Here are the pluses and minuses of my experience. Pluses: * Rapid and courteous response to my initial request * Quick turnaround for an appointment * Quoted me a 2 hr arrival window, which they met. * Affordable service. * Patio is nice and clean and he cleaned splashes from the adjacent windows/ doors. Minuses: * I had told them about my pool right next to the patio, but Brooks didn't take any special attention to prevent some dirt and sand from entering the pool (e.g, putting down plastic film). Nor did they provide a method for cleaning it afterwards, which led to clogging the pump intake line, requiring a lot of effort on my part to clear. * On the patio itself, I needed to use a blower to remove residual stuff that the power wash didn't deal with. Ideally, they would have done that as part of the service. I would give them 3.5 stars if that was an option: I feel 3 is too harsh. 4 is probably a bit generous given what I needed to do afterwards. So, be wary if you have a pool nearby that they offer you a solution to prevent crap getting in it.

How much does cleaning solar panels improve their output?…read more I had my solar panels cleaned recently by @sudandsqueegie. I had them cleaned only a few months earlier by another company, but I recleaned them because two panels were producing lower output and looked obviously dirty. The other panels did not look like they needed cleaning. I was surprised to see that the cleaning improved the output of all the panels from an average of about 340 Wh per panel to about 540 Wh, an increase of about 58%! The first picture is a drone shot of the panels, showing the two panels that were obviously dirty. The first panel picture shows the output of all panels before cleaning, and the second panel picture shows the output after cleaning. The panel output measurements were taken within 1 hour of each other at around 1 pm. It was a partially overcast day, so the output is usually much greater. However, it shows the amount of improvement possible with simple cleaning of the panels, despite them not appearing obviously dirty to the naked eye. It turns out the two panels that looked obviously dirty had cracks in the glass surface, and most of the discoloration was dirt that had seeped underneath the glass coating and could not be removed by cleaning. Surprisingly, not only did the surface cleaning of the two "dirty panels" improve, but it also improved the other panels that did not look like they needed cleaning! The original company that did the cleaning used a brush on a long pole to drip deionized water onto the panels. @sudandsqueegee used a long pole with two rotating brushes, which seemed to be more effective. They were very efficient and professional in their work. I recommend them highly.

He gave us 3 different options based on our needs and he was able to work with us a bit on our needs / pricing so we booked him a week after our discussion. Even though I spoke to Jeremy about the process, I realized I was still naive about the work being done because when Kyle came on time on our scheduled day, I was surprised to see him pulling a huge tank full of water on a trailer flatbed with all these hoses and gadgets. I just assumed he'd hook up to our water house but it made sense once I started to see the tools he needed. Kyle immediately went to work and we watched from the inside as waves of sludge came pouring off the roof. It has been 22 years since this house was built and we've managed to maintain every other part of the house but I never thought about the crud that would accumulate up there. It gave me the creeps thinking that we would've never thought to do this unless our insurance threatened to drop us. I have to say, the process of scheduling and working with Jeremy was painless but the clean up was far from easy. We have a 4500 sq. ft house and an additional 2 car detached garage so a lot of surface space to cover. 22 years of crud, that sludge has to go somewhere. Kyle did an AMAZING job washing everything down around the house but the red coloring of the roof stained our concrete in areas so we to go over it several times with our own pressure washer after Jeremey left to get that coloring removed. We have a long drive way so that was the area of most concern. Had I known this would be the case, I would've paid to have the sidewalks done as well. So, if your roof is red, I'd suggest paying a bit extra for a thorough cleaning of walls of your home AND the concrete. We are so pleased with the service that Washed Out provided and would highly recommend. Several of our neighbors came by and were amazed at the work done so we were happy to share Jeremy's information. We will definitely add them to our list of regular home maintenance vendors and hope you consider Jeremy and his team for your pressure washing needs.

I had bought a power washer from BestBuy and tried to do it myself, but it took me an entire Saturday to literally do a quarter of what he did in almost four hours. Fito/KC Power Clean uses steam, some light chemicals (or you can say no) and industrial power wash equipment. I was also very impressed by how he cleaned the dirt splatter off the walls, and did an excellent job. My driveway and patio looked brand new! Kevin followed up asking how the service went, and sending me before and after pictures, which was another professional touch. I'd recommend looking at their Youtube channel and watching what these guys are about. They seem to take care of their employees, their customers, and are growing the business, which is nice to see. I could have paid someone else less to use Lowes/HomeDepot pressure wash equipment and chemicals or simple green, and my patio would have looked just a bit better. But considering this is licensed, insured, and the equipment on the truck was professional (for example, they have some motor on it that heats the water to make the steam, and a machine that could wind the hose back up), I felt that there was significant value. I will be using them again for other services and have already recommended them to my parents and my neighbor. I will also be referring them to my HOA to do their pressure washing. Thank you!!

Working with this company has been a deeply frustrating experience. While the work itself was fairly decent and the pricing wasn't bad, the lack of communication--and frequent miscommunication--has led to increasingly hostile and threatening behavior from the owner. Unfortunately, this has escalated to threats against my job, my family, and myself. The owner, Gary, has shown a complete lack of professionalism, and even after attempting to resolve the issues and negotiate pricing fairly, I've been met with a barrage of threatening messages. It's clear that his behavior is erratic and unhinged. I understand that personal struggles can affect someone's demeanor, but this doesn't excuse the way he's treating his clients. Despite my attempts to resolve things amicably and even pay him, the threats have continued. Please be cautious when dealing with this company. Gary's behavior is unpredictable, and I would not recommend working with him. read more

Gary is skilled at window cleaning but in our observation, he has sacrificed quality for time. Penny wise and pound foolish. Left 8 windows and a door, upstairs and downstairs with sloppily squeegeed or wiped windows. In the morning or afternoon light the oversights became glaring. Two of the door screens were not cleaned and most tracks were not touched or hastily done., nor any windowsills, particularly upstairs. That's called a 4 hour job done in 2. To his credit he responded with an apology and assured us his assistant would be over the next AM to correct all errors. That was a week ago. No visit, no call. Too bad. Hope this motivates to pursue excellence and not $. They go together. read more

Well, today we received a voice mail from Gary. In a complete 180, they now agree with us, that the job was rushed and sloppy. Apparently today they don't want to lose us as customers and have offered not to charge us for the now admitted terrible job. As ethical customers we have decided to pay them half the amount as they did a job, although a bad one. We still have decided to discontinue business with them. As customers of many years it is very sad that they were only willing to admit what happened once we went public through Yelp. I no longer feel comfortable having them in my home. read more

We have lived in Encinitas for over 10 years and tried several other window washing companies. Never again!!! Gary and his crew came out to my house and started by power washing my tile roof and washed all of my windows in one day. The roof looks just as good as the day it was installed. He took all of the necessary precautions and did not break a single tile. He cleaned the screens, windows and cleaned up all of the mess caused by the dirt that came off of my roof. After a great experience with the services Michael performed at our previous home, we again needed…read morehis services for our new (to us) residence. Michael sent Eddie over and he did a fantastic job at cleaning and refreshing all of our windows. After he was finished, we later noticed that one of the screens still needed some work. As such, both Michael and Eddie came back, took a look, and cleaned the screen as best as they could. However, it appeared that some sort of liquid had previously spilt onto the screen, which caused it to be permanently stained. Still, the screen was in better condition after they cleaned it up. Will definitely utilize them in the future, and would highly recommend to anyone needing window cleaning services!
