Renters beware. This company DOES NOT REPRESENT YOU. They will claim they do and show and rent you homes but when landlord violate lease terms , rent houses that go under construction mid lease- the company will not defend your rights. they will back away and it is up to you to hire lawyers etc. I would never use this company again. read more

They communicate poorly. We have had many problems with our property, and they were very, very slow to answer our issues. We had to reach out multiple times to get a very short and snippy response. Overall, they are not helpful people whatsoever. It is interesting because they are only helpful and attentive when you are interested in renting out a property, but once you have signed the lease they are MIA. It is frustrating when all we want is to feel comfortable in our house. I would not recommend ever renting an academic property through these people. They are unprofessional and rude. read more

This company is unethical and unprofessional!--Known wasp problem In August, 2018, we arrived at a summer rental property managed by Narragansett Property Management. Upon entering the left upstairs bedroom, we noted a few stinging insects crawling on the floor--Did not use the room. The next morning, there were dozens of them crawling and flying at the windows. After my morning call, a young man with a spray can arrived. This was apparently a known problem. They sent an exterminator 48 hours after we arrived. The exterminator determined that there was a football-sized hive of European Paper Wasps in a vent space in the bedroom's walk in closet. He removed it-- from inside the house. Several dozen live insects persisted for another 2 days. They invaded the downstairs area. Luckily no one was stung during this dangerous event. Called NPM 2 more times to report my dissatisfaction with their treatment of us, and left messages on their emergency line. None of my calls were returned. Have heard nothing from this company. A SAD commentary on their execrable business ethics and lack thereof. Their behavior was unprofessional and unethical. No one should be subjected to a known wasp problem. I'm not a person to write reviews but I had to share this one because of how bad it was. Here's the scenario, it's myself, my wife and my 3-month-old daughter. Rented for 2 weeks. I'll start with Narragansett Property Management... Carly Fiorey is one of the most unresponsive and unprofessional realtors I have dealt with. First, on our way to the house, we called because we thought we were going to be late. After a few phone calls and text finally got a response on after a sent email. Took her almost 2 hours to get back to us because she doesn't answer the phone and the voicemail simply says, "please text or email and I will get back to you" I don't understand why no one answers the phone... When we arrived at the property it was unclear where we were supposed to park. I had to call back several times until someone finally answered to tell us there is a designated parking spot for the house around the corner. That is something that should have been communicated BEFORE we arrived on the property. Next, I spent the first 2 days cleaning and killing bugs. I expected to do some light cleaning when I got to the house, but I didn't expect to have to do a lot because it should be cleaned beforehand. Everything was sticky and grimy. Faucets, floors, walls (especially bathroom walls), shower, the inside of the toilet bowl was nasty. Ants on the floors, counter tops, and spiders in every corner. I emailed Carly to let her know the situation and she didn't respond or call me back. Instead, she sent an angry maintenance worker, who knocked on the door and came into the house uninvited, with no mask on, and proceeded to curse at me in front of my wife and daughter and tell me "I scrubbed this whole f*cking place with bleach". I tried diffusing the situation to get him out ASAP because I didn't want to deal with his anger. I never heard from Carley AT ALL for the rest of the trip. Not even for a follow up. The property... The post is misleading, PICTURES ARE MISLEADING. It is not a 1 bedroom; this is a studio. No headboard on the bed. Everything is one room. Pictures are nicer than the actual place. Bathroom is gross. The right side of the cottage is missing siding (probably why there are so many bugs). Walls need to be cleaned and painted, they're sticky. The washing machine/dryer ruined some of our clothes and daughters' clothes. This is in addition to the uncleanliness and the bugs. The people next door... You have to share the grill with the people (I guess the owner) next door because they don't have their own. On the 4th of July, we had some friends over to grill, but before that, the people next door asked if they could use the grill when we were done because they didn't have their own. I said I didn't know when I was going to grill, so I don't know when you can have it. They asked me if I could give them a time. RIDICULOUS. I'm renting the house and the grill; I have to rush to cook because the people next door doesn't have their own grill? Needless to say, I accommodated and cooked early. After we were done, they moved the grill and didn't return it. The owner also decided to schedule the cable company in our second week to fix the internet. They didn't give us any heads up until the cable guy arrived. Although we didn't have any issues, it was on the owner's end. They needed access to the cottage. We were on our way out the door to go to the beach and instead we had to sit at the cottage for over an hour because the cable guy was coming in and out and all of our personal items were out. Thanks to the owners for scheduling this mid-morning on a perfect day for the beach (sarcasm)! The only positive thing about this rental is the location to the private beach... THAT'S IT! I will avoid renting through Carly and Narragansett Property Management again. Been renting up here for 12 years straight now, ill stick with Durkin or Ann O'Brien or any other private renter. They're more reliable than Carly and NPM. read more

We rented a house for three weeks and from the very first day we encountered issues. It took 3 days to get the maintenance technician out, but I gave them a pass since it was a holiday week and everyone is short-staffed. Supposedly they do inspections before someone checks into their home. I think they skipped our house. There were more lightbulbs missing than not, including the exterior light, which is very dark during the day, never mind at night. We also had an old garbage can underneath the deck that was full of gross water. After they cleared the a couple of items off our long list they said they were talking with the owners about the remaining items. Never heard from them again. Can you imagine renting a beach house with a deck that's only furnished with one Adirondack chair and two small metal chairs? Or 4 knives for a house that sleeps 8? A missing shelf and door shelf bar in the fridge? Or a dishwasher that can't clean coffee from a coffee cup? Do yourself a favor and don't rent 55 Bonnet Point rd. read more

The worst property management company I have ever dealt with. Aside from handing the rental in poor conditions with the prior tenants clothing still in the dresser, holes, broken blinds and utilities that were barely functional, getting them to come fix anything is like getting in touch with a foreign being. House had issues with the fridge and plumbing for 8 months that were never addressed. They also charged additional fees for the house and repairs for things that were broken before ever moving in. They are a joke of a company. 0/100. Tom Morrill did a horrible job. I would rather go through any other property management than NPM. If NPM was my only option I would choose to live in my car. read more

This is the first time we have dealt with this management company to rent a vacation house in Narragansett and we will do so again. We are very pleased with the service received. Nick and Rhonda were very accommodating! Emails were returned quickly, phone calls were returned quickly, even the beach passes was delivered within 20 minutes when we called to say they were not in the house. The house was spotless! We were actually given the opportunity to get into the house a day early or anytime on our check in day. I've never heard of that before! Looking forward to summer vacation 2018 already! I wish I could say something more positive, but my experience with them was extremely poor. Their "cleaner" only came once in three weeks of rentals; the other two times the house was left filthy, with dirt strewn across the floor, dirty dishes and food throughout the house, dirty laundry heaped on the floors etc. Whatever COVID precautions you think they might be taking, are not happening (and they are renting to out of state tenants who are not quarantining while they are here). Communication with them was difficult and they were condescending and unhelpful when I raised the possibility of trying to recoup part or all of the damage deposit from a tenant who necessitated over $600 worth of repairs. I'd advise using a different realty company if you intend to rent in this area, but if you do use Narragansett Properties, I highly recommend hiring your own cleaner for your own safety, at least. read more

On top of misrepresenting the terms of the lease during our preliminary discussion, the guy we spoke with (the owner?), repeatedly avoided responsibility for mistakes, passing blame off to his employees. BTW joking you're going to beat an employee senseless if she doesn't send out the lease on time is not improved by her being your kid. This is not the conduct of a professional business I am comfortable entering any sort of contract with. read more

This experience with NPM over the span of our lease was just horrible. To begin, we came into this academic rental with a non-functional washer dryer (for nearly 2 weeks), multiple bugs, and a generally unclean, dilapidated house- and things only went downhill from there. Trying to get the assistance we needed with the main office was like pulling teeth. Further, after MANY encounters and complaints to NPM about excessive mice/stink bugs/roaches/etc. and a clear need for an exterminator, we were told by the office staff that "bugs are normal. There's nothing we can do." Yes, bugs are normal but NOT this level of infestation that was clearly a direct result of the lack of insulation/obvious gaps in the floors/old house build. We had to have two rounds of exterminators, and one night there was a large live rodent on my bedroom floor which I watched quickly scurried back into one of the many gaps in this house. Not to mention, all of the voids in the house made for extremely high bills in the winter and even with buying our own doorstops and insulation, there was little we could do to help insulate the house. There were even winter days we lost water flow in the kitchen because the pipes froze. We contacted NPM multiple times, asking for advice, assistance, or even just to come take a look at the clearly degrading foundation of the house and were met each time with little to no help. While we did have good communication with both Rhonda and Evan M., the office staff and receptionist was frequently rude or dismissive. It was made clear that our daily living situation was not a problem of theirs and that despite stink bugs in our beds, broken appliances, and more there was nothing that the realtor was going to do to help. For example, in addition to being clearly broken upon move in, the washer was full of nasty water just fermenting there for who knows how long. The dryer unit broke no less than 5 or 6 times before we were finally able to get a new one, and each time it was not less than4-5+ days before someone would come to do the temporary 'fix' on it. And I won't even begin with the countless problems the upstairs bathroom had, including a thrice broken shower and ongoing high pitched shrill coming from the toilet that even after coming in and acknowledging that it was severely bothersome, nobody knew how to (or cared to) make any changes. After over a month I had my dad come in who had to spend his own money to semi-repair the toilet, which alone took multiple frustrating attempts. NPM was just generally not helpful at all and would not take the extra step to contact the home owner when serious changes needed to be made to improve our quality of living (and we were NOT asking for much, just the basic amenities outlines in our lease). Even when we professionally reached out in letter form outlining the extensive list problems, we only got a response over a week later after we had to call to even see if they had received the email (of course nothing was done and our problems were brushed aside). They did not respect our acknowledge our concerns whatsoever. I have never dealt with such an unprofessional receptionist and never felt that my time was valued. Do not recommend using this realtor unless you want to feel that your time and lifestyle is not valued whatsoever. You may even get insulted along the way! read more

Stay away if possible. As a former URI student, Tom, Rhonda and Evan will promise anything to get students to rent, but do very little once you have signed the lease. They will always side with the landlord, even when they are breaking RI law. They will come into your house unannounced for showings. When they know they are wrong, they stop answering calls and emails. Honestly a shame that they are still in business. Two thumbs down. :( read more

Do NOT rent with this rental company. They are rude, unpleasant and extremely unprofessional. I have been renting in Narragansett for years and have never experienced the problems I did with NPM. Our rental property was covered in beer cans, underwear, condoms, etc on our move-in day. Also upon arrival, the dishwasher was full of the previous tenants dishes, there was an ant infestation, large pieces of dry wall in the living room which we were told to dispose of ourselves by one of the employees (Evan, who proceeded to raise his voice with us once we had complained about the condition of the home), no silverware or dish ware, gum stuck to the floors, missing screens in the windows, and mold covering the majority of the downstairs bedrooms. In addition to this, upon moving out a security deposit was sent to the wrong address after the correct address had been confirmed on multiple occasions. Horrific experience. read more

My son was a renter through Narragansett Property Management 3 years ago. They represented a landlord who falsely withheld the security deposit and when challenged, submitted false receipts. Narragansett Property refused to assist us. We went to court and won our case for 3 times the damages. We still have not been paid. Again, Narragansett refused to assist us in anyway even though they represented a landlord who clearly was "scamming" students for years. What was most alarming was an excessive "water charge" that was assigned to our students and when we went to the water department, we found out that the excessive water usage from the summer renters (in arrears) was then used in the calculation of the "excessive water usage" that caused the deposit to be withheld. When we asked for additional receipts to account for the additional holdback of the deposit, forged receipts were submitted. When we approached Narragansett for support -they refused and stopped returning our calls. It is a shame that NPW does not support families when an obvious scam by a landlord that they represent has occurred. read more

As the other reviewer warns, "stay away"! They promise the world but once they collect the rent (required up front), they are unresponsive, leaving the tenants high and dry. One of the countless examples in our case, was an issue with the house that made a portion of the house (bedroom and bathroom) uninhabitable for several weeks; at the end of the lease, they refused to reimburse any rent money for that time. There were also issues with rodent and fly infestation, doors that didn't lock, beds that were held together with rope and tape (some not even held together) and several other flaws in the property for which the tenants were later blamed and held financially responsible. The majority of calls, emails, and text messages went unanswered/ignored. Again, STAY AWAY from properties managed by this company. read more
