Last night I saw a giant rat run across my garage so now I've paid $3500 to hazmat clean the 1/2 my garage but still have a rat infestation. I'm now working with a rat removal service but before A2Z allowed me to hire them & get in contract they should have advised me to be sure to complete the proper step beforehand of ensuring the rat infestation was resolved. Now i'm out $3500 for an unnecessary garage cleaning and still have a rat infestation. As a new homeowner (or any homeowner) I'd assume a good business would make sure I've done the pre work (in this case rat infestation elimination) before accepting the job. That's in my view a shitty thing to have done to me as the client. Really disappointed because they seemed professional throughout the process. So for this reason of not holistically proactively making sure the proper prep was done I cannot rate this business any higher than a 2 star. I called Reactic Restoration on Friday, and Daniel Garza was able to inspect the damage that same day. Our house is older, so testing for asbestos was a standard part of the process; Daniel was able to get us in touch with an asbestos testing company that provides quick test results. That company got a tester to our house the next day (Saturday), and results were available Monday before noon. Fortunately, the tests showed that no asbestos was present. Daniel was able to assign someone to come to our house that same day, and set up dehumidifiers and plastic containment sheets with zipper doors, to seal the work zone, and to put down plastic to protect the carpet. On Tuesday, another team was able to remove the mold-affected wall materials, and wipe down the area with an excellent non-hazardous but effective disinfectant. They knew our preferred plumber was arriving at 1pm, and they were done with all work, including HEPA vacuuming and cleanup, before that time. The dehumidifiers are still set up, and will run for at least 48 hours. Daniel checked the area and the machines today (Wednesday), to make sure everything had been done correctly and that the dehumidifiers were working as intended. I am very happy with the service provided by Reactic Restoration. As Daniel kindly acknowledged on Friday, it's a shock to find mold in your house unexpectedly. It's been less than a week, and the mold is gone, and everything smells normal again! Everyone I encountered from Reactic was professional and kind. I hope we won't need their services again; but if we do, they will be our first call.

When we informed him that our travel schedule would delay their start until June, he was flexible. His team's thorough mold/ moisture remediation (removing the old moldy vanity, damaged moldy wallboard, and floor tiles) was completed in a week The remediation quickly received Satisfactory test results from SAFE, the environmental testing agency we independently hired. The restoration work then moved well with the replacing of sheet rock on the wall (where mold/moisture had been) but the laying of the replacement floor tiles was stalled when the team discovered that those tiles were slightly too short of matching the original 24"x12" floor tiles. To stick to our budget, we had opted to get the tiles on our own, not realizing that brands can differ in their tile sizing. This resulted in an unexpected interruption of the project for the PPR team while we found another tile brand true to size. Drew remained patient and flexible with us. We hired Bay Area Moisture Control to install a sump pump with trenching to address standing water…read moreunder the house. On the positive side, the crew (Antonio) was punctual, easy to work with, and efficient. The whole job took 3.5 hours. The issue came with the placement of the sump pump discharge location. I had talked to their sales lead (Bill) about having the water be discharged to the street where there is a storm drain. Instead, the sump pump "pop up" was placed 8 feet from the front of the house, way too close. Water can flow back under the house, defeating the purpose of the sump pump entirely. When I called Bill during the job to talk about our options, he dismissed our concerns and immediately pointed to the contract, implying that this was our fault because we signed the contract. In reviewing the contract, the design was completely unclear about where the sump pump would exit water. Bill continued to skirt the fact that that we had discussed pumping water to the street, and instead, he baked a different design into the contract with unclear markings. We are dissatisfied with the poor communication, but even more so, the lack of accountability from the company. If you hire this company, just a word of caution to walk through the design with them before signing and make sure you're on the same page about everything. We are going to have to bring someone else out to fix the issue. One more thing ... I was flabbergasted that when talking to Bill on the phone about the iffy sump pump discharge location, Bill was trying to upsell me on encapsulation! Read the room, dude.

When he entered our home he had no testing equipment with him (red flag #2). He had no flashlight (red flag #3). He said he was doing a "visual inspection." He did not inspect our closets, the bathroom, the washing machine, the attic, nor any other places where mold normally grows (red flag red flag red flag). At the end of his "assessment," he made sweeping generalizations about the dangers of mold, said our home required thorough cleaning and remediation, and quoted us $3000. You read that right. Three grand. Now. Here's the problem. In order to actually test for mold or make any recommendations, a mold inspector ACTUALLY NEEDS TO TEST FOR MOLD. MMM Property Services did not take any swabs. They did not sample any of the patches we'd identified as possible mold. They couldn't possibly have known whether or not we had mold. It was completely irresponsible to recommend a $3k cleanup without real testing. That's some hustling, shady, profit-driven bullsh*t right there. If you care about your health and you want ACTUAL mold testing and remediation, hire someone else.
