Because of this botched appraisal and them refusing to redo it or refund it, we now have to have a new one arranged, pay for it, and pay for proper research to supply the new appraiser. I told him I needed to know how much the rear of our property would be worth if it was split off into a lot having the ease of access with curb and gutter and utilities already running right next to it. He said for $300 more he would do a deep dive into it to see the value of the potential lot. He spent a total of maybe twenty minutes at our home. A couple of days later I got an email of the appraisal and no printed paperwork. His so called deep dive just included recent sales of subdividable properties that I was already fully aware because they were easily brought up on the internet with just a simple search which told me nothing. He charged me $900 for what I feel he spent probably and hour on the internet and twenty minutes at our home. When I complained about it he told me he would have to spent a lot more time on it to give me what I needed to know. If he wasn't going to do more than just review recent sales that I already knew of that were not at all similar to our property why did he take my extra $300? I also would of had to print this appraisal up myself since it was just sent in an email, which I didn't because it was useless to me. I feel I just looked like an easy mark.
