He checked the obvious and the obscure. This will be the first time I owned a home outside of California. As I am not familiar with the requirements of seasonal extremes, Kevin pointed out items that had been "Winterized" and what was needed to be functional in Spring. When Kevin was finished, he walked me through the house and reviewed each section in the report, making note of items that are in need of attention and often how to correct them. I got lucky buying a house in good shape. If that were not the case, Kevin would have provided me with what I needed to know and what needed to be done. And in the end, I'd have Peace of Mind.

There was blue painters, taped, wrapped around the vent that was supposed to exhaust outside. I pointed this out to him and he said don't worry about it. It's just cosmetic. If you don't like it you can take it off. Well, it turned out that the heating system was completely done illegally. When I moved into the house the first night that I spent here with the heater on, I got very ill and my dog got very ill. I had to take her to the emergency room the next day and I had to go to urgent care. We were both suffering from carbon monoxide poisoning. I had a heating company come out. They immediately shut it down and said that they could not turn it back on until it was brought up to code. As time went on, I found many other things that he overlooked. The plumbing in the main bathroom was put together completely wrong when I took a bath it flooded the garage. There was a room in the basement when it rained it flooded. The whole back of the garage flooded on the first rain. I had to have an electrician come out and fix some of my breakers. They had them taped so they wouldn't pop. One of the major beams that holds up the corner of the patio was not anchored to the cement. So to fix everything and bring it up to code has cost me over $10,000.
