I had previously rated this service highly but that was before I learned that the inspector had completely missed or ignored the fact that the previous owner had sealed up the attic vents, which was openly visible to anyone checking the attic space. There was mold throughout the insulation in the attic since all of the moisture had been contained in there and I had to have it all removed and replaced and have someone remove the covers from the air vents. I cannot imagine how the inspector missed something so significant and it cost me a great deal of money to repair it. read more

George didn't lift the mat because it was a NON-EXHAUSTIVE INSPECTION. Due to this inspection, he didn't notify us that there was a significant crack in the shower floor that was hidden underneath the mat. After we moved in and found it the day of. We contacted Boggs Inspection the following business day. George said he wanted to schedule an appointment to come in and inspect the crack and have us fill out a claim form. We did so, however, the more we moved forward with this. The more Boggs inspection backed off and no longer wanted to help us. George contacted the owner and basically chalked it up to being a NON-EXHAUSTIVE INSPECTION and not their fault so we should just default to the insurance claim. We tried to call them to discuss this, the receptionist screened us multiple times saying that George and the owner were unavailable. If you want to have a terrible lazy inspection company, come to your house, I recommend it. PLEASE PLEASE PLEASE find an inspection company that stands behind their inspections and read the fine print of the contract they have you sign. They missed several major issues with the home inspection I wasnt able to be there for. They wont take responsibility for any errors either. There are major issues with the roof and with a rock fireplace coming down through the foundation. The missed repairs will end up costing me about $20k to fix. They offered to give me my $600 back, then offered to double it and give me $1200. Now they are refusing to give me the information for the E&O insurance they carry. We bought a house one year ago and had Boggs come out to inspect it for us. A week ago, we had a carbon monoxide leak in our house due to the flue system being incorrectly installed by the previous owner of the house. It was pushing carbon monoxide released from the hot water heater and furnace back into the house. After the energy company, a plumber, and an HVAC employee came out to look at it, ALL 3 claimed that the venting system was VISIBLY not up to code. We filed a claim with Boggs including pictures and got DENIED because we did not discover the issue within the first 100 days. Bill Ryan did the inspection for us. this was the second home we'd purchased and this inspection seemed far more through than the previous purchase had been. Boggs home inspection services was alright. They seem knowledgeable and are nice people but I've had another inspector who was more thorough. The written report from Boggs was 30 pages long and over half of it was disclaimers about whether an area of the home could be inspected or not. They spent a little over 2 hours at my home and probably 30 minutes of that was them explaining their process and updating notes in their computer throughout the inspection. Maybe I was spoiled by a previous inspector, but I expected more for the full price paid. They did inspect the crawlspace and attic which was much appreciated. They provide homeowners with a couple of extra perks such as a portfolio of trusted contractors for repairs or services when needed. They also provide a 90 day warranty following their inspection. People should also know that they automatically enroll you in a Homeowner's network that provides homeowner advice when needed. This also includes providing information to third parties who will call and make an effort to sell you a security system or other home related items. This may be a pro or a con depending on your needs. read more
