My daughter recently moved into Eleve Apartments in Glendale, and unfortunately our experience from the very beginning was extremely disappointing and stressful. The location is one of the main reasons she chose this community. Downtown Glendale is a great area, and from the outside the property presents itself as a luxury apartment community. Unfortunately, the condition of the apartment we received did not match that expectation. One of my biggest concerns is that the lease was signed before my daughter was able to complete a proper walk-through of the apartment. Had we been given the opportunity to thoroughly inspect the unit beforehand, many of the issues would have been identified before signing a one-year lease. As soon as we gained access to the apartment, we immediately noticed numerous problems. There was paint splatter throughout the flooring and on appliances, dusty ceiling fans, carpet concerns, HVAC issues, a very noticeable squeaky floor in the upstairs area, and general cleanliness problems. Some of the appliances also appeared older and poorly maintained for the amount of rent being charged, including a dented refrigerator and a dishwasher that did not appear to be properly assembled. Management initially advised that the carpet had already been professionally cleaned before move-in. However, based on its condition, it did not appear to have been fully prepared. A second carpet cleaning and carpet stretching were later scheduled, which only reinforced our belief that the apartment was not truly move-in ready. The paint splatter was significant enough that a maintenance employee later spent considerable time removing it using specialized tools. While much of it was eventually removed, some older paint stains could not be completely corrected. The apartment certainly looked better afterward, but it left us wondering why these issues existed before a new resident moved in. The HVAC system also required attention shortly after move-in. While management eventually replaced the unit and the air conditioning now works, the installation itself appears uneven and unfinished. Communication during the first several days was one of the most frustrating parts of this experience. We reported issues immediately, yet responses were often delayed and it felt like progress only occurred after repeated follow-up. Moving into a new apartment should be exciting, not stressful. Another issue that remains unresolved is the squeaky upstairs floor. We were advised that nothing could be done to correct it. Considering the amount of rent being paid, that response was very disappointing. Because of the number of problems we encountered immediately after move-in, my daughter asked whether she could transfer to another available apartment within the community. We hoped management would recognize that the apartment had not been delivered in move-in condition and work with us toward a reasonable solution. Instead, we were informed that a transfer would only be considered after six months of residency, provided there were no lease violations or late payments, and only to a larger floor plan at the current market rate, meaning an even higher monthly rent. We were also advised that if she chose to break her lease, the lease termination fee would still apply. At that point, neither option was financially reasonable. My daughter had just paid her security deposit, moving expenses, furniture costs, utility setup fees, and first month's rent. Asking a resident to spend even more money because the apartment was not properly prepared before move-in was extremely disappointing. Over the following weeks, additional maintenance concerns continued to surface, including problems with the washer and dryer, door lock issues, and missing packages that required follow-up. Although some repairs were eventually scheduled, much of this could have been avoided had the apartment been properly inspected and prepared before move-in. I understand that no apartment is perfect, and I recognize that maintenance staff worked hard to address many of the issues after they were reported. However, the larger issue is that so many of these problems should never have existed on move-in day. For the amount of rent being charged, new residents should receive an apartment that is clean, complete, fully functional, and truly ready to live in from day one. I sincerely hope management improves its move-in inspection process so that future residents do not experience the same frustration that my daughter did. read more

The new management that has taken over as of 2026 has been very unhelpful. Every time something goes wrong in the apartment, the moment you go to reception to talk to one of the staff to voice concerns, they just stare at you with no sense of urgency to help address your concerns. Over the past year, my apartment's fire sprinkler system broken and rained on my bedroom. Multiple pipes have been backed up, even when we use filters to not let much waste down the drains. The plumber that came says that there was significant rust built up in the drains. My fridge has at one point become none functional. Their AC units like other reviews have mentioned also constantly spew out black materials (likely from the insulation). The many studio apartments that face the inner courtyard get incredibly hot because of the lack of ventilation, and most of the year it feels like you need air conditioning, which drives up the electric bill to $400 a month at the minimum. You really do pay way too much to live in a tiny space, poor management, and poor infrastructure. The managements main solution to jazz up the place was to give the walls a new coat of paint. I would avoid this apartment at all costs. read more

DO NOT LIVE HERE. I lived here for 10 years. I experienced 4 leaks/flooding within 18 months the last 2 years I lived here. It does look like Equity Residential unloaded the property onto another property management company but please be aware this place has MAJOR plumbing issues. Within in 3 years, it had two major water pipes burst causing hundreds of thousands of dollars in damages to the renters and required the fire department to show and folks needing to move out. I repeatedly asked the management about mold because of all these leaks and if the units had been tested. I was told the units had been tested but they wouldn't release the results. Further, there was constantly a sewer smell coming from the sinks as well as issues getting the water to heat up. Even though they have new owners, the only way to fix the fiasco plumbing is to tear that building down and redo it. Please just find somewhere else to live. I can't upload the video from the 2nd flood (I wasn't involved with the first flood but my former neighbors were and it was even worse). We have been having issues with the building not having cold and hot water constantly. From September- December it's every other week they have an emergency water shut off. The residents are not able to shower , wash clothes , do dishes , or cook at all. Having the repeated emergency water shut offs with no warning is ridiculous. We have to check our emails first to see if we have water and it shouldn't be that way. None the residents feel safe. We had an incident at 5am yesterday where a fire occurred in our parking garage. The recidents had to put it out with personal water bottles due to the building having the water shut off. While the fire was active someone turned off the fire alarm before The fire department arrived. Everyone life was put in danger. I do not recommend living here at all . I can't wait until my lease finishes. For the amount of money we pay to be living in this building and having to deal with the elevators not working , not having any water constantly , and a fire that wasn't taken serious. It's not worth it. Save your money and go else where. This building need to be repaired from top to bottom. read more

Living in this apartment was a nightmare--from being flooded out for a month with no proper housing or communication for a week, to being left hundreds of dollars out-of-pocket due to mismanaged insurance claims and zero accountability from management. Constant fire alarms--sometimes five times a month--desensitized residents so badly that an actual fire was overlooked in the garage, and the presence of roaches became unbearable after new neighbors moved in, despite misleading claims of pest control. Basic amenities like water and front door access were unreliable, animals were allowed to urinate in elevators, and staff (with a few exceptions) were dismissive, unhelpful, and slow to respond to serious concerns. To top it all off, I was unfairly overcharged on my security deposit after moving out, adding insult to an already awful experience. read more

Great place to live. I've needed appliance repairs since I moved in but they came within one business day usually-- fixed it in seconds. They're also great about being available to answer questions and will email us to keep us updated. I love that they have a no smoking policy. Dogs are not only welcome! They have their own park to do their business. The Skydeck is gorgeous and I love coming up here! Ricky and Kelvin have been so helpful since I moved in. And the maintenance team! I lived here for two years. Would I live here again knowing what I know now? Definitely not. BUT I would recommend it to a friend only if they LOVE the area, and if they're willing to deal with these things. This is an 11 year old building, built in 2013. So I can only assume that the appliances are also 11 years old. Like my air conditioner! It broke around May 2023. It took until September to get a new one. You can see how many units don't have AC for yourself if you take a tour of the building. Look for windows with portable AC's, because those are the ones with out of order AC units. Like my AC things take forever to get fixed. The parking garage gate was broken when I moved in and took about 8 months until it was fixed. The elevators break sometimes and can take days to get fixed. The fire alarms are constantly going off. Sometimes at 3 in the morning. Living on the fifth floor, sound really travels from the sky deck. Even if people are just walking, you'll hear it. Roaches! I was really lucky and didn't have roaches for most of my time here. However I got new neighbors on both sides in my final months. And I'm guessing they weren't as tidy as my previous neighbors because I got roaches soon after. It's really a dice roll on your neighbors because the plumbing is connected. Your direct neighbors will also play a part in how your plumbing functions. I've had my bathroom flooded a couple times because of neighbors. Maintenance will handle it for you but it's still an inconvenience. Bad dog owners. Granted not all of them are bad. But you'll definitely notice the bad ones. Dogs barking constantly. Some dog owners never bother to pick up after their dogs. The dog run has cameras, but in my 2 years time I've never seen Eleve enforce owners to pick up. Some advice if you do decide to live here. If you want a loft unit, the 4th floor is your best bet in my opinion because you won't have to deal with the noise from the Sky Deck. If you do end up on the 5th floor, you'll want to avoid living under the dog run because you will definitely hear the dogs running. The dog run is probably the most used ammenity on the rooftop with the most foot traffic consistently throughout all hours. If you're looking at a unit on the second floor, you want to make sure it's not above the gym (the North-East corner) People are constantly dropping weights and it really reverberates through the units. The gym is open 24 hours. No matter what floor you're on, I recommend making sure you're not near the trash shoot. You'll have a higher risk of roaches. Parking here can be an issue. Try to get a parking space on the lower floors. Sometimes people park here off the street (taking resident parking) but they usually go for spots closer to the gate. You won't be able to tow them without a manager confirming that it is your spot. Showing your lease to the tow company won't work either. So if you come home at 2am and someones in your spot you're SOL. The intercom does not work. And the front desk will not send guests or deliveries up the elevator. Not really an issue, more a caveat. So if you order ubereats or instacart they won't be able to deliver straight to your door. Lastly something not many people are aware of is, the zip code where Eleve is located is one of the most expensive for car insurance in the country. Make sure you factor that into your decision making. Hope this helps. Updating my review because I was asked by management to write a positive review so they could win their contest which ran through different Equity Management properties. In the beginning I loved it. But it wore off quickly and since moving into a properly managed building, I can't believe I paid that much in rent for a year without realizing the waste. Literally got a working A/C unit installed in month 12 of my 13 month lease. After asking an insane amount of times to have one that worked. It was installed terribly and they ruined my couch during installation. Never helped pay to restore it. And took the entire damage deposit to cover utilities that were incurred after my move out. Some weird explanation in the details sheet that I can't bother myself to contact them over because they actually bother me so much. If you move out of this unit just literally leave it trashed because it apparently doesn't matter if it's better than when you left. You're wasting your time. Cockroaches when I moved in - should have seen that as a sign. Thankfully I am clean so I didn't have any further problems. Other units did. The rooftop is only ever home to random Russians that don't live there because there is no proper security and people sneak in all the time. Cafe down the street with banquet hall above is SO loud at night. Maybe I noticed more because my windows always had to be open due to no A/C. Wouldn't have posted this review if I felt like they cared. But a stained couch and no deposit doesn't sit right with me when I paid so much money for literally nothing. read more

The attached photos is the AC in my apartment. I moved in in May and apparently they haven't clean the AC for a long time. I started coughing after using the AC for a couple of days. They claimed they have sent the samples of the dirt to their testing company. Let me tell you the whole process has no transparency and they entered my apartment without permission.( They said they have authorities to do so according to the lease) what? Even when the city inspector told them not to do so? The management team did nothing but procrastinating. I considered them sketchy because they said they will give me results this Monday. I've lived here 6 months and can comfortably say this is worst property management company and building I've ever dealt with. The building has some serious issues that have never been fully addressed and management has failed to adequately respond to these concerns. First, the building has had multiple major floods. Dozens of apartments have floods and been repaired just in my short time here. There is clearly a serious issue with the water piping that has only ever been addressed after major incident. When finally addressed only the areas that have flooded are replaced. The rest of the piping is likely a ticking time bomb. Second, there is numerous false fire alarms. Around 7-8 in the 6 months I've lived here, along with one real fire. Each time the management team sends a generic email blaming residents breaking the rules and smoking in the complex. I would not be surprised if there was a deeper issue with the alarm system due to the frequency, but I have no way of knowing for sure. Regardless, management has failed to either enforce the no smoking policy or fix the alarm. Either way their laissez-faire approach has failed to address the issue. It's gotten to the point where there are so many false alarms residents do not leave their apartments. I am deeply concerned for the safety of residents in the event of a real fire emergency, which brings my to the events in January. Shortly after new years a fire alarm sounded late at night. Since this is not an unusual occurrence it was assumed to be a false alarm. Someone turned off the alarm people began to reenter the building when a resident discovered smoke coming from the garage. When he went to investigate he found a real fire burning in the trash can that had ingnited the dry wall below the elevator panel. This was during a 3 day long water shutoff in response to one of the numerous water related issues, so the resident had to put out the fire with bottled water. Since the fire alarm had been turned off another resident had to call the fire department back to come and investigate. If not for the heroics of these residents this could have been a much more serious and potentially deadly incident. In short, I would stay far away from this building and it's numerous issues. Property management has failed to take major concerns seriously and I can't help but feel the combination of the buildings issues with managements lack of adequate response creates a tinder box ready to explode. read more

I wish I could write a better review about living here. It has become clear, having lived here for a year, that management is near non-existent. There is zero security here, though it is feigned. Currently, there is no gate to the parking, so cars are being broken into, and anyone has access to the building. Key fobs are also not needed in the elevator presently, so accessing any floor is too easy for non-residents. The lockers for packages work only half the time, and the majority of packages are left in a pile on the floor and they are being stolen by the boatload as of recent. Not just petty theft, but legitimately ripped into, the contents stolen, and all of the boxes left ransacked in the mail room. The absolute worst part about all of this is management hasn't said a single word about any of it. Our online community has voiced many concerns, photos, proof, and communication, but not a single peep from anyone in management at all. Instead, the only email we receive is asking for rent. Rent that is SUPPOSED to cover all the amenities and safety features this complex touts. But they did buy a robot to clean the carpets. Isn't that nice. Unless things drastically change, and the community is heard from, I warn anyone looking to find their next home in this complex. It looks nice on the outside, but it's an absolute mess in here. read more

And when we decided to go with other places they refused to give any of the deposit back though we didn't sign or receive any lease yet!!!!!!!!It's not even legal in CA to do that. Management does nothing about renters letting their dogs relieve themselves in common areas, nor do they take any steps to ensure tenants get access to the parking spots they pay to reserve. I am most impressed with our maintenance team as they are always on top of any issue in less than 24 hours. Our leasing team is great too. Great location! Definitely not the quietest apartments. However, the "sky deck" and the leasing team help make up for the noise! Taelor, awesome on-site leasing agent, event host and "concierge" is the face of Eleve. Always there to greet you with a genuine smile and warm "hello", Taelor is the go to for all things Eleve. The sky deck is my favorite part of living at Eleve. The rooftop is filled with plenty of comfy seating, grills, tv's, a couple of hot tubs and views of the mountains for nearly 360 degrees. I use it almost daily. Taelor and her counterpart, Rachelle, recently organized and hosted a fantastic beer tasting event with a local brewery on the sky deck. They did a great job and there were at least 30 of us at the event! I have been here for almost 4 months and, so far, intend to renew my lease! read more
