Kapilina Beach Homes is a beautiful place to live and the community itself has a lot of potential. However, my experience with the management office after becoming a tenant has been very disappointing. [[HIGHLIGHT]]Communication has been extremely difficult. Phone calls are not returned, follow-up emails often go unanswered, and it has been challenging to schedule meetings to discuss tenant-landlord concerns.[[ENDHIGHLIGHT]] [[HIGHLIGHT]]There appears to be very little transparency regarding ongoing housing issues, and residents are frequently redirected to speak only with a resident manager rather than receiving clear answers from the management office.[[ENDHIGHLIGHT]] [[HIGHLIGHT]]Unfortunately, this creates uncertainty and frustration when trying to resolve important matters. Kapilina...I mean, you get what you pay for I guess. Let me start with the good. For the space we got (~1500 sq ft), rent was cheaper than most places if you take into consideration the 'gated' community, other amenities and basically beachfront property. The elementary school is great and the proximity to the high school was nice, too. The staff are always kind, accommodating, and they really do what they can with what they have. I want to believe that how they approach issues is more of a property management problem than a staff problem. For example, we had mold issues in our bathroom and adjacent kitchen wall, after we had water leaking from the ceiling and out from inside our wall panel and hvac pipes (especially after heavy rain). The staff would come and repair it, but usually it would be to scrub off as much mold as possible and re-caulk or paint over the molded surfaces. Again, prompt and professional, but not entirely resolving the problem as much as putting a bandaid over it until it gets too obviously unsafe for next time. It has the same issues every other community probably has--noisy dogs, kids left unattended at the park, loud cars and neighbors with domestic issues at all hours--the usual. We cooked for our kids on a griddle for a week and a half before they decided to come and bring us a new stove after complaining about it! Even after acknowledging that they f up on your account and owes you money instead of giving you your money back they held it as a credit toward your next bill even though you need that money to pay for your other bills. They will also overcharge you for when you move out, so they can keep as much of your deposit and more as possible. The place here is half a$$. They paint over everything such as molds, geckos remains, insects and dents. When it rains paint peels and bubble which leaves a big dent on the walls, so when you move out either fix it or they will charge you for fixing it. They will nickel and dime you every chance they get. Such as $7 for community water, $7 for conservices fees for managing your utilities billing, $4 for pest control. They will pass the cost on to you as much as they can. After living here for 5 years I am glad to moved out. Trust every review from former residents. It's a false paradise promise. read more

I DO NOT RECOMMEND RENTING FROM KAPILINA BEACH HOMES Kapilina Beach Homes, formerly Iroquois Point Military Housing, is located on the western shore at the mouth of Pearl Harbor, Hawai'i. The community suffers from extreme noise due to constant military and commercial aircraft overhead, frequent munitions detonations, Marine Corps weapons training, daily landscaping, and feral chickens crowing from as early as 3:00 a.m. Achieving quiet, uninterrupted rest is nearly impossible. Power outages are frequent and prolonged, posing risks for residents reliant on powered medical equipment. Many have been forced to purchase backup generators--an unplanned and costly necessity. Water issues are significant. The water pressure in my residence is highly inconsistent, ranging from strong and sufficient at times to a mere dribble--especially in the kitchen--even when no other taps are running. Despite multiple maintenance visits, this problem remains unresolved. More concerning is Kapilina's history of tap water contamination with jet fuel from the nearby Red Hill Underground Fuel Storage Facility. In late 2021, residents were advised not to use their tap water due to chemical contamination. Although officials later declared the water safe after remediation efforts, health complaints continue, and lawsuits remain active. The long-term safety of the water supply is uncertain, and to this day, my wife and I refuse to drink the tap water or allow our pets to consume it. Air conditioning is limited and expensive. Detached homes require tenants to buy units through a single approved vendor since A/C is not included in leases, while condo residents with central air face extremely high electricity bills. Combined with steadily rising rental rates, these expenses place a substantial financial burden on tenants. While Kapilina advertises amenities such as pools, a fitness center, and on-site management, prospective residents should know that the nearby lagoon shown in promotional photos is off-limits for recreational use due to environmental restrictions. Grounds maintenance primarily focuses on lawn mowing and edging for appearance. However, larger debris--such as fallen tree branches, palm fronds, and storm-damaged vegetation--is often left unattended for days or weeks, creating safety hazards for children, the elderly, and pets, as well as contributing to a neglected and unkempt community environment. Kapilina Beach Homes is managed by Greystar, a private real estate company. Although Greystar refers to itself as the property owner, the land remains under U.S. Navy jurisdiction. The Navy retains the right to reclaim the land at any time, requiring residents and operations to vacate on short notice. [[HIGHLIGHT]]An especially disturbing aspect of life at Kapilina is the hostility exhibited by some staff members in the resident service office. There is a marked lack of training in professional, respectful tenant interactions. I've lived at Kapilina for almost 5 years. I've always been impressed with their maintenance team. Recently I had a maintenance emergency. There was a flood in my bedroom and bathroom. Jennifer showed up only minutes after Alekai did. She spent a lot of time vacuuming up all the water. She was determined to help. Stan focused on assessing how much moisture was in the floor in order to determine if more work needed to be done to restore the floor to its original condition. He was determined to help. The entire team that took care of this major issue treated it like the emergency it was. They all worked together like a well oiled machine and restored order to my apartment. This place seems beautiful on the outside but when it is time to move in, it is an absolute joke. My husband & I should have read the reviews before renting. As soon as we moved in, we noticed our unit was dirty, faulty and cheap. Within a week, stuff was already breaking and we immediately noticed a plumbing problem. People are always blasting loud music in the middle of the night. Our packages got stolen. You can tell this place spends a lot of money on how it looks on the outside/ads instead of actually fixing the apartments themselves. Absolutely poor management. Lived here as a teenager, visited 15 years later and it's only become more inviting. It's everything you could ask for in a neighborhood, especially as a parent. It's safe, there's an attendant at the entrance at all times, there's a gas station/tiki bar on the mile long private beach, elementary school is in the neighborhood and there's tons to do as far as amenities if the beach isn't already screaming your name. This splash park is my absolute favorite. This is one of the best amenities available to the residents and guests at Iroquois Point's Kapilina Beach Homes. It has never been crowded when we come. It's safe, clean, and comfortable. The splashpad has more than 12 spots that shoot water. It runs continuously and if it shuts off, you simply have to push a button and it starts back up again. There are benches surrounding the entire splashpad, in case you need to sit close to your child. Rught next door is their playground which is, by far, the best playground I've seen on O'ahu. It's large, shaded, and offers different challenges for kids of different ages. Along both parks are about 6 cemented-picnic tables with their own individual shaded canopies. read more

RIDICULOUS! I don't want to express what we encountered these past 3 days with them. It is just too much. I will show pictures instead. We came to the complex and went on a tour. Jason, the person who took us on the tour gave us a good ideal imaging of the general area. Which we were pleased at first. He showed up the model home that we would be staying in. I insist that I wanted to see the actual unit that we will be in and i was told "they don't have keys" " the cleaners need to clean". THE DAY I GOT THE KEYS IS THE DAY I TOLD THE OFFICE I WILL NOT STAY HERE. Called office up and told them the unit is filthy. Whomever told me they apologize and will have cleaners clean again. From the time i called I had already took pictures. Picked up my husband so he can also see the unit and came back to filth ! AGAIN. We are able to get out due to their clause agreement (7days) but they require a (30day) notice. Which is bullshit. Now they expect us to pay a WHOLE month rent when we are not staying there. How unprofessional of them. We spilled out 1k for the deposit that we won't get back until the 30 days, THEN we have to spill out almost 3k for a month of not living there !? This is going to court. I moved here in March 2021 I have never felt so unsafe in my life. I have been harassed and threatened by my neighbors men in the community 3 neighbors with no help from management I have had to resort to calling the cops 4 times to remove strangers from my home. My direct neighbor makes creepy comments to me and I feel is sexual harassing me I was even followed off property by one of these men. My neighbors cut and saw wood starting at 7 am next to my bedroom, they pump fumes from industrial metal etching machines into my daughters room , they use my electricity and plug into my house when ever they please management has done nothing about any of my issues I have begged and pleaded for help yes BEGGED. I am in complete fear for my life in this community daily. On top of the issues with my neighbors we have contaminated water with jet fuel in our water and have had no clean running water in our home since Dec.1 I have been sick as well as my family and pets since March. Double vision headaches fainting spells throwing up a chemical burn inside my ear I can go on and on with symptoms. The management is gaslighting the residents and even went to homes to drink the water and prove it was ok to some residents. We are paying rent to live with out water and a safe environment If I was you I'd buy a tent and live on the beach before moving into this community. The Greystar staff lied to the whole community telling us the water was OK only for residents ending up in the ER and pets going to the vet sick. The management will deflect complaints, ignore email and never enforce any of the community rules or Lease bylaws. I would never recommend this community to anyone unless you want increase your odds of an underlying illness or medical complication to your life!!!! The military residence in the community have an entitlement that's beyond any police or government enforcement yet this is public residential housing, It's a hot mess! Resort style living???? I don't think so!!! Piss poor management has made this place a nightmare! My sewer lines have been backing up for about a year now - 9 times total. Pipes have been excavated twice and now a 3rd time and only after I kept on management to make it right. The pool makes us sick every time we used it. Code browns weekly, used tampons on the lounge chairs. Hot tub is never hot. Grass is not getting mowed - so now the mice and the bugs are multiplying. Not sure why we even have a gate because security is a JOKE!!! Lease renewal time means rent increases and last one I saw was to over $3000!!! Then there is the electric that is managed by the Navy who has stated it is not up to code and they have no intentions to fix it because it isn't a priority for them. Military families (especially if you have children) don't do it! This place has great people (residents) and amenities tend to draw people in, but it is NOT worth it. These "homes" are infested with insects and even if they offer monthly or quarterly pest control, it does not help...AT ALL. Greystar employees (all the different offices here) lie and cover up or deny that these homes are falling apart; they can't keep up with it. There are constant power outages. Many residents here own generators because of that. The utilities are outrageous and there's always a "reason" for that. If you have children with allergies or asthma - these homes are not ideal. Locals, newcomers, credit challenged, and all others...I would not recommend Kapilina Beach Homes. I'd rather live in a car or even leave my island home and move to the mainland than live or rent at this property. Oh and they'll tell you they have people to cut the grass, "you only take care of your own patio" but good luck with that - they don't pick up broken branches or flowers from these trees. Kapilina management should have been concerned and be good stewards of the land and water, but they said nothing nor questioned anything. Residents were seen yesterday vacuuming up the contaminated carbon that escaped the GACS (Giant Carbon Filters) with a regular ShopVac‍ ‼NO TESTING HAS BEEN DONE TO THE POTABLE WATER ON KAPILINA, NOT IN THE LAGOON OR OCEAN WHERE FLUSHING TOOK PLACE‼ With NO TESTING OF POTABLE WATER ON KAPILINA, the management has chosen to run the sprinklers and turn on the water at the splash pad, furthering contaminating the land and poisoning the people. Anywhere is better than here.. If you have a choice between living here or living under the H1..I would pick the H1. This place is a literal dump. The units are falling apart, there is black mold in the units and the bugs are out of control. When we first moved in we were paying 2300 a month in rent (not including the outrageous utilities) but by the time we moved out we were paying close to 3000!!! For the same unit!! I thought the 2300 was high for this dump but of course with Kapilina anything is possible. They say resort style living but in reality it is far from that. They will treat you like royalty the first month you move in but after that every work order you send in through the portal it will either just sit there not moving or they will close it saying they went and fixed it but they never come. Make sure you take screenshots of all the work orders you send just in case they magically disappear at the end of your lease and they try and make you pay for the work you requested to be done. This place so is disorganized it's amazing they still have people that work for them! Every time you call someone different picks up and gives you a different answer. Always make sure you have a paper trail on everything. Oh and if you are moving in make sure to ask them about the Red Hill gas leak. You can see online that there is a pending class action lawsuit against Kapilina. It appears they have failed to mention that to many new residents and they have to learn through many online groups that there was a gas leak that went into the water here in Kapilina. Now, not every unit was affected by it but there were many units where people literally got burned while taking showers from the gas leak. Originally Kapilina said that we were not affected and blamed us residents saying "don't believe everything you see online" well you stupid heads if you took a second to look at the waterlines before you turned to attack the residents you would've seen we are in fact on the water line where the gas leak occurred. Kapilina does not take responsibility for their actions. They will paint a pretty picture and show you the model units where everything is perfect but once you get into your own unit you will see this place is literally falling apart. Kapilina I cannot wait to leave. The ants, termites and rat problem you have going on is ridiculous. The new management company that took over is just as bad as the first. Why have people running the community that aren't even here!! The landscaping crew is stretched thin because everyone has quit because of the new company. Be prepared to have weeds and grass that go past your knees because you will be waiting over a month for them to come cut it. Some may saw to cut it yourself but if I am paying close to 3,000$ a month to live here and my rent goes towards lawn care y'all better step it up. It looks ghetto. If you think Kap cares about you they don't. We had someone move in down the street from us, they lived here less than a week and had their moped stolen from their carport. If you do decide to move in here "gated community" is a very loose term here. All you need is a driver's license to get in. They don't even check every car either. They pick and choose who they want to check. Also since the land is owned by Kapilina if your items were stolen and you called the police they could not do anything unless Kapilina presses charges. How much BS is that?? And i have never seen them press charges. There are a lot of videos on Facebook pages of crooks going through hardworking family carports stealing items. Hawaii is already expensive, having to buy the same item twice because someone stole the original and the place you live doesnt care, its BS. They sent an email out during womens month and they freaking spelled Mother Teresa wrong...I believe that is proof alone to show this place has no idea what they are doing. This place it's absolutely amazing when it comes to their level of service. I have live on island for approx 7 years in different places, but since moving in to Kapilina Beach Homes I have felt more like home than where I come from. The level of professionalism and service here is to the best I have seen on island. In one instance I asked for clarity on some documents and Mark Swain responded to my request. The timeliness of the response and attention to detail he provided upon our meeting was outstanding. His knowledge and expertise set me at ease with all the questions I had. I have never received this level of professionalism from any housing staff or maintenance personnel. Military/DOD beware look at photos. I grew up in the projects joined the military and left home for a better life. I know projects when I see it. Incompetent management, (some not all bad) section 8 families (while you paying over 3k a month), mice, frogs, big flying roaches, termites, geckos, centipedes, loose dogs, feral cats, roosters that crow at all times of the morning, unkept yards and bushes by management. Outrageously high electricity bills even when you don't run your AC so you sit in your home roasting because you don't want a $700 bill on top of rent. One way in and out that can take up to 20mins to get in the gate, broken gates, home and vehicle break-ins. Peeping Tom's, hit and runs, high theft, vandalism, power outages, cheap blinds, mediocre appliances that break, kids being bullied, and water that still may not be safe to drink so you'll be buying plenty. People are trying their best to get out of their lease this place is not what it once was. The power company will overcharge you, sent us a letter saying our usage was up not knowing we were scheduled for a meter read the next day and the guy said our usage was down and if you use AC prepare for a minimum bill of $5-600 we haven't ran our AC since Dec 2023 and our bill still running $400 and it's two of us with only my wife home during the day and it gets hot as hell in here. But don't just take my word look at the words of current tenants. Our lease up in 3 months and we can't wait. AVOID KAPILINA! have lived there for the past 3 years and the number of Section 8 state-housing support rentals have increased 10 folds. While the housing program helps people in Hawaii, the increase has negatively affected the neighborhood , safety, and atmosphere of Kapilina. Crime of personal property has increased, there are kids and adults lurking around the neighborhood as if they are staking out your home, and ebikes and motorbikes speeding on the streets. It is not a safe place to live. The lease rent also increases dramatically every renewal period. Our's increased $350 after year one, then an additional $500 year two, now they want to increase it another $400. If the neighborhood remained safe like it was when we first moved in, then we would consider paying the over-priced rent for these former 1960's military homes. We are moving to a newer neighborhood and paying $1000 less per month. Look into newer rental properties in Kapolei and save yourself the dissapointment. read more

We've been living in Kapilina for a little over a year now, we absolutely love it. I know there are lots of people that constantly complain, but given the circumstances, this community is lovely. There's always going to be bugs, and problems, that's just how life goes but I feel like they're pretty good about communicating with the residents and helping as much as they can to make this place feel like home. I will say, I do wish that some things could be fixed the first time. We've had a couple maintenance issues and it took a few tries to get it done correctly... but otherwise, it's a very beautiful place and so grateful we can call this place home. Also, a special shoutout to Danielle Quadra. She was in charge of helping us find the perfect home and has been helping us with renewing our lease. Absolutely love her! She always goes over and beyond what we ever expect and she was always willing to answer all of our questions without making us feel like we're dumb. Thank you again for all of your help. The place looks great from the outside but the inside was a filthy dump with shoddy repairs.

Lived in this community for over a year. Roaches all the time even though you pay for pest control each month. I mean roaches EVERYWHERE. It was disgusting. Termites everywhere!!! When you first drive in it's nice but as you drive further in it is gross. Management is very poor. Security lets anyone in. You pay for yard service but everything was under maintained. Theft constantly that many had to get cameras to monitor their area. Pool is constantly closed and the lagoon area is so under maintained that I'm shocked nobody has not gotten hurt yet. If you don't pay for all the upgrades they let things be meaning they don't care if something needs to be fixed. The bedroom felt like a dungeon with brick walls and no sun. The main reason for the one star was poor management and the deplorable conditions of the rental property. The amount of roaches and roach droppings were enough for us to move and no problems since moving. I'm actually surprised they haven't been shut down or legally in trouble. Joanne from security needs to be fired. Countless times she had made my family and guests feel unsafe and threatened by her. She's unprofessional and always gives off an attitude. There are other residents who feel the same way. Reported to management and nothing has been done. No problem with other security personnel. Threatened my sister and I for sitting on the beach tanning. Said my car pass was expired when it was June 1st and my pass was for May. I never went out that day. Just woke at home and then headed to the beach. Never left the gate. She said we couldn't be there without our resident IDs and a parent. I'm 25. We never had a problem at the beach before. Where is the rule book on this? There's a peeping Tom that was sighted around the homes near the beach and nothing was done about that. The next week, as I was driving in the gate, she was there again but with another security lady. This lady had short hair. After giving her my old pass and license, I told her thank you and to have a nice day. Both her and Joanne then smiled and laughed. The other lady said "That pass is only to go where it says. Not the beach now!" Very uncalled for & unprofessional. We did nothing wrong and mentioned nothing about the beach incident. But she decided to tell the other security and then have her make that comment. read more

I flagged a maintenance worker down on the side of the road to help you with a emergency broken water pipe under the sink ...Brian Biroan stopped over to asses the leak and he ended up stopping the gushing waterline and repaired the broken pipe.. My family and I was so very Grateful for Brian because he was off the clock and heading home but he took the time to go above and beyond to repair the leak which was Awesome. Brian reacted with out thought and fixed the issue..I didn't know but he ended up to be a manager but still took the time to do the repair himself without calling someone else to fix it. This place is a rip off. All they want is your $$$. Nothing on their website is anywhere near how this place is. Old homes. All they did was slap on some paint, add countertops and call it a day. Don't let the pictures fool you. Their "beach" is nothing compared to the other beaches on the island. Choppy, murkey, and plenty of reef. Far from "paradise". It has been about 2.5 months and this place is pretty good! Yes you can get some attitude from people, but who doesn't have a bad day? But actually the office personal has been super sweat! I am very demanding and always want clarification and I always ask Danielle Quadra questions and every single time she goes above and beyond to help me. Danielle got me into the perfect place and has always been super helpful! I love this place and there is nowhere else in the world I can live a 2min walk to the beach and not be rich!!! Updating to our last few months at Kapilina. They respond on social media but trying to get anyone in the office to actually DO anything is a joke. I submitted several maintenance requests our last few months. One for water oozing from the floor (they never determined where it came from) another for a area of dry rot that has obviously been painted over in the past but is now spreading. That maintenance request was marked completed although no one showed up to even look at it or (god forbid) fix it. Nobody showed up for our pre-move out inspection, and our Resident Manager was too busy to even get to our move out inspection...an inspection that was scheduled two months prior. Our final utility bill was also twice what we paid last year for the same time period (mid Dec to Mid Feb) and we weren't running AC, had unplugged any extra appliances and electronics for packing in Dec. read more
