A glorified landfill with garbage trucks rattling the neighborhood awake at 1am only to wake up to the same trash. This current pile has been growing for 2 weeks. Disgusting. The rats run rampant. They get fined but dont care. Not to mention the staff that shout, smoke weed, and cigarettes all day in the back while blasting music as if no one else lives here. And don't look for the Super. Good evening , hopefully those inquiring look into reviews before proceeding. Front Desk receptionist Claudius (heavy set gentleman) very dismissive and unprofessional. He is very lazy and most of the time doesn't even want to get up to get mail for tenants. There is not professionalism whatsoever from said receptionist and on top of working front line with tenants the communication is very poor. How are you front desk employee but when residents come in and out and say Good morning or greet you, he completely ignores them and has a cold Demeanor overall . Please reconsider when looking into Moda as a possible home. read more

Went and did a self-guided tour (they do these on Sundays due to COVID-19). The lobby was nice and I expected the rest of the building to reflect that but not at all. There was a weird smell in the hallways and could be a result of the carpet that didn't look too clean. The elevators and laundry rooms were a bit in shambles as well. I saw two studios and a 1 bedroom which were actually good in size but they could have done a better job of presenting them better. There were a lot of missing pieces and wires sticking out. Some parts were not clean or not dusted. They have good amenities but I don't believe the prices are worth the actually building. read more

MODA is a nice place to live. I would recommend it to anyone looking for an apartment. 1. The busy streets of Jamaica Queens outside, and quiet comfortable and safe living inside. 24 hour concierge was something I wanted. & All of the concierge guys are so helpful. 2. This was the perfect location for me since I used the train to commute from work.. on the weekends I get my car from the valet- a 2second elevator ride downstairs. 3. The amenities are really nice. The gym, lounge, air deck and rooftop and laundry room. I was impressed by how clean they keep the areas. And surprisingly they're never packed w ppl. 4. The staff and management are all helpful which is a definite plus.. I've had a horrible and nasty building manager before and it was an awful experience- it really made me appreciate the good people at MODA. read more

I give them two stars. I never lived here but I'll tell you why... As I was being shown apts I compared a few options they had against each other. Like carpeted versus non. Apparently voicing these differences was me "complaining". And when coming in on a second day to check out a spot they said would be available for viewing the very next business day it was taken. So the rep said I can't show you every apt unless you rent. As if I had asked her to do that. And why would I look at apts after I rent? If I wasn't serious I wouldn't come 2 days in a row. No security cameras in hallways, building allows pets but only in you apt (no where else) and you are limited to one guest in all common areas. And you can't use gym 24/7 Why claim to have amenities you restrict so much. If you can't trust your tenants, then that must mean I should trust living their is a good option. Clearly if I did, anything I would bring up may be a nuisance to the building management as opposed to a concern of a high paying tenant. They are very leery about accepting any kind of programs to help out with the rent ...I knew when I went to see the place they were stereotyping me and probably being super judgmental.They don't trust young black women with children to rent from them , and they place a hundred barriers in your way for you not to be able to rent from them read more

Took a tour of this place the other day. Leasing manager was cold and has a nasty attitude. Asked me what my price range was so I said $1800. She says they have a studio for $1850 (hell no but lets see since im here). The studio was the size of my old kitchen. You could touch the walls stretching out both arms in the restroom it was so small. A price tag like that to live nxt to ratchet rufus king park??? PLEASE. Please remember where you are located. I've been living here since they opened in 2010. I've never had any issues with management or staff. It's great being the first person to ever live in my building. Never had any bugs that other posts speak of regarding mattresses. People do move in and out and just don't like taking things with them, they do try to sell before leaving. The gym isn't open 24 hrs because there are tenants above the gym, people do like to sleep. Whenever I've had maintenance issues they're addressed. Summer time has great rooftop movies (weather permitting). The supermarket downstairs is very convenient. I've watched the neighborhood change and it's getting better. There's a Dallas bbq downstairs cool quick eats. A pre-k school which would be cool for parents. The only negative thing is the parking but the building has no control over that. I travel for work so I'm not there enough to pay for monthly parking, but street parking sucks. read more

I've been staying here for few months and it's a horrible place to rent out an apartment. Most amenities are closed due to COVID-19 and the property manager is horrible. The marketing manager and the front desk do horrible job. If you live here someone will stalk or harass you. However, these apartments are section 8 and tenants receive rental assistance from the government. I don't recommend this place to anyone and please be careful With your information. read more

4th year now since my move-in when the building first opened. BUT, this will be my very LAST. I hate moving but I refuse to stay here any longer. Tenant service= 0.5 star. My neighboring residents change all the time and don't stay. Why you ask? Upgraded living??? Don't be fooled. The upgrade they promise you is the jaw dropping rent increase every year. 36% increase since!! Facilities not upgrading rather barely maintaining. And they said to me that I should be happy considering mine was lower than other tenants. Leasing office will find ways to charge you for EVERYTHING. Facilities and amenities are average for the rent paid. Not sure if due to the location, but the PMs have a very rude, whatever "leasing office VS. the tenants" attitude- no loyalty towards tenants and rather think they're doing YOU, the high paying tenants, a favor by renting YOU a space. From the first look at the building my husband and I loved everything! We just moved to NYC in 2014, so we didn't know the neighborhood. We simply picked it because of "upgraded living" features. It was the only one reason for me - I have to have a gym, which they do have. I'll start with positive: Close to subway - E and F trains are right there. Shopping. External appearance is very nice,the front desk, 24 hour concierge, the building is very new, modern appliances. Now when we moved in we immediately smelled something weird. I couldn't place it. I knew it was some kind of smoke, but nothing like a smelled before. Extremely foul, absolutely repulsing! I knew it was the neighbors. I quickly learned, most tenants there smoke something, cigarettes, cigars - it's everywhere! In the hallways, it lingers in the elevator. Absolutely disgusting! Smoke travels very well there, apparently when they built that building they didn't do a good job. Smoke travels through the walls, into the heating/AC units from one apartment to another. IT WAS PURE HELL!!! I'll give it to them, the management did try to fix the problem by sending in one of their maintenance people who gave me an attitude like he was doing us a huge favor! He acted like there is no smoke stench, like we are making it up! Put some insulation into the wall. Maybe it helped just a little but not much. Funny thing, every one of them - front desk person, super, maintenance person all told me they don't know what the smell is. I called them in when the stench was inside. They all said:"maybe it's some incense" Clearly they saw that I had no clue, so they just lied to me protecting their precious skunk weed smokers! It took me 10 months to figure it out. The whole neighborhood is disgusting, half of the population seem to be smoking that crap! Stinks just like skunk! I just don't know what would possess anyone to put that stench into their mouth!!! So we suffered in this pure hell for the whole duration of our lease. The management doesn't give a crap that the tenants are doing illegal activity and are poisoning our existence! My husband are I were very close to suing them, but unfortunately the court system is set to make the management repair the situation but we probably wouldn't see our deposit. We just opened windows in the freezing cold so we can breathe! Or heat in summer. That was the biggest disgusting problem - nasty tenants. Another one is their inability to maintain the gym! It was the only reason I wanted to rent there. Then something would break, they wouldn't get it fixed. I tried to ask the management to fix machines but they are always busy with something else! Tenants' requests are just nuisance. The A/C was broken for almost 2 months in summer, they couldn't get their heads out of their you know what. So the pretty updated looks can be deceiving! It's pure hell to live in Moda. I met another girl who moved there just 2 months after we did. She had the same experience - couldn't wait to run from that place! It was the worst year of my life. People, run from this place! Don't get fooled by the nice exterior. We are renting in Forest Hills now, which is a real nice neighborhood. Live in an old building - you can't hear anyone, you can't smell anything, and the rent is $150 lower! Moda Apartments is just an overpriced building in a bad neighborhood with horrid neighbors. Moda Living has been great to me. I've been living at Moda for almost a year and have no regrets. I live in the Penthouse so my views are magnificent. The amenities are great, Gym, laundry, Children's Lounge , Adult lounge, Rooftop, patio and onsite Dry cleaners and supermarket. The 24 hour Concierge are amazing and helpful. The staff is extremely nice, any inquiries you have its taken care of immediately. I love how we have an online portal for all of our needs and to communicate with other tenants. Location is also great in terms of transportation, The train is literally a 4 minute walk to either the F or E train. Plus the LIRR and highways are near by. On a nice day i love running or jogging at Ruffus King park right around the corner from our building. So many food choices on hillside avenue from Thai, Jamaican, Mexican, Indian, Dominican , Bangladesh, Pakistan, Italian the list goes on and on. Shopping is also so convenient, Marshalls, Old navy, and many stores are just down the block from Moda. Management truly cares about their residents and that is extremely important to me, specially when they have events catered to us, not sure if other buildings do the same. Special thanks to Evelyn our property manager for always being so attentive and caring to all of us. for example; Tenant appreciation breakfast and giveaways. stay away. lets start with the okay part. Moda apartments located on 153rd st & 89th ave offers a high level of convience to the F train & dallas BBQ . The front desk are always rude when I am due for guest and treat my guest as if theyre criminals with interrogating questions. When I find out their names I will provide. guest are limited to access to everything lol which is odd when tenants are over charged for their rent like c'mon moda this isn't the trump towers. Building managers Evelyn and Andre were an absolute nightmare to work with on every issue I encountered in the building. I often had issues in my apartment that went weeks without being fixed. Even when they were "repaired" I would often have follow-up issues because the repairman was not thorough. In every case Andre and Evelyn provided NO assistance. The worst part of my experience was moving out. Andre and Evelyn were extremely incompetent when handling my move out. I moved out early because of Covid and found a tenant to take my place. Andre forgot to file paper work before going on vacation. This meant that I had to pay half of an extra month which I was trying to avoid. Things were so bad that I tried to contact the owner of the building and got no response. I called every number I could find and was never able to find someone to help me. All in all, the apartment is decent, workout equipment is always broken, hallways smell like trash, and the building management is AWFUL! read more

Do not move in to this place! The management is the worst I've ever dealt with in my life. The handymen are rude and the property manager will try to bleed every last dollar from you. Tenants are ok, but everyone smokes weed and cigarettes. The gym's machines are always broken along with all of the furniture and amenities in the lounge. Upon moving out, I did a walk through with the maintenance man and signed off that everything was ok. A month later I get a letter saying that I would not be getting my deposit back for a number of phantom repairs in the apartment that were not pointed out during our final walk through. Please do not move in here. You will regret it. Everyone I met in my two years there HATED living there but those that stayed did so because they couldn't afford to live elsewhere. I lived at MODA Apartments for FIVE years and I'm overall very happy with my experience. As a busy and single female, safety and convenience were the most important to me. The amenities are great, especially for this area of Queens! The on-site laundry and 24 hour concierge service, the on-site gym, easy access to public transportation, shopping and the grocery store downstairs the building, are some of the things which kept me at MODA for 5 years. The management and staff go to great lengths to maintain a safe and clean environment. There's no garbage laying around, maintenance requests were for the most part addressed very promptly. Staff are very friendly and accommodating. Special mention for Manny (maintenance) and Andrew (concierge)!! Friendly, easygoing and helpful people all around!
