    Would not recommend using this group. As a renter they broke the lease consistently by not giving 48 hours notice.

The owners run a top notch company that excels at communication and meeting the needs of their clients. They are knowledgeable about each property and the area. The rental process -- contract and all -- is handled efficiently and with expertise. Their website is organized very well! They promptly answer my questions before the contract is signed, prior to arrival, and while we are in the rental home. They take care of any concerns or needs you may have during your stay. They are available if needed. We just arrived home after a memorable week long stay in wonderful Narragansett. It was a great experience in a rental home that is a perfect floor plan and location for our annual family vacation. We are ages 9 months to 78. Much thanks to Sunrise Properties! We would not trust arrangements for our annual RI vacation to anyone else.

    Absolutely DO NOT recommend renting through Pier Realty…read more Back in March, my husband and I booked a beach house rental for the month of July. We were planning for some downtime during my maternity leave with our two-month old son, and my husband would be able to work remote. THREE days before our rental starts on July 3rd, we get a call saying that our booking fell through due to a "glitch with the booking software". We had booked with a paper contract and a check, so not sure how it was software that screwed things up... Pier acted like it would be no big deal, they could find us another house to rent, which was definitely not the case. This was high summer in Rhode Island, only a few days before the July 4th holiday, not to mention the rental market has been insane due to the pandemic. They sent us some shitty Airbnb listings and hotel rooms that were nothing comparable to what we had originally booked. We weren't about to spend a month in a tiny, kitchenless hotel room with our two-month old... Last but not least, we were counting on this rental for our main housing for July. So, instead of spending a lovely month close to the beach during my maternity leave, we ended up having to squat in my grandmother's apartment back in hot, noisy NYC. I will say that Pier did give us our money back, but regardless of that fact, obviously this isn't a real estate company that you can trust. Highly recommend going elsewhere for your vacation rental.

I have never in my life experienced a more disorganized management system between Sandra and the home owner. I rented this with 2 other students for the academic school year. Since September, we have put multiple work orders in and none of them have been fixed (it is currently February). we have kept up with this constantly, asking when each issue would be fixed, and the reply would be "___ has been fixed" when clearly still not working. Our door knob was broken preventing us from entering the house, so their "solution," after threatening to notify the fire department about the safety issue, was to remove the doorknob completely and put a piece of tape, yes I said tape, over the hole where the door knob was. not to mention this was in January when temperatures were sub 20 degrees. On top of this, the door was fine until the "management came" over break to fix the shower door which we also waited months to be fixed. Again we put this order in September and it was fixed in January. *** The biggest problem has been our dryer squeaking so loudly that we cannot be in the house while it is running. We have put multiple orders in, even had a technician come and order a part, however the owner refused to repair it because it "still works." We were told he is waiting until the dryer breaks then it will be repaired. Lastly, the driveway is destroyed. it is filled with pot holes at least 4 inches deep so with any type of precipitation the entire lot floods. Again we addressed this in September, has still not been fixed, so if you're into ice skating, come down for a nice skate when its cold. To reiterate, each reply is some sort of excuse and none of the issues are addressed. Don't waste your time, or money. Save the stress, and avoid being scammed.

They will take as much money from your deposit as possible with made up/fake damages listed. My roommates and I kept the house in good conditions and we were extremely surprised and disappointed to see another narragansett company corrupted by greed. You already overcharge for rent and your economy is ran by college students, would never recommend.

When the students moved in they had a broken oven among other things, they called AOR many times for many things, agency would send someone out who new how to fix nothing, and nothing got fixed. Talked to the owner Joe when I received the non compliance letter to find out what next steps are before I called a lawyer and he got very defensive and nasty on the phone and would not really answer any of my questions on how to proceed. Basically washed his hands of everything and said to wait to see if we get deposit back. We have already paid for cleaning and patched a hole. They are now stating that the hole wasn't patched to their liking and that we still owe for cleaning. The best part is that they want to keep the deposit because of "exterior garbage barrels: bagged improperly" (exact wording). So now we are all stuck in limbo until the owner decides if she is going to give our deposit back to us. Luckily, the parents are all on board with going ahead legally. In RI, if the owner does not give you back your deposit and you take them to court and if their reasons don't have merit, they will need to pay back double the rent plus all of the court costs. If anybody else out there has had issues, please let me know. Parents and children should not be taken advantage of because we are out of state. I see from many other comments that other parents have had to go to court to get deposits back. I am actually quite surprised they don't have any negatives on the BBB site.

    My husband and I were referred Rich from DeLong Painting by 2 friends who had recently had work…read moredone in their house by him, so we had already had an idea how great his work is. I initially contacted Rich via email and his response was prompt, which I love. He was very flexible when choosing a day and time to come to our house and give us an estimate. Right when he arrived, I could tell he was a great guy in general. My husband and I got along with him great and probably kept him longer than he anticipated because we were talking his ear off. We did have every intention of getting multiple estimates but he wasn't even back in his car yet and I told my husband we were hiring him and I "liked" his Facebook page before he even backed out of our driveway. It's important to have a good feeling about someone doing work in your home and he definitely gives his clients that! We purchased our home recently and could not love it more than we do but it did not get the TLC a home should have over the years by its previous owners. There were a lot of "mistakes" in the painting and walls that needed to be "fixed". We had so many marks, cracks, and holes that needed to be filled and Rich is so detailed oriented that we didn't even need to point some thing out to him. When he came into our home, he was so professional, set up his equipment and was so careful with our furniture and belongings. The colors we chose weren't drastically different than what was there already but when he was finished he cleaned up his things and it looked like he had never been there. The only thing left behind was an amazing paint job. Our house looks and feels like new. Right down to every detail and edge the painting is perfect. Rich is clearly someone who takes pride and great care in his work. I would recommend him to anyone and am telling you, if you're looking for a painter your search really should just stop at DeLong Painting.

She was very unprofessional and treated everyone in the party with great suspicion and distrust. Look elsewhere .. try Monroe instead (whom we have had wonderful experiences with). In my opinion, these people at Homestead are surely not good for renters .. and since in our case, they lost a very solid and safe rental for their client (house is STILL unrented), it is clear to me that they clearly are not representing their landlord's well either. While I am not supplying the details here, our experience mirrors Brian's and Rob's review (below) in many ways. We were very solid renters with all positive experiences in our past, in this very region, and it seemed that every opportunity to get more money from us would be taken. Also, some tricks were used that were not very appreciated. DO stay away!!

Property…read moreManager Ann Galvin was the root of most our problems, from day one blaming anyone but herself for problems with our house (despite being the one who.. you know.. is supposed to manage the property). She only gave us 5 minutes to look at said house during our showing and then demanded an answer on the spot, so we didn't get to actually evaluate the condition of the house. Preying on naive college kids.... so low. It doesn't seem like she uses the security deposits she regularly keeps (according to previous renters we spoke with who didn't get theirs back) to help restore damage, considering our house was disgusting and quite literally falling apart. We had to fight with her to get issues like mold and a total of 4 doors falling off their hinges fixed (among many other issues), and she complained every step of the way despite it being her job. The only time she did seem to want to do her job was when she was sending us rude, passive aggressive emails shaming us for requesting repairs (repairs that should have been done before we even moved in if her company cared about its renters or its properties). We did the majority of the work arranging repairs and services, so I'm not even sure what Ann gets paid for or thinks her job entails. Even then, there were multiple circumstances where the handyman she hired didn't even show up at the time we scheduled for him to do the repairs. We ran into more issues like her breaking RI renter laws and even her own lease many times throughout the year, such as giving us less than 24 hours notice before coming over instead of 48 hours. To get anything resolved, we ended up going through the homeowner himself, who was kind, helpful, and understanding despite the fact that he shouldn't have had to get involved. Renting through Homestead Properties was a nightmare, distressing, and at times unbearable. Do not use this company by any circumstances unless you want to be pulling your hair out all year, counting down the day until your lease ends, and be treated with no respect just because you expect the property manager to actually do her job. These are the least professional people you'll ever meet.
