zero stars if I could. warning to everyone that is considering living here: they WILL take your entire deposit regardless if you literally spend hours cleaning. we lived there for 6 months and took our entire deposit and are demanding more on top of it. it may look appealing from the outside, but just know that you will be paying for everything when you move out. by far the worst experience I have ever had. multiple times they made me feel guilty about forgetting my mail key or help opening my garage door. "oh you left it? oh you don't have it? hmm ok". shit happens. you are WORKING. you are getting paid to help me open my garage. help out your tenants without making them feel like they are stupid. word to the wise: don't live here. oh and props to you GreyStar for finding a way to have zero overhead costs for renovations. must be nice knowing your previous tenants are paying for your future tenants new carpet and wall paint :) read more

I lived at the mosaic for a little over year and on top of all of the things that went wrong during my time there the cherry on top was not getting my full deposit back. My wife and I were one of the first tenants to move in. I will say that the location of the building is great and being right by the collection has many benefits. Regarding my experience, be prepared for the fire alarm to go off numerous times. During my time it went off four times between the hours of 12 am and 5 am. One of them was a real fire caused by my neighbors across the hall. The sprinklers went off and the fire department could not shut the water off because a pipe burst. The water partially came into my house and the two below units. Those tenants had to move out for over a month while the repairs were completed. The units next to stairwells are very loud due to the door slamming shut. After asking managment to fix it five or six times we stopped asking. Nothing was ever done and we never saw them work on it. My dog was let out of the apartment during one of the many times maintenance had to come into the unit without my request. I was told they found him on another floor and begged me not to tell Managment. Looking back I wish I had. Being nice with Managment gets you nothing. Moving out: Managment recommends that you do a pre move out inspection. We scheduled our inspection for 11 am. At 11:30 we called and were told that someone would be there shortly. 15 min later someone finally showed up. During the pre inspection a few items were pointed out that needed to be addressed. Specially a few scuffs on the walls. We moved out and the following day came back to clean. We spent 10 hours cleaning including removing each shelf in the refrigerator. We moved the fridge and oven to clean under it. We painted walls and baseboards, and doors to ensure that we would get our full deposit back. We addressed every item that was pointed out to us during the pre move out inspection. After we moved out we received a notice that we were being charged a cleaning fee and paint fee. After multiple emails and calls I was finally able to speak with the manager who basically told me there is nothing he could do and if I were to sue he would be happy to see me in court. He was also kind enough to inform me that many people have threatened to sue and they're not afraid of the court system. Like most of the reviewers here I would suggest you stay away. read more

Lived here for a few months. We were shown around by BJ, the manager. He seemed entirely bothered to even show us the apartments, which is strange considering that is his job. The apartments were pretty empty then as well so you would think he would show some enthusiasm and try and fill the property. While we were being shown the apartment we asked where our garage would be located. He said directly underneath this block and when we walked past the row of garages said it was one of these and there would be a parking spot in front of it. Then came moving day. When they gave us our garage number it was in a different area to the side of the garages we were told would be ours. Not a big problem except the garage was smaller than the other ones and did not have any parking spot in front. So we would be paying the same price for a smaller garage and no spot. We complained about this of course as it was not what we were told and BJ straight up lied saying he never told us where our garage would be or that we would have a spot in front. He even tried to call us liars! Dishonest from the start. After much arguing he agreed to switch our apartments. Of course this meant we had to deal with all the address changes that come along with moving again for a second time (including setting up cable etc.) and that the new apartment was not clean. Of course he didn't offer to send a cleaning crew to clean it or anything. It was absolutely filthy from the building work. Literally covered in black dirt. There was dried chewing gum in the cabinets as well. So we had to try and clean it enough and move in at the same time. Not to mention that the elevator that accessed the apartment was off limits for the first half of the day. The actual apartments were crappy. The cabinets were chipped and scratched. The AC never worked from day one. They were constantly coming to do random repairs, switch things out etc. not considering how much it was invading people's privacy. If you aren't ready to open don't be greedy and open!! Then there was an ant problem. Fair enough but the people working the office were incompetent. They scheduled the exterminator to come on a day that he doesn't even work so there we were waiting around for him for nothing. They seemed completely oblivious to the fact that residents had their own lives and jobs and thought that inconveniencing residents, causing them to take days off work for no reason, was no big deal. Then when we rescheduled he didn't turn up. When we went down to the office to try and sort it out and ask if they could at least phone him they said and I quote "Ooh do you think I am allowed to do that?" He ended up coming after we insisted they phone him just showing if they used some initiative they could solve problems. BJ also moved the gas heaters from the pool area onto his private patio to host his friends and would walk around the complex smoking in areas where it was prohibited. Very unprofessional. Moral of the long story, don't move here. And advice to the owners of the complex - get new management. read more

I lived here 3 years and it was a lot of fun. Great amenities (fitness center and heated pool). It's right across from the collection so all the fun is steps away. In the beginning I dealt with a manager who lost my check twice and tried to charge me a late fee until I challenged her to check her surveillance cameras to prove I paid and she gave in after that (shady). She was terrible but she's gone so that is a huge plus! The new office manager is great and very sweet. The main headquarters however, I wouldn't trust. My final inspection was great and all I had to pay was cleaning services and carpet cleaning. Since I lived there 3 years they said I didn't have to pay for paint. When I got my check it was a lot smaller than I was told and someone in the office said it was final utility fees, but on the breakdown they mailed me the fee was for paint. I was so disappointed as I left on a great note so the stars are for the new management at the location and the maintenance guys who've always been great since day one. I would suggest to always get everything in writing and if you pay with a check get a receipt. read more

I recently moved out of there - and wrote this review in the middle of the night, when drag racing cars and am ampitheater were blaring at 1 AM. I didn't submit this at the time, so its an oldie but goodie .. read on: "As soon as the weekend comes, it is impossible to sleep because the unassuming park literally right next door is turned into an amphitheater and booze park. The large booming can literally be felt as your apartment shakes and rattles, and your eardrums take the brunt of it. As long as you sleep between the hours of midnight and 10 AM, no more and no less, you will have a great experience here. I was excited when Riverpark cleared out an area just west of Target and made it a grassy steppe. I thought that would be the new amphitheater. But of course I was wrong. The location makes it impossible to live here. And oh by the way, you will need to wear shoes because the floors have zero cushion whatsoever. As I am writing this I have a splitting headache from the constant pounding. Make it stop for the love of God! On top of everything else, the Target parking lot next door is where the Fast and Furious team meets to demo and then race their loud muscle cars down Danvers River street, a tiny side street that is about a half mile long between 10 PM and 1 AM every week night. Now, on the bright side there is a Whole Foods within walking distance, just don't get hit by the kids plowing down the side street next to Target doing 90 mph." read more

Great apartments! Fully secured, great gym, great staff, brand new! Great layout and beautiful grounds. Love that it's right across the street from The Collection with Whole Foods, the movie theater, Target and all the great new shops and restaurants! Easy access to the 101 freeway! Great places to walk, ride your bikes and visit all the parks! LOVE LOVE LOVE how Riverpark is turning out! Oxnard is revitalized! Very new! Infact I think it's only at 35% occupancy and some construction of small things still going on. But I love that we are the first in this new place and how they are implementing cool stuff, like yoga classes and spin classes and dry cleaning pick up etc. The gym is state of the art! The pool is awesome and the fire pits are cool! The clubhouse is so awesome! YOU GUYS DID A GREAT JOB! Only been here 1 month, but love it so far! read more

The apartment seemed nice and everything is brand new but there were a few things that really brought this place down: 1) lived here for 6 months and they tried to raise the rent $200 2) maintenance people were in my apartment "fixing" things that weren't broken every few weeks, very intrusive 3) barking dogs next door and loud people running around the hall ways, they eventually had so many complaints they hired security guards three strikes, you're out. I moved as soon as my lease was up. Also, they took most of my security deposit when i moved out even though there was no damage to my apartment, I didn't hang anything on the walls and no carpet so... ya. living next to target and whole foods was nice though! read more

Apartments on the second floor can hear the walking and talking on the third floor. The garbage rooms aren't kept clean, the car entrance gates are always breaking down, the kitchens are made from particle board. They raised my rent $345 after a one year lease . I've explored many apartments and mosiac by far is the best ! The apartment complex feels like your living in a resort! I have been living here for the past 4 years and I have no complaints. What makes a good apartment is also the staff. The staff has good energy and are super nice . Auggye from maintenance is absolutely amazing ! Brand new apartments but terrible management. Eventually the grounds will age and tenants will only be left with subpar management. My roommate and I just moved out, scheduled our walk through for 130pm, showed up at 115pm, promptly notified the staff and watched as BJ had his "team meeting" until 145pm. He apologized for his meeting running late, but I'd ask why a walk through was scheduled to be double booked with a team meeting. This is just one example of what you can expect if you decide to live here. The tenants are second to this apartment complex taking your money. We also had multiple discrepancies on our close out statement, each of which seemed to be more of a nuisance for BJ to discuss with us (I think that's his job?) rather than being met with simple customer (and human) courtesies. BJ reminds me of a kid who was picked on in high school and now holds a position of menial power and can't wait to get back at everyone. Like I said before, this is a brand new complex and is currently in great shape. Eventually that will wear off and tenants will only be left with poor management. It's true, after moving out, they do take your entire deposit away, despite how clean you leave your apartment. My husband and I lived at the Mosaic from opening until about end of 2014. Overall, the main reason we liked this place was the location. Walking to Target and The Collection was a definite plus. The gym and swimming pool were nice amenities as well... BUT the cabinets broke easily and we could hear the people above us all the time. We finally left because the rent increased $400 (from $1575 to 1900+)! That's insane!!! Another major issue was our apartment began smelling like a Las Vegas casino, and NO--we aren't smokers. We complained three times about the CIGARETTE SMELL and management said they would look into it, but the issue was never fixed. We think someone was smoking in their apartment and/or smoking on the patio and leaving their sliding door open allowing the smoke to travel down the vents. So beware of that, especially if you do not want to sleep/eat and inhale second hand smoke all the time! Also, we scheduled out our move out inspection ahead of time, and the inspection guy NEVER showed up. So I took off work for NOTHING. Very disappointing. read more

Mosaic at river park is a dream come true. The apartments are wonderful. The building is fully equipped. Great pool, gym, patios with grills, and a club house. Just across the street is every type of store you could ever need. What makes the place stand out is the staff. Taylor and Dee and spectacular. I have never met two more caring, fun and dedicated individuals. They really go the extra mile to make Mosaic a place you can call home. read more

I live here at the Mosaic at River Park apartments. I absolutely love it here. Charo in the leasing office is the most friendly person you could ever meet. I'm on the second floor, we have a trash room. I love it because I don't have to go downstairs to dump my trash. There are elevators in the building that make it possible for those in wheelchairs to have access to any floor. The pool and jacuzzi area has the most amazing gas fireplace. I love sitting by it while I enjoy the lovely Oxnard weather. They are on top of things here. The staff is constantly cleaning. I feel like I'm living at a resort style hotel. I read some other reviews on here regarding noise. I don't know what they are talking about because I am on the second floor and it is so quiet. The only thing I hear are the noises I make. The rent here is great for what you are getting. It's not the cheapest rent but you definetly get more then what you are paying for. I plan to be here for 2 years. You can't beat the locatio. Target is right accross the street, and who doesn't love Target? read more

After we moved out they charged us our ENTIRE deposit even though my husband and I spent an entire day cleaning and left the place spotless. This place is a bunch of crooks, the manager of the office lives there too making it a very awkward environment. He has friends over at all times of day/night, house reeks of drugs and alcohol making everyone around feel very unsafe. This place is really nice and kind while you are living there but as soon as you express interest in leaving they get real nasty and unprofessional. If I were looking for an apartment in Oxnard, I would go with a larger management company that has accountability and processes in place. read more

they are crooks. literally highway robbery. they do nothing but take your money to prepare the units for their next tenants. things that normal landlords would consider business expenses....they put that on their renters to pay. everything breaks. the entire apartment is put together with the cheapest quality of everything. also be prepared to be locked out of the gate as it breaks every 2 days. AND be ready to be woken up at 2am every few weeks by a "faulty fire alarm". my advice stay as FAR away as possible. read more

The comments below about transactional, unfriendly and horrible management are VERY TRUE; cannot be bothered to help their tenants. Also the top floor issue because of noise is also very true. I was attracted to the apartment complex because of how modern it looks, it's the ONLY complex in the area with an elevator and the amenities. However, that is where the living enjoyment ends. The apartments are not fantastic. VERY cheap. You can smell and hear everything between apartments and management does not respond to requests to fix. I have had to seek advise from an attorney as I'm considering breaking my lease. Also, the area is not as safe as they would have you believe. They complex is gated. However, they leave the gates open all of the time. Several cars were broken into overnight inside of the apartment complex. There is a security company but they apparently don't patrol the apartment complex. It's extremely disturbing. Also supposed to be no-smoking yet people are constantly smoking. Counting the months until my lease is up. read more

Upon meeting Charo Abernathy at Mosaic I was made to feel very welcome. Charo was well versed on the features and amenities offered at Mosaic. Charo gave me a tour of the property and showed me a few available residences. I was impressed. I thanked Charo and advised I may be back in the afternoon. I returned later that day and had the pleasure of also meeting Tiffany Swanson. Tiffany was equally friendly and well versed on the property amenities and features. Tiffany showed me a residence I was most interested in and I decided Mosaic was for me. The security and overall feel of the property appealed to me. Charo and Tiffany truly were a big part of the reason I chose Mosaic. They both were professional, welcoming and knowledgeable. I look forward to an enjoyable stay at a place that has a great gym, great ambiance, within walking distance to shopping, theaters, restaurants and also has an awesome property management team. I wish I can give this place a zero star. They don't even deserve 1 star. the worse apartment I ever lived in. The managements pay very little attention to your concerns. Nobody seemed to care about apartment security, noise issues, fire alarm, and ants infestation. Forget about privacy if you choose to live here, they will enter your apartment every so often. Once you move out, don't expect to see much of your deposit. They will charge you for everything, don't bother cleaning the apartment. read more

Moving is difficult enough without other stressors; but with Tiffany and Jordan helping in the process; it was completely smooth sailing. They were so helpful and kind and they continue to be so. Reasons NOT to move here: 1. Management is a joke. No accountability, disorganized, and unprofessional. 2. Price. I don't care how new or close to The Collection it is, this is Oxnard, $1800+ for a 1 bedroom is ridiculous. 3. Noise. You will hear everything: your neighbors upstairs, barking dogs, slamming doors, cars zooming, drunk college brats and their guests 4. Fire alarms (in your bedroom). They will go off at the most unholy hours of the night and disrupt your sleep and they are painfully loud. This happened at least four times while I lived here. 5. Intrusion of privacy. Management will claim they have to inspect something insignificant and will give you a day's notice. Sometimes they will tell you one date and time, but do it on another without your consent. If you happen to be at home, sometimes they will assume you are not and just barge in without knocking. The number of inspections they have to do makes you wonder why so many things are wrong and built in such poor fashion. 6. Lack of security. One of the gates has been broken and left flung wide open for about a month - which sort of defeats the purpose. Another gate never seems to close all the way. And this is Oxnard, people get shot down the street. Reasons to move here: 1. If you moved here for your job and you can afford it and don't want to live in the dumps and this seems like the best option based on simple observation. Update: Mosaic has been extremely unprofessional with regards to moving out. They do not follow their own policies. For instance, for the move out inspection they will do and charge you for whatever they want so don't expect to see your whole deposit back. They are also required to provide you with an itemized list of what they are charging which they have failed to do. Also - Beware of Future Positive Reviews: Mosaic has started offering discounts off rent (payments) to people who write positive reviews, which probably goes against some Yelp policy on being an ethical business. read more

After a short stay at the Mosaic Apartments, I would describe the experience as dismal. The location, adjacent to the Collection, is choice, but the upside ends there. We had ants in our apartment from the first day, and they persisted for months. The response provided by management was largely ineffective, and included a brief visit from a gruff, surly pest control employee and one of the maintenance staff handing me a can of Raid. The "security" gates are essentially inoperative, in that they either stand open or the latches do not function. Homeless people wander the complex at will; starting fires in dumpsters and stealing parcels that have been delivered to apartment doors (I witnessed this myself one day). The fire alarm system goes off frequently - particularly at 1 AM. Then there is the letter I just received in my door, stating that I must pay my rent or move out. A fair request, excepting that I had paid it in the office five days earlier - on time. The complex has good potential, but is frankly ineptly managed. read more
