We hired Lakewood Home Builders to build a 2-story addition following an architects' plans. The…read morework was completed in 2019. Since then, we have struggled to get them to correct problems. The mini-split systems their HVAC subcontractor installed have never worked properly. They run for a little while (long enough to pass inspection apparently) and then shut off and have to be reset. Their HVAC sub said they were getting new units for us, and now that I have asked again they say they are out of warranty so they don't have to. The new concrete driveway is deteriorating already. The deterioration seems to be only on the main portion so presumably a problem with that concrete pour. When I asked about the first signs of deterioration my concerns were brushed off. The driveway was also initially made narrower than the civil engineer's specifications so a strip had to be added to make it the correct width, which looks unsightly. They also cut corners with the architect's specifications. The back stairs were supposed to be low-rise - about 6.5" - to match our front stairs for accessibility. Instead they used higher risers so those stairs have a rise about 8" and are hard for me to use. The attic pull-down stairs that were specified to be insulated are not. I worry that there are more things that we just haven't noticed that were not done to specifications. We like the space, but the rec room is unusable in winter without a working heating system. Another warning - their HVAC subcontractor installed HVAC air vents in the floor of a bathroom including next to the toilet. Imagine what happens when the toilet overflows? Code allowed that (and may still, be careful) but it's certainly a bad idea (code does not allow HVAC vents in bathroom floors in commercial buildings) and I would hesitate to trust a contractor who built like that. I really wish we had chosen a different contractor.

You would ask a simple question and get looked blankly. The work area safety was a disaster. Pictures will be included. They showed up at 7:15-7:25 AM. Upon arrival they needed to get inside for what I haven't a clue. Fairfax county has a noise ordinance stating work can't start until 8AM. If your so unlucky you will deal with Carl. Carl is the most cocky character. He doesn't know code. He claims he does. He claims he inspected the area to bring it up to code but missed a massive code violation. Fairfax County missed it as well but I already knew they were useless. So if you want to hire a company and roll the dice that you pass final inspection this is your company. If you want your property taken and then a cocky response that he's in 200 homes a year this is your company. They took a tarp that wasn't theirs and probably a watch. The tarp was returned but according to Carl they don't take anything. I can't speak for the value. The job was done on time but with annoyances. The kicker is he allegedly wanted to charge trip fees. Let's see some I-9 forms for your employees then we can discuss trip fees
