I recently bought a house that was inspected by Highland Home inspection and they missed so many…read morefundamental flaws: bathroom hot water wasn't functioning, the crawlspace door had a big opening for rodents, attic access was blocked and never even checked out, the doors wouldn't close, there were openings in the cabinets around pipes allowing rodents, the heat/AC vents would be in closets, downspout being blocked, the wall of garage being rotten because of improper water drainage and the list goes on and on. I have about 15 fundamental items which were missed. I reached out to them and asked for explanation on why they missed these problems. They sent me a letter saying that they don't take responsibility and they don't wanna engage. To all customers especially buyers, I don't recommend this inspector since they just miss a lot of problems in a house and leave you with fixes you have to find on your own. I paid so far 8k for these fixes and expecting to pay 10k more. Reply to the owner: The owner is writing in a way that because I didn't hire them, it can prevent the inspector to not to include and miss so many problems. People rely on the inspection to buy houses. It is the job that the inspector has failed and it is up to the customers and buyers to rely on this inspection or not. I emailed and asked in a respectful way on how these were missed, and the answer was shocking. I have proofs and witnesses that these were the problems that the inspector missed.

While both JJ and his wife are lovely people, very friendly and engaging, I will absolutely never recommend them and it was a huge wake up call for me to educate myself and search reviews first before hiring anyone to work on my home ever again. They missed thousands of dollars worth of what we learned were obvious issues in our home and the report we got was filled with lines like "contact a professional to see what they think." When I would ask for clarification he'd tell me he wasn't an expert, but other people are. Uh, I thought that's what I was doing hiring JJ. For example, there was a massive power conduit that was live just hanging off the Hvac system not connected to anything, probably left over from an earlier renovation done by the previous home owner. Being a first time home owner I didn't know what it was so I didn't question it being there. JJ walked all around the box completely missing the conduit, the giant wasp nest inside, and the fact that at some point in the recent past the darn thing had caught fire. The HVAC literally fried itself a week later. The same HVAC system he said was absolutely fine, but we should have a professional look it over too since he wasn't an expert. The professional said we were lucky it hadn't burned the house down and he couldn't believe anyone could have missed the obvious and dangerous problems. Long story short, I called all the other professionals (chimney sweep, electrician, plumber, roofer, pest control, etc), and every single one asked me why I didn't have my house inspected prior to purchasing. When I explained that I did, they told me I got ripped off. I tried to leave feedback for JJ through my realtor and the realtor got a response that basically said they would contact me (they never did) and they were very defensive that they had done a good job. The only positive I can give besides their personalities is they did give me a list of what all types of contractors typically work on a house which was helpful so that I could get the house properly inspected and fix all the problems they missed, but not for what they charged.

Who does that and doesn't go crazy?? Anyway.. They came in with walk talkies and thoroughly inspected our house with the detail of an eagle looking for prey. All the while talking to us and explaining everything in fantastic detail. At the end they had printed out pictures of the damages they found, presented in a binder and had downloaded the info to a website that explains and offers tips on repair. They also recommended great follow-up contractors that they had known and worked with for years in West Seattle. I have never been so impressed by a home inspection agency. Maybe I had the bar set low but still you could tell they loved each other and what they did. Awwww warm and fuzzy home buying fun.
