(CONTINUED, PLEASE SEE ORIGINAL REVIEW FIRST) Fri 02/27/26: -I emailed Lorri at 1pm stating the Jetty bond very clearly replaced the deposit requirement and demanded an updated lease or addendum confirming no further deposit was due by that day (Friday, night before I'm scheduled to move) by 6pm. -6:17pm: Received an email saying the regional manager approved a $500 deposit, and a new lease would be sent in the morning before I arrived to get the keys. -This didn't address the surety bond issue, but I had no alternative housing and agreed. Sat 02/28/26: -Picked up keys. Walked into unit for the first time and see there is no balcony or fireplace which is very plainly stated on the website for the layout i chose, which is Gallery B. Look it up yourself. Doesn't seem to indicate either balcony or fireplace is only in specific units, does it? Misleading and dishonest, once again. Mon 03/02/26: -Found a tow notice on my car ("tow at 5:30pm 03/02"). I saw this at 9:30pm on 03/02, so I just so happened to get lucky that the tow truck hadn't arrived on time. -I have provided my vehicle information twice to the office. Once in my initial application and again when I signed the lease and requested to add reserved parking. Id also been required to pay prorated amount for garage parking at key pick-up. I was given a fob, and nothing else. Nothing to display in my vehicle, no stickers, no window tags. Yet regardless my vehicle was almost towed. Mon 03/02/26: -Received an automated email from the property that I had a balance due for full rent and garage parking for March, despite having confirmed via email and verbally two times that the 6 weeks free being advertised on their website would apply to the unit I was renting. Honorable Mention: I moved in on Saturday, checked my locked mailbox on Monday and it was stuffed to the brim with mail for the prior tenant. So if you're concerned about privacy this isn't the place for you. Last but not least go ahead and google Greystar property management Oregon lawsuit. You'll see they settled for a massive amount just two months ago (Dec 2025) for predatory practices. Looks like the settlement hasn't deterred them in the slightest. If you have options to go elsewhere, which I did not, i definitely recommend you do that. I wish I had never applied here. read more

It is actually stunning to me that this place is still open and operating. But instead of compiling a couple paragraphs about my opinions, I'll just leave a timeline of events and let them speak them for themselves. This is long but please if you're considering moving here or applying here, read this review. Mon 02/23/26: -Completed application with move‑in date 02/28. -Application said "Approved with Conditions, Deposit $500." -Received a quote confirming rent, $500 deposit, and explicitly stated that pricing was guaranteed through 02/25. Tue 02/24/26: -Called the property 5 times (10am-5pm) to accept the quote; all calls went to a full voicemail box where I could not leave a voicemail. Wed 02/25/26: -Called 6 more times; all went to voicemail. -At 4:02pm, Matthew returned my call, said the leasing agent was out sick, and he would give my message to Taylor. -I emphasized urgency due to my 6 hour relocation and quickly approaching Saturday move-in; he assured me it would be handled. Wed 02/25/26: -Started calling the office every 15 mins starting at 1pm, all calls went to a full voicemail box where I could not leave a message. -6:20pm: Taylor called; sent a welcome letter showing a $500 deposit and confirming 6 weeks free rent. -Immediately sent a second email telling me to disregard the letter as it had generated wrong information. I replied with questions, as the initial approval had not said anything about further screening or changes to the deposit amount -- no response. Thu 02/26/26 (quote now expired): -Started calling at 10am when they opened to get answers about the deposit, no answers. 2:15pm: Property called and said screening required a $1421 deposit instead of $500, claiming their "new system gave wrong information." I think it's really important to note that this was only discovered the day after the guaranteed quote expired. -With no time to secure other housing, I agreed. -Later, they sent instructions to pay the deposit which was an email from a company called Jetty, so I followed the provided prompts. Jetty offered a $626 non‑refundable premium or $36/mo -- not the $1421 they requested. -I called the office about the differing amounts and got Lorri (who said she was just answering phones) who told me to pay the $626 so I could sign the lease; stating we would figure out the rest later. So that's what I did. -After paying, Jetty immediately emailed me a surety bond contract, which replaces a security deposit. I had never heard of this before so I notified/forwarded the bond contract to the office, but I assumed they were familiar with this option since they're the ones who sent me the email from Jetty to complete my deposit. But again -- no reply. Fri 02/27/26: -10:30am Taylor called saying Jetty hadn't sent them the $626 I had paid the night before, so I still needed to bring a $1421 cashier's check to get keys the following day. -I explained a surety bond replaces a deposit; she clearly did not know what a surety bond was and insisted the $1421 still be paid. -I asked for her manager and she sent me to Lorri. The same Lorri who had said the night before she was just there answering phones. The same Lorri who told me to pay Jetty. Lorri also clearly had no idea what a surety bind is, and insisted I didn't understand the process and told me to call Jetty, even though she was the one who instructed me to purchase it the night prior. It suddenly became my responsibility to validate the product they provided me to complete my deposit requirement..the day before moving 6 hours away. This should not have been my job. -Turns out you cant get Jetty on the phone, so after providing screenshots from the Surety Bond contract and Jetty website, she escalated to the regional manager. Best rental apartment building I ever lived in, and I have lived in plenty. The appliances aren't the newest, the gym could have more equipment, but other than that, everything about this building is perfect! Residents are nice, leasing agents MacKenzie and April are super nice and always helpful. Safeway shopping is so convenient. Ceilings are high, I can't hear any neighbors, ever. And today, when I went to pay my rent, April in the leasing office figured out that I had accidentally been overcharged by $28 for my prorated first few weeks when I had moved in. I would have never noticed that! She adjusted it in moments and I'm all set. read more

Worst experience ever! I would give 0 stars if I could. I reached out on April 2nd about an apartment that was coming available on June 6th. I was very interested and let the staff know I wanted the apartment pending a tour. The front office told me they do not schedule showings while apartments are occupied and they had no pictures of the specific unit so I scheduled a tour for 6/6. They let me know I could hold the apartment but I would have to apply and sign a lease sight unseen, which is crazy. The front office told me they would reach out if anyone else showed interest in the same apartment. Fast forward to today, 05/22. The unit is no longer listed online so I reached out to confirm that was a mistake. Turns out they ended up renting the apartment and never reached out to let me know. When I followed up to ask how it happened they made excuses and put the blame back on me for not applying without seeing the home. This is now the second time this apartment complex has done this. Save yourself the heartache and don't waste time or money trying to live here. read more

They lead me around in circles to apply, I proved my income and had plenty of references and they still denied me, even after I was accepted at their sister property. The goods: maintenance has been awesome, specifically Hussain,who we run into every once and a while and is always friendly. We tried installing a curtain rod and after it fell down and took some of the wall with it, he helped patch it back up and found the problem/reinstalled it for us. This was extremely helpful because we we didn't have a ladder nor the screws to drill through the beam we needed to get through. We also had a leak in the bathroom and issue with our shower, both of which were fixed quickly. The leak cause our sewer bill to be high, and the office offered a bill credit. Expectations exceeded there. We are on the top floor so I can't say how the neighbor noise is from upstairs, but the place is moderately insolated. When our neighbors have friends over we can hear them, specifically when next to the shared wall, but nothing worse than our last place. There are also some homeless people outside who sometimes yell in the middle of the night but I suppose that is a side affect of living downtown. Overall since the maintenance team is awesome, and Trey in the office was helpful when we first moved in a couple of months ago, I'm giving Museum place 5 stars. read more

The latest update to the Museum Place Assault - I received an eviction notice. I was too scared to live where a lock pick knew my address. So I moved. I provided a written notice of leaving along with keys. In exchange I was hit with a Lease Termination Fee of $1,984.50. YES - TWO MONTHS RENT. Yes, it's exactly what it looks like. Be evicted for defending your life and pay through the courts. Or leave willingly before being evicted and be hit with a usurious two-month fee. read more

My one year lease is up in November 2015 and it's bittersweet. Pro: 1. Cliche but location, location, location! This is right across the street from the Portland Art Museum, a couple blocks away from Saturday Market & PSU campus, within walking distance to downtown bars, restaurants, Pioneer place, and even Pearl District if you're feel like a long walk or a short streetcar ride. Safeway is also right downstairs and is open very late. 2. Staff is super friendly and prompt to address any maintenance issues. Cons: 1. Holy crap the walls are paper thin! I am constantly either hearing my neighbor to the left of me watching re-runs of Law and Order, or my neighbors to the right of me having sexy times, not to mention toilet flushing, dinner making, phone conversations... And after a long day at work, I"m not interested in hearing any of this, although I"m sure they're all lovely people. 2. While the location is great, it's also close to some homeless shelters and communities, which can get a little uncomfortable when walking alone at night. 3. Although I love the design of my apartment, appliances could definitely use an upgrade. I lucked out because my oven door completely fell off my oven the first day I moved in, and it was quickly replaced. Hope this helps, and good luck in your search! read more

I checked out one of their units and the building/unit was good for the price. However, that was before I realized how bad the area was. I would say if you are thinking about renting, circle the block to see what you are getting into. I have really loved living here. I love the location, its convenient to have the Safeway belowfor last minute things (read that review,,,it is not my preferred grocery store), the park 2 blocks away is a plus for my dog, there are decent restaurants and entertainment near by, and I am just a quick walk from the Pearl (which means the fact I drive a Honda, and not a BMW is A-OK in this part of town). The staff here as always been friendly and attentive. I feel very well treated here. I have lived in 2 different apartments in the building, and my current place is the best by far. I have a great view and its quiet. The courtyard area is really nice, especially if you want friends over in the summer to just hang and do a little grilling out. My dog has plenty of space, and I love the underground parking. Considering I have not lived in an apartment in over 10 years, moving here has made the adjustment a lot easier. In addition, being female, the security in this building is also another plus. I always see security riding around through our underground parking, or on the streets above. Even one night when my dog got sick and I was dragging him out at 3:00am, a security guard walked me to the park and stood with me for 20 minutes while my poor dog did his thing. There are a few minor things I would change, however. I wish the carpet was a higher quality, the homeless that surround the Safeway would leave me alone, the appliances were a bit higher quality (more energy efficient models would be nice), and that they had an outdoor pet area. Other than that, I see no reason to move. Love this place! read more

I would only like to rate Hussein, who is in charge of the maintenance department at Museum Place apartments. Without him, this place would not run! Hussein is extremely professional, reliable, friendly and trustworthy. It goes without saying he gets the job done but goes one step further to take the time to communicate when the job will be done. With other uncertainties about this place the one constant thing is that we do have a dependable and professional maintenance manager. We are lucky to have Hussein around at Museum Place, as I'm sure other tenants would agree, he's probably the best thing about Museum Place. read more

Some good news. Both elevators are working now ! And so is Package Concierge on the 2nd floor. YAY !! However, we have an ongoing serious and dangerous situation in the building. Vagrants continue to get into the building.......some by sneaking in behind tenants who are not paying attention, some through a fire door that allegedly must remain unlocked due to fire codes in our city and some are invited in by tenants. Yesterday, a tenant was on my floor for an errand and encountered a vagrant sleeping outside my apartment door about 7:30 a.m. I had opened my door two hours before to bring in my newspaper and no one was there then. The reviews of Museum Place are pretty dated, so I want to offer a fresh perspective. I moved in three weeks ago, and everything has been excellent. My unit is clean, airy and competitively priced with units just outside of the downtown area. The huge window provides great natural light. There is on-site staff available six days a week; the location (next to the Portland Art Museum and South City Parks, right at streetcar stops and above a Safeway) could not be better. The main issue raised by others here has been unit-to-unit noise, but I have not experienced that at all. Facing east and looking over the complex's small, private park, my unit is *very* quiet. Only once have I heard any noise through the walls. One example of the professionalism of the management and staff: when you receive a package, staff accepts it, flags it on a video screen in the lobby, and sends you an email. Some delivery folks have the code for a building, so it is not unusual to find a package waiting for you at your doorstep. Five stars all the way around! read more

I have lived in this apartment for four years. The only reason I've stayed is the hassle of moving. Management overturns here multiple times a year. So they never get to know the tenants and vice versa. One of the two elevators here has been out of service for over four (!) months. And because on-site management claims they have no responsibility for this issue, tenants are left unheard. We have not received a single message about the elevator - not one. And this is just one example of how management turns a deaf ear to residents. Homeless folks routinely sleep in the stairwell, in the lobby, in the hallways leading to the individual apartments, and in the garage. Do not rent here. We had an awful experience. We should have known from when we sat down to sign the lease that we were in for trouble - we sat down to sign and after we signed asked for a copy. Aloura looked shocked and said "your lease?" as if we didn't have a right to our lease or that it was a bother for her to provide it. She never provided it ("sure, I'll email it"), and we had to ask for it another half dozen times from a handful of different employees. Like others have said, paper thin walls, but I could overlook that if the management company was at all interested in the residents' needs. We never received our balance due for the apartment before the deadline that is was due - making it essentially impossible to pay before the first of the month. When we pressed the management company on this - many multiples of times, we were always assured it would be fixed the next month. Never was and we lived there for 18 months. Additionally, the management company was always making ridiculous promises about giving us a fully functional gym ("it'll be done next week!""it'll be done this week!), that took months longer to finish. I don't really mind that we didn't have a gym in the building for the first 6 months, when they said it'd be ready by the time we moved in, but it was annoying being told every week that it'd be ready "very soon." Then when we moved out - they tried to charge us hundreds of dollars cleaning fee when we left the apartment much, much cleaner than when we moved it. We fought it and they conceded, but still took $40 off the top of our deposit for no reason - literally, on our move-out slip they had no citations but took $40 off what we were owed. Not worth our appeal, but extremely unprofessional and the main reason I'm writing this yelp review. To put it simply, if you want a place to live that is going to make you feel at home, this is not it. Don't give MP your business because they don't give a damn about your experience, all they care about is a bottom line and good PR. read more

I lived here for nearly four years. My rent increased every year quite heavily within my stay. I must say I left disappointed for several reasons. One - I spent a couple of laborious days deep cleaning my apartment (my unit was kept in good condition while I lived there, btw). At the end, they still tried to charge me plenty for cleaning services. I have no idea why it costed so much when the place was as clean as it was when I moved in with maybe one or two small nail holes. If that were the case, I shouldn't have spent the time or money on cleaning products to begin with. Two - Over nine months passed by after finally moving out and I never received my move-out statement in the mail. Nor have I received any emails or calls regarding how things went for my move-out. It took many (literally dozens) of emails and calls to finally speak to someone, and when I did, nothing was resolved. I kept getting told their lead manager was out and would contact me asap. That never happened. I have no idea what has happened with the cleaning service cost I owe. Someone from the MP office gave me a phone number to contact to help me further, but that number only directed me to leaving voicemails, where I left my information, and of course.. Haven't heard back. Three - The quality of the unit was okay. Walls are very thin, I had disturbing late night noises from my neighbors too often. Those are just a couple of examples of what it is like to try and communicate with someone, anyone, over something as little as a move-out statement. Lastly, there was not much done about the disturbing (and sometimes aggressive) homeless loiterers within the blocks of this apartment. I had encountered questionably insane people just entering and exiting the apartment entrance almost daily. I don't miss it. read more

Lived here for 3 years. The first 1.5 were great. Then the staff was changed and it went downhill quickly. Poor communication around repairs, higher rents with lackluster amenities and cookie cutter finishes, stolen packages, bikes and break ins of vehicles in secured spaces. And, there used to be a security crew that patrolled the building. Rents rose, but they eliminated security. I'm moving soon, about a year too late. Location does not make this building worth it. Oh yeah, also a leak in my ceiling, thru concrete came back twice! No explanation as to what caused it, how it was fixed, if there was an inspection to ensure there wasn't any mold. If you're looking at apt 631, you should ask about the leak. read more

This is not a bad review against the staff at museum place but the ownership and policies. After applying and going through an extensive process I was denied on rental because they use a third party to collect inaccurate data. They gave no good reason to not approve me even though I proved income, have good credit and no criminal record. They said their hands were tied and that it wasn't there decision. It was. They took my $42 application fee, non refundable. This is a normal process except the fact that I was APPROVED at another grey star property. This was a complete discrepancy between greystar and the Museum ownership. Do not recommend based on a scattered management team and dishonest policies read more

Paper thin walls doesn't properly explain how thin these walls are! Tissue thin? Eyelash? Regardless, you can hear your next door neighbor sigh at his poor choice in living arrangements. To make matters worse, management is somewhat deceptive on this situation. The current manager, Katie confirmed that this is a known problem that they do not discuss with prospective residents. So, folks typically tour during the day when residents are out and it seems like a nice quiet place. Plus, rent is fairly competitive, which means fairly high. You can honestly find a better place elsewhere. read more

Their manager Katie is by far one of the rudest people I have ever come across. She messed up on which apt we were supposed to get, even after we confirmed and did an application. When we told her this was the wrong apt she coldly said, "No. It is right." She then tried to argue with us about it! So we went home to chat and called her back. She gave the apt to someone else within 24 hours. She had told us not to worry about the deposit yet. Now I know why. Stay away. read more

I almost moved into Museum place, but I'm glad I didn't. The units were pretty, and the deal they were selling us was great, but as the week went on with us filling out our application, and trying to coordinate with the staff, we were appalled at the lack of professionalism. No one ever got back to us when promised, we always had to call first, and ended up talking to a different person every time who didn't know who we were. Not to mention more than one of the people we talked to, including the manager were extremely rude. These are not the people you want to be handling your living space! read more

I've been here nearly a year. When I moved in Museum Place. I felt it was a great place. I soon discovered the poor reviews are pretty spot-on. There is a problem with noise. Not only from neighbors and walls lacking any soundproofing, but from people yelling in the streets all hours. That's probably only an issue if your apartment is located near the Safeway bottle return area...not to mention the Safeway delivery truck honking. The manager, Katie, while feigning interest in the tenants, is unreliable and dishonest. Riverstone is the management company and one has to question the cost and style of recent renovations to the lobby and common room. The place used to feel a bit upscale, but to remove an architecturally interesting and stylish curved wall in the lobby with an ordinary straight one made no sense. Living over Safeway, while convenient is frustrating to have a constant barrage of panhandlers. I even had some chick come up to me in Safeway and ask me to buy her something to eat. Safeway is not something Museum Place has any control over, but it's not the amenity you'd hope for. The smell in the seating area near the Starbucks makes it undesirable as a place to just chill and have a latte. Bottom line, I'd look somewhere else. I didn't want to live in the Pearl because it seems pretentious, but Museum Place wishes it was a high-rise in the Pearl. They try to market a studio as a one-bedroom because there is a wall between the bedroom and kitchen area. No wall or door enclosing the space completely, but 3-walls at Museum Place makes a bedroom. read more

I broke the lease on my Museum Place apartment in fall 2013, first time to break a lease in 35 years of renting. Argumentative, unresponsive management and maintenance. Condition on move-in: apart from the hallway, just patch-painted; stained bathroom tiles; plugged drain; burnt-out bulbs; muck under toilet seat from an earlier overflow; musty hall closet with just one shelf instead of the two in the model unit; other closet doors hung reversed. None of this is necessarily a big deal, but the way things work there made some of them unnecessarily ISSUES. Building policies didn't help--the maintenance guy can "resolve" a issue by himself, after saying that "nothing can be done" or "I won't do that." Also, there were noise and odor problems due to odd building construction--there's a crevice between walls and ceiling. In my apartment the gap was at least a half-inch in one corner--I could hear conversations that seemed to float down out of the ceiling, smell whenever my neighbor was making popcorn even with doors and windows shut. Also, once, smelled the other neighbor's dog accident through the same inter-wall routing. Other noise sources, apart from usual street noise: building equipment over the top northeast floor, Safeway's 24-hour bottle return on the southwest ground floor. Management doesn't seem to think they need to keep tenants fully informed. Example: When a piece of equipment in the garage caught fire, the building was evacuated. The manager was off-site, and the fire department apparently had to wait for her to arrive before they could shut the alarm off; it shrieked for maybe 40 minutes. My cat was terrified; I assume other pets were. But the manager never informed tenants that anything had happened, so any pet owners who were at work at the time likely never knew why their animals were scared or why, possibly, they did any damage. They do seem to like handing out dog biscuits in the office, but I'd prefer a sense of responsibility. It's a great location and there's under 3% vacancy rate downtown. They do offer short leases, if you feel up to dealing with them. read more

The 600sq ft apartment was nice enough and I liked the view, but the kitchen is about one cupboard short (where do you put food in this place??) and there's no drawer wide enough for utensils. I appreciated the in-unit washer and dryer. There's a good amount of storage for what amounts to a glorified studio. They say one bedroom, but there's only three walls and one opens to the kitchen. They allow dogs. Yes, you can hear them through the walls. The staff was friendly. My favorite is moving on to another building, so one can only hope the new folks are as nice. The location sounds great, but honestly, other than the conveniently located Safeway downstairs, there's little going on at night in the surrounding neighborhood. Plan to take the streetcar somewhere. I thought the park blocks were charming until I realized it's full of homeless people, many loudly having arguments with others or themselves. If you want to read a book, you'll want to walk to Director Park. Maybe it's because it's downtown, but there's no sense of community here. I never see my neighbors. The elevator is usually awkward silence. Don't plan on going month-to-month here. They increased my rent + parking $1,000/mo to go month-to-month for the short time before I moved into my new place. Such a rip off! If I'd signed another year lease, my rent would've gone up $200/mo. The rent was already pretty expensive. I just bought a place and my mortgage is less than the rent here. read more

I have been living at Museum Place since July and have been really pleased with my apartment and the staff. Whenever I reported an issue that needed repairs, it has been fixed the same day. I wanted to thank Mike and Hussein, our maintenance superstars. Downtown apartment living is great as long as there's consistent, reliable, knowledgable and thorough staff support. But these guys do all this and more for the cost of a smile. We are very fortunate to be able to enjoy downtown without all the "down" that lesser apartment dwellers must endure. Hussein is ALWAYS on it and his leadership not only gives Mike direction but seems to do it with priorities appropriately in mind. Dilly dilly!!! read more

There is a little room for growth here. It would be nice if they could be a little more attentive to their tenants. It is a very nice and clean building with many amenities. Sadly, things have changed radically at Museum Place. In the fall of 2011, the building was sold. The new management company, Riverstone, told the former staff of four on December 23rd that they were out as of December 30th. Four wonderful people (two office, two onsite maintenance) lost their positions. In came the new team. It's all about money. Gone is the onsite maintenance; send an email. Gone are the friendly faces who help the tenants; it's a leasing office. Gone is the space where folks used to be able to leave flyers and communicate with each other; who knows why. Fill those spaces and create equity for shareholders! read more

This property has definitely gone downhill over the last year. Management seems distracted by the other, newer properties they oversee. Every day of the week, there are different representatives on site, in training for higher priced complexes. One of two elevators is frequently out of order. Tenant complaints aren't taken seriously. The location is to die for, but that's about all it has going for it. read more

This place is a big disappointment. The heating and air conditioning unit is straight out of a cheap motel: no thermostat, just hi and lo, heat and cool. Impossible to control the temperature. Walls are paper-thin. Management rarely responds to tenants' issues. Only one elevator works most of the time. And when both are working, one is typically reserved for tenants moving in or out. A new owner bought this property about six months ago - all downhill since then. No one cares. read more

I have lived at Museum Place for 3 1/2 years. During that time the staff has been IMPECCABLE. Whenever I need something fixed or replaced, it is completed within 24 hours or sooner. The building is always clean and well-maintained. The office staff is CONSISTANTLY warm, attentive to my needs, friendly, and available. I love my unit and my rent for 2016-17 only was increased $30 per month. I find that refreshing with how so many rents are skyrocketing these days in Portland. The only drawback is the NEVER-ENDING contruction going on across the street. It starts early six days a week and seemingly is never ending. However, that is not the fault of the excellent management at this building. Manager, Rachel, is FABULOUS and I stay here primarily due to the wonderful treatment I have received during my years here at Museum Place. I will be staying another year! read more
