I've lived at The Morgan for a little over a year and consistently have great experiences with maintenance staff and front desk staff. It's been the easiest apartment living experience and when my lease came up for renewal, I was able to find an option that was similar in price to my current rate. The grounds are well kept and the amenities are great. Only slight con is the Amazon Hub Lockers go down sometimes - but that is out of the control of desk staff. Living here has a bunch of ups. But one of the reasons I won't be renewing my lease is the lawn care. They are out here, no joke, from 8am to 6pm Monday through Friday. You can't sleep in. They use loud machines that can be heard from miles away. Since April, it is practically an every day thing. I contacted management, and they were really nice. Stating they have 40 acres to maintain and it 'shouldn't be every week.' Last week was every day except Friday. This week they were only here a few hours Monday morning, no Tuesday, but here again Wednesday at 8am in the morning and as if now it's nearly 2. They did the lawn last week, so they are out here trimming and blowing the leaves. It's really excessive for no reason. I am a school teacher and would love to enjoy my morning coffee on my porch, but nope. Got loud machines ripping through all the time. I lived here for 2 years while I was a graduate student at UNC. Pros: -Pool -Trees and quiet atmosphere -Exercise room Cons -WAYYY overpriced for the area. WARNING: you can find more affordable and nicer apartments near by Side note: when I wanted to extend my lease for an extra month, they charged me double rent even though it wasnt being rented at that time. Not very nice for a loyal resident -unhappy and unhelpful staff -nickel and dimed- on my last bill I was charged for keys (which I had returned) -Pool can be full and loud during popular times -Break ins - break ins were frequent especially around the holiday. I knew several classmates had their cars broken into and one had someone enter their apartment. Very scary. The complex won't let anyone know about this or provide any security measures -Lack of security in parking lot and around the complex, I often saw sketchy people loitering around (perhaps to later break in) Word of advice: Check out the new Alta Blu or other complexes. Some, such as this young single parent faced $400 monthly price increases when her lease was up. These people are all about nice nice showing and leasing apartments, but reluctant to do much of anything else after the lease is signed. And when you move out, you will be billed for "Wrinkled/streteched carpet". That's a sign of either cheap carpet, or carpet that was overstretched by the installer when tucking the edges and corners. Try disputing the charge for "Stretched carpeting" and you will be turned over Genesis Collections agency (Who is also a big sham) They are not in the business of negotiating either, and eventually ding your credit report. You were warned. Many were asked for great reviews AFTER a a positive experience, so read them with some realistic skepticism. The only positive I feel worthy of mention was the maintenance crew. I do not recommend the Morgan. I've been here for at least 5 years and have not had a great experience. Management has had it's ups and downs, and overall, they have been more concerned about making residents comply to their rules than making this a great place to live. Their latest email asking me to renew my lease was the last straw. Keep in mind that my rent for a two bedroom started at around 1200 five plus years ago and subsequently increased in the $50-100 range yearly. This year, they increased my rent this year by $400 to pay $1900 a month. Not only that, their month to month quote was $9000. Let me repeat $9000. Now that is just dehumanizing. If this is how you treat your long term residents, than I don't know what type of world we live in these days. They couldn't even get my move out date correct. Sigh. read more

My husband, daughter and I lived here for one year. We have lived in three previous apartments, and this was the best. Pros: - Excellent, thoughtful management. The manager even lives in the apartments. - Beautiful new gym and pool area. The gym has vaulted ceilings with wood beams, and each elliptical and treadmill has its own built-in TV. - Our daughter loved the playground. - Hardwood floors, granite countertops, washer/dryer in each apartment. - Friendly neighbors. It seemed to me that about half of the residents were graduate students and the other half were older professionals. We made lots of friends. - Smoke free community. There is no smoking inside or outside in The Springs. Cons: - The master bedroom of our first floor apartment was located right outside six very loud HVAC units. - Since the units have hardwood floors, you can hear people walking in the apartment above you. - Dogs are permitted, and even though the management provides plenty of dog waste bags and trash areas, a couple of residents don't pick up after their pets. read more

I lived here for just under two years. Pros: Great gym. Good running. Close to I40, close to southpoint mall, close to harris teeter, close to a gas station. Very clean grounds (with the exception of the garbage periodically getting dumped into the middle of the road). I lived further from the pool so I didn't get a ton of "partying" noise. Very, very pet friendly. The dog park was great for our dog! It feels safe. Cons: the biggest con for me was the customer service in the office staff. Sydney being a notable exception, the staff get short with you really quick. They're not crazy, just not super happy to help or listen to residents. My most notable experience was a being sent home because someone didn't want to pull my package till it was "organized" and they emailed me. This was irritating because I had paid for one-day shipping and after leaving for work, I wouldn't be able to come back for another day. But if you don't mind having your mail held hostage for a day or two, this shouldn't be a major issue. The walls are thin, so you can hear your neighbors' TV when it's turned up. This only became a real issue when one of my neighbors bought a dog that barked constantly. it would wake me up. read more

Lowering my review because apparently, it is standard practice to install fluorescent floodlighting outside every single apartment that faces the tennis court and not make it motion activated or have it turn off after a particular hour, and to install such lighting without consulting residents on their opinions of this new "feature" that makes it impossible to sleep if you live in an apartment that faces the tennis court. This lighting is so bright and so frequent that even with blinds closed, it is disturbing to sleep. I think it's totally inappropriate to make a change like this without consulting people who have already signed leases and cannot move out of an apartment that they can no longer SLEEP in! Alta Springs keeps offering "resident appreciation breakfasts" and events like pet photo contests - frankly I think they should move their efforts off of these kinds of trivialities and focus on service to residents. With the nearly $200 hike in rent prices I've seen during my time living here, I think we deserve at least that! read more

Decent apartments. Terrible residents. Whatever you do if you live here, never expect to get any sleep if your building faces the pool. There are always students partying in there. They do not obey rules and stay in the pool past when it is closed. The leasing office does nothing, just tells you to call courtesy patrol. These residents are disrespectful and inconsiderate. I didn't think I could love this community any more but then came the renovations- Wow! The Morgan at Chapel Hill is the best apartment complex- its pet friendly with 2 dog parks, convenient located to everything, the grounds are meticulously maintained and the pool is amazing. The staff is so helpful and friendly but my favorite thing is the Amazon Hub where I never have to worry about my deliveries. I travel for work doing year long projects. I found Springs of Chapel Hill and it is by far the nicest apartment I have stayed in. Unique wood flooring that looks very authentic. Top notch marble counter-tops and stainless steal appliances. Extremely nice cabinets and wooden blinds. I had the luxury of being the first to move into one of the apartments, so the carpet was also new. The washer and dryer is stacked and better than the one I have in my house back home. I was here for a 12 month project that turned into 17 months. I had to change my lease many times as I never quite knew when I would be done. They were very accommodating. Of course there were some fees, but they kept me from having to put my furniture into storage and move out (my notice of staying was last minute at times.). This also gave me the opportunity to live in a couple different apartments. If you go with a one bedroom...pay the extra few bucks for the larger floor plan. It's not a lot more square footage, but the layout is so much nicer. Given my ever changing move out date I also spent a lot of time in the office. I won't use there names, but the gal the signed me up remembers me by name every time I go to the clubhouse. One of the newer employees is also very attentive and friendly. This has been the best experience I have had in 15 years of corporate travel. The price is a bit higher, but definitely you are getting more bang for those bucks. My deposit was not a months rent...was lower. That helped balance it a bit. Overall...take a look at this place for sure. read more

I just moved out of The Morgan at Chapel Hill (previously Alta Springs) after living here for 3 years and I have to say I will definitely miss living here. I highly recommend this apartment complex based on my experience. Here are the major considerations you may have for finding a place to live in the area. Category 1: Value Review Score: A- (Excellent) Summary: Very reasonable price considering the significant drop off in quality as some nearby places, such a Finley Forrest, or significant increase in price at others, such as Meadowmont. It certainly is not the cheapest in the area, but the increased price is well worth the money. The only reason why I didn't score this an A is that they do increase the rent when renewing your lease, and sometimes this is by a significant amount. There is also a mandatory trash fee of ~$30 per month and the utilities in these units are somewhat expensive (~$70-120 per month), but at the end of the day we felt these were worth it. Category 2: Location Review Score: B+ (Good) Summary: The apartment is nearby to a gas station as well as a Harris Teeter which is convenient. Additionally, it is walkable to the Friday Center which means you can take the free public buses which run to campus. Lastly, it is very close to the entrance to the 40 which makes getting to/from Raleigh/Durham much easier. One major downside of the location (and hence the score) is that because the driveway is long, and neither the driveway nor the nearby street have a sidewalk, the walk to and from the Friday center (~15 minutes) is not the safest . Category 3: Amenities Review Score: A (Outstanding) Summary: The amenities at this apartment are truly what makes it great. The gym has everything you would need and only occasionally gets busy, I found it to rare to wait long to use the weights and/or treadmills. The pool/pool area is outstanding, is very well kept, and was rarely closed while we lived here. It also has 2 large gas grilles which are free to use as well as an outside television. The lounge has a free coffee machine as well as a pool table both well kept. This place is also extremely pet friendly as it features a dog park and many of the tenants have dogs. Lastly, they also have a port for a car wash with a vacuum. Category 4: Apartment Features Review Score: B+ (Good) Summary: Our apartment was on the third floor of the 8000 building and some other buildings/units have been more recently renovated so perhaps others are newer/nicer. Despite this, we felt our apartment was very solid and we don't have any major complaints. The appliances are fairly new and the cabinets/bathroom/lights/etc we are all in working order. Our unit had carpet which I believe was new when we moved in and I'm fairly certain they replace these when tenants move in/out. We did require some maintenance (see below for review on this), but this was not troublesome/inconvenient for us. The heating/cooling system in the apartment worked fine but was somewhat expensive since the summers here are brutal and we were on the third floor. Lastly, they now have an amazon locker/package delivery system which is very convenient and makes this process quite easy for arriving packages. Category 5: Customer Service Review Score: A - (Excellent) Summary: We found the individuals who run the office here to be kind, pleasant, and straightforward. Some of the reviews of this complex have commented that they are rude, but we did not experience this in the three years we lived here. In particular, the service workers who fix issues with the apartment are outstanding. The online portal for submitting tasks is easy to use, and they are often responsive the day of or the following day to resolve issues. The team does a good job updating residents of ongoing events and/or updates to the complex, and in my opinion they do a variety of things to make lives easier for residents. Examples of this include having a Christmas tree pickup after the winter holiday, hosting events, and having food trucks. Other Stuff (I ran out of space on the review): Moving out was simple and they didn't try and rip us off with cleaning costs (we cleaned fairly well), other tenants were nice and a mix of young professions, students, and families, the cell reception was good, water pressure in showers excellent, and parking is readily available. Overall this is a safe, family-friendly, economical, and easy place to live. We moved out because we were moving from the area, but if we came back to this area we would definitely live here again. read more

I've been living here for about 4 months and have had a great experience. The staff has always been friendly and followed through quickly with every request and question I've had. My apartment is in great condition and well updated. The grounds are kept extremely well as are all the amenities provided. The pool, gym, and wifi lounge have all been redone recently - they're really nice. A lot of grad students do live here but it's still very quiet and a great place to live. Alta springs is a nice, "luxury" apartment complex in the CH area. There is little luxury about it, but compared to the dumpy student housing options in the UNC area, it is nice. Although the rent is quite high ($1600 for a 2B 2B) it is nice to have access to a pool, grills and a hotel-style fitness center. It is not too far from campus but you need a car to get around. However, the units are not awesome when it comes to noise. I get a ton of road noise , as well as footsteps from the unit above me and can easily hear students partying in other units. The frontdesk is hard to work with, and sticks to their silly rules without consideration of why the rules are in place and how it may negatively impact residents. Overall, its nice if you dont mind a commute, a bit of noise, and living in the woods. read more

Terrible office workers. Maintenance staff is great, but other than that I found everyone who works at Alta to be uncaring and unhelpful, and the apartments are extremely overpriced. Our apartment carpet was disgustingly dirty, as were the floors. I would have assumed they would clean before we moved in but if they did, they did a horrendous job. Update: Since I wrote this review my lease ended and I moved out of the area. I wanted to write this update to say that everything went smoothly in my process of moving out, which made everything easier! There were no hidden charges and the entire process felt very fair. I do miss Alta Springs and regret that I had to move! Would definitely recommend living here. I've lived here for 2 1/2 months now and still love it. All of the appliances in our apartment are new and stainless steel which isn't essential but it certainly adds a nice touch. It seems to be pretty solid construction so we have only heard our neighbors once or twice and it was pretty muffled. I am impressed by how dedicated the staff seem to be to improving and updating the complex. When we have had maintenance issues they have been quick to respond and the people in the office are friendly, too. I'm not sure about charging fees on the way out since I still live here but the staff seems pretty reasonable so hopefully move out will be painless. It's a great place for pets; the dog park is a nice feature and there are waste stations everywhere. Compared to other complexes in Chapel Hill this one seems to be a nice and affordable option. read more

A big corporation that tries to swindle every dollar out of each tenant. The management is incompetent. I had to sign three leases because they kept putting me in a unit that was already booked. They add a clause in the lease that if you don't tell them within 60 days of move out that you are leaving you have to pay another month rent. They conveniently forget to tell you at the end of the school year. They manage to send out several emails a week for other non essential reasons. Don't let the pool fool you. It is nice for a month but this place isn't worth the price premium. Find a place on campus or near the bus route. I don't know why anyone would live here. read more

I recently toured the place with a couple of buddies that live there. Great amenities!!! Also, got to see the new gym that is about to open. It looks great, has brand new equipment, and ton of machines. The only question/concern that the gym goers at Alta Springs mentioned to me is that it might not have that many free weights and that the heaviest dumbbells only go up to 50 pounds. I really hope that they invested in some heavier weights. Thoughts?! Otherwise, this place it great and with this new gym I can't imagine a better place for the price. read more
