Yes, the train is noisy and horrible - it will screech and blow the horn at all hours and endlessly but this is simply Houston and having moved away from Houston, I've learned that city has no quiet zones so I suppose that's that. It is awful. AWFUL. The train is only a small part of it. I moved in last November and didn't have full-time hot water until early March. The poor maintenance guy was at my place at least a dozen times and I stayed in a hotel and with friends a total of two weeks over the course of the first two months due to NO WARM WATER. Zero. I was polite at first but it took many angry emails to finally get it remedied and it was entire floors dealing with no hot water, this wasn't an isolated incident. Then the fact that the ceiling is falling. See attached photos. Dirt and dust and grime will fall onto your bedding and belongings and floors all day and all night. This place NEVER FEELS CLEAN because the roof is literally crumbling above your head. It's so nasty. Again, and this is what has led to a written statement to the BBB, when I addressed this upon move-out with the owner and left a google review, I was sent an email claiming I left trash in the hallways (false) and he then falsely reported this on my rental history which I had removed but that wasn't a blast, either. So buyer beware: Sampson Lofts is less than one star. ZERO STARS. Absolutely terrible.

Unfortunately, over the past three years, the quality of management and the overall condition of the property have declined significantly. The current management team appears disconnected from the day-to-day realities of the building. Residents' concerns are often overlooked, and basic property standards that once made this community exceptional are no longer being maintained. The physical condition of the property has deteriorated noticeably. The pool area is frequently in poor condition, the hallways are uncomfortably hot during the summer and cold during the winter, and many of the common areas show clear signs of neglect. The trash room is often overflowing and cluttered, creating an unpleasant experience for residents. One recent example highlights the lack of oversight. For the past two weekends, several families, including ours, wanted to enjoy the pool with our children. However, a group of guests repeatedly occupied the area, bringing glass beer and wine bottles into and around the pool, playing loud music, using inappropriate language, and even playing football in the water. Multiple families appeared uncomfortable and left the area. Despite this ongoing situation, there seemed to be little to no management presence or enforcement of community rules. It is disappointing to see what has happened to a property that was once known for its luxury, professionalism, and attention to detail. Many long-term residents have witnessed a steady decline in standards, cleanliness, and overall resident experience. We hope Greystar take these concerns seriously and take immediate steps to restore the quality, maintenance, and management standards that originally made Waterwall Place such a desirable community.

Josh is super sweet and helpful too! Interior- top notch! We have a wine fridge and REAL wood floors- so beautiful. I also can't ever hear my neighbor- the walls are pretty thick and the ceilings are too so that's always nice. You get great stainless steel appliances and a GAS stove. Living downtown- yes. Downtown is noisy and restaurants are expensive but.... that's downtown any where you live. The windows are pretty sound proof and I feel very safe with the security at the front. They won't let anyone in unless you're on an authorized list plus you have to have a special parking sticker on your car. They throw great events at the apartment- not to mention Minute Maid Park within walking distance! Osso and kristalla, Potente are fabulous we love having it right below us. Food trucks- you name it. The staff here ROCKS. we had an issue with our ac (it was 109 outside) and they took care of it with in less than 24 hours. Plus we had an issue with a leak and they fixed it and replaced EVERYTHING. so awesome. Needless to say, we will be living here for a while. We don't want to leave! I recommend 10/10 great place to live if you want to live in the heart of downtown.

I had an insane mold problem that took them 2 weeks to come "fix" despite going to the office multiple times as well as sending multiple emails. They don't respond to emails until you threaten to withhold payment, they're literally NEVER in the office, and they just overall do not care about their tenants. They will do nothing to accommodate you or remediate the mistakes on their behalf. Please do not move here, the place next door is much cleaner and there are multiple apartments around that are cheaper and keep their property nice and clean. And best believe if this review gets deleted I will just keep reposting it over and over because it is so wrong to treat paying tenants this way.

We looked around a little and found district 28. During our tour, they took us to see a one bedroom apartment, but it was dirty because the people moved out that day. After our tour, we decided to rent an apartment here. We did all of our paperwork, which took longer than I expected, and eventually got our approval. The leasing process was very difficult to navigate since you had to use several different platforms to get approval. We picked a move-in day, which was Saturday February seventh. When I arrived, the gentleman at the desk started giving me instructions and a folder. Once he handed me my keys, I walked to the apartment and open the door. To my horror, the apartment was completely filthy And smelly just like the day we saw it when the people moved out. It had not been cleaned at all. I immediately went back to the front desk and let the gentleman know he called the maintenance man to come take a look. The maintenance man came and took lots of pictures and apologized up and down. I explained to him that I had a furniture truck and movers coming at any moment and no matter what I needed the apartment cleaned so if they couldn't clean it, please go get me some cleaners so I can do it. He brought me a couple cleaning supplies, not much but enough to sweep up all of the trash/dirt/hair/food/nail clippings left by the previous renters. I went back down to the desk to let the gentleman know that I needed some real cleaning solution not just Windex. He came back to the apartment with me and said he didn't realize how bad it truly was. The pictures didn't do it justice and this apartment was filthy. Our moving was delayed, which made extra charges on the truck and the movers. It inconvenienced our family and friends, and we missed a charity banquet that we were supposed to attend that evening and $180 in tickets. I made sure I text and emailed everyone I could with the apartment complex. The following Monday I receive no response. I finally went down to the front desk and asked what was going on. They apologized and said they weren't sure, but they were looking into it. Days later, they still didn't have an answer for me. Finally, over a week later, they said there was nothing they could do and that they would reprimand the cleaning lady. In the beginning, all I asked was that someone from the management company reach out to me and now two weeks later I still haven't heard from anyone and nothing has been done. Since that initial tour, we have encountered broken items, animal feces in the hallways, trash everywhere, amenities that don't work, issues with the Amazon lockers and a general feeling that we were misled. If you're considering moving to these apartments, I hope this review helped. I know it stopped a lot of our friends and colleagues from moving here. Again, all we ever asked for was some kind of acknowledgment from the management company and we gave them two weeks to do it. They're always improving things. I notice they have fixed fences, remove any carpet stains in the hallway, and keep the flowerbeds and landscaping looking beautiful. Nothing stays broken for long here and there is always communication. The office is always decorated for the seasons--Halloween, Thanksgiving, Christmas--which makes it feel really homey and special. I also feel very safe here with an on-site security guard, working cameras, and management that's always paying attention to safety. They host fun community events and create a friendly, welcoming atmosphere. My neighbors have been great, and it truly feels like home. I couldn't recommend The Flats on West Alabama more!
