They will charge you for every little thing. Another pointer is to keep all receipts. They claim my deposit amount was hundreds of dollars less than what i really paid. BS. I highly DON'T recommend anyone to ever live in Moanalua Hillside Apartments. This is the worst. And I say WORST. Living experience I've ever had. And it's only been a little over a month since I moved in here. Between the ants in the cars and apartment, residents who are rude and inconsiderate of others and the rules instilled, the lack of knowledge if maintenance or pest control even came in, the lack of promises being kept from residents services, from things breaking almost immediately or not even working upon first using something, and possibly being tried to be blamed for it, etc. I can go on and on about the list of issues we have had with this place. Their reviews seemed better but they must be LIES. Since again it's only been a month or so and it has been HORRENDOUS. Friends don't make our mistake and ever live here. They don't take care of you, instead they make you feel like fools or that we are idiots and it's all our own fault these things keep happening. Also when my house mate and I saw the example apartment it was bigger with more storage space than the one we moved into. We feel completely cheated. There also seems to be a disconnect of communication between maintenance and residents services. So disappointing. Also they didn't tell us that we wouldn't be able to get two parking stalls, and pay extra for the second parking stall until after we had already paid the deposit and first month's rent. We were told there is a freeze on parking decals. So every week I have to go in and pay $25 by check to get a new parking pass. Basically $100 a month. A huge jump from those who pay $75 for an extra stall. Which they do not tell you right away. Also they don't cash the checks in a timely manner so when you may think you have enough money to cover something, you actually don't because they don't care about you! The customer. And they blame everything on corporate when it's obvious it's also themselves that is to blame. They have ZERO integrity. ***Update: my housemate and I have seen some improvement in communication with resident services. Also with the leasing agency, they (both resident services and leasing) seem to want to help us in a timely manner a lot more so. I may update my review and they may gain more stars but so far at least they're at two now instead of one. It could be because of my post. We shall see... maybe the year of living here won't be bad in the long run.*** ***Update August 2, 2016: customer service is still highly lacking. My housemate and I moved out on June 2. We receive a letter in July stating we owe about $1400 for various things mainly rent liability. Pre-check out for moving a maintenance person comes in and tells you how much you will be charged. He told me $250 for full cleaning and if I did the appliances at least I would only be charged $175. Well we got the bill not only were we charged a total of nearly $2600, we were told we have 60 days upon time of receiving the letter (July 15). However when I went in to go discuss the bill to see where it came from, the amounts that is, right after I saw the letter. We discussed it which made me happy. What made me angry is that they called me today to encourage me to come down and pay for it. My housemate and I left MHA because we could not afford it. How rude is it to be told to come back and arrange something with them after one has already gone there? I just don't understand why this "payment arrangement" wasn't offered at the time I came in. That is what doesn't make sense. Most people are working and they have to also take off time from their day in order to come in and do something that should've been done prior. I warn anyone looking to live here to be fully weary. It has made me aware of never living at a place such as this. They cheat you out of your money every inch of the way. And don't care about you. Even though the employees seem to be from Hawaii, no aloha. $2600 includes $675 for cleaning by the way. That's the disturbing part. Most is covered by our deposit but we still owe $1400 mostly for rent liability. We also didn't get an electricity bill every month and so we missed something. The management of these apartments is seriously lacking. Upon move in I was not told the pool facilities would be closing one week later, even when i specifically asked for a tour. It remained closed for 6 months! As soon as it re-opened they then closed they gym. I was told the new one will be open in two months, but after seeing how many times they pushed back the pool opening I highly doubt it. These apartments are EXTREMELY OVERPRICED for the facilities to be closed. Also beware... if you move into one of the new buildings they will not let you break your lease. So when they take facilities that you are paying for away, you can't even move to a place that has what you originally were looking for in a complex. I am not looking forward to the cleaning and remodeling charges I have heard they charge upon move out. Lastly, I was told I was the first person to move into this apartment in this new building. A month later I was cleaning and found a dog bone under the kitchen stove. I do not have a dog. Overall I feel lied to and deceived about the whole place. I do not recommend. read more

I lived at this complex almost 5 years ago when it was under different management and it was horrible. After I sold my condo and needed a temporary place to live before leaving to the mainland, I was very hesitant to go back. However the manager is so awesome and accommodating. All the staff have been helpful and we moved out yesterday with no charges! I enjoyed living in the new build apartments and never had any issues. Being close to the military based made our commute time insignificant. I definitely recommend MHA! read more

For those of you that have been cheated out of their security deposits after you have cleaned and vacated the unit/property. There is something you guys can do to fight these people back. WHAT IS SMALL CLAIMS DIVISION? It is a division of the District Court in which certain types of claims between two or more parties are decided by a judge in a simple and informal manner. Actions for the return of a security deposit are filed in small claims court. In this latter type of action, lawyers are not allowed to represent either party. As long as you have a strong case and have strong evidence like documents, pictures and even videos and can back up your case. It might be worth taking the time to fight back so that these people can straighten up their act. We are in the military and we have friends that have live here and all the reviews here are on point. Okay called them to ask information! They told me that your credit just has to be a certain number! No felony's which I don't!. After I apply a pay my 50$ it a whole different story. They don't even go by your credit score! Funny that wasn't what I was told! I told him my credit score and my income.. One secretary telling me one thing then another telling me different guidelines. What a confusing waste of my time. Plus there is no laundry hook up in your very small apartment. You have a community laundry Wash machine area Plus you have to pay garbage water and electric yourself. On on top of your 1650 rent so add another 350. That's 2000 a month nothing included.one small pet okay. Add 75$ a moth. And it's close to no where no stores no nothing to walk to! I wouldn't recommend this place! Very confusing! I didn't know what was the guidelines or not!!! I am not happy on how confused I was by the whole experience.. Oh no air conditioners aloud at all! And no elevator for the 3 floor apartments to carry your groceries or furniture to move In. Not happy with how I was treated..,god bless for watching out for me.. DO NOT MOVE HERE!!! There better options for better prices. I lived here from July 2013 to August 2015, and in that time they raised my rent for a 680 sq ft 1 bedroom apt from 1460$ (plus 200$ utilities) to 1800$ (plus 200$ utilities)... Ummm is this even legal? Moved out as soon as they said 1800$ - this place has NO BUSINESS charging that high of rent to anyone! 2 weeks before move out, I had scheduled a walk through with someone from the office to let me know exactly what needed to be done before moving day. Day of the walk through, I took off work, left the dogs with a friend, and waited... And waited... And waited all day. Nobody showed up at the designated time the OFFICE STAFF had me sign off on. So I call, and leave 2 messages. I call a 3rd time and am finally told she is on the way... 2 hours later. Guess what? Nobody ever came, the whole day. Moving day comes, and I cleaned that place spotless. The inspector comes and immediately begins to take pictures and ask "so are you just having us clean the place?" I told her about the no call no show 2 weeks prior, and check this... This lady had the balls to LIE to my face and say she came up here at the scheduled time, even "banged" on the door, but no one answered.... So she left! Bullsh*t bc I sat on that couch all day waiting on her to show up. Long story short, because someone was incompetent and couldn't do their job appropriately by being somewhere they said they would, I had to pay even more money to have areas cleaned that should have been shown to me during the walk through. FYI If you're moving out, be sure to take the top off the stove and clean under there, take off the window screens and clean BOTH SIDES of the glass panes, and paint the inside of the cabinets where all the roach poop stains will be (I didn't use that cabinet bc that's where they always stayed). MHA is INFESTED with roaches (even though I had the exterminator come every month), loud neighbors, non-tenants who fought numerous times right outside my window (directly in front of the so called "security guards", who mind you did nothing but watch), and countless other problems. The location is good, but that's to no credit of the complex. My advice... LISTEN TO THE REVIEWS AND STAY AWAY! It looks nice outside and in the model unit, and the office staff is sweet, but don't be mislead. Living here was not worth the sleepless nights. Good luck, and do your research. read more

Don't give them any money, they will charge you and not refund you even after committing fraud and breaking the law. All I see are horrible reviews, and I myself even read them before moving in and was TERRIFIED that I had made a mistake by choosing this place. However, I've lived here a little over a year and have no real complaints. Yes there are cockroaches everywhere, but no matter where you are on this island that will be the case. It's just how it is here. The security used to suck, but they recently switched companies and have much more likable people. Any time I need work done in my apartment they are more than willing to help and in a very timely manner. The apartment isn't a 5 start accommodation. It is very simple but it's not a bad place to live for the price. I honestly don't know why people complain. I see more complaints about other tenants and that's not really the fault of the apartments. The only real negatives I have is the washer/dryers they provide need a bit more upkeep and parking can sometimes be bad, but it isn't the end of the world. Overall, I have honestly enjoyed living here for the cheaper price and great location. If you're looking for luxury, just know ahead of time you won't find that here. If you want a simple homey apartment, this is the place for you. read more

Street park is limited because of the other condos,town homes, churche, HSTA, Care home and the military housing also uses the parking space on the road. They should Allow two car parking for units with two bedrooms and one care parking for studio and one bedroom. NOT only that even the manager in charge of this area gets her on stall on site with others YES other staff members who work on site get a stall. They should give it a try to find a parking space off site and see what we go thru. there LOTS of Stalls that are NOT in use. LOTS.... come see for your self and top of that they are building more units with park space on site. We have to pay $25 to just get a limited overnight parking stall first come first serve BASES. The Board of Directors should look into this matter. Don't get me wrong I do love living here. by the way the have Tow trucks COME AND TOW any care with out parking permit. Thats good, BUT (NOT only that some time they DON'T even check and just tow your car away. which a fee cost 175 to 200 just to get your car back. I wrote a review earlier about this place and the response is obviously done by someone who doesn't really know what's going on. First of all you should inspect the jobs that the " professionals" you hire do because you are getting ripped off. And I've been to the pool, it really doesn't look clean. I don't know what your standard of clean is. Also , go take a walk with your bare feet around the pool deck and tell me if that is acceptable to you. There are tiny loose rocks that are a torture to walk on. Things that are repaired in the apartment are not up to snuff, meaning that if I brought a real professional to look at the paint , the floor , the caulking that is used around the base of the floor and many more ... they would say it was unacceptable . Oh and the water pressure... not good. Also dog crap... still all over the place. Oh, and God forbid if you have guest over .. there are so few guest parking mainly because tenants are taking the parking. I also agree with other reviewers that parking should be assigned . And speaking about pArking, there are "reserved" parking all over the place where it wasn't reserved before. Some people have them and some have to pay a ridiculous amount per week. This location may be central, but good luck with traffic! With the amount of rent that we and other tenants pay, the place should be up kept better. I don't understand why new buildings are being built instead of upgrading and repairing the ones that already exist . Where are all the extra tenants that come with the new building going to park? The neighborhood is upkept and clean for the most part. They are rebuilding the upper pool right now and putting in a new pool in the front of the entrance of the apartment complexes. The maintenance staff is very helpful & always willing to go out of their way to get things done. Always respectful. The front desk staff are very considerate. After moving out, safety deposit check has taken over two months since move out date to get safety deposit. We had to call their corporate office in San Diego to get anything done. A friend of ours had to go to Navy Legal to get their deposit. I have voiced my concerns while I stayed at the complex and nothing changed. read more

Almost slipped again on Sunday doing my laundry because the malfunctioning laundry machines spewed soapy water all over the floor of the facility. I have complained to management more than three times about this issue, and nothing has been done about it. Ok with the apartment itself so far, but this place is run like a prison. Staff coming by leaving threats over personal belongings outside even if you live out of the way or out of sight. Rude and passive aggressive, and no willingness to actual talk to tenants like human beings. No time for you unless the checkbook is out. Needs a huge change in management. Awful, despicable place!! The management team all the way from Jodie the Property Manager, to the Maintenance Manager are liars who will make every effort to keep your deposit while never making any repairs. They entered our apartment, unattended, & without notice even though we were scheduled for repairs on a certain date and time. Consequently people were in our apartment while we were not there, and yet the maintenance requests weren't even completed!! This happened TWICE! It took almost a full year to get repairs done. The parking is awful. They allow Ace towing to come in and prey on tennants by towing cars. We currently are taking them to court to get our $1700 deposit back. We definately left that apartment in better condition than we found it, yet they want to stiff us out of our deposit. RENTER BEWARE!!! read more

This place is a DUMP. If I could give this place zero stars, I would. I should've went with the reviews. We moved here in September hoping for a better place than the last one we lived at. The model apt they showed us was impeccable and the carpets were fluffy and beige in color. The lady told us all apartments were identical and had the same appliances, carpeting etc. Not only do you not get to see your apt, but you also don't know what you are getting yourself into. As soon as we moved in we noticed that the carpet in the bedrooms was not even close to what we were shown. Instead we got some rough, hard, dark looking carpet that looks like it belongs in the lobby of a building. The neighbors are loud and obnoxious and you can hear them hooting and hollering from across the street at all hours. Less than two months (in November) into living here our shower head broke and we had to squat/sit in order to take a shower. We submitted maintenance request after maintenance request begging them to come fix our shower head and they all went ignored. FINALLY in January they decided to stop by and fix it after I stopped at the office TWO days in a row. Does it really take almost three months and multiple office visits to get a shower head fixed? God forbid you don't pay your rent in time due to the lack of service. If you're thinking about hanging a towel out to dry on the outside fence next to your door, DON'T. You'll have an angry maintenance man banging (aggressively) loudly on your door telling you to take it down. The washers and dryers are usually broken. You'll be lucky if you get three working washer at a time. The bathroom has a roach problem. I never had roaches where I used to live so I am not the problem. The whole time we have lived here we have not been able to even open our windows for some fresh air (we live on the third floor) because someone either below us or next to us smokes like a damn chimney. My apartment smells like they are smoking inside of it even with my windows shut. The smell just funnels in here. I have to take my daughter for walks because we can't stop coughing or trying to breath from the nasty smell of cigarettes. We aren't smokers and are normally not around this so it's hard for myself, an adult, to handle it let alone my 3 year old. Every time I get home from work I have to bust out the Febreze and misc air fresheners (not including the ones that are plugged in around the clock) to try and get my house to smell decent. I understand that people are allowed to smoke in their units and I don't have a problem with that, but I am not a smoker, and right now i might as well be. Tenants should be asked if they're smokers or not before being offered a freaking apt next to/above a chain smokers given that their house will be smelling like it 24/7. Submitting complaints won't do anything because nothing gets done about it (we've already submitted like four). When I went in there and asked if they were allowed to do that because I was sick of it the lady at the office raised her head and I got looked at like I had something on my face (for lack of better words) followed by a snarky yes. Beyond rude. We've only been here for four months and I cannot wait to move. My home, my clothes, and my toddler smell like we chain smoke and hot box the place. My recommendation for this place would be an absolute HELL NO. Find yourself a better place even if it's a little more. You'll be glad you did. read more

THE ABSOLUTE WORST place I've ever lived at, and I've only been here two weeks. I simply do not understand why I have to pay to park my second vehicle. If I live there, I should be able to park there without any extra fees. "There's street parking...." they said, but that street is small and there are about 4 fire hydrants on that street, and not to mention there is very very very limited parking. So, if you're lucky enough to find an empty spot on the street, snatch it up and don't leave your apartment for any reason, because you'll lose your spot. This is simply ridiculous. I'll be breaking my lease, for it is not worth living here another 11 months. Mahalo to the Moanalua Apartments for a great "Welcome to Hawaii" feel. I'm only giving one star, because theres not an option to give zero. This place is absolutely horrendous, especially to their young military. When you're an E-3/4 getting paid BAH divided between the month, you have no option but to pay rent on each pay day. I have explained to them why i need to, but their "policy" says that they still need to process eviction notices. Theyre terrible at taking calls. Their phone lines open up at 0800, and when you call them they will still say that they are closed. Everything breaks, the roach problem is crazy, people are loud, security doesn't do anything, why live here? this place is awful. do yourself a favor, go live in a box in waikiki before you live here. disgusting. read more

My Fiancè and I visited these apartments and they gave us a grand tour of the facilities (new gym, new pool, laundry area) and the model apartment (not the real apartment). We were sold and after telling our leasing agent we wanted to wait and think about it, she convinced us to put a down payment of $200 and told us it was refundable within 24 hours. That made me comfortable to think about it and come back for the refund if needed. Keep in mind, she showed us the model apartment, not the actual one that's available. She assured me that the available unit is on the first floor with no stairs to access it (These apartments have NO ELEVATOR and are accessed by stairs ONLY) So thats inconvenient for families with strollers, people with groceries, the disabled, etc. I went the next morning before my 24 hours was up to look at the exact location and sure enough it was on the first floor but since it's on a hillside, you have to go downstairs to access it, it's by a hill so there's no breeze and no view. It was unideal for us. I went back to her office to tell her the deal was off and i'd like my refund but she kept showing me others that are available, so I went to go check these out but they were still unideal. I got to her office in time and told her ai wanted my refund and she assured me that she'll process it. One week goes by and my bank account doesn't reflect it. Two weeks, Three weeks, nothing. Finally I call her and she checks and sees that it was processed and her manager has to approve it. She said she'll check and call me back. That was last week and still hasn't called me back. After promising me my refund it's been three weeks and I still didn't get my money back. They should let people know it will take around a month for the refund to process so I will not feel like they're ignoring me and keeping my money. read more

I've only lived here for a year and it hasn't been a comfortable one. The amount of money you spend living in these apartments aren't worth it. The cleaning of the apartment when we moved in was not good. Once one person moves out they just paint over anything they can. the stove and the bath tub was painted over and the paint started peeling as time went by. The parking was once horrible but I'm sure enough ppl complained and they FINALLY did something about it. The people in the office are horrible!! Of course they are nice and pleasant in the beginning but once you need help or need them to fix something they are extremely rude. I've called corporate several times and i know my neighbors have also. The refrigerator i had when i first moved in broke twice leaving all of my food to spoil and they "fixed" it twice until i called corporate to get them to bring me another. My stove had leaked gas and they can and fixed it. The apartments are trash and they know it. They think painting the building and putting a gate in front will make it better but it won't. I would say don't move here I'm trying to move out !!! read more

I've really tried to give this complex a chance, but I've really had enough. If I could give zero stars, I would. The parking situation is ATROCIOUS!!!! Based on that alone, I wouldn't recommend living here. We paid $125 for what we were told was a parking spot, but turns out it's just for the ability to park inside the gates. 75% of the spots are marked reserved and we were told that they're for residents with medical letters, THAT'S A LIE, multiple residents have told me that they were never required to provide one AND 1/3 of the reserved spots aren't even used!!! So I have to walk very far or risk getting my car damaged bc the spaces are so small. We also were forced into a studio for a week because our apartment wasn't ready and when it was "ready" we didn't have hot water for a week and there were multiple things still not finished. Don't even get me started on the bugs! We found 5 roaches in our apartment the first week we moved in and we didn't even have furniture yet. They have since sprayed twice and we still get bugs. We were also promised AC, as that was what made us choose this complex. Only to find out that our apartment doesn't have it and the leasing agent "never would have told us that". BS. It was told to us during our initial FaceTime call to see the apartment. The likelihood of us recommending anyone is zero. That morning i went to collect the keys, and I was told that no one had knowledge of an earlier move in date (only 1 day difference) and that the apartment was not ready and we would have to wait one more day. The apartment was not properly cleaned before was moved in and the place was a mess and quick fixes had been made (i.e spray paint on the stove to cover rust). Since the day we moved in, parking was always a serious problem. There was never enough spaces and construction had just began when we moved in, which meant they would take 5-8 parking spaces in our lot for MONTHS at a time, making parking even worse. On several occasions our COLD water faucets were putting out boiling HOT water and maintenance was in no rush to check out what was causing this. We constantly had problems with neighbors leaving piles of trash outside their doors, as well as neighbors who were smoking weed in the apartment and dangling out their back window to smoke cigarettes. I have since moved out and into a better fitting place, however, i received a notice in the mail that stated we OWED $517 for the move out fee because our security deposit was not enough to cover the cost. At move in we paid $2100 dollars and were told that was our security deposit. Joke was on us though because only $500 of that was the security deposit (they were running a special rate that month that we were not told about) and then they had us pay first months rent. This is NOT how it was explained to us, just that it was our deposit. This apartment complex is a huge rip off and they are money hungry pigs. Safety concerns need to be taken more serious from Douglas Emmett management. An issue was brought up to there attention and rather then take care of it, the manager said she had no time to look at email because it's a Monday but as we arrived to the office, she was not there because she was making tours on renting apartments. There was 4 people drinking and smoking in stairwell, all military and it was 1AM. Security guard came up to address the issue, saying noise complaints, I said no noise complaint from me but drinking and smoking in stairwell is the property rules, security agreed but backed off and said I don't see no one here. Now I'm heated cause he lied and did nothing. But he did call the cops and cops came for noise complaint and they also did nothing about the drinking and smoking . How can we trust security and Douglas Emmett to keep our family safe in our own home and community if they don't want to do there jobs. This all happened at Moanalua hillside, Oahu. The office and the security department has no report on anything that went down about this concern. The security guard made no report on it, we asked to see it but there was none made... how can you trust a security like that. This is rediculious especially with the brutality of cops and security guards who don't do there jobs. MHA only get four stars from me because I can't have AC; especially during these past months Hawai'i has been VERY hot and it was rough! Now with that being said ... Before my husband and I signed our lease we read the reviews (99% negative) so we drove by and talked to people who have lived here awhile. We would drive by on different days and different times and we asked a lot of questions, basically we did our homework. It isn't what we would call the perfect place, there is no such thing, but it works for what we were looking for and needed. We moved in expecting the worst but so far these past two months have been great. Everything the leasing agent, KC, informed us about has happened; so no surprises. She was very helpful and patient with me and answered all my questions. The amount we pay for rent and utilities is a little high but expected ESPECIALLY for the location and this is Hawai'i. A couple of weeks after we moved in we had problems with our stove and called the office and Courtney was very helpful and sent someone the next day and fixed it. The washer broke and I called the number that was on the wall. The representative took my information sent me a refund check for the amount of my washer and then sent a repair person. I have seen security take care of loud neighbors. The bug problem that was mentioned in the reviews is the norms that are found in any place in Hawai'i. Thus far we haven't experienced or seen half the problems the reviews have mentioned. It's only been two months but we are opened minded that things can and will happen. But the truly negative part of this place is the tenants themselves. There are so many tenants with dogs that don't clean up after them. There is also a lot of young military and locals alike that have parties to all hours of the night and/or they have their car stereos on blast. They have no respect for their neighbors. Bottom line ... it is what it is. I've been a renter for over 30 years and this place isn't better or worse than the other place I've rented. It is the perfect location. It has one of the best public high schools on this island. The staff is friendly, helpful and respectful. The maintenance works hard to keep this place looking good. No one is perfect. No place is perfect. We are happy to call this place home. read more

This complex doesn't even deserve one star. In order to write a review you have no choice but to rate it 1 star. I am extremely disappointed in myself for ever considering this place being my home. Never have I lived in such an uncomfortable environment. I have so many bad things to say about this place. Where do I begin? Lets begin with how horrible parking is. Good luck parking close to your unit at night. Street parking is the worst so if you have two cars just don't even bother. Also they wanna charge you up the ass to get two parking stalls. These people are just money hungry and want to jam as much people in this facility as they can to collect rent. Okay next con, its always noisy!!! Especially now with the construction which I really dont understand whats the point in making more buildings. Oh thats right more money for these horrendous people. The laundry facility is just flat out disgusting!! The floor is always wet. The washing machines dont even thoroughly wash your clothes. Oh and lets go to the dumpsters....always full of trash! Gross. No A/C in your unit!!! And it gets extremely hot in this area over the summer! Idk why they wanna claim the title luxury the least they can do is provide A/C. I am so pleased to see bad reviews on this place because I hope we can prevent people from moving into this horrible place!!! Please no one deserves such a shitty environment to live in. At first we thought we were getting a deal, they promised us extra parking for 60$ a month and that rent would be 1500. Well after waiting for two months we finally got our extra parking stall, for 95$ a month, and wait for it...my stall is three buildings away. They never marked my stall as "reserved" and I only received a dash tag with the number, not the green sticker on the back of the window. So I wasn't able to park behind any buildings when people would park in my UNMARKED stall. Some nights I'd get home from work, tired at 12:00 at night only to find someone in my stall. So I would call security, and they would tell me just to park behind my building. Then when I did, they TICKETED ME. The neighbors are noisy if you live by the pool there's always parties that wake you up, there was one couple who let their 2 FULL SIZED dogs just crap anywhere they wanted and NEVER cleaned it up. OH and this couple would yell and scream at each other about how much she smoked and drank. One night some guy was cleaning his car at 2:00am, just parked his car right outside the building and started blasting music. When security was called they gave me AND my roommate attitude and took almost 40 minutes for them to get there. And guess what the security said, "we got a couple of complaints from girl in this building (pointing in our room direction), turn down your music please" and then he walks away, doesn't wait for the guy to turn it down. I admit, the size of the apartment is nice, the view is nice and the area/location is good if you work around that area. It's not completely full of negatives, but I feel that this place has no regard for the tenants and is really only about the money. They apparently also charge "MANDATORY" floor stripping and waxing, painting, and carpet shampooing once you move out. So say bye bye to your deposit, I am going to take them to small claims court because there is no reason they have to do that, my apartment looks the same as the day I walked in there to move in. It is a rip off, I've heard sooooo many horror stories about this place AFTER I moved in. OH! If you're a student, make sure you get the low income price which is a couple hundred dollars cheaper because they never told us about that option. So I have a lot of anger towards MHA, they have caused me nothing but stress and grief; an apartment complex should not emotionally harm someone unless they aren't paying rent to them on time or the tenant completely ruined the place. I've rented many different places and my landlords have never found a reason to hold my deposit. I'll be damned if I don't try getting mine from this place. read more

DO NOT LIVE HERE!!!!! This place is a bunch of B.S. We moved here because the location is conveniently located by the h3. However, the things you gotta put up here is ridiculous. Our rent is $1500/mo but that doesn't include utilities. Utilities are split amongst your ENTIRE building. So that neighbor who always stays up late watching tv, etc? Yeah, you'll be paying for that. There's no washer/dryer in your unit so you need to go to the laundry room which is a whole other expense! On a positive note, there's several different laundry rooms but the question is...are there any machines open before you decide to walk to one? Parking. You are only given one parking stall. (NOT reserved but instead..."first come, first served" basis in a designated lot) Want more? You must park on a crowded road outside the main gate OR pay an extra $60-$90 for a reserved stall that isn't necessarily close to your building. The reason I say "first come, first served" is because the lots fill up fast. And it's not always cars with the mandatory sticker. Random tenants park here and security does nothing about it! However, when security does feel like doing their job, they'll stick a green ugly sticker on your window that you will need to scrub off. Security. Too bad you can't see me roll my eyes. All these guys do is roam around (if they leave their little box) on their go-kart! There may be neighbors throwing loud rambunctious parties on a weeknight, or someone smoking weed right outside your child's bedroom, or severe screaming domestics going on and security don't show up! They officially start at 5pm and end at 6am. Let's see...hmmmm...they don't start answering phones until after 6pm and they turn the answering machine on around 4am. There's been many times when many tenants have tried calling and it goes straight to the answering machine. Even if they do answer, the question is, "How long will it take them to come.......if they decide to show up?" There's one short, stocky security. He must be Tongan or Micronesian...he's a bully. He will try to bully you and go on his power trip. Quite honestly, you could legally call it threatening. Bugs. There's major roach problems. MAJOR! We've tried bombing our place, bug sprays, traps, and baits. Nothing works. These roaches are everywhere. Not just roaches but huge ants, too! We are all constantly getting bug bites from something! The teenagers here are rowdy. And once again...management doesn't do much. These kids swear, talk about raping, vandalize, and torment little kids. What did management want the complaining tenants to do? They expected us to find out these kids' names and their building numbers along with apartment numbers. Who do they think we are? Detectives?! This should be their job. They should be coming out to the location where the kids are at and investigate for their own selves! Toilets and tubs consistently get clogged. Bottom line, don't live here. There are way more negatives than positives and it is definitely NOT worth it. Find a better complex with a management that will have their tenants' best interests and not just dollar bills in their eyes. This place is truly terrible, I have no idea how they got anything other than 1 & 2 stars. The only excuse I can think of is those people who highly reviewed it couldn't possible have tried to move out yet...but even then it's a bit of a stretch. The complex is not very well maintained, all the pictures you see are of the first couple buildings you see upon driving in, and even then only the side facing the street looks nice. As you get towards the back, the building truly start to look run down. Housing in Hawaii is expensive and the apartment is in a central location to many things, however it is in no way worth the price. This all pales in comparison to my real complaint, the management company. The actual company is not in Hawaii so the people you interact with are the women at the leasing and residential office. I've only had one pleasant meeting with them, when I signed the lease, after that it was all downhill. After enduring the crappy conditions for several months my husband and I decided we would rather move and deal with the consequences of breaking the lease than deal with these people anymore. I called multiple times to get information about our options only to find out when we actually got the lease break paperwork that we had been misinformed. Even when speaking with people in the office they had difficulty explaining the differences between the options. Finally everything was turned in, we even chose a date well before our 28 days was up in order to allow the management company to fill the apartment sooner in an effort to be nice. When I asked the woman at the office if they would let us know when they would bring people to view the apartment she said it was my responsibility to check with them and that they wouldn't notify us.....EXCUSE ME?! I've rented many times and this has never been the case. Not only is it extremely rude but wouldn't it be in their best interest to give us notice so we can tidy things up or know to be out of the house?? Lastly, we had a change of plans and needed a bit more time to move our things out of the apartment and being that we had at least 2 weeks left on our 28 days notice I called and told them we would need a bit more time. I was told this was not a problem and scheduled a new inspection/move out day for the next week. Long story short, the woman I spoke with misunderstood me and called me back the next day asking to confirm the checkout for that day. I explained that there had been a misunderstanding and even went so far as to apologize that I hadn't been clear enough, even though I had told her on the phone as well as emailed her the exact date we had agreed on. Should've been the end of it right? WRONG. She spent the next 15 minutes trying to explain to ME what I meant! Mistakes happen all the time, I get that. But to lecture me, and be down right bitchy and condescending when you're the one who made the mistake is absolutely ridiculous. Save yourself the worry and stress, and find some place else to live. read more
