasher so I have to wash dishes BEFORE and after using them. There are community washer and dryers (that break down a lot) that costs $1.75 per machine per use. There is no a/c and you are not allowed to get one. Including mobile ones. If you have a motorcycle it will be stolen unless you get a storage unit to hide in. Break ins happen often and my husbands brand new car has been scraped twice by other cars backing out and hitting his bumper. This place is over priced for such low quality liviing. If I could I would give this place Zero Stars. For the First 2 weeks of living here was an okay experience. Management was good at their job, BUT after the first 2 weeks.....complete horror show. Bathtub would chip paint every time we cleaned it. As well for the stove tops. The kitchen sink rusted. Huge insect infestation. The exterminators didn't do a thing. The place had black mold in it. It made my dog and my wife sick as ever. IF YOU GET A ONE BEDROOM APARTMENT BUT HAVE 2 CARS THEY WILL TOW THE OTHER CAUSE BECAUSE YOU CANT GET 2 APARTMENT PASSES WITH A 1 BEDROOM APARTMENT. They have zero problem towing your car even if you live there. So you're forced to park the other car outside the apartment complex that has little to no parking at all. Also parking in the complex....HA good luck with that. No matter how much you clean everything after your lease is up they will send a clean up crew that YOU will have to pay for. There's no Air conditioning and you're not allowed to have air conditioning either. All of their discrepancies they will try to blame on you and have YOU pay. I wouldn't recommend my worst enemy staying here. Save your money and find another place. read more

This place is HORRIBLE from the moment I moved in the lied don't be fooled by the nice amenities. Half the time the AC never worked and never got cold in the bedroom!!! The parking sucks there is only 1 free stall they provide for you or you pay 200 dollars per month for another stall and the parking on the street was horrible and never any parking is very limited. When I moved out I was only there half the month and they did not pro rate so I paid FULL months rent and I did not stay there the whole month. When I moved into the place they prorated my rent I was so annoyed. We paid a 1,000 dollar security deposit and we only got 500 back. I paid to have the apartment professionally cleaned and they charged me 100 cleaning fee. There was a tiny finger mark of chipped paint off the wall and they charged me 250 dollars for paint touch up. Then they charged me another utility bill for 300 after I paid full month rent. Okay--I'm moving out so this is the final review on this dump. Two years' experience with management that is downright spiteful & basically doesn't care about the quality of life of the tenants here changes your perspective. Certainly changed mine. They only want to gouge people. RUN AWAY from this place. BELIEVE all the other reviews that tell you about what a bad place this is to live. They have such a record of not returning deposits that when I tried to hire a company to clean out my apt for move-out, no cleaning co would come when they found out it was here. Cleaning co's told me "don't waste your money--they won't give you your deposit back anyway so it's a waste of money." I tried to hire the company that cleans the move outs for the management co. Five pm the day before they were scheduled to come, I got a text cancelling. The management co called the cleaning co & said they would cancel their contract to work here if they cleaned my apt. The company's webpage advertises "luxury" apartments. But these are NOT luxury anything. As a social worker in LA I went into projects in Pacoima that are better-kept than these places. Two pools? No, they took one out to put in more parking and another building, overcrowding an already too-dense complex. The reviews talking about pool parties & how gorgeous it is here are from people who do NOT live here & don't have to deal w/ the stuff those of us who live here do. They are the only ones that rate the place over 1 star--except my earlier reviews. And although the location is fantastic it does NOT make up for the crap you go thru living here. The rents are exorbitant, their policies are only in their favor & they don't fix things on a timely basis. Look elsewhere to live and save your hard-earned $$. A friend in HPD also told me that there are some pretty dangerous things going on here. She suggested I move months ago. When you move in, you do not get a chance to see the actual apt you will live in--they only show you a model. Yours will be under a noisy neighbor with 5 crying kids, on the 4th floor (no elevators). And the "carpets", for which you will pay when you move out, will be shabby dirt-tan that has stains that begin to bleed thru two days after you move in. The appliances are the cheapest possible crap. The laundry facilities are expensive, dirty and crowded and have standing water in the laundry room from leaky washers. This is really not a place you want to live. The leasing agents and other staff change like Jekyll into Hyde after you get caught into a lease. Nice before they have your $$ and.really not nice people after you pay them. There are much nicer places around with ethical management co's. Do yourself a favor and don't bother with MHA. I didn't understand the negative reviews when I was first here and I wrote a positive review. Boy, was I wrong!! read more

Please read the reviews before you sign your lease. We didn't, and it led us to having the longest year of our lives living here. The 2 bedrooms are not updated at all. The parking is awful. You hear all the fights, arguments, conversations, and babies crying. Move out charges are also so expensive, so please be prepared for that. You might have a better experience with a 1 bed since they get an ac, but the 2 beds don't have any acs, and you have to reload a card every time you want to do laundry, which is in a shared laundry room that sometimes is always being used, so you can never just do laundry whenever you feel like it. read more
